I feel bad for you if you live in a community that is managed by this company. The only reason I gave them one star is because I can't give zero stars. This is by far the WORST management company I have EVER dealt with. If you have a problem, too bad. They will not respond, and when they do, they will argue with you and you have to follow up 5 times before getting anything done. When it does get done, you have to follow up with them again to get it done right. I wish our community would use a different management company, but I'm sure they are linked up some how. What a disgrace. A shameful disgrace. Simmons Management Group is by far the worst, most unprofessional group of people with whom I've ever had the misfortune of having to work. The Manager for our property Wyndholme Woods, Audrey, refuses to return any calls. To date, over a period of eighteen months, I've personally called twenty-eight times and either left messages on her voice mail, with her secretary or with her assistants and Audrey simply will not call return my calls. I spoke to one of my neighbors who said that Audrey refused to return her calls, too, except for one time when my neighbor arranged to have our back stairwell cleaned because, after several months of trying to reach Audrey and work the problem out, Audrey refused to acknowledge my neighbor's calls. Therefore, out of desperation, my neighbor arranged to have the back halls cleaned (at her own personal expense) and when Audrey got wind of this, she finally called my neighbor and was very rude and nasty to her, called the cleaning company and cancelled the carpet cleaning. My neighbor told me that she felt "attacked". Additionally, our common hallways look atrocious, as if we live in a war zone. After about three years of our hallways looking worse and worse, Audrey's only action to do anything was to hire sub-standard, unqualified painters who did not repair any cracks in the walls, did not repair the any holes in the wall and only slapped on some paint in strange locations that didn't match the rest of the walls. I have pictures, but I don't know how to upload them into YELP. Huge stains on the walls are still unpainted, there is mismatched paint like a first grader came and painted the walls and it's horrendous. After several attempts, I finally reached Audrey's secretary, Crystal, who advised that I was not allowed to touch up the paint myself. That the extra paint provided to us by our former HOA Management company so that we could touch up the walls ourselves in case we scratched it moving boxes, etc., was removed from us and locked away - treating us like little children and I was told to do nothing and to continue to live with the sub-standard condition of our hallways. There are no plans to paint. I'm joining the Board in May so that I can do everything I can in order to have this hideous, uncaring, shameful, horrendous, God-awful piss-poor, piece of cr** management group removed as our HOA Management group. I'm being very serious and truthful....do everything you can to stay away from Simmons Management Group of Berwyn Heights, MD. They reek. read more

I agree Simmons Management is awful. They managed our condo for several years and never took any problem seriously. All residents here were screaming to kick them out. Once Simmons refused to bring in a plumber to look at a water leak from one unit to the other, wasting 3 days until the owner called the Board of Health and forced them to send a plumber. By the time Simmons sent a plumber, $1200 in plaster damage was done to the ceiling and they billed us for it!!! If they had sent a plumber right away, most of that damage would not have occurred. Their worst property manager was completely unconcerned with solving maintenance issues. We got rid of Simmons and got a much more competent property manager who actually takes issues seriously, responds, and gets things done. read more

While Brinkley Towns has been with the former SMG for some time, we have had more good experiences than bad. When we ran into a snag we were able to get it worked out in a timely manner. While the board has considered new mgmt companies for 2016, we were a bit rejuvenated when a new owner took over. I as the president, am looking forward to better technological advances for homeowners to see their own accounts and communicate with mgmt a bit quicker. One drawback is that as the president I use to have the home phone and cell phone of my property manager for my personal use. With the new company I was informed to use an emergency hotline which I think waste tons of my time when I just need to have a quick text answered, etc. I will mention that Vicky is awesome as a new PM for Sigmares. I failed to mention that Brinkley is a tough property and she is definately doing her part with answering emails, following up on financial accounts, etc. We keep her gainfully employed for sure. I have several projects for her to assist me with and look forward to building our relationship for the remainder of 2016 and will see what the future holds. Jaunese read more

I have NEVER encountered an organization that is as messed up and incompetent as this group. For years, to my surprise, this company had been cashing my checks for assessment fees BUT were not crediting my account. I have gone to hell and back fighting with these people. Their own hired attorney found lots of my payments and agreed that this company's employees are a bunch of degenerates!!! I don't believe Yelp has enough space for me to say all that I would like. Our condo association has been with Simmons Mgmt group for years and they've recently gone under new ownership. In the past we've had both good and bad experiences with SMG but that has also been the case with other companies that have managed the property. Since the new ownership has taken over I've noticed several changes that have made working with them that much more efficient. The new owner, Dino has been to the property on several occasions and has shown a commitment to working with the community. Our property manager Vicky is the most efficient person I've had the pleasure of working with in a while. She is always quick to respond to inquiries and provides timely communications to the Board and residents whenever called upon. Things seem to be turning around for the better and I look forward to continuing to work with them. read more

Though brief, my experience in working with Simmons Management Group has been a great one. As a board member of my community's HOA, it has been a pleasure working with our property manager Vicky Chizungu thus far. She is very prompt in responding to any inquiries and requests that the board and/or community members may have. They're record keeping is excellent: anything that we want to know at any time whether it financial records, legal inquiries, prior incident history, etc...Simmons and Vicky are great in providing us with the information we need. I look forward to continuing to work with them to make our community the best that it can be! read more

This is one of the worst management companies I have ever dealt with. I've been dealing with a major water leak that has affected my residence for the last 9 months. I have asked the management company repeatedly for an update on this situation and a plan to correct it. They don't return phone calls or answer any emails. They continue to lie to me constantly when I do get a response. Quite frankly, I don't think they care about my situation and I'm considering my legal options. Worst is the fact that I have to pay a monthly HOA fee to this company and all I get is a lack of communication and caring. This is shameful and downright disrespectful. I have never had any problems with SMG. I have always received a timely response, within 24 hours to be exact and all of my issues such as common areas needed to be cut have always been resolved within two days. Vicky Chizungu is also very responsive and super polite. Keep up the good work! read more

I have no idea what Simmons Management Group does for the development. I pay my monthly association fee and don't know what I benefits I receive. Ms. Vickie has been very nice with her assistance and property maintenance reminder. I have called sometimes regarding sending monthly association fee and have gotten a very negative response. read more

Simmons Management has not provided the professional property management as stated in our contract. This ineffective management support has been prevalent for years. One big example is that INHOA has had so many property managers, one hardly got to know the community before a new one was assigned. Despite not fulfilling their responsibilities they are holding us to a 90 day release not the 60 day we requested. read more

The Simmons Management Group is by far an inferior company by all standards. Apparently they can't keep property managers, and when you finally speak to someone they transfer you to a phone that does not get answered. I've had a situation with branches on my roof for several months, and all I get is we'll send someone to look at it and get back to you. That never happens. Stay away from this company! read more

STAY AWAY AT ALL COSTS!! This is a functionally incompetent "management" company. I can assure you that you will spend more time and money managing them, than they EVER will managing you. Pay very close attention to your financials as they will pad expenses and if you are not reviewing with a fine tooth comb you might miss the fact that you are being overcharged/double charged for services and even being charged for services that you never received. DO NOT go with any service providers they recommend, we have dealt with inappropriate vendors who will blast music through the buildings as they clean, to suspected thefts. They will not respond to questions or concerns, will jeopardize sales, will not send actual invoices for payments. They wont make your payments on time and then charge you the late fees that are assessed. Property manager will change regularly. Most recently they have been bought out and at no point did the new owner/President bother to introduce himself to us until we sent notification of termination at which point they advanced themselves months of management fees, while still ignoring our request to pay vendors, provide invoices for outstanding payments, etc etc etc the list could go on and on. Having met with the current owner of this company, i can say he is a kind attentive person, with a lot of experience in property management. He put me at ease about my apartment and account issues and worked with me to fix my concerns. It was refreshing. Thumbs up for this company. read more

Since 2006, I've had some bad experiences with SMG. This was due to the lack of concern for the Community (TimberRidge) and the frequent changing of property managers. I recently voiced my complaints via phone calls and e-mails to the new property manager (Vicky C.) and she went to work. Among the worst companies I have ever dealt with. No need to bother learning the name of your property manager, they'll be gone soon - most likely after Mr. Simmons fires them for not taking an overnight emergency call seriously, causing your association thousands of dollars in repair costs. The day to day service is terrible too, sloppy cleaners, unskilled maintenance, etc. They rarely communice with board members, taking 2 months to do a request that our new, excellent management company takes care of in a day. It took them months to get pricing estimates, I think mostly from their cronies that were equally bad, and their own services are wildly expensive for what you get. If you are using them now fire them immediately, you will be so much happier when you hire a competent management company - and odds are good you'll even save money in the long term. I can not overstate how terrible they are, and how easy it is to find a better company once you make the correct decision to fire them. read more

From what I understand Simmons Management company owns The Oaks at 65th Avenue. We had a flood that started on July 27, 2017 in our living room seeping from the closet at the front door. Our wood floors were removed in our living room that week. We had a problem with mold, the base boards were removed also. The mold problem was taken care of (we think). It is two months later and nothing, absolutely nothing has been done to improve this situation. We have three small children in the home (that no one seems to care about) and we are confined to our small kitchen for everything. Our dining room has all of our living room furniture. They keep telling us that it will be taken care of by the end of the month. Each month nothing is done! We've had several people come in to assess the situation and they have not given us a resolution. From reading the complaints about this company, I see that they take of situation as they see fit. No concern for the tenant whatsoever. Nobody, absolutely no one has come to us with a solution or a time frame. I suggest folks steer clear of this company and I understand they own a bunch of properties. How much you want to bet no one responds to this complaint or what they'll do is push it off onto someone else who will nothing also! read more
