I was recommended to Sii by a friend that told me they were really good. When I gave them the information and they sent me the prices I was shocked and had no idea it was that expensive But I trusted my friends advice and went ahead with it. I served my tenant the three day pay or quit personally and took a video. Also sent it via text and e-mail as proof of service. I did that personally before I started working with SII. When SII served the papers to my tenant I thought it was personally or had the sheriffs service serve them .. wrong. they sent it in the mail and not even registered mail. So of course my Tenant pretended like he didn't get served and I was notified by DAVID that I would have to have one of their attorneys go to court to prove that they serve the eviction notice. And this mistake on the their part cost me an additional $500 I could see that this was getting really expensive and then any other appearance by their attorney was an extra charge and not cheap either Thankfully, the tenant decided to pay up for three months and I accepted the money so it didn't go through. But I was really disappointed when DAVID told me that they sent the eviction notice in the mail without actually serving it personally which cost me more money I thought this was ridiculous amateur move I don't recommend them read more

He made me feel secure every step of the way even when a roommate was deploying stalling tactics to my detriment. David went into​ action, drafted paperwork the same day, and had couriers on standby to serve court documents if the roommate had decided to squat. I am still in the process of evicting my non-paying tenant. I am a small-business landlord -- meaning, I own and live in a duplex, so it's very disconcerting to have to confront my deadbeat tenant on a day to day basis. I would like to start off saying I had the utmost trouble getting the most difficult tenant out of my property after spending three months attempting to evict him on my own. Through the self help center at the court house, I was given a flyer with attorney referrals, one law firm entitled "123 OUT!". I sent an email to this Firm and explained through email that I had a tenant who hasn't paid rent for many months and I want him out! I immediately received a phone call from David Aniel. He was very pleasant on the phone as I was describing in much frustration how I filled out paperwork wrong and had to start all over again after three attempted months of trying to get this person out. He stopped me there and said in a very reassuring voice " just let me take care of it". I retained the firm right then and they started the process right away. Every action they made David called me directly to speak to me one on one. He didn't send emails to communicate, he didn't leave it to his assistants, he would have me on the phone with him while making essential communications throughout the entire process. David was very clear and concise explaining how each process was conducted and what the likely outcome would be. This tenant submitted ex partes to fight the Judges ruling and even though we won and got him out, he was continuing to try to appeal. David continued to communicate with me directly about every detail of each action until the very end of this ex tenants ridiculousness was finally over. These people are really dishonest. I had them serve a 3-day notice and they charged me the whole eviction amount. They promised a partial refund and never did. I finally called my credit card company to have the charges reversed. They had no choice but to refund the amount minus the charges for 3-day service. read more

These guys are absolutely incompetent and unprofessional. I forwarded these guys proper documentation, along with a detailed explanation of the situation regarding the subject property. Aaron (not an attorney) explained and gave me his utmost confidence that this would be a great chance to evict the nuisance tenants without significant issue. After serving out notices concurrently ($1,200), the tenants grouped up and found a publicly-offered attorney to defend their case, upon which the SII attorney rushed back in fear. She told us that we would receive negative publicity and told us that we had no chance to win the case. Basically, these incompetent crooks "stole" $1,200 from us to serve 4 pieces of paper and to "warn" us that we would facing a severe uphill battle. From my experience in this world, attorneys that we hire conventionally fight for us, not discourage us from taking the case. These guys are absolutely and ridiculously irreponsible and unprepared. As a victim, I am telling you....DO NOT USE THESE GUYS. This is my first YELP review ever and should be my last. read more

These people are bums and incompetent, first the lawyer they had represent me came to court with her boyfriend whom she introduced as a fellow lawyer who was there to help, this guy was just a stiff. We were to settle the case before lunch, but MY??? lawyer objected to the settlement for reasons I found later had no relevance to an eviction case. Her and her boyfriend then took off for lunch that lasted over 3 hours (they get paid for morning and afternoon court sessions), when she came back (in flip-flops and her hair skewed) she convince me to sign a stipulation agreement when the tenant had left and then handed it over to the tenant's lawyer. The tenant's lawyer then changed the stipulation without my consent, and sent this changed stipulation to S.I.I. who then sent it to me. After I received the stipulation and notified S.I.I. of the changes and noted my concerns of the changes, S.I.I. never responded. In the stipulation the tenant had a certain date to move out and get paid by me, a week before the tenant was to move out, a lawyer from S.I.I. called me told me that tenant wanted another week from the date in the stipulation, and based on the changes in the stipulation (one of the changes I had a concerns with) that the tenant's lawyer made, this might be possible. When I finally talked to the main S.I.I. rep. who was handling my case, he told me not to worry about it and he would get back with me (he never did). On the day the tenant was to move out, she called me and thanked me for letting her stay another week (what?). I called S.I.I. to ask what the H*** was going on, the guy who answered the phone told me he would get back with me he never did (something you can expect if you hire these bums). When I called back the person who answered the phone informed me that the lawyer who was handling my case now says that I should let the tenant stay the extra week. Now I'm in a situation where if I don't pay this tenant for over staying the terms in the agreement I can be taken back to court (but not with these bums). The whole experience with S.I.I. Evictions has been a nightmare. It seems to me if you hire these people you might as well represent yourself and give the tenant whatever they ask for. If I could give these people a lower rating without a doubt I would. DO NOT HIRE!!!!!!!! read more

Beware. This is NOT a law firm. They only hire an attorney for the day of court. You don't get to speak to the attorney til the day of court so if the office staff did your paperwork wrong you are cooked. read more
