The only reason they approved a refund was because I had proof that the damage was their fault but they've now gone silent and have not returned my funds. It has been two weeks and no one is answering my calls or emails. I was also wrongfully charged for trash on my utility bill. My lease states that I was not responsible for trash yet I paid $866.40 in trash fees. All of this is illegal under California law yet here we are.

That said, they will allow your apartment to deteriorate around you without paying attention to fixtures, quality of essential things such as plumbing, internet connection, flooring, etc. For example, since I moved in 10 years ago my countertops have been falling apart. Water damage from faulty plumbing has broken through my bathroom ceiling and warped my kitchen cabinets to the point where they pulled completely from the walls along with the sink, which began shooting water everywhere. Termites chewed through my wood floors and they fixed it by shoddily spackling over the damage. This is a "throw a coat of paint" on it type of operation. It's not the fault of the managers, though -- it's the owner who won't approve even the most important upgrades to make sure the people who live under his roofs are safe and comfortable. I have dozens of examples beyond that. If you're moving in here, it's serviceable housing -- just don't expect anything nice.

To start with doing business with her is extremely unorganized with almost zero transparency. Her prices may seem to be cheap because she claims to not charge for changing tenants. I assure you she is making her money back and WAY more in other more nefarious methods. Do not be fooled to think your monthly fee will cover day to day costs. They will not. There will be all sorts of costs no other property management company word charge and they will be added at a rate she chooses. She even charges to create your 1099 at the end of the year! NOW HERE IS THE IMPORTANT PART: She does all the house improvements. She decides what to charge you. By the end of a year having to pay exorbitant prices, and kidding myself that the river of cash would finally stop. I told her we'd have to part ways. A few weeks before I transitioned to my new agent she urged me to get a fence extension fixed immediately. Her price : 12000 dollars. I told her I'd have my new agent look at it. My new agent price: 4295 dollars ... and it was fixed beautifully. She is NOT who she seems. She is running a business and she is not up front with how she makes her money. I've thought about this for over a year now. And the only thing I see that is unfair is that this business has a 4.5 star rating. That is a head-scratcher. It's taken me a year of thinking about how much of the problem was due to malicious intent versus incompetence and I don't think there is much malicious intent. But, wow, do you not want this company on your team. So much work that she wants you to do to your property! And, at first, you think, "How great! Karen wants your property to get top dollar and to stay in good shape". Well, after working with her for over a year, you start to see the pattern of how much this work is costing you and how much work is being done by incompetent and over-priced vendors. (But I will add that she works quite a bit with a contractor named Steve who is a nice guy and a competent contractor... but you are never quite sure whether Steve is working to make you happy or Karen happy and you start to understand that he gets a lot more work from Karen than from you.) And let's not forget that Karen is also owner of a company (Benlaur) that does "construction and maintenance". Anyone else see a potential conflict of interest there? I realized that to protect my parents (they are in their 90's and own several properties... I manage the property managers, if that makes sense), I should get additional estimates from vendors that I am familiar with rather than just take Karen's estimates at face value. Well, there was plenty of money saved. But the bottom line is that I don't WANT to have to get other estimates. I just want a property manager that is acting in my family's best interest and I don't think that is Karen/Benco. Wait until you get her on the phone and you hear her classic, "I only have a second. I'm going into a meeting"... (almost every phone call). Wait until you start looking at your statements and scratching your head. You will think back to this review and know you were warned. Look, property management companies are a tricky game. The more properties they have, the less time they have to care for yours and the less time they have to be overseeing the details concerning vendors... whether for gardening services, regular maintenance, painting or whatever. But I have worked with many property managers in my quest to find a competent and honest one that takes the time to do right by both the tenant and homeowner... and Benco is at the bottom of my list.
