We had an intake interview with Chris Carlson who answered all of our questions accurately and honestly. Everything that he shared with us about their management style, good and different, was accurate. Our property manager is Oscar Muratalla and he is wonderful and a trustworthy communicator. Their work is great. Their onboarding process is standardized and thorough. It seems from my end that they respond to tenant requests promptly. Their vendors are industry standard and reasonably priced. I would recommend MR to any landlord who is looking for a straightforward and practical property management group to work with.

Their response times to maintenance requests and overall customer service have always been excellent. After several stable years, we recently experienced a number of condo issues following the rainy season. Every issue was handled compassionately and as promptly as possible. After submitting multiple maintenance requests (right before the end of business hours), we were contacted the same day and again the following day to schedule repairs. Since then, they've arranged for construction workers to repair a leak in the staircase ceiling, ant control services, a termite inspection for worn wood in our garage, and are currently scheduling the replacement of an outdated dishwasher with a brand-new one. Not only that, but every contractor they've sent for repairs in our condo have been very considerate and professional. When working on our roof, the crew explained the whole process beforehand, sealed off our entire staircase, and answered questions even on their breaks (not to mention they were understanding and warm towards my very confused ESA dog). The ant/pest control worker shared he's personally sprayed the landlord's home in the past, which gave me great peace of mind knowing that AllView only hires people they trust to work on the properties they themselves habituate. The termite inspection was quick and efficient. I appreciated the worker's professionalism as I noticed he immediately covered his shoes with plastic before entering to avoid tracking in mud or chemicals, which was thorough and kind of him. The two property managers who have stood out most during my time here, Andy and Mark, have always maintained clear and consistent communication regarding concerns, scheduling, and next steps, especially now as we move forward with termite treatment in the garage and the dishwasher replacement. I'd also like to add for any prospective renters: although our unit is under rent control, the landlords have always chosen minimal increases rather than the maximum allowed at lease renewal. In other words, these are genuinely good people. If you respect and take care of their property, they will absolutely take care of you.

This agent is training her daughter who is so sweet and sincere but I hope she see that there is no service delivery or trust created when your behave in the way Jennifer Shaw did - it's antiquated and it's very Karen like to wield her race as a weapon. There was no value add for her as an agent. My agent and I noticed 7 years of deferred exterior maintenance for which there is an HOA and she responded curtly. Most of the actual facts about the property were unknown by her as the selling agent. For example, did not know which hvac system belonged to the unit, unaware of basic working items like dryer vent. Her understanding of her job is to look pretty and talk down to clients similar to the old car salesman that would be so condescending that the client would overpay to prove a point. She was also very interested in if the potential was there for her to bookend both ends of the transaction and make a double commission. Shady! Lastly she is not transparent or forthcoming in communication as she knew our max price and due to a recent situation where another "Bay Area" person wrote 10 offers and then came to see them all and only purchased 1 she forced me to fly down to meet her to consider my offer and waste $880 on Labor Day weekend flight and more on travel expenses only to counter my offer at and absurd amount. Still had stains from previous guests * 3 power outages * A very loud upper neighbor 66 year old woman stumping loudly * Stairs to unit above garage are very loud in third bedroom * Coin washer/dryer are rusted and sometimes don't work * The dog upstairs is running wild after every passer by * Strange noises for the past few weeks in the middle of the night * Major leakage during the heavy rains 10 days ago * Middle of the night I stumble over a glass crack pipe on toilet floor * Next morning I find some Cocaine in the same area. * The door code clearly is not secure. In talking with the rental company, White Sail Realty in Newport Beach, I was expressing that I was reaching my limit. I have not had a full night's sleep since I arrived here and it is influencing my work. Yesterday morning they initially offered me a full refund plus refund of my security deposit and cleaning fee is I moved out then. I did not want to lose the ocean view, but after thinking about it I accepted that offer, and then got an immediate response that Baylee Leavitt had actually "worded it wrongly" and that they were only offering a refund for the days left within this months rent plus my security deposit and cleaning fee. And that was it. So I endured all that crap at full price, thank you very much! I've been very tolerant given the Christmas holidays etc, but it is getting from bad to worse and White Sail Realty is sticking their head in the sand. They make and offer and once I accept they withdraw the offer. What sort of a business is this? At least try and compromise, but not this.
