And here is the update.....SJA does not allow tenants to be present at the move out inspection that determines the security deposit being returned. What are they hiding? Just in case, every tenant should plan on a lawsuit to get their security deposit back because of the above stated rule. From their website... "Inspection We will conduct the final move out inspection once you have completely moved out and have returned all the keys to the property. We will compare the Move In Inspection you completed, to the current condition of the property. Please have the property in rent ready condition by the end of your lease date as you will not be able to re-enter the property after that date. To start, we are a military family. We have moved our family all around the world. We have rented homes, we have owned homes and we have been on the other side and been landlords ourselves. The experience with SJA has been the worst experience we have experienced in regards to renting. I am writing this review several months after moving out of an SJA rental because we wanted to make sure our case was closed out with the city of Seattle first so we could leave a fair review so others take a second look when renting from this company. We moved into a Seattle rental May 2017 and we were moved out of that home by Feb 2018. We had constant issues with the plumbing in the house and were told it was our fault. We had to pay out of pocket for clogs that we were told were our fault. We finally hired a plumber we found on Yelp and he said we needed to report the owner and property to the city. The plumbing had major ventilation problems and was not installed properly. The downstairs, finished basement where I did my laundry and bathed my children was flooded with dirty sewage water. The smell was terrible. SJA dropped the ball and was ok with my family being without a working bathroom downstairs for weeks. They didn't respond quick enough until the house started to flood downstairs. The biggest mistake we ever made was trusting these people and thinking they had our best interest. You will notice the majority of the reviews are from homeowners and not renters. Renters are treated like second class citizens. To be a renter in Seattle you have to have excellent credit, great jobs and a clean background. SJA is not renting to the average Joe, they are renting to professionals who are overcharged for disgusting homes that are not up to code. Instead of them siding with us after dealing with a horrific plumbing issue that ruined our clothes, towels and made me and my children sick, we were told that the owner has done enough for us and we should be grateful. We contacted the city to help us. The city was so responsive and were the reason we were able to break our lease. Brooke, property management executive, told us the owner was going to let us break our lease when in reality, it was the city who contacted the owner and demanded he let us out of our lease because we had legal action against him and he would never be able to fix the issues within 10 days. The city sided with us and found that the plumbing was done incorrectly and never had a permit to make a bathroom in the basement. Also, the electrical work was not done correctly and again, no permits to do any electric work was ever taken out with the city. It is disappointing that the most helpful person through all of this, Chiara, in the end told my husband the same thing. She said she felt the owner had done enough and again we were at fault for this. They also told us that SJA would never rent a house out that had code violations and that all permits were accounted for from the owner. Again, not true. You can look up permits and none were taken out on that property. We left the house and were able to move into a new rental. 22 days later, we received our security deposit back. $550 dollars take out of our deposit for a cleaning fee (didn't wipe window sills), a broken fence slat, switching the toilet seats and a light bulb in a bathroom. After everything, that is how we were treated, a bogus reason to take our security deposit. We fought that and were given back the money for the toilet seats that were switched and brand new, the light bulb that the handy man wouldn't fix when we requested it to be fixed and the fence that was documented as being broken. The fact this shady company would charge renters for things that were not our fault is disgusting. If we would have just let it go, they would have taken our money for things that they didn't even fix after we moved out. The home was put up for rent a week after we moved out, while still being investigated by the city. The house was up for rent for a few months and then the owner put it up for sale. That house would have never rented out with all of those issues and the smell downstairs. SJA should have stopped business with the owner who lied and let a family with children live in something that was not up to code. BEWARE: Brooke will respond by email around 5:40 PM (end of her day) and SJA will always side with the owner. My advice, fight for your security deposit and use the city of Seattle to help you. If you are a military family, we made sure to put SJA on the military banned list so other families stationed here don't get treated like we did. read more

My initial impressions working with the onboarding team at SJA were incredibly positive. They were very responsive, had competitive prices, answered all of my questions - really a positive experience when I was deciding which property manager company to go with when renting out my condo. Once I was onboard with SJA, my experience couldn't have been worse. Communication dropped off, decisions were made on a regular basis that impacted me financially without informing me, and when I would ask questions, it would take months to get the answers. In one case, they agreed to rent an additional parking spot with the tenant and never told me, so I ended up getting assessed late charges and becoming delinquent with my HOA. And it took 3 months to get to the bottom of what actually happened and solve it. The reason I went with a property manager was so that I wouldn't have to deal with all of the time sync of managing the property myself. Unfortunately the number of issues I hit with them became a huge time sync for me anyway. If I had to do it again, I would absolutely not go with SJA. read more

Once we found a house and moved in, their app made everything super convenient. And when we unexpectedly got a call from my work that required us to move states, they were amazing to work with through a very stressful process. Very unprofessional. A prescription delivery person accidentally took the medication for my sick cat to the house next door. The *totally empty* house where an SJA representative, who was showing it to a prospective renter, signed for it... then took it back to her office. What? Why? She could have said "wrong address, no one lives here" and the delivery guy (who made a simple human error) could have double-checked the house number. How do I know this happened? The next day I saw the house being shown, so I knocked and asked politely if anyone knew about a misdelivered medication. The SJA employee - in front of another prospective renter - not only told me what she'd done, she didn't apologize and argued in a rude, dismissive tone of voice before shutting the door in my face, insisting that the prescription had that house number on it. The unoccupied house with not even a stick of furniture in it. I know this wasn't true, a) because I have the digital confirmation with my correct address from the third-party delivery service, and b) because I called and spoke with a lovely, helpful SJA admin who read off my address from the prescription packet she located at their office (she did the right thing - confirming it belonged to me, so I could arrange pickup). I was able to get it in the end, but wow, this was not impressive behavior by the rental agent. read more

Home owners beware - I am writing this feedback as a home owner. My experience working with them has been sub-par. I believe they care a lot more about the tenants than the home owners. Our house was kept in poor condition and we ended up incurring a lot of costs to get it up to a point where we could sell the house. The pets had chewed the base boards, the cats had peed on the carpets, the sliders were jammed with dirt and dust, the walls were grimy and the faucets were loose and there was mold in the bathroom. All of this while I was paying for a variety of repairs that SJA would say was needed to ensure that the tenants were comfortable. When the contract was closed out, we did a walk-through and SJA also recognized all the problem in the house but since we weren't in a contract anymore "because we hadn't renewed the contract as we wanted to sell the house", SJA has basically asked us to do the follow-up with small claims court to recoup our costs. They have happily kept their fees and now it appears that it has become my problem to follow up with the tenants to cover the cost of repairs that included woodwork, carpet changing, painting, fixtures, mold removal, etc. This is their feedback to me - "After speaking with our accounting department as well as our company owners, I have verified that we are not able to collect the funds from the tenants now that management has ended and your account has been closed. SJA is able to provide you with any and all documentation we have in order for you to either send them to collections directly or to bring them to small claims court. Unfortunately, that is all we are able to help with at this point." If you are a home owner, please proceed with caution as I believe their interests are more aligned with the tenant than with the home owners. read more

SJA management was a huge nightmare to us. They knew furnace was super old, and we have a young baby, they still let us try the 33 year old gas leaking furnace. On the first night of move in, we including my baby girl got CO poison. We all went to emergency room. We sent emails, called SJA "emergency maintenance" lines. No useful information provided, nor did they even care if the house was in danger. They just let us wait for the call back. For next following 36 hours, We made many calls and emails to seek helps from them, but never addressed issue, never sent any maintenance person but trying their best to ignore our requests. We went to emergency room as we all feel dizzy, headache and nausea. Until we sent them the PSE inspection report showing that this rental house is a carbon monoxide poison hazard dangerous place, CO far above PSE limits, they just began to get back to us. We just realized before we moved in they did not conduct gas leaking inspections / annual checking with that over 33 years old, rusty inside & out furnace !!! The house is not cheap, we paid them more than 7200 dollars before getting keys, incredibly they risk our life, especially my bay girl' life with this kind of garbage!!! Even worse they keep lying they did inspections, failed to provide us with any official reports. For health concerns, we lived in the hotel to wait for them conduct fully inspections about the house, surprisingly got rejected and ignored again. Our property manager introduced herself like"make every tenant feel like a VIP. " Ironically, as a tenant, I feel like being treated like nothing. I've been really anxiety and will follow up with doctors for therapy. I've had enough of their horrible management. Our letters from our attorney straightened everything out, all my money is still hold by them and they keep sending me more bills online. Be aware, the only thing they care is collecting money! Avoid them if you can, otherwise you will one day risk your life and suffer mentally. read more

I ended my lease with SJA in May of 2021 - it was a terrible experience. I was renting an apartment with my partner that had stood empty for months before we moved in. It was pretty dirty but we cleaned it up while we lived there. During our time with SJA, we were switched between leasing agents with no notice provided to us so that when we called Mildred Alonso, our first agent, she had no recollection of our apartment and had to direct us to another person for maintenance help. This company is not structured well, and doesn't provide clear communication during your lease. When it was time to move out, we followed the specified cleaning instructions to the letter, paying for professional carpet cleaning, scrubbing counters and the whole bathroom (walls, floor, shower, all of it), dusting everywhere and using window cleaner and a microfiber cloth to shine the windows. It was spotless. The only part of the house that wasn't squeaky clean were the window blinds. When we had moved in they were coated in grime and had marks on them. I even commented to Mildred that they were dirty, and she blamed it on the time between leases. In our cleaning instructions, provided by SJA, all it stated was that we were to "dust the blinds". We not only dusted with a duster, we also used the extension of our vacuum to clean the blinds. They didn't look perfect, but again, all we were meant to do was to dust. After we moved out, we received a bill from SJA for $125 with a 10% fee stating that we hadn't cleaned up to their standards. When we asked what we had missed, they cited the blinds. We sent in a formal request to reevaluate after explaining what I've stated above. However, after sending through our request, SJA has stopped responding to our emails and when we call the office, we go straight to voicemail during business hours. It's been over a month and we haven't received any call backs. We were charged for cleaning that was not our responsibility to cover - dusting is not the same as a professional cleaning service! Not only does this company not care about its tenants, they are actively working to wring every extra cent out of you that they can. After they charge you, they will disappear so that you have no chance to communicate about the situation. I would never rent another property managed by them. If you value customer service and integrity, RUN from this company. There have been other reviews with even worse charges after move-out: this is a common practice for SJA. They are extremely shady and will do their best to rip you off. read more

The only thing that would be icing on the top is to be consistent in sending the landlords the reports on the conditions of their walk through so we know how the tenants are taking care of our properties. I live in Los Angeles and recently purchased a property and hired SJA to lease it out. SJA secures me a tenant in 3 days of listing my home and all was great until we had unforeseen plumbing issues that caused damage to my property. Chiara is the maintenance manager and she was great. Not only did she expedite the process but she was on top of it from day one. This was a very stressful situation for me owning a property from another state. Owner even replied to my comment indicating how great their photos are, ha, sleazy and only to their benefit. Do not lease home on 268th in Redmond trees limbs will destroy your cars, they simply do not maintain properties. They maintain properties by stealing your deposit when you move out to make improvements to the home. Tons of others stating the same in their reviews. Oh and they are liars they will not send filters for HVAC they promised over and over we would be added to the program and they never did it, they say it's a bonus and included, but it's not true I paid for and replaced all the filters the entire 3+ years I lived there. read more

This whole process of trying to rent a home has been a nightmare. We have had three viewing appointments ( the only agents that responded to our requests). The encounters left Bill and feeling demeaned, disrespected and dismissed. We both work in customer service and healthcare and how you speak to people is so crucial. One agent literally scolded me for trying to reach him at his office. Conor was by far the most professional agent. We are painfully aware of our credit situation, and we are on the path of cleaning up the last remaining negative issues Conor has great communication skills and was very honest, understanding and upfront about what is required to rent the property and what the company can work with without leaving us feeling demeaned and dismissed. He is a great asset to your company, and his professionalism is what makes your company and agent stand out amongst the competition. This young man is on his way to big things. I have not actually rented with SJA, but man I sure tried. From reading the majority of the reviews it looks like I got lucky. I tried multiple times, by multiple avenues, to communicate with Chris Toppen in order to view a home they have for rent in Kirkland. Long story short, he took days to respond to me, if ever. I called, I texted, I used their online scheduling system: nada. I sent kind of a final plea email early last week and FINALLY got an email back from Chris on Friday that said "It is rented". Fast forward to this morning: the house is still for rent, actively posted this morning to Craigslist and Zillow. So not only is he a poor communicator, he's also dishonest. Like I said... I guess I got lucky since the renters I've read from in these reviews dealt with much bigger headaches after actually renting from them. Phew! We recently had to find a rental property due to a fire in our home. SJA had the perfect property listed a mile from our home. The entire process from filling out the application online to moving in was easy and seamless. Millie the SJA representative was extremely prompt on returning our calls and emails with questions and concerns. It'll be a year to rebuild our home but it's comforting to be in a place that is run by qualified individuals that'll be there for us if anything should arise. read more

Hired SJ&A to provide tenant placement service for my house that I wanted to rent out. Two stars for knowing the market in terms of pricing and being able to find a qualified tenant quickly. No stars for organization and follow through. The level of communication was poor in that important details were glossed over. There were lots of small errors made throughout the process. Attention to detail is what I'm paying for with this service -- it's supposed to save me time. It's now nearly a month after the tenants have occupied the rental and the security deposit and lease document was only just put in the mail to me. Sorry, I'm a patient guy, but that level of service is just not acceptable for the price I paid. The tenants weren't very satisfied with the process on their end either. Perhaps their focus in on their bigger corporate contracts, since it was definitely not on my rental. read more

We used Sterling, Johnston for two years while we lived abroad. Rents were paid correctly, bills done on time, no hassles, ever. That would get a 3 star "it was fine" rating. But our property management team went the extra mile and did the work to get a new dishwasher in, some minor repairs as needed, and even helped us via email pick out colors when we wanted to repaint (above and beyond in my book). If we ever need a property management service again, this is the group we'll use. read more
