Our landlord recently switched to using SJA property management for his properties. We have now been getting e-mailed daily to sign a 12 month lease. They have never met with any of us, they have not seen the property, the repairs on our rental are not complete (it's been about 5 months), they want us to pay monthly for a broken sewage system, they want us to pay pet deposit fees for licensed animals (illegal), and also threw in a few other illegal things into the contract for our state. Be sure to actually read your lease agreements guys. Or else get screwed over by people like this. read more

I am a landlord and have been using SJA for 7 years. Recommend landlords to stay away. Sharing my experience. They do virtual move out inspection in Jun 2024. Failed to discover broken washer, dryer, and lights burnt out. Without knowing any appliance dimensions, they recommended wrong items to purchase for replacement. The property manager can never give a clear description on what's wrong inside the property. Their rental cost recommendations are not update to the market. Their rental evaluation was under $300/month, which would cause income loss. They also over valued once, and cause delay in getting new tenants. On a call intented to clarify expectations with the property manager, her simple to-do was to send tenant contacts, she didnt do it. I waited for a week, didn't get anything and had to follow up. They over charge for fixes. I was charged for things I fixed. Receipts are not itemized. When i asked for itemized, I saw a charge for about $27 to replace a AA battery. Their policy let them spend anything under $350 without asking you. You can't lower it. I am taking time to share my experience help future landlords, I wish you do not go through what I have to deal with. read more

I'm very pleased with the service I'm getting from SJA. As a new landlord, SJA has been great to work with. They have walked me through the whole process of getting a house ready, offering it on the rental market, and securing a tenant. Some of the services they've provided are: initial walk-through and inspection, coordinating the refurbishment work after I had vacated the property, taking photographs, and running a recruiting campaign for a renter. All the people on the team are pleasant to work with. They have kept me appraised on a daily basis of where we stand. In addition to the people, I am very impressed by their organization and processes. Everyone there knows the part of the process that they do - it's very efficient and well run. Their online portal makes communication, checking status and transferring funds very convenient. Even though mine is an older property, they treated me respectfully and made me feel like a valued client. They offer a good service for good value - I think their fees are reasonable for what they're offering. My only surprise was that there was more repairs needed than I expected, and it ended up costing more to get the house up to rent-ready standards. Unfortunately, I had to get a hotel room the day of move in because I was given incorrect access instructions, and an omission of instructions on how to locate the lock box which was impossible for me to locate in the dark with an afraid and crying child. I could not reach SJA by phone or text. Grace granted, it was 7pm by the time our long journey landed us there. Advice to incoming renters would be to make sure that you have clear instructions. Lori was very responsive to any maintenance requests that we had, and is a very kind person, in general. Jenny is equally kind and always helpful. Thank you both! When it came time for lease renewal, we were sent an e-mail addressed, "Hello Tenants," by someone named Jissyle. I wasn't too pleased that she didn't use our names. It felt sort of dehumanizing. Overall, renting from SJA was a great experience, and I do recommend them. Suggestions for improvement would be better access instructions upon move in, which are so important to those who are traveling far or arriving outside of business hours. And, using the tenants names in communications. This is important always, but particularly with decision sensitive communications, such as lease acceptance or renewal. Do you need a big laugh in your life that is actually a total pain in the ass? Feeling the need to throw your money away? Well, you're in luck, because renting from SJA is a joke--flat out. They're total assholes that are driven to screw renters. We rented from them for two and a half years before recently purchasing our home, which was largely influenced by never having to deal with scum-ass landlords like these guys ever again. Despite being model tenants that never once stopped paying rent or requested a rent reduction during the four months my husband was unemployed during the pandemic, SJA kept our $3800 security and pet deposit even though they found a new tenant within two weeks of us announcing that we were moving. But now somehow, we owe them MORE money! $500 carpet cleaning? $100 for utilities that were prorated after we moved out that the house was empty? I would definitely give SJA a 5-star rating for ripping off the renters they work with, boy howdy. On top of that, they will argue with you any time that you need ANY repairs done to your rental, even if it's something as small as unclogging a garbage disposal--and then they'll take a week to get someone out to your house. You get the feeling that, although you're paying rent to them, they could really give a shit less about their pain-in-the-ass tenants. It's a great feeling! I can't with this bullshit company. They are the reason people hate landlords. Yelp needs a star rating for "total bullshit experience"--I would definitely smash that dislike button until my wrist broke. read more

I have stayed at a property managed through SJA for 3 years now and am very happy. At the beginning of the lease (end of 2017), there was some communication issues to find the right person. I had to leave message, email, call around etc. But right after the first year, there was a management member shift. And the experience got way better. We have had multiple incidents in the house. SJA were able to make repair / replacement quickly (water leaking faucet, micro-wave going out, dishwasher acting funny). There was one winter day that my son was not feeling well. So I took the day off to hangout with him at home. We saw the water from kitchen faucet starting to leak. Thank God that was a lucky catch before it gets serious. I shot a message to SJA's online portal. It was my first time to go through such things. So I was searching YouTube on how to fix it. Surprisingly folks at SJA (Gretchen if I remember correctly) got back to me quickly and by afternoon it was all fixed with a replacement faucet. The annual inspection take care of general things around the house (furnace included), which is another thing that I really appreciate. We have renewed the lease for 3 times already. I'm a single dad and have a lot of factors to consider every time I renew my lease. Jenny has been very patient to discuss with situations and communicate with the landlord. Move in experience wasn't great. Tedious tenant and pet application process without an explanation of pet score and no chance to improve the pet score before finalizing your rental application. Standard lease terms are a little strict (no scented candles because god forbid they have to repaint which is something the tenant will pay for anyway). You can see their wounds in their business practices and their need to protect themselves no matter the cost of inconvenience to the prospective tenant. Read your lease because they had missed terms that luckily for us we only knew about because we met with the owners separately. They gave us their boilerplate lease without knowing about what's actually included in rent. I'll be lucky if we see a dime from our one month security deposit. We've been here for 2 months and already looking forward to moving out. We moved in and the heating unit broke. 2 weeks after the electrician visited, we found out that the electrician and the property manager never communicated on the follow up but supposed I had to micro manage that work order as the tenant and follow up with the property manager instead of thinking they held any accountability with maintenance requests and their contractors. Other issues they noted during their move in inspection took them 2 weeks after the fact to begin any work orders. When the contractor came, I had to redo his work to realign the closet doors. This is seems to be their level of expectations for quality vendors. Just hoping nothing else goes wrong and praying we don't have to deal with anymore maintenance requests. It's now a countdown before we can work with another property management. Just exemplifying how to make a renter feel disposable in this market. We lived in a house that was managed by SJA property management. Our property manager was Kim Breen. We had a terrible experience with her and SJA property management. They didn't respond during emergencies when there was a leakage in bathroom and we called multiple times about the leakage, but repeatedly told us we would get calls back while we never got any. Multiple maintenance requests that we put in went unanswered for months, and getting in contact with anyone from SJA to resolve them seemed nearly impossible. It took months to fix a simple problem with the garage door. The property manager was incredibly hard to deal with. We've lived in three different areas and moved a lot over 8 years, but we never had a dispute over the charges with the property managers. But SJA caused a lot of problems for us. One incident was when we put in a service request to fix the toilet's hinges and our property manager asked us if it was okay if they took care of it after we moved out. We agreed to that, but later we were surprised to see the charges for fixing the bathroom were deducted from our security deposit. In addition we never touched the window screens on the property, but they were broken. Despite us telling them this multiple times and that the screens were broken beforehand, they deducted from our security deposit. read more

As a resident of SJA Property Management, I cannot believe the treatment my roommate and I have received. It has been over a week of a crucial repair being ignored. Our dishwasher has been leaking water for several days and the only solution we have had so far has been to turn off our water line directly to our sink and dishwasher. Water has been dripping down the wires in our downstairs room since then, and we have not seen or even received an appointment for anyone to remedy the issue, even after reporting this issue several times and calling the office. Follow up. After giving SJA over 30 days notice to vacate, and after having our lives threatened in our dangerous neighborhood 3 times, of which they were aware, we bought a house in the country and had to leave for our own safety. They found new tenants (even after they delayed showing the property 2+ weeks) and are still charging us. Those tenants are moving in 2 weeks after we move out and they are attempting to charge us a full months rent, plus keep our entire deposit, charge us a termination fee, plus other added fees, totalling almost 9K dollars. We have been perfect tenants, never paying late, even during COVID when I didn't work for 4 months, kept the property pristine, yet they will absolutely treat you like garbage, even if you're fearful in the property you live in. In my 20 years of renting in the Seattle Area, with a perfect rental history, these people are the absolute worst. All they care about is the landlord, not the tenant. When people think of landlords as overlords, these are the people they are talking about. DO NOT RECOMMEND THEM TO ANYONE. AVOID!!!!!!!!!! I am one of those people who never gives out negative reviews, but I will make it my job to ensure everyone knows what kind of people these are. read more

It was an absolute headache dealing with SJA and their property management team. We are charged a management fee when it felt like we (the renters) were managing the property, the only thing they provided really was contacts for vendors who would pocket dial signing "Gucci Gucci Gucci" or a plumber who can't tell recognize water marks on the wall. It took weeks to have a water leak address that was going from the sink faucet all the way down into and out of a bedroom ceiling light. The vendors they provided were nearly worthless, one tried to tell me there was no water damage on the wall when there clearly was and a restoration crew was scheduled (I think the only time SJA scheduled on our behalf) before the issue was "fixed". I say fixed like that because all they did was use some caulking to stop the leak and then brought some fans out for a day or two. I'm pretty sure there is still water damage that wasn't fully address in the island/walls of the apartment because it was never fully properly addressed. Upon move out, although the walls were not squeaky clean and we pointed specific damage out in a few areas we were charged a prorated amount for a full interior paint and when asking why we were charged that amount we were told the paints has a "lifetime" of 5 years and it was touched up prior to our move in (only lived there for a year) and the charge is for the remaining 27 months of the paints lifespan is what were being charged for. That's a stretch, given the paint was 3 years old and it's a rental that multiple people have moved in/out of. I can confidently say I will do everything in my power to avoid renting from SJA ever again. I've never felt more taken advantage of from a company than SJA. Do not rent from them. read more

Currently, still renters. 6 months in, and all of our issues with our rental that we have addressed have not been fixed properly and communication can take weeks to get a reply. Is this just a renter side of things, because we don't own a place? Reading reviews, they seem to be a great company to work with if you own a property. My husband has had to fix almost all of the problems with our rental himself after multiple tries to get someone in here to fix them. A few contractors have been sent out a couple of times, but every issue we have had all haven't been fixed properly. I.e. knob for our fan in our master bathroom. The knob broke off, we requested a new knob. A couple weeks later, finally got a reply and someone came out. They replaced it with the incorrect knob, that was too large and never worked. So, we have to buy one ourselves. Don't even get me started on the lockbox that is still on our front door and has been there for the past 6 months! We've asked them to remove it multiple times, emailed them, given them negative reviews on surveys and still nothing. Please don't come easily break into our rental... as the lockbox code is also simple. read more
