On a positive note, the team was very responsive prior to move-in, answering phone calls and text messages in a timely manner. Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company.

We've submitted multiple maintenance requests that have either gone unanswered or been marked as completed without anyone ever coming to our home. One of the most concerning issues is a large hole our neighbor's dog dug under the fence, allowing it access to our backyard. I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. ( we are very clean people three of those zevos have been there for 5 days, one I just changed yesterday.)

****RENTERS, THINK TWICE***…read more I do realize this is the real estate group, but Harper Property Management is still a reflection of your division as well. Mediocrity. Very strict policies on renters. They will invade your home multiple times per year and nitpick insignificant things. You'll get an email demanding you change the air filter or clean the stove and to provide photographic proof of completion. If you have pets, you will need to provide a carpet cleaning receipt and a pest control receipt for flea treatment, regardless of whether you clean the carpet yourself or if you have fleas. This will cost you at least $250-$300 because they only accept receipts from specific companies. We spent DAYS cleaning up the place upon move out and replacing bulbs and making sure everything was picture perfect in an attempt to get the full deposit back. Harper kept over $200 of our deposit claiming the air filter wasn't changed the 3 bulbs had to be changed in the garage. There weren't even 3 lights IN the garage. The filter was 2 weeks old so I can understand, but they charged us $38 to change it. Imma let it go because I'm not petty, but expect to lose money if you are renting with them. I give them 1 of the stars because they did promptly send repairmen out when we had any issues. The 2nd star is because if i'm being honest I would likely feel comfortable hiring them to manage a property I own because at least I know they are thorough.
