He has probably done dozen plus projects, including replaced toilet, replaced outdoor lights, repaired ceiling after water leak, painted doors/shutters, replaced outdoor spicket, replaced outdoor electrical box, replaced kitchen chandeliers, sealed chimney, and replaced rotted porch post. After having spent over a month in our "new" bathroom, all we can see are the mistakes and items left unfinished. Very early on concerns were raised about the poor installation job done on our tile and we were assured it would be remedied once it was grouted. We knew that would not be true and it was not. After all, how was grouting a bad installation job going to fix it? it isn't, it's just going to make it more permanent. When the installers ran short on our custom ordered tile, we were assured that even though it was going to be installed wrong, the tile seam in the shower corner would be matched up and that we wouldn't notice that it was installed incorrectly. It does not match up and it is very obvious it was installed incorrectly. In fact, it is the most common question asked: "Why did you have them do your new tile wrong? Wasn't it custom ordered?" The installation company came out to look and agreed to "fix" a few issues, but both Mike and the owner commented that we shouldn't look closer. We already had and we knew the tile installation job was chock-full of mistakes we will never unsee. Even the installer that was sent to "fix" the few items out of many, commented that he didn't know why they installed it like they did - confirming it was a bad installation all along. We hired what we thought was a professional to remodel our bathroom including new tile. We waited 10 weeks for custom-order tile only to have it installed very poorly and nobody willing to admit that it was a bad installation job or take responsibility. We're not the only ones that have noticed it. We've had plenty of comments like, "Why is the tile like that?", "Oh, did you do the tile yourself?", or "Did you have it installed like that so it looks old?" Nope, just got duped into paying for a poor installation job. And that's just the tile. To put it as kindly as possible, all-in-all this has been nothing short of a nightmare.

If this review were based solely on the work itself, I would have given 5 stars. I recently purchased a home and hired D'Franco Painting to remove wallpaper from three rooms, one of which had painted-over wallpaper. Their team successfully removed the wallpaper and completed the work well. My concern is with the billing process. The estimate I received listed 25 hours and was quoted at approximately $2,600. A two-person crew worked on the project for about three days, generally from 8:00 a.m. to 6:00 p.m. (give or take an hour), which led me to believe the total labor would be around 25-30 hours. When I received the final invoice, however, I was billed for 52 hours, bringing the total to approximately $3,890. At no point in the estimate was it stated that the hours were per person, calculated as man-hours, or otherwise dependent on crew size. Nothing in the estimate suggested that the final labor hours could more than double based on how many employees were assigned to the project. It took multiple conversations with both Daphne, the office manager, and David before I understood why there was such a significant difference between the estimate and the final invoice. We paid the bill in full. However, I would have appreciated greater transparency from the beginning. Had I understood how the labor was being calculated, I likely would have completed the project in phases rather than all at once. Because of this experience, we will not be using D'Franco Painting for future projects. If you choose to work with them, I would strongly encourage you to ask detailed questions about how labor hours are estimated and billed so there are no surprises at the end of the project

Based on my experience, DeFranco Painting is unprofessional, disorganized, and potentially dangerous. David subcontracted the work, and one of his subcontractors threatened me because I wouldn't tell him how much I was paying DeFranco, trespassed into our home after being fired, and had to be removed by David himself when being fired--who then told me to hide in the garage for safety. We even had to call the police due to a confrontation outside our home between David and the subcontractor. David quoted us 3 coats of paint, then denied it mid-job and tried to charge more, despite written proof. He also charged an additional $500 for mud work done in a tiny section of the home. We were also told by his own subs that he doesn't pay them on time, which could result in liens against your property. He failed to provide the proper legal documents required by IL law when requesting final payment. We had to involve an attorney, and instead of resolving the issue, David threatened to put a lien on our house even though he didn't have the correct paperwork. Work took 5+ weeks instead of ~2, and the quality was poor: damaged floors, blinds, window crank, and paint everywhere. Avoid DeFranco Painting. Try A&A or Compos Painting instead--much more professional. Stay tuned for an update to this review pending any response from DeFranco.

I recently purchased an investment property and wanted to update its interior. There were walls…read morethat had been previously damaged, there were cut out holes in the kitchen ceiling from recessed lighting installation, there were settling/cracks in two separate ceiling areas, and an outdated stair railing/spindles that had 1990's glossy oak coloring, varnish. Additionally, none of the doors or baseboards were white, they had all yellowed due to age. Joe Giordano of Freedom Finishers came highly recommended and was able to come out, go over what I wanted done, and provide an estimate that same day. He and his crew started shortly thereafter. As the job progressed, he provided constant communication as to the job's status. There were things I added along the way, and Joe was extremely accommodating and able to fit them in. Joe and his crew left the house and work areas clean, and hauled away excess materials etc. In the end. Joe/Freedom Finishers completed several drywall repairs, refinished the entire stair railing and all spindles, added new brackets, painted all the doors, their trim and baseboards in the entire home. He also offered to fix a small area of shoddy work done by a previous painter, and did so flawlessly! I am more than pleased with Freedom Finishers and will recommend this company to anyone in need of painting or drywall. It is a huge plus that Freedom Finishers is owned by two US Veterans! I thank them for their service to our country and for a job well done at my investment property!

My 25 year-old driveway has been slowly crumbling and settling for quite some time. I had it…read moremudjacked once to raise it a few inches, but that was just a short-term fix. Overall its surface was badly pockmarked, and had sunk several inches lower than the garage slab. Before contacting any contractors, I looked at the options for a replacement driveway: basic concrete, stamped concrete, pavers, or concrete with a paver border. Ultimately I decided on basic concrete, for cost and ease of maintenance reasons. I got quotes from about a half dozen contractors before deciding to go with Sennstrom. While his proposal was not the lowest, I felt that the product they were providing (e.g. 5-inch thick, reinforced, 4000 psi concrete on compacted gravel base) along with their positive customer reviews, justified the cost. Once I accepted their proposal, the actual work started about 6 weeks later. From start to finish, it went like this: - Monday: start demolition of old driveway and front walk - Tuesday: finish demolition, install wooden formwork, install gravel base - Wednesday: inspection by city engineer - Thursday: no work, rained out - Friday: pour and finish concrete - Monday: apply polymer coating to existing front stoop, remove formwork The crew size varied from 1 to 5 depending on the task that day. The day the concrete was poured involved 4 workers and Tom (the owner). I liked that Tom was very much hands-on. (You can see this in my pics). The crew worked with a quiet efficiency where everyone knew exactly what to do without the need for direction. On Friday, they poured and finished the driveway and walkway (2 truckloads of cement) in 3 hours. Watching them finish the concrete was like watching artists at work. I had a chat with Tom while he was prepping the stoop for painting. I asked him if it was hard to find good workers. He said that he preferred to hire workers with either farm experience (who have a capacity for hard work and don't mind doing it) or a military background (who are trained to take orders without complaint). A good strategy. His crew foreman, Dennis, has been with him for 35 years. The finished driveway and walk look great, the crew's workmanship and attention to detail were outstanding, and the owner is someone who truly does right by his customers. Can't get better than this.

I ended up going with Floor to Ceiling Renovations because Mike picked up right away, the reviews were good on Home Advisor, and he came out right away (only 2 hours after I called!) to check the bathroom out. He had such a great price for what I was asking like new floor, take the texture off the walls, new lights, vanity, etc. The communication was amazing during the whole process. His attention to detail blew me out of the water. He went above and beyond many times and found other problems I didn't think were a big deal like the wall outlet smoking and being melted. Now my bathroom outlet works amazing and I no longer have a fire hazard in there. I love my new bathroom so much. Mike and his team can renovate anything, and they can fix anything. I will be using this company again for many other repairs and projects around my house. I can't thank them enough for all their help and making my house more into a home. I highly recommend them.

I found this company and the owner Mike came out right away to give me some estimates. He was a cool guy. Like a bro. He appreciated my man cave. I decided to hire him. He fixed some doors around the house, a couple random things like lose faucets, the whole on the wall (don't have kids people), and painted the one room the kids took permanent marker to. He is very reasonably priced. The kids loved him. I will definitely use him again as my kids continue to run wild making the house look like a tornado hit it. The wife is happy and I am no longer nagged every day about fixing this or that. I joked with her about using Floor to Ceiling Renovations and Mike to hang a mirror above the bed. Now I am sleeping in my man cave so maybe I can have Mike come back out to install a bathroom down here and a mini kitchen until the wife isn't mad anymore.
