Our son lives at Social 28 with three other students in a 4 bedroom 2 bath apartment. He loves it there, because the price point, location and convenience. He's literally 28 steps from campus. When UF had their annual homecoming parade, he was super excited to be in the center of all the celebrations. He says maintenance is responsive, the property manager makes sure the property is well maintained and issues are addressed. He's a freshman and has been looking around at other apartments to compare prices and amenities. So far Social 28 has come up on top. Sure you can get into a brand new complex (pricier of course) but remember with new construction comes repairs and maintenance issues. So, yes new is nice, but it's costly and comes with a ton of kinks that have to get worked out. For our son, Social 28 it is for 2024/2025!! Keep up the well maintained units Social 28!!! read more

Off campus housing located close to UF campus. Did a tour of the facilities with Pablo & later with a fun Asian student both were a pleasure to deal with and who set what at the time seemed like realistic expectations. It all went south from there though. I should have taken heed from the young resident I met in the elevator who gave me her honest feedback when I asked. The issue comes down to lack of good management and poor leadership. If the experience is indicative of how residents are treated I'd recommend you stay very far away. read more

As an international student, I really hoped Social28 would be a good place to stay since it's so close to UF. Unfortunately, my experience has been pretty disappointing overall. First off, the building is not well taken care of. The hallways often smell bad, and basic maintenance seems to be a low priority. Since February, several of the facilities (like the pool) have been unavailable. When we asked about it, management told us the amenities aren't included in what we pay -- even though they advertise them like they're part of the package. It just feels misleading. The Wi-Fi is another huge issue. I've had multiple problems during online exams because the connection is so unreliable. That alone has caused me a lot of stress. Parking is also insanely expensive, and for what you get, it's really not worth it. Add that to the high rent, and it just doesn't feel like you're getting your money's worth at all. The only good thing about Social28 is the location- it's right across from campus. But honestly, if you're willing to walk 5 more minutes, there are better options nearby that are cleaner, more affordable, and have way better management. Honestly, the only real plus here is how close it is to campus. But if you're okay with walking just five more minutes, there are way better places around -- cleaner, cheaper, and with way fewer headaches. I would probably fight a black bear before I ever EVER lived here again. Has got to be the WORST management to ever exist. It's honestly laughable how god awfully terrible it is. The construction starts before 8 am and I wake up to them CUTTING off my balcony 3 feet away from where I sleep to the loudest noises you could imagine. For a pretty expensive apartment building to live in there are far too many issues with the buildings. The elevators are currently both broken and one elevator has been broken for a week now. The lobby and hallways smell because they are not cleaned often enough and the trash rooms are filled with trash stinking up the entire hallway. The wifi is constantly going in and out and for three days there was no internet or service at all. I wanted to do my therapy session as I couldn't go to the library to do it but the WiFi didn't work. This stuff is constantly happening and for what I pay for this shouldn't be happening. Moving in as a freshman, I expected a pleasant off-campus experience. That has not been the case thus far. For a multitude of reasons starting with dishonesty and lack of clarity from the building personnel itself, Social 28 is in desperate need of consulting. With vague emails about construction, I feel almost betrayed to be a resident here who even dared to have high hopes. Every day of the week starting as early as 7:30 am, there is loud banging, drilling, and noises I can't begin to describe that only give me more reason to never recommend this space. From funky smells in the hallways to no natural light, it's staring to feel depressing living in my own apartment. In an attempt to lower the rent as a mere compensation for these conditions, I have been given yet again vague response or complete rejection of new rates. With construction clearly on track to take longer than anticipated, I will be signing elsewhere and never looking back. Maybe even dorm living at Rawlings would have been more luxurious. read more

This was a terrible apartment complex. Everything was filthy when our son moved in. It took them 3 weeks to get his bedroom door lock fixed. They never gave him a mailbox key for a year even though he asked several times. When we called to talk to management they never answered the phone or called back. The worst apartment complex in Gainesville. My son had to move after mold and broken apartment. He was advised that they would move him to another apartment and they did not. We cleaned that apartment. The "new" apartment last year had just been "cleaned" but there was mold in the shower and toilet. I have pictures. The front door did not open and close/lock properly and his new key didn't unlock his room. We had to get someone to unlock his room to get my purse. For weeks he couldn't lock his belongings or he would not be able to get in his room. On top of all that his key for his mailbox never worked. This was addressed numerous times and it was never fixed. At the end he asked for his mail and it was handed to him. Moving out the apartment was cleaned (much cleaner than when he moved in) only to have the apartment complex charge $300 cleaning fee for a smudge in the oven and one in the fridge. Not only did they charge him $300 but each of his roommates. We have pictures of moving in and moving out. This company preys on college students. Absolutely ridiculous. read more

I advise anyone considering living at Social 28 to avoid it if you want to protect your wallet and mental wellbeing. Other reviews I've seen about thin walls, lost packages, smelly trash rooms, dubious amenities, and abysmal communication are all spot on. The management continuously pushes off concerns from the residents, which I know because myself and friends/neighbors have had nothing but concerns since living here. Usually they lure residents to resign with potential discounts, although rents have still increased over the past two years. This year, shortly after encouraging all residents to resign during the available window, they announced a previously unmentioned renovation. We have now been living under this construction for a month, which literally shakes the walls from 8 am to 5 every day and has shut down amenities despite no offer of rent reduction, temporary housing, or any sort of accomodation. Although the building refuses to give us any sort of estimate of when the construction will be complete, I've heard workers speaking about a 9 month time line which would extend well into another year of our lease. After personal property was damaged and a window was broken in my room while mere inches away, I met with upper management about the construction and they failed to provide any assistance or solutions (my window is still broken, boarded, and still being hammered on for construction literally shaking the broken glass in its frame). Communication has not improved since this meeting. Shallow attempts to reduce their liability, such as signs warning of danger, have been made but no actual efforts to improve safety or reduce strain for residents. read more

This place is an absolute mess. Currently both elevators are broken and one of them has been broken for over a week and a half. The building is filled with mold and it smells like mildew. They charged me $500 for having an unregistered animal (my emotional support dog). I had her registered with the previous management and apparently they did not transfer the information and claimed it was my fault for not registering my dog. They also did not send a memo to all residents starting that ESA animals must be registered again. Once I got all the paperwork situated they would not remove the charge and I had to bite the bullet. They have giveaways every once in a while to try and compensate for the fact that the building is falling apart, infested with mold, and has terrible management. The only plus side is the location. This place is a nightmare. The carpeted floor in my room is soaked wet basically 24/7 from leakage and Social28 refuses to do anything about it. The poor maintenance guy occasionally comes in to leave me a dehumidifier, but he doesn't even have enough of those to share between all of the other rooms that have this problem. The whole place smells like mold as a result. Not to mention that appliances constantly break, parking is terrible and even the other people in the building are just annoying. Social 28 Apartments - Flooded floor, plus the scaffolding that the maintenance people tore off and never came back to fix (it has been months) - Apartments Near Me - Gainesville, Florida

The apartment complex is in a great location but that's about it. The gym hardly qualifies as one there is free weights and a couple cardio machines but that's about all. Maintenance requests take forever to be responded to and our apartment was not in that great of condition when we moved in. There was just a pile of rubble (think like broken bricks) on the balcony that has rendered the small balcony unusable. There are random paint splotches on the carpet and doors are looking rough. Some of my friends cabinet doors have already started unhinging in the two weeks of use. My garbage disposal broke within two weeks. Another friends key fob stopped working two weeks in and another's door is just crooked so she can't hang anything on it. Walls are very thin and in the bathroom you can somehow hear the neighbors crystal clear. Furnishing is quite literally a desk and bed and couch in the living room. Other complexes offer dressers, drawers, shoe racks, etc, but they do the bare minimum here. The rooms don't even have ceiling fans so the air in rooms gets quite stuffy quick. It's livable but not particularly enjoyable. Also do not be fooled by the model unit. The model unit is very nice but there is literally like 5 or so identical ones in the whole complex. Our unit has THREE drawers in the kitchen that are extremely shallow and can't even fit full size utensils, one of which is half blocked by the fridge. The freezer is very small and fridges don't come with built in water dispensers either. The kitchen truly disappoints all around, especially if you don't get the model unit. Parking is $200/month, so don't sign a lease thinking parking is included or even affordable. I understand it's close to campus but other complexes offer cheaper (even the standard!), so many of my friends just pay to park elsewhere. They may be slow to respond to everything but when money is due, they respond instantly and make sure they get theirs. Wouldn't recommend, maybe there's hope for next year. read more

My issues are just pushed off until I can figure it out myself, the front desk staff have no idea what's going on; I have to find my own packages and then they get upset and tell me I'm trespassing(?) when he's clearly not looking for my package, even though I pointed out which one it was to him in the package room. The model they show you is in pristine condition but the rest of the units are moldy, filthy, unmaintained. For a six year old building it is a dump and structurally it is having severe problems with rain leaking into the apts! The Common areas are presentable but Its seems they dont do any upkeep in the units - just put bandaids on all the issues. read more

My son (UF class of 2021) just re-signed his lease with the Social28. We have had a Great experience here! The location is amazing, the unit is quite comfortable and even swanky, and the amenities are really nice. They have free breakfast every morning which is nice and easy as he is running off to class, the pool is a lot of fun with a grill and outdoor living room, and he has found the office easy to work with. It is pricey, but I think everything in Gainesville is. To us, it is worth it because he is safe (both from normal things and weather related issues), really enjoys where he lives, and they make it easy for us to keep up with things with their online portal. I was a little concerned when I read the Yelp reviews, but like anything, those that are miserable usually are the ones to post here. I can only speak from personal experience, but we have found it to be a great place to live when attending UF. Go Gators! read more

Hello! I've been living here for three years now, and as far as student housing goes, it's not half bad. It may seem pricey, but that's only because it's right next to campus. Housing becomes cheaper the farther away you get. There are a slew of issues with the apartment, however. Social28 is divided into two buildings: the north building and the south building. The south building has almost all of the featured amenities in it, while the north building has a "sun deck", whatever that is. Also, for my first two years of living here, the North building was notoriously worse than the South building. The North building had mold problems, and the balconies were so unsafe, that my friend's balcony was removed from the building due to fears that it was not structurally sound. In other apartments, rather than fix the balcony, they would just nail the door shut, denying the resident access to it. I'm fairly sure many of those problems have been fixed at the beginning of my third year of living here. Things to consider are that the staff are very friendly people, there are community events, a gym, a nice pool (although the hot tub is occasionally out of commission), a study room with computers and a printer, a rec room, a sun deck on the sixth floor, and optional parking. Some other note worthy features are the location (it's right across the street from some lecture halls, and situated on top of a CVS), and it's close to sorority row. There are still some issues, however. These include maintenance people coming and going with no warning, frat parties blasting music (it's near three major frat houses, such as ATO and phi delt), tiny rooms with tiny windows (unless you live in the more expensive part of the building that faces campus-- those units have really nice views and windows), annoying neighbors, and rigid contracts during COVID-19. The worst of these problems was probably the maintenance people. Every beginning of august, they inspect and fix things, which is fine. However, the staff will send out a blanket statement email saying something along the lines of "maintenance will be coming to your apartments from 8/1-8-14" or something to legally cover there ass. Then, the maintenance people will come and go as they please. I was not bothered by this, but my neighbor was terrified. She was living alone, and strange maintenance people would enter her apartment with no notice beyond that previously mentioned email. The idea that men she didn't know having access to her apartment all the time was scary. I think things got sorted out in the end. All in all, it's a pretty decent apartment if you don't wanna have to drive to campus everyday. It's a million times better than any dorm offered by UF, and not bad for student living. Yes, the Standard is definitely a better apartment, but it's also much pricier. So, I'd recommend living here. I see lots of negative reviews of this place, but I don't think they're fair, because they're comparing this place to living spaces outside of college. However, I think, as far as college living spaces go, this place isn't so bad. read more

I signed here at the University of Florida location for Fall 2020 semester. Pros: - Staff was great helping me sign the lease and with answering questions/communication (specifically Bruno and Cameron). However, staff in general were misleading in telling me availability and pairing me with 3 random roommates. - Leases were open weeks before semester started and they offered me a semester long (4 month) lease, although this is mainly due to COVID - Location on the edge of campus is fantastic - Study room is convenient, nice, and never packed - Pool area is nice Cons: - Construction outside. Without being told, I signed a lease with a room next to constant construction (on other social 28 balcony's) outside my room. We cannot open our porch door because they locked it. I get woken up early in the morning due to construction. Even when I open my room window for fresh air, there is noise of drills and workers right outside. - I never received my "$100 gift card" like the website promised for talking with a resident then signing. - The view from my room is into the corner of a hallway outside (with a bunch of construction), and there is a straight line of sight into the library, so I cannot open my blinds without losing privacy - Gym constantly has broken things that don't get fixed, dumbbells don't go above 50. Bottom Line: Social 28 is a crappy, lower end apartment to live in. They try to attract you in with nice amenities, but aren't afraid to cut corners and sacrifice the students experience to save money. You might get lucky and get a good room/view, but for the most part it is a cheap apartment. I am in a $760/month 4/2 lower tier room for reference. read more

***Many of the 5 star reviews written below are new signers who are told by Social 28 to leave a 5 star review*** If I could go back in time and stop myself from signing here, I would. Social 28 advertises itself as luxury student housing, without any of the real luxury. Since the moment I moved in, I've had nothing but issues with management and the building itself. Early on when I first moved in, I had issues with the apartment above constantly holding parties, after going up and talking to them about it and dozens of calls to security, the noise continued. Eventually I went down to the leasing office with my roommates to discuss the issue at hand and essentially the manager told us that she would call then individuals in the apartment and speak to them regarding the issue, but besides that there was nothing else she could do. Even after she "called", the apartment above continued playing loud music and slamming things down on the floor that would make the walls in our apartment shake. The apartment itself was designed and built with no concept of real function. The kitchen is designed in such a way that you can't use half the cabinets, because they're either too high up or blocked off in a corner so that to use them, you have to climb onto the counter, rendering them basically useless. The lack of counter space is extraordinarily awful. Two people can't sit down at the counter to eat without feeling cramped, even though that area has three chairs to sit three people. Compared to the apartment tour I received when before I signed, the couch in the living room looks like it belongs a doll house due to how small it is. The balcony in the apartment is a a complete and utter joke, you can't stand in it sideways otherwise you might not fit. As for the rooms themselves, you either get lucky or you don't. The rooms variate between not enough room to walk around in, or an extremely small window making it feel like a cave. The bathrooms are probably the nicest feature of the apartment, but awkwardly big when compared to the small rooms. The architect who designed this apartment lack serious attention to detail and realistically, probably experience or a degree as well. As for the location of it, I've been able to walk to some of my classes in under five minutes. Yet, at the same time Social 28 is located within a block of three different frat houses which has caused serious issues when it comes to studying in my apartment on weekends or evenings (parties for any of these three frat houses can also be heard inside both study rooms even with headphones on). Lastly, during the COVID-19 situation, I was in contact with management for months in regards to rent since both my parents and I were tied to a lease neither of us could pay since ours jobs were shut down. Ultimately, Social 28 offered me no flexibility or consideration in reducing or terminating my lease, making me pay the full amount of money at the end of the month regardless of whether or not I had the ability to pay so. This shows how little consideration and care Social 28 has for its residents and I recommend anyone considering to live here to to not walk, but run as far away of you can from this apartment complex. read more

Please trust the reviews that you see here. When my roommates and I decided to sign here for a 4 bedroom and saw the bad reviews we dismissed them because we figured people just like to complain. To be fair some reviews are exaggerated, but any claims about management I now know are 100% true. The location is great, and living above the CVS was convenient. The rooms themselves are small, but were still nice (even though we had to call them to clean again when we moved in) and we had all the basic necessities. I will warn that there is no point paying for upgraded appliances because we paid that fee only to get regular appliances and told that this only guaranteed that we didn't get a gas stove, and nothing to do with the smart appliances that we had seen on our tour. Our first bad run in with management was when my roommate had to park her car somewhere else because the car vending machine that they had assigned her to was broken (and this was one of many times). They told her where to park alternatively, but the next day she saw her car was towed. When she went to management to ask that they refund the towing fee management refused to claim any responsibility even though they told her where to park in the first place. Currently, however we are dealing with a situation that we didn't think would ever happen there. When we moved out, we didn't take pictures or stay to watch the inspection because we didn't want to stick around with COVID and assumed we would be treated fairly. About 1 week ago we got a message saying that we were being charged 150 each for "extensive pet hair" a charge that amounts to $600 in total. My mom and I contacted the assistant property manager Abigail about the charge since I knew that I had vacuumed before we left and my cat was an ESA animal. We then got a response that showed the minimal cat hair (and no damages) on the couch, and were told that they understand that the cat was an ESA animal, but they hadn't been informed about him. I then forwarded them the documentation that I had sent them, and they ignored it, and said they could offer us a payment plan, but refused to waive the fee even though my mom told them about the current medical fees she had, and since the cat belonged to me the charge would fall on our shoulders. They offered a payment plan, but it's ridiculous that they are charging us for a whole new couch when there is minimal pet hair and we have a $300 non refundable fee that we paid for 'redecorating.' In our lease it does mention paying extra damages for furniture, but cat hair is not mentioned in the damages and I would consider pet hair for an approved ESA cat to be "reasonable wear and tear." I am writing this review because we have now cc'd the property manager on an email explaining the situation and still have gotten no response, and no reasonable explanation. I would suggest saving yourself the trouble of dealing with management and go to Circa Properties where we are paying less for way more space and are still close to campus. read more

My son's apartment was broken into, the building had keys. My son took pictures and returned his stuff was missing. Staff says ask your roommates- turns out they were not legal roommates and maintenance said they saw his stuff in the hallway when they were painting. don't rent there - not safe at all. In all seriousness this building should be condemned. The faulty construction cannot be fixed. I don't understand how the Florida health department has not shut it down yet. There are certain floors that were considered uninhabitable yet they knowingly rented those units. The ongoing leaking windows/water issues and mold caused students to be sick the entire year. Read the reviews and believe them. Oh and by the way one of the move out requirements is YOU must hire a professional to clean your carpets or YOU get charged! You can't rent a machine from Home Depot either. Social 28 take care of your flooding and moldly carpeting/walls etc I don't know how you sleep at night exposing all these students to mold that could cause life time issues. By far the worst experience I've ever had living anywhere. This building SUCKS for many reasons. 1. It's dirty, smells like mold and dust, the halls are dark and the walls are literally turning yellow from how gross the building is. 2. You never know when you might be awaken in the middle of your sleep by the loudest fire alarms I've ever heard. These alarms are unbearably loud. I'm certain I've lost some of my hearing due to these alarms and they've been happening way too often for NO REASON. FIX YOUR ALARMS. Also they should not be this loud it's unbelievable and unhealthy for anybodys ears to have to hear this. 3. The staff is a bunch of students so nobody can really argue to them because it's not their faults. It's the fault of whoever is the LAZY BUM that owns this place and doesn't do anything to make it better. It's a shithole with the thinnest walls, the building shakes whenever somebody slams the door above or next to you, and it feels like this building was made in the cheapest possible way. 4. Maintenance sucks. They will notice you have dust in your vents and not replace the vents for another 3 weeks. These people give 0 shits about who lives here. All they care about is money. 5. I would be surprised if there's more than 5 people living here next year. EVERYBODY THAT LIVES HERE HATES THIS PLACE. FIX YOUR BUILDING SOCIAL. This place is absolutely terrible. The perception they give to people that come to tour and move in is a lie. There is mold growing in the walls of every room on the second floor. The wifi doesn't work and will be cut out at different times every day. They are going to put little fixes over all these issues to make you think that this place is perfect but in reality, it is bad. The rent a month here makes it not worth it. I've lived here for 2 months now and the pool is still not open. The gym and my room flooded during a storm. Not a good development. Haven't had a working balcony all year. Apparently we have to talk to some lady named Janet but she is never there. They're fixing balconies now super loud and annoying. Walls are so thin and my room mate had her room start flooding because of a storm. We want some money back regarding balcony but this "Janet" person I think is a ghost. All the people who work here have no idea what is going on. Didn't even get a scooter decal for the parking garage so anyone can park there. Absolute awful place to live. Walls are paper thin, accidentally wake up the guys downstairs all the time. Pretty sure it's illegal they haven't fixed our balcony all year? Horrible places. My friends have said they like standard much better so I am living there. Last year social 28 was much better, this year the internet is constantly down and i am unable to connect to the internet in my apartment so i have to walk to the library instead of just being able to connect and do school work in my home. If I could give this place 0 stars I would. I was a tenant at this apartment complex for the year of 2018-2019 and it was awful. To start off We were guaranteed an apartment in the main building (SOUTH Building) of social and when we got there we were not only not in the north building, but we came to realize the study room, and gym's were not equal between buildings at all. The ones in the north building were signifigantly smaller and always had issues (ie treadmills broken, locks broken and printers out of ink) and when I spoke to management about these issues they assured somebody would fix it and No one ever did. Additionally, when we moved into our apartment it was filthy. There was hair in the drains dirt on the floor and dust everywhere. Not to mention there were still dirty clothes in the washer!!! When we contacted the complex about it they did nothing. They said they would clean it and nobody ever came. A matinence man did come once for a clogged drain to which he said it was "our fault" because there was hair in it (EVEN THOUGH WE HAD BEEN LIVING THERE FOR 1 DAY). The management an office staff was also completely unprofessional. There were multiple occasions where they lost packages and did nothing about it. Additionally, I entered the office multiple times to find the employees SCREAMING on the phone to tenants on their property because they were having Issues. Additionally, they towed my scooter even though I HAVE a decal for the complex. When I went into the office one of the employees Chris screamed at me saying I did not have a decal. Later he realized the towing company had towed the WRONG scooter and he did not even apologize and gave me a "discounted rate" of $60 instead of $120, when I did not even deserve to have my scooter towed in the first place! They said if i emailed about this I would receive credit on my rent for this and I emailed 4 times and heard nothing. I am so disappointed with this place not to mention the price. It is $250 to park your car A MONTH, which is insane, not to mention the price of rent is already close to $800 a month. This complex was built very fast and poorly. The walls are so thin and you can hear everything including footsteps upatairs and if you call the office about it they will do nothing. Also if I would've resigned there I would have had to pay MORE for rent per month. Just do yourself a favor and don't live here trust me! read more

Lovely place! My sister has been living there for two years and every time I visit the staff is extremely welcoming and the common areas are pristine! The building itself is very modern and fairly new, my sister always talks about all the activities the staff puts together for the tenants and it's great to hear that they are making a little home away from home for the students :) read more

Do not even waste your time coming to live in this building. For the price you pay you are extremely ripped off and are better off taking your money somewhere else. I moved in about two months ago and already have had to call maintenance about ten times. Our tv came broken, our fan has broken a few times, toilets have broken multiple times, and my closet door has been broken since I moved in and just got fixed recently. Aside from this, the amenities promised by this building are not what they seem. The gym in my building has one working treadmill out of three and it's also extremely small. Mold also seems to be a very prominent issue as the entire 4th floor of the North building reeks of mold and I have found it in my shower and other friends of mine that live in social28 have had this issue as well. Also, there is no guest parking and they have misinformed many residents on this issue. They claimed spots 61-66 were visitor parking spots but ended up towing one of my friends who parked in spot 62. The balconies are also extremely small and basically useless. There are many great options for apartment living in Gainesville but this is definitely not one of them. read more
