Do not even waste your time coming to live in this building. For the price you pay you are extremely ripped off and are better off taking your money somewhere else. I moved in about two months ago and already have had to call maintenance about ten times. Our tv came broken, our fan has broken a few times, toilets have broken multiple times, and my closet door has been broken since I moved in and just got fixed recently. Aside from this, the amenities promised by this building are not what they seem. The gym in my building has one working treadmill out of three and it's also extremely small. Mold also seems to be a very prominent issue as the entire 4th floor of the North building reeks of mold and I have found it in my shower and other friends of mine that live in social28 have had this issue as well. Also, there is no guest parking and they have misinformed many residents on this issue. They claimed spots 61-66 were visitor parking spots but ended up towing one of my friends who parked in spot 62. The balconies are also extremely small and basically useless. There are many great options for apartment living in Gainesville but this is definitely not one of them. read more

Just don't live here. Literally smells like mold as soon as you walk in the building. Me and my roommates were sick all year from it. NO ONE SHOULD BE LIVING IN APT 612 in the north building. When my roommate moved out there was mold all over her walls and on her shoes that were in her closet. Like it's so freaking gross I could cry. And social Denys it. Management sucks. They're gonna have to tear the place down soon bc it's literally deteriorating by the second. I've also had multiple other problems w them and management does nothing to help/ compensate. I previously gave them a 3. We had an issue when he subleased but the rental office tried to work with us. My son lived there for a year and landed up moving so he subleased his place. They told my son that he needed to pay the rent for August but they proceeded to also charge the kid that was subleasing. I called the beginning of August and they were suppose to send us back the money. I have called and have been told the check is in the mail. It is now almost two months and I am getting the same message. Just wanted to get our refund as soon as possible. read more

In my opinion. The tour is not something you want to base this apartment on. They really upscale it and there's a reason why they don't show you the other building. Unfortunately, it's their job to upscale it and I'm sure they know this place is not as great as they claim it to be. Look at the reviews on yelp, they are accurate representations of what this place actually is compared to the ones on their website and resident reviews. This place is filled with mold, black air vents, and mediocre appliances. I don't think I've met one person that is happy about living here and I'm not surprised if this place gets shut down because for health and safety regulations. However, their staff is extremely nice and they have done a great job in the past month's management wise. It's also really close to campus which is great. Just don't be surprised when you walk into your apartment and it's not like what you thought it would be. One thing to keep in mind is that in some apartments there is no closet for a pantry, no ceiling fans in the rooms and that your view from your windows and balconies might be facing another apartment window or a big wall like mine. Sun decks get locked randomly and it's really hard to enjoy any of the so-called "amenities".Also, there was a sh*t in the toilet from the past resident when we moved in and the apartment moving in was extremely filthy. Unfortunately, they will try to redeem themselves by commenting under this post saying something along the lines "we are sorry for the inconvenience." read more

The location is the best thing about living here; its right down the street from sorority row, a ten minute walk to the stadium and literally across the street from campus. The staff is also pretty great and very accommodating. This apartment is the worst apartment I could have ever signed a lease at. From day one, walking into my apartment they signed me to a room that I did not sign a contract for. They told me the lease I was signing was for a different floor plan than what they actually gave me; it was completely deceptive. When approaching them about this issue all they said was that the apartment is full and I could either move out or deal with it. They offered no rent reduction because they said I had no proof. Also, they told my roommate and I when we signed the lease that they could guarantee at least one preference between a floor level or building (either North or South). They ended up placing us in a room that had 0 of our preferences. It was also a smaller room with a terrible view and a shitty balcony that was so small you couldn't even put a chair out on it. Read the fine print of your contract if you do decide to live here. Along with this, when I moved in, multiple things were already broken, throughout the year when the elevator was broken it would take forever for them to fix it. They also charged me a very high rent and a $250 parking spot!!!! Then after all this they placed me in the clause machine across the street, which lifts your car up into a machine instead of in the garage conveniently in my apartment building. It was overall a horrible experience and I hope this helps. read more

The location and amenities are probably the best part of living in Social 28. The construction noise was annoying at the beginning of the year, but now there is not any going on at least directly outside my apartment. The pool and gym are great. I have never posted a review and I am not one to complain but moving into Social28 was a huge mistake and I wish I had listened to the reviews before moving in. First, do not pay for upgraded appliances because you will not receive the ones you see on the tour. The only "upgrade" is that you won't have a gas stove and it is not worth your money. Also, when my roommates and I moved in, the apartment did not appear to have been cleaned. The refrigerator had crumbs and spill stains inside and there were still stickers on the walls from past tenants. The bathroom showers were also dirty and we had to call the leasing office to send people to clean the apartment. When I entered my room, there were cracks going down the walls and I was told these would be fixed but they never were. Also, we had a cockroach problem throughout the whole year we lived there. Now that we have moved out, we are being charged an additional $150 each for the couch to be replaced due to pet hair. My roommate has an ESA animal, however, pictures of the couch show VERY minimal traces of hair showing it is unnecessary to replace the couch in the first place. We paid a $300 redecorating fee to cover wear and tear issues and since we were approved for having an ESA animal, pet hair should be considered expected wear and tear, especially since there was so little of it. I also have a hard time believing that the couch costs $600 since it has a very cheap appearance and it was being held together by zip ties when we moved in. read more

I would not recommend living here to absolutely anybody. Yeah, the location is great and that's about it. Everything else about this place absolutely sucks and is so not worth the money that you pay. Take the whole "utilities included" of this place with a grain of salt, because you will be charged extra every single month. They try to tell you some bullshit excuse that you're paying the beginning of this month to the beginning of the next month that you haven't even started yet... like how does that even make sense? If you ever have any questions, you're better off asking a stranger on the street than any of the people who work in the office because they will tell you one thing and then change it something completely different. They make up prices and policies out of thin air and are clueless on how to actually explain simple concepts. Yeah, the people who work there are young, but if someone comes with a question and they don't have an answer, the customer should be directed to someone who can assist them directly. my daughter rented an apartment over the summer for summer term. in mid-june i overnighted a small package of money and a credit card (an overnight delivery that took 4 days to arrive!) as my daughter was traveling abroad and needed the package asap. a person in the office signed for it and than the package "disappeared". My daughter never received it and i have called the leasing office at least a dozen times and no one seems to know where the package is! i have asked for management to return my calls and as of today, no return calls. i live in another state so i am not able to go in person. Please reconsider before moving your kids to Social 28. I am not a person who likes to write reviews but this time I felt compelled. As a parent, I have being disrespected by Social 28 management and I am very disappointed with the lack of professionalism. They tend to not address your emails or phone calls and when they do it is after numerous attempts. When asked the contact information of the owner or management overseeing this apartment complex the managers, Ms. Stierwalt and Ms. Shank, did not want to provide it. When my daughter and roommates moved in during Fall 2019 the apartment was filthy, with previous tenant's food in the refrigerator, carpet dirty and stained (no steam cleaned) and my daughter's bed was falling apart. So upsetting since moving day is a very stressful day and a deep cleaning and a repair of a bed was not in our plan. I have proof of it in many pictures. Social 28 charges a redecoration fee to have the apartment ready and clean of $250 per student which luckily we did not pay for signing up early but the other roommates did. Each student and parent were upset about the situation. My daughter requested for the apartment to be cleaned again and for some repairs for later being disappointed since the cleaning person they have are students that are not professional cleaners and do not do a good job. At the end, the roommates gave up since they were overwhelmed and getting adjusted to their new student life and did not want any other cleaning student staff in the apartment. My story is long, but in summary I involved 3 managers sent emails with pictures and made numerous phone calls. In November mngr. Shank suggested to have the apartment cleaned professionally during Winter break since nobody was going to be in the apartment. Again it was never cleaned after they came back from Winter break and my daughter who arrived first had to clean it. Mngr. Stierwalt said they did but again many pictures were taken that proves it was never done as promised. I brought this again to their attention but they did not addressed my emails (email was read twice) or phone calls. I visited my daughter in March and decided to go in person to the leasing office and asked for the manager since over the phone they said the manager was going to return my call but never did. Mngr. Stierwalt refused to give me her manager's contact information but after insisting she did. I emailed her manager but again no response. Social 28 does not care about customer satisfaction and the students needs. read more

This place is TERRIBLE. Nothing is finished, we didn't get the furniture that we were promised, and the rooms aren't big enough to add your own. The elevator takes 5 minutes almost every single time, as you wait in the hallways only air conditioned by the 85 degree weather outside...aka, you're sweating the entire time, hope you weren't dressed up! Paint splattered all over the inside of the apartments bc they were in a rush to finish, which they failed monumentally at. The elevator has also broken on me once, and 5 days later, I heard someone else was stuck in there too. I was stuck for an hour and a half before someone came to help me. There's no where near enough space in the kitchen, and all the cabinets are so high up that you can't reach your stuff anyway. I would say it's overpriced if I was paying $500 a month, but nope, I'm paying $700 for a 4 bedroom, TWO bathroom. Do not sign here. If I could give this place zero stars, I would. Living here has been a nightmare. The day I moved in, the AC broke and wasn't fixed for several days. The shower doors don't close completely because they were put in wrong so water gets all over the floor in the bathrooms. I put in a maintenance request the week I moved in, and two months later have not even heard back. During a hurricane, buckets worth of water leaked into mine and my roommate's rooms and ruined the carpets. After several maintenance requests and many trips to the office, one of the maintenance workers finally agreed to come look at our rooms. Upon inspection, it was determined that the leaks were caused by the fact that my roommate's sliding glass door was installed upside down and by faulty construction of the wall in my room. My roommate and I were told that these construction errors were "purely cosmetic" issues that they would not be fixing (really? the storage tubs full of rainwater in my roommate's room would beg to differ). However, they would be tearing out our carpets and replacing them. We were given less than 12 hours notice to move everything out of our rooms and promised that the new carpets would be reinstalled within a week or less. It's been two weeks of maintenance workers coming in and out of our rooms at all times of day (usually without warning and one of whom climbed onto my bed in dirty work clothes when there was absolutely no reason to) and we still have no carpets. During this whole process, the workers have shattered my roommates mirror and shattered a glass decoration of mine. The office has been indifferent and completely unhelpful in this situation. This only pros about this place are its location, pool, and the friendly manager (Charles).... and these are not worth the price you have to pay. read more

Social 28 advertises well and has a very appealing location to say the least. However, from what I understand, the complex has been sold multiple times and doesn't have the amount of money it really needs to allocate to fixing these buildings. Social 28 wasn't finished with construction when they moved tenants in for the first time last year, and they are still not finished over a year later. I've lived in two different units here now, and each have had a multitude of problems. In my first apartment, I was told to email in a list of all of the issues in the unit. There were over 10. None of them got fixed before I moved out, and I doubt they've been fixed as I'm writing this today. In my new "modern penthouse" unit, that I am paying 750 dollars a month to live in, there has been a leak in the ceiling above the sliding glass door. With hurricane season now in full swing, our living room has been comparable to a small pond on multiple occasions now. I'm sure this was the case in this unit before I moved into it as well. The leak hasn't been fixed and a concern for mold throughout the apartment is obviously apparent. In addition, I often find myself questioning if I have just my one roommate or if maintenance has signed a lease in my unit as well. They parade in and out of the apartment without notice, mind you it is in the lease that they must give notice AND we have a note on the door asking for at least a phone call, and then will carelessly leave the unit. My roommate and I were out of town and they left the lights on for days and have also left various things astray such as moving the kitchen bar stool chairs onto the balcony or into bathroom. These are really just a few of the problems I've had over living here the past 8 months. It's hard to believe i'm paying full price to live in somewhere half finished. Do yourself a big favor and avoid all of the headaches that you'll end up with from signing a lease here. read more

I recently moved out of Social 28 and turning in my keys was the happiest moment of my life. There was constant construction for the two years I lived there. Construction workers were going in and out of my apartment all the time. I had to clean up after them all the time. The pool wasn't open half the time I lived there due to construction. The management is terribly rude and unhelpful. At one time, the management office had her listed as the guarantor for at least 5 other people- WITH OUT OUR KNOWLEDGE. Then when I was on the resident portal the management had uploaded the wrong person's renewal documents to my page. In other words I had their social security number, address, full name and so much more! I called the management office immediately to alert them. After all of these mishaps they have made no concessions and are continually rude. **Basically, if you are thinking about living here DO NOT DO IT.** read more

Social 28 has quite possibly the worst customer service I'ver ever dealt with. DO NOT SIGN HERE. YOU WILL REGRET IT. I guarantee. They are a money-sucking corporation that prey on college students with few choices for housing; they tack on additional fees left and right and show they do not care about their tenants' contentment in their every action and response. I only signed there this year to be able to room with a good friend of mine who is resigning. I have not even moved in yet, but have already encountered not one, not two, but an upwards of five issues with the complex & staff- for which none of the representatives were not helpful in the slightest. Each time I brought up an error or problem to their seemingly uninformed and undereducated staff of purely students in their leasing office, they only responded with what seemed like preset, extremely unhelpful word-for-words scripts that went something like "we are so sorry but we can't guarantee anything, our management will email you." And yes, you guessed it, I never received a single email nor phone call (which would be much more helpful and show that the staff cares about their tenants in any slight way) from management. Not one- after a series of five phone calls ensuring I would get a response or assistance of any kind. Aside from this, as I mentioned before, I only signed at Social 28 in order to room with my friend who was resigning. We physically went in to the leasing office, signed the lease together, ensured I would be in the room next to her and all seemed great; even though the place was a bit pricy, it was worth it to room with my friend. Not one of the clueless student workers in the leasing office warned us that there would be a chance I would not be rooming in my friends specific apartment, in the exact room I selected and signed for. They made it seem as though we were confirmed to live together and it would be no issue, we just would likely have two other random roommates which was fine. Months pass, and the room assignments come out. My friend is assigned to three completely random roommates and I am in an entirely different room- not only not with my friend, but also in a smaller, non-suite room than that I will be paying for and signed for. Please make it make sense as to why I would pay $20 more a month for a room that others are getting for the normal price. Social 28 has completely screwed up our living plans and showed no remorse, no help, and no action towards aiding the situation. We tried to take matters into our own hands to switch our random roommates to be together, but it is virtually impossible to convince people to switch from their set apartment assignments simply to be good samaritans and help girls that Social 28 screwed over. Social 28's student workers in their leasing office could not be more incompetent or unhelpful. Do not sign here unless you want added unnecessary stress in addition to higher fees all around. read more

The management doesn't address any resident's concerns regarding the ongoing construction. They only apologize and say that "they are backed up due to the weather conditions" when it rained for a day. Social 28 is way too expensive for the quality of the apartment and for dealing with construction outside my window the whole entire year when they claimed they would be done in August, then December. All the negative things people are writing are VERY true. The staff is less than helpful. Construction is shoddy at best. They are now tearing out the balconies that were recently constructed. You can't study here with all the construction. Parking is unavailable and your guests will get towed. The lease agreements are also unethical. They charge you for a full year and then won't let you move in until two weeks into the month and won't prorate the rent saying they need time to clean the place. They promised that subleasing for the summer wouldn't be a problem and then they tell you "sorry you can fill out paperwork" but we won't really help you or let you out of your lease. Very expensive for what it is. Definitely would not recommend it to anyone. There are much better choices - even the dorms are better!!!!! read more

Parents DON'T let your college students get tricked into this 'luxurious lifestyle' apartment complex. IT IS NOT FINISHED BEING BUILT. Pushy, deceiving, sales people who pretend you are getting a discount off the normal price which tempted my daughter to sign up this summer 'before they fill up' and 'pre-construction'. Turns out not a discount- it's their published rate. $699/month. NO PARKING available- sold out. So it's move in day and construction is not complete. Keys not working , very little staff if any available to assist. Dangerous move in conditions with elevators filled with water and construction materials laying around. If you do get anyone on the phone they make up lame excuses. OR you get a 'manager' who calls himself Big Daddy and points his finger in a young woman's face saying 'you can be mad here or be mad somewhere else'. Re-read this manager's name ....BIG DADDY ( BIG BLACK MAN). Our kids had no apartment on move in day with a working key so they had to keep all their clothing furniture and items in their cars or move in and risk being robbed until they get a finished, working apartment. In addition, what they were shown before lease signing were much larger units. Once I got some 'managers' on the phone, they preferred to talk about how stressful and rudely THEY have been talked to and then I asked to speak to BIG DADDY. After waiting on the line 5 minutes, I asked him if that indeed is his name ( he says his wife call him that) , he then hung up on me when I was asking how he would handle the non working apartment that night. I did tell him that was an inappropriate title to call himself with 19-ish age young woman. Seriously. UPDATE: Aug 22, one week and a day after move in date, the apartment is ready. I asked for a rent reduction as they gave many of those to others. They replied that reductions were only given to those with appliance issues? Really? We paid $699 (per rommate/per room -3 bedroom) for 1 week in August? Plus the residents have to live with banging, loud work for months. Construction still going on, balconies unfinished, unpainted walls, damages to walls, holes in walls, workers will be doing work here for months. My daughter walked into her room yesterday afternoon to see a bunch of guys on her balcony outside her bedroom. No warning. Where is the safety, security? If I could give this 0 stars , I would. My daughter has been there almost a year now. The only plus is the location. Everything else has been absolutely the worst! For a new complex, they are constantly under construction. My daughter's first apartment flooded during a storm and had to be relocated to another apartment after the second flooding. Maintenance does a terrible job scheduling repairs or maintenance items. For a new building, why do the doors need to be repainted already? Or the carpets be replaced so soon? Why couldn't these items be done while the apartments are empty for 2 weeks before the Fall semester? The pool area (which was open when we toured the complex) was closed for 4 months after the students moved in. The elevators work sometimes and the AC in the hallways wasn't working during move in day or the first month my daughter was there. It's been a complete disaster from day one. There is currently no pool, no gyms, no mailboxes, and the entire office staff refuses to give you a time frame as to when it will be finished. The rooms have leaking fridges, cold showers, shower doors that don't close properly, broken windows, fire hazards, holes in the walls, paint splatter everywhere, and many other unsettling damages. DON'T MOVE HERE - FIND SOMEPLACE ELSE - you'll be happier. Management is all nice and friendly when you're deciding to move in but the place is a mess. And once you've signed your lease, you'll see that their tune changes and they aren't as friendly and helpful as they were while you were signing. Fire Alarms in the middle of the night, frequently non- working elevators, paper thin walls, outrageous utility fees and outrageous parking to name a few. They say it's because of on-going construction but the construction isn't for anything new - most of the time it's fixing their crappy work to begin with. They don't check compatibility of roommates at all. If you have a problem with a roommate they say it's your fault. PLEASE - go to their site and read the bad reviews - don't read the good ones because when you're signing in they ask you to write a good review - if you do your name is put into a raffle - to me that's unethical and fraud. So go to their site and read the one and two stars to get a feel for what they're really like. I wish I knew then what I know now because I would look for a more established apartment complex even if it was a little further away! If it weren't for my amazing roommates, living here this past year would have been a nightmare. The cell service only works when the wifi is operating, which it is not always, construction is persistent, and the management is horrible. For the amount of money this place costs you would think the service would be better. However, to give credit where credit is due, the apartments and amenities themselves are very nice. I did have to purchase extra furniture, even though it claims to be fully-furnished. The apartment comes with electricity, water, etc., but my roommates and I ran over the cap more than we did not. It is in very close proximity to campus also. However, all of these perks seem minimal in comparison to the amount of noise and annoyance caused by the construction. I am unable to use my outside living space and live in my apartment without constant noise. I wake up every morning to the sound of men screaming and hammers banging. Happy to have had my walk-in closet, but even happier to leave. read more

I was so excited to live here because of its highly advertised location to campus. I work in Heavener so I thought it would be just perfect. My roommate and I signed a lease to live in the penthouse - one of the more expensive rooms - expecting better amenities and perhaps better service. I can say that I am honestly shocked at how much this place thinks they have the right to charge based on the service and upkeep of this apartment complex alone. I pay $750 a month and maintenance runs in and out of my apartment without notification like it is their own home. My roommate and I SPECIFICALLY put a note on the door, with reference to which section of the lease, saying that they need to provide notification upon entering (unless it is an emergency). The only sort of emergency I can think of is MOLD. I can provide images of the ceiling around the sliding glass door leaking and allowing mold to grow in my "luxurious, modern apartment". A week ago I put in a notification to the leasing office about the growing of mold and they have still not responded to me. It's honestly sickening. Do yourself a favor: do not sign a lease here. One of my few regrets during college was signing a lease here. One star is a little generous if you ask me. read more
