It's got worse and worse. I used to love living here but now I can't wait to get out. 1. Hot tub has caution tape around it like there was a murder in there. It's been broken for so long now I don't remember it working. 2. We used to have security come every night at 10pm to make sure everyone was out of the pool area. It's currently past 11pm and young kids are in there loud and with music. I live infront of the pool with a 4 year old and the noise keeps her up. 3. We get an email a few times a month every month with "emergency water shut offs". See all emails attached. 4. The pool bbqs are all out of order. 5. Every time I try and go to the office they have an away sign or we get emails they aren't going to be there due to meetings. 6. All the washers and dryers are broken all the time. Sometimes 3 out of the 4 are broken. 7. The steps to my place were broken (whole chunk fell off leaving sharp pieces) and I asked for it to be fixed and nothing was done. My daughter hurt her foot going down the steps. It took me leaving a review from their email survey for anything to be done. I feel like the place is now run terribly.It is such a shame as I used to love it here. On a good note - I do love the lady who has always worked here who cleans the property. She is incredible and deserves 5 stars. She works so hard and is wonderful. But the rest is a disaster and they charge me $3,000 in rent... And as of today the pool has been closed by the City. My daughter swam in it a week ago!!!! I am having to move out early as this place doesn't feel safe for me and my daughter anymore. read more

I would not recommend living at Sofi Poway based on my experience. This is a review of my overall experience living there for a year and I have moved out. From the beginning mgmt was disorganized. When I moved in and asked the leasing agent where my mailbox was located, she didn't know and basically told me to wander around and look for it. Another example is the lack of transparency around some of the fees. During my apt tour I specifically asked about parking fees and was told there weren't any unless you had 3 or more cars (I don't). However, when the Offer to Lease was sent it included a parking fee. I was also charged a monthly renters insurance fee the first couple of months which was never disclosed, and despite the fact I had my own policy from Day 1 & uploaded it to the resident portal as prompted when completing the application paperwork. Sofi Poway refused to refund the fees even though I had provided proof I had the required coverage. The Offer to Lease mentions uploading your policy to ePremium but no one in the mgmt office ever provided me with any info about how or where to do that. I guess they just expected new residents to figure it out on their own (kind of like my mailbox experience). I guess I was supposed to Google it and hope I picked the correct site to upload my personal info to? I had to repeatedly follow up for a couple of months to receive the advertised move-in special. It was eventually honored but only after a lot of chasing on my part. Policy enforcement was also lacking. Mgmt allowed one of my neighbors to use a propane grill on their patio and inside their apt which is against both lease policy and CA Fire Code. I reported the neighbor using the grill on their patio and mgmt did contact them about it. The grill was removed from the patio but relocated to inside their apt. This is pure conjecture, but I would not be surprised if mgmt told the resident to move the grill inside so that I would not see it and complain. I did inform mgmt of the grill being used inside the apt and nothing was done. This was alarming (and also ironic) to me given that there was a fire in another building within the complex on Memorial Day 2025 that damaged 4 apts. I wouldn't be surprised if the residents are still using the grill since I have moved out. The non-smoking policy is not enforced. I reported a neighboring resident multiple times for smoking on his patio, in common areas and in the parking lot. He continued to do so w/out consequence. So I stopped complaining to mgmt about it since I realized it was a waste of my time and energy. After moving out, Sofi Poway has failed to return my security deposit within the 21 day timeframe required by CA law. It has now been well over 21 days since I moved out. My email inquiry about it has gone unanswered as of this review writing. So yet another issue I will need to chase them about. The apts themselves are old and cheaply constructed. There is virtually no sound insulation. Shared walls are extremely thin. I could hear my neighbors as if they were inside my apt. The residents next door seemed to be running a small daycare which made working from home difficult due to frequent crying, screeching, and banging on the shared wall by the children in their care. The floor/ceiling between 1st & 2nd floor apts is also thin despite the 2nd floor apts having carpet. Be prepared to hear every step from the unit above if you live on the 1st floor. The units are very basic: cheap dishwasher, no microwave, no sink sprayer, no in-unit washer/dryer for 1 and 2 bedroom units and the wall AC unit only cools the immediate area in front of it. The brown kitchen cabinets and counters are outdated and ugly. Some units have white/cream colored cabinets that are nicer looking. Another downside is Sofi Poway is far from I-15. If you need quick or convenient freeway access then I would look elsewhere. Many residents do not clean up after their dog despite there being free bags available throughout the complex. Sofi Poway does have an enclosed dog run onsite but it seems to be a popular place for the people that don't clean up after their pets. read more

Rent is high. Community equipment (hot tub, BBQ grills, expensive community washers and dryers) are often in disrepair. When I went to the front desk about the hot tub being out of service for months I was told "we're not required to provide a working hot tub" or words to that effect. My vehicle which was properly registered with a parking permit sticker displayed was towed costing me hundreds. read more

I've just moved in a couple of weeks ago and I have to say that the application process and dealing with Margarita in the leasing office in particular was amazing. She was professional, friendly and super responsive to all of our questions. She made my boyfriend and I's experience from application to move in five star. **side note. We're having an issue with our mail key not working. I logged into the resident portal and sent an email letting them know and I got a response from Jennifer in the leasing office within a couple of minutes letting me know they'd have Larry from maintenance look into the issue for us. I recently moved away from Sofi Poway. My family and I lived there for 8+ years, through several changes of management and believe that corporate is on to something great. They started, it seemed with a staff that had to deal with huge amounts of stress over myriad flooding conditions, including our apartment. Unfortunately, it kept flooding with each successive major storm, culminating in mold issues. They DID NOT handle this well. Fortunately for Sofi, managment changed hands, and the community improved immensely. Maintenance requests evolved, grounds improved, and foremost, present management is effective and quite impressive -- especially the assistant manager. When you walk through the grounds, the setting is garden-like. Like aquatics? There's a pool and leisure area to die for, with lots of cabanas, BBQ's stations, and tables for socializing. There's only one dog park, but hey, there's a dog park! -- where you can pick-up a new fur-friend if you like. Poway is really a jewel. It's a beautiful city when you can find your way around using the back roads. I loved visiting the cemetary to sit in peace and listen to the horses neigh, and the flutter of hummingbirds. I tried exploring every once in a while to find the highest lookout place to find the whole of Poway and when I did, it was breathtaking. I hope you find yours. read more

This place is absolutely terrible. The rent prices are outrageous and the property is disgusting. The entire pet area reeks of old urine, and the earth below the turf is collapsing, causing multiple trip hazards and sunken areas. Someome broke a light and there was broken glass everywhere - which I ended up cleaning because it was left there for a week after I reported it multiple times. The trash can is broken, the door is locked and only accessible if you reach through and open it from the inside. Many people do not clean up after their animals, and the run is never cleaned. It used to be cleaned and sanitized daily, before the THIRD "new management" in my 4 years here. The "patio rules" are constantly changing and have reached new levels of absurdity. Management turns a blind eye to some residents only to harshly reprimand others. The inconsistencies are extremely frustrating. The "in-unit laundry" is a sham, as the dryers do not have an air vent. It takes 3-5 dryer runs to dry one load, and if you report an issue with the laundry machines the office advises you to use the paid machines in the laundromat, which are often in various states of disrepair. Management does nothing to repair the various issues on the property but they sure are quick to serve notices of "lease violations" that AREN'T EVEN VIOLATING THE LEASE from the old management. This was a wonderful place to live back in 2017/2018, but has gone downhill fast. Rent MUST be paid online, and they charge a mandatory service fee on top of the rent and utility charges. Don't get me started on the utilities, they are unfairly gouged and averaged for the whole complex - you can conserve and be frugal and still pay for everyone's wasteful usage. Lived here for 3 years only to see the management get worse and worse. All they see is $$$ and could care less about their tenants. The previous management (Summerlyn) was much better. Upon move out they took my ENTIRE deposit and charged me extra! Charged me for new paint, carpet cleaning (the carpet was 4+ years old). I personally cleaned the heck out of the place before move out. They sent me some confusing accounting forms that were hard to understand. No letter explaining anything. Next I have some debt collectors calling me 10+ times a day without one call from Sofi. Horrible. So glad to be out of there. All my friends that live there are looking to move. Great location. Decent apartment. Expensive. Poor management. read more

This is a review for the apartment itself not the staff! Just moved in yesterday and so far... It's pretty far in from the freeway but we did choose this place because it's dog friendly, the dog parks a plus! Haven't been there yet but will be bringing my fur baby soon There's not a lot of counter space in the kitchen for people who love to cook like I do but I absolutely appreciate the cabinet space! OKAY! So it's either the walls/floors are very thin or I live under BIG FOOT! I hear every step/move that is made by the upstairs tenant AND when I was going to bed last night, I could hear this person SNORING! I mean I can get pass the snoring because I can sleep easily but the "stomping the yard" part... I have to deal with the next year so be aware of that if that's something that bugs you guys! This is definitely the first apartment I've had to deal with any noise like this from upstairs. There are a couple big things that need to be fixed in our apartment but I'm making a check list right now so hopefully these things get resolved soon... other than that I'm going to continue to stay positive! A complete waste of time! I feel sorry for the new people I've seen moving in! The management here lies and doesn't care a thing about the residents living here. The only thing they see is $$$$ just like the corporate ass hats that own it. The latest is their policy that you must pay online. They do not accept personal checks at all. Which means because they are REQUIRING you to pay online, you are also REQUIRED to pay a service fee..on top of their price gouged utilities! We've been here for two years and haven't had a single good experience since day 1. We've been wanting to move out, but because they raise their prices EVERY YEAR it makes it impossible to move. They play favorites and target certain tenants and only enforce the rules to those they want to - for example the stuff that you can have on your patio. We got in trouble for a blanket that was drying on my patio for one day, but yet other people keep trash and very overcrowded patios (which is against policy), but yet management turns a blind eye. Based on the other reviews I'm terrified to move out due to what they will try and fabricate to over charge us upon move out, but at the same time I'll expect it. I could go on and on and on about this place, but I don't think anyone has time for that.... read more

WOW, high five to everyone who agrees that the management is a nightmare! Sofi Poway seems nice but the management will make your life miserable. For example, I almost lost my Subaru to an impound while I was traveling because Sofi managers failed to notify me that they towed my car from legal parking spot for an impromptu resurfacing. I wasn't the only person in this situation, and I later found out that one of the Sofi staff had a friend at the towing company. Coincidence? I think not. At least I made it out of Sofi Poway with my Subaru. Even if you don't encounter problems of this magnitude, you can still enjoy the little things - like the smell of cigarettes, gently wafting into your second floor living room on a warm summer, evening. Or waking up to the crisp, cool Southern California air blowing cigarette smoke into your bedroom. My friends and I were excited about the smoke-free policy. But, forget it. Nothing is enforced. Believe me, I would love to keep going, but I think you get the picture by now. I'll save the stories about the missing keys and botched move-out for another time. At least I can commiserate on Yelp with my fellow residents who dealt with similar mismanagement. Last but not least, I'd like to give a shout out to Misti for being the all time worst at managing. I have to get a doctors note because of my allergies so you can change my carpet when I was supposed to have new vinyl flooring in the first place. Like wtf is wrong you people? Jenifer Phillips was the absolute best employee at Sofi Poway and she is very friendly, helpful and happy all the time.

We had lived at Sofi for 10+ years and have nothing but great things to say. We loved the fact that the apartment complex is a little older because all the rooms were large, not like the newer apartments we have seen. The pool/spa area is absolutely beautiful. Carolina and Eric are fantastic to work with in the office and always pleasant and helpful; any issues we had were addressed immediately. The only maintenance person we had help us over the 10 years was Larry and we just can't say enough positive things about him. Although we only had one thing that needed to be taken care of (our request) in the 10 years we were there, Larry took care of it quickly and efficiently. The complex is very close to Walmart, Stater Bros, Vons, and Sprouts which was nice because we could walk every where. As for noise, we lived directly above the pool/spa. I work at night and recently when they upgraded the pool area and had a lot of workers there I slept through the day with a fan on and had no issues whatsoever. We loved this apartment complex and only moved due to work. The rest of my review is about "noise" I have seen complaints on Yelp about (this is more about neighbors getting along with neighbors more then anything about Sofi) I have read some reviews on here that complain about the noise they can hear from their neighbors (it's apartment living!) and all I can say is before you complain about your neighbors noise, listen to your own "noise".....if you're someone who likes to play the piano for hours a day, likes to sing or play the guitar at 2 a.m., has a husband who snores really loud, you probably shouldn't be complaining about a neighbor who once in a great while may play their tv a little louder during the day then you think they should. Again, run a fan if someone else's "noise" bothers you. Regardless if you live in an apartment or home in San Diego, you are going to hear your neighbors since we live so close to each other. read more

Do not come here people! Management will lie to your face and basically steal your deposit. Heres the deal. I moved in last year before it became Sofi (previously Summerlyn), and our 10- month lease ended this past May. Our deposit was $1400. After reading the move out section from the lease agreement, i needed clarification on cleaning so i came in and spoke with the manager (misti or mitsi). After our discussion, she says, "If you do not feel like cleaning the entire apt, we can do it and charge a fee of $95. And that includes everything, even the tough spots above the fridge." So i opted to go with that route. When I received the move-out notice, i was charged $150.00 for apt cleaning, and "3 hours of trash out of personal belongings left behind-completed in house by staff @ $25 per hr." We left bags of recyclable bottles! Another issue. We had a pet so we agreed to pay the pet deposit ($400) and pent rent ea month. ($50). The last 2 months , our dog could no longer stay at our apt due to diagnosed separation anxiety, therefore, he was living with my gf's family while we worked/went to school so that he would have companionship. Anyway, I called and spoke to Mitch, (who acts like he's your buddy and willing to do whatever to help you), and said we dont have our dog anymore, can we not be charged for pent rent the last month? He says, "Yeah, ok, that should be fine." Nevertheless, he forgets and we were charged that cost as well. In addition to those charges, we were billed $686 for carpet replacement, $200 for re-painting the walls, among other charges that came out of left field. Instead of getting back our deposit or a portion of, we now owe them $169. It's absurd. They don't return phone calls here so customer service is thrown out the door. They raised the rent by $200 so a 2 bed 1 bath is around $1800 on a 9 mo lease, otherwise, you're paying $2195 on month to month. If you want a nice apartment to call home and raise a family, look elsewhere. These people are just a bunch of crooks. read more

Updating my review on Sofi Poway makes me happy because for a little while I definitely did not like this place and it's little imperfections, but after the new management has taken over it looks like things are going great so far. I'm only rating 4 stars because there are a few things I still don't like about the layout of the apartment, but other than that I'm very pleased living here and commend the management team for being so helpful, kind, and understanding. This has to be the nicest and most responsive management team I have encountered! Now on to the nitty gritty. These are things I don't like about the apartment itself so I'm hoping that in the future management can do a few changes here and there. The water heater is located in the walk-in closet. It takes up a chunk of space. The fan in the bathroom stays on and there's no other switch to turn that off, so that bothers me when I only want to turn the light on without hearing the whirring noise of the fan the whole time I'm in the bathroom. There is not a lot of storage space. I wish the front yard/patio section for us first floor residents were enclosed so we could have a bit more privacy. The stove fan does not do itself justice. Every time I cook I turn on the stove fan and the fire alarm goes off every time; even when I'm using the oven. Overall very dim lighting as well as light that goes through in the apartment itself. Use well lit lamps or else you'll feel like it's dark when you're inside all the time! No option to pay via credit card on the web portal; no option either to split up payments between yourself and your roommate(s) on the web portal either when it comes to splitting rent, you have to submit separate checks for that. read more

Me my wife and 2 daughter's have lived here for over 5 years. I absolutely love this complex and its management. From Eric and Carolina in the office to Larry and Sean in maintenance they are all amazing. They renovated the pool area a couple years back with a new fire pit addition to the pool and jacuzzi along with gas grills. When you need something done it gets done. They are always so helpful and quick to help. I have never had any issues in 5 years of living here. Its such a great area with awesome shopping and great schools. We couldn't be happier to be here. Larry, Sofi Poway's Apartment Maintenance Manager is fantastic and Sofi Poway is lucky to have him. He was able to get to the bottom of an electrical issue I was having and had since I moved in seven years ago. I had maintenance here many times for this prior to the current owners of Sofi Poway but no one figured out what was wrong until yesterday when Larry not only figured it out but he made the necessary fix so now everything works as it should. Would give it 0 stars if I could. If you move here DO NOT move into the ground floor apartments. Ants and other bugs are all over the place year round. We've even come home from work to find out that a whole colony decided to make our bed their home. Ant eggs and ants everywhere, had to throw away a couple pillows because of how bad it was. Roaches every now and then too. Also, the activities of the upstairs neighbors are so easily heard. From footsteps to having sex, you'll hear it all. Other residents in the complex have kids and they run around without supervision through the complex. We've had kids playing right below our bedroom window yelling, kids throwing sticks/rocks at our window at midnight, they play in between the cars so be careful of possibility getting your car scratched. The kids also run around and ride their scooters/bikes in the parking lot without any thought of cars, not gonna lie I've almost hit one because they came running out from between the cars when it was dark outside. The apartments don't have door bells but the kids have also done "knock knock run" at 9pm.... the sound of kids playing doesn't bother me, but I also grew up during a time when the sun goes down you go inside, don't play around cars, and to respect your neighbors privacy/space. I know the kids part isn't the complexes fault but anyone moving in should know the "neighborhood". Back to the complex, my opinion is that it is overpriced for what it's worth. And if you are the type of person who wants a nice quiet relaxing time when you get home from work, or even on a day off, this place is not for you. *my car goes two places; work and then back to the complex. I've had to take my car to the dealership twice because rodents chewed through my wires disabling my power steering. I can't prove that the rodents are at the complex, but none of my coworkers have the same issue, so just be aware* The only time I've ever seen an exterminator is the first time we made a complaint after seeing the first roach shortly after moving in. read more

I moved in here a bit over a year ago and fell completely in love with this place. I was shown a slightly different model because mine wasn't available yet but was informed they units weren't exactly alike. I wish I had more floor VS carpet but pleased either way. My maintenance issues are resolved promptly by very friendly and attentive maintenance guys. Pool area is cleaned regularly and laundry room as well. There are a few smoking issues but i think that's just other tenant who don't give a $&@/ and management can only do so much if they don't catch them. Overall best deal in the area i know friends who pay 3/4 of what I Pay for 1 bed when I have a 3 bed. San Diego county is not a cheap living area but I considered I got a bargain and love my community!! read more

This is the worst place we've ever lived. We have been here seven months and can't wait for the lease to end in five months and move out of here. We have a seven year old son who keeps his bicycle and skateboard in the patio and the leasing office is constantly calling and harassing us to clean the patio cleaning the patio and while at the same time their maintenance guy, Larry who lives here Has aPatio full of dirty junk. What hypocrites!There is smokers everywhere specially around the pool and a lot of times it's marijuana. We do not want our son exposed to this. The maintenance is terrible as we have had three or four issues they said they repaired and they're still broken and they do not fix them correctly including twice they said they would be here the next day and that was weeks ago they never came. If you have kids do not move here. If you are an adult move here if you want to be treated rudely and disrespectfully and not have anything fixed in your apartment. The barbecues have been broken for months and they can't afford to pay someone a couple hundred dollars to come and fix them it would take one day to get it done and so you can't even barbecue here like they promised.
