Goes to show how much they're after homeowners for every penny. Even my mortgage or my typically utility bill does tack on a $50 fine for one day?! Like sure maybe 10% the next day but how ridiculous. Have fun paying damn near $700 a a year for HOA dues and then $50 if you're a day late!

You better hope you don't need to place a work order to have something fixed, because only once has that worked out well for us. When we moved in, the agent who showed us the house took over 200 pics documenting everything, so we felt pretty good. We'd noticed the porch light didn't work, but we said it wasn't a priority and it was honestly months until we put in a work order for it. The glass part of the light fixture that goes over the bulb was cracked and broken, but with a google image search I was able to identify the fixture was a basic porch light from Home Depot, which is less than a mile from our home. We just didn't own a ladder at the time to replace it ourselves, so when the bulb went out we thought it'd be easier to put in a work order and have them replace the broken glass fixture and the bulb at the same time by a handy person who would also have a ladder. No, after a week someone came out and removed the broken light fixture, and replaced the bulb, but they never installed a new light fixture. On top of that, they followed up with an accusatory email to us asking us how WE broke it? It was always broken...we can't even reach the damn thing. Same kind of story with the stove. We noticed when baking the oven will flash an F2 code. We looked it up and it seems to be an issue with a temperature sensor. Given this is a gas stove, we're not sure how serious that could be. We put in a work order on 9/22/25 and still have yet to receive so much as an acknowledgment of the service request. They want us to sign a lease renewal and pay more money in rent. For what? The service from this company is abismal. They're not even pretending to care - they just want our money. For inspections, they just email it all to you with a deadline despite the fact that it's literally their job. So you get to go do your job all day and then come home and run around your house taking pics of every space and documenting everything for them so they continue to get paid for doing nothing. It's literally their job - not yours! This is the laziest property management I've ever known.

Edgar started with offering to meet at our house for a free consultation giving us feedback on what we should fix with the current home we were selling and what we shouldnt bother fixing. He went over the estimated selling price our home could go for, he went over information on lenders he recommended would go above and beyond our previous experience with becu (which they certainly did), and what the process will be like if we had to sell contingent (which we ended up doing). He never failed to call us or meet us last minute in Graham area. He worked tirelessly to not only sell our current home but find us our new home all while dealing with one us working graveyard shift. With Edgars knowledge we ended up putting our house for sale sooner then expected. This was at his recommendation since there was no houses similar to ours on the market. This ended up being great advise as we never even made it to our open house since we recieved an offer on our house the second day it was live. And the offer was over listing price with 30 day rent back agreement! Edgar was also able to get the inspection done within the same week! His hard work and dedication resulted in us selling our home over listing price, closing on the home we were buying several days before closing on our home we were selling. We got a credit from the seller with all appliances all while being contingent. Edgar and his team were amazing! From his photographer to the lenders he recommended Edgar made us feel like we were treated with the best service by everyone he worked with. Edgar honestly probably worked way harder then the commission earned by us so know he is turkey working for you. Today almost a month later Edgar called us to see how we we're doing which reminded me I need to write a review of his service hopefully this helps the next client decide to chose Edgar as their agent.
