When we toured the unit, she was very knowledgeable about the property and its history, and answered all my questions regarding the rental terms and application process. Katie was extremely kind, personable, and professional, and gave me the strong sense that she and the company she represents are trustworthy and sincere. The townhome was great, but unfortunately, another applicant applied for the unit the night before we met, so the timing didn't work out. After we toured the property, Katie was kind enough to show me another home nearby, and went above and beyond, by searching for other properties in the area managed by Maple Leaf. I decided to not move at this time, but am grateful for all of Katie's help and hope to work with her and Maple Leaf Property Management in the future.

When I moved in I told them there was a hole in the outside wall, near the kitchen window. For the next 1.5 years I told them and they had their own inspectors take pictures of it. Despite this, they only made a move to fix it once I reported them to the city. The whole time I lived there I was told that all of my things molding was my fault (including 2 beds!). I was told to leave my cupboard doors and drawers open to prevent mildew in the kitchen. The dehumidifier I requested would fill up at the end of each day. When they finally opened the wall to fix the hole, there was black/wet insulation and they had to replace half of the kitchen's 2x4's, and the workers found another hole with earth worms living in the kitchen under the dishwasher. Despite having 5 different workers out to deal with the hole and earth worms, this was never fixed by the time I moved out. And then, 2 weeks before I moved out there was water dripping out of the bathroom ceiling fan. They opened it up to find a leak that had to be going on for at least a year because the insulation was again black and the wood was moldy. They did not fix this before I moved out. I just had to live with a hole in the ceiling above the shower... Then they illegally withheld $750 from my deposit. They didn't follow the law by detailing the reasons for withholding this amount. They simply printed out a screenshot of text messages with their handyman giving an estimate on two projects. Thankfully I was able to recover the deposit since they do not know the law or how to do their jobs. There is so much more, but this should suffice as a warning. Lastly, their own employees bad mouth each other. Highly unprofessional and shows the do not even follow basic respect standards. Disgusting, gaslighting, lying, and incompetent company. Steer clear!

I was highly pro-active applying immediately withing the hour of the property posting on Aug 1; I was the first tenant to apply, first to send my proof of income, first to send the required tenant employment verification and rental history forms. As an out-of-state mover, they agreed to video call me for the viewing; the viewing was scheduled for 2p the next day and I was called at 2:09p. Viewing went great, immediately after the call concluded I followed up with the property office to pay the application fee which they only take in-person or via phone. I left two voicemails during their business hours and did not receive a call back. Upon inquiring why I was not offered the rental first, Lisa replied 'they first tenants to view the space paid the application fee first.' Lisa then added 'Applications are not considered complete until, application has been submitted, you have seen the property and paid the fee.' So because I was called 9 minutes after the chosen initial tenants viewing, and no one returned my call, I was not selected for the property. I was more than communicative and proactive with the brokers and during numerous conversations Lisa failed to provide their 'selection contingencies' until I inquired for further details. I have found this experience highly subjective and discriminatory. Proceed with caution; they not do not exhibit moral or honorable business ethics

You better hope you don't need to place a work order to have something fixed, because only once has that worked out well for us. When we moved in, the agent who showed us the house took over 200 pics documenting everything, so we felt pretty good. We'd noticed the porch light didn't work, but we said it wasn't a priority and it was honestly months until we put in a work order for it. The glass part of the light fixture that goes over the bulb was cracked and broken, but with a google image search I was able to identify the fixture was a basic porch light from Home Depot, which is less than a mile from our home. We just didn't own a ladder at the time to replace it ourselves, so when the bulb went out we thought it'd be easier to put in a work order and have them replace the broken glass fixture and the bulb at the same time by a handy person who would also have a ladder. No, after a week someone came out and removed the broken light fixture, and replaced the bulb, but they never installed a new light fixture. On top of that, they followed up with an accusatory email to us asking us how WE broke it? It was always broken...we can't even reach the damn thing. Same kind of story with the stove. We noticed when baking the oven will flash an F2 code. We looked it up and it seems to be an issue with a temperature sensor. Given this is a gas stove, we're not sure how serious that could be. We put in a work order on 9/22/25 and still have yet to receive so much as an acknowledgment of the service request. They want us to sign a lease renewal and pay more money in rent. For what? The service from this company is abismal. They're not even pretending to care - they just want our money. For inspections, they just email it all to you with a deadline despite the fact that it's literally their job. So you get to go do your job all day and then come home and run around your house taking pics of every space and documenting everything for them so they continue to get paid for doing nothing. It's literally their job - not yours! This is the laziest property management I've ever known.

We have nothing but good things to say about their service. They were very diligent about maintenance requests, very friendly people, kept our rent steady without fluctuating and returned our entire security deposit. Extremely impressed with communication, payment options and move in/out procedures. Highly recommended.

For openers, Dawnette is a shockingly poor communicator. The text chains I could show you are really embarrassing. She responds as if she's only half paying attention and is very unclear in her responses. We aren't sure if the problem is cognitive or that she doesn't care enough to engage with purpose. She also drops the ball. For example, she was given a three month heads up that the renters would not be extending, and I reminded her twice to get ready to list/show the house again. Nonetheless, the house sat empty for a month because she forgot to get it back on the market. Also, she brought every little renter complaint to me rather than just solving the problems like a property manager should. I'd be on a cruise ship texting plumbers while she waited for further instruction. One time she almost rented our home to a guy who was using his father's SS#. It was obvious something was awry with the renters information and I had to point out the obvious to prevent her from renting the house under fraudulent pretenses. Perhaps our biggest complaint of all is she didn't show us an ounce of respect. We felt like we were at the bottom of her list of people who deserve consideration. We paid her way to much money to feel like she didn't care about us or our experience. The first two years we employed her she found us a renter and we managed the property ourselves. That was mostly ok, other than when she forgot to relist the house. The last year we used her to manage the property and it was downright dreadful. We wouldn't recommend Dawnette to our worst enemy. She is bad at what she does. Our property manager in Texas is leagues better in every regard so we know how the job can and should be done. We hope this helps. Avoid at all costs.
