Update: Shortly after this review, Solstice management reached out to us and confirmed that we were no longer responsible for the additional rent they asked of us before. Several days later they reached back out to us, stating that we were past due on our balance and were at risk of late fees. I reviewed our RentCafe and saw that the balance they were referring to was because they reversed the charges for actual rent but did not reverse the charges for parking and pet fees. I emailed them back immediately noting this discrepancy, to which we got no response. A few days later I then see a late fee was added to our account to which I then email Solstice again, asking why they haven't reversed the fees that they previously stated we did not owe, and why there was now a late fee added. Again, we never received any response on these charges. Finally, about a week later we received our final move out statement and see that the late fee and additional charges were finally reversed. At the end of the day, I'm appreciative that this issue was ultimately resolved and the false charges were removed, but the complete lack of communication when we called these issues out early on is unacceptable. read more

Not surprised by the treatment by corporate-owned apartment complexes. Be aware that as far as I know, Essex attempts to raise the rent 9.99% every year (10% is the maximum allowed by law) no matter the market trend, and refuses to negotiate rent, even when nicer & cheaper units exist in the same building. Also the leasing office is always closed and management takes forever to respond by email. Besides the rent increase, the elevator in our building was down for around 3 months, and the crows downtown start screaming like clockwork every day in the early morning. The maintenance people are actually very professional and nice, but the leasing office sucks. UPDATE: I just got off the phone with James. Though he was very cordial, he was unable to help with any of my grievances. Until Essex changes their predatory practices and starts actually wanting tenants to stay, I would strongly recommend against living here. read more

Update: Still terrible. Cannot wait to move out. Don't be fooled by the low rent prices on their website, their trick is to lure you in with a cheap price the first year, then hike up the rent $500-$1000 dollars every year after that. It happened to us and many other tenants. Also, their staff is begging tenants to leave 5-star reviews because their scores are so bad. Don't be fooled by the high reviews, they're all fake. ____ After living here for 3 years, I'm downgrading Solstice to 1 star due to unresolved safety issues. I'd like to warn the public and anyone thinking of leasing here: Solstice keeps raising our rent on an annual basis but the quality and safety of this place keeps decreasing. This is not a safe place to live, theft (bikes and packages) is rampant, and strangers who don't live here come in and out of the "secured" garage frequently. Just a few weeks ago there was a gray Prius with smashed windows parked in our "secured" garage as if someone had taken a crowbar to it. There is also NO property manager on site and the security cameras in the building are FAKE (they don't work). The building is across the street from the train station and right next to restaurants + supermarkets where anyone can walk in so you'd think they'd invest more in the security of the building or at least enforce the rules they post-- they don't. Last month, they raised our rent by $300 and added a monthly parking fee despite unresolved issues with stolen packages and illegally parked cars in our garage. What exactly are you raising our rent for? What value do we get for our money? I do not recommend solstice as a place to live. It's overpriced, unsafe, and poorly managed. The management is responsive with emails but they're all talk and they don't actually do anything for their tenants. I will update this review once my issues are resolved but I've filed 2 complaints already with no changes. read more

He was knowledgeable and professional and offered a reasonable rate for my renewal, so I agreed to renew the lease on the spot. James from customer service team also called me on Wednesday to hear me out. I'll start with the good: location is awesome. I will miss being able quickly stroll over to Whole Foods and Target. Maintenance team is decent, they are quick to respond and fix small things in the apartment. Now let's get on with it.. There is no property management on site. Have a complaint? Good luck. You will find your emails ignored. The main room gets broken into daily, they won't do anything about it. If your neighbor is running their dishwasher or washer dryer at night, you'll hear it. Lastly, if you value peace and quiet in the morning, beware of living in downtown Sunnyvale in general. There is a huge population of crows that caw loudly every morning around 5 am, especially in the summertime. They will wake you up. read more

Recently had to look for temporary housing and Solstice Apartments was provided as a recommendation from the relocating company. Solstice Apartments is conveniently located near Target, a few restaurants, and the Sunnyvale depot for Caltrain. That being said it is so near the depot that you will be kept up until midnight/1am and woken at 6 am by the train. There is parking for residents including assigned spots in an indoor garage for some. They allow pets if you pay an additional fee. read more

This review is all about Javier, the maintenance supervisor. Javier is THE BEST!!! Over the years, we've had issues with our key (before the property was keyless), recessed lighting, A/C, and window locks. It sounds like a lot but things understandably break through time. The most important thing is that maintenance is there to help you and fixes things. What is so awesome about Javier is that he is responsive when he is at "the office" and even on his days off! Tell me another maintenance person that responds to your text even on his/her day off? No one. It's not expected but it's highly appreciated! DO NOT MOVE IN HERE! I lived in this complex for 2 1/2 years until I relocated to a different state. My career has been in residential and commercial real estate law, and most recently in multi-unit apartment complexes. Essex, the management firm that runs Solstice, was one of my previous firm's clients. During the pre move-out walk through with an agent I inquired about the carpets in the bedrooms. They had been stained when I moved in and showed wear. I was told the carpets would be replaced when I moved out as they replaced carpeting every 5 years. I followed up and they confirmed this via email. However, after I moved out they charged me for carpet cleaning on my move out statement. They refuse to acknowledge that they verified via email that carpet cleaning was unnecessary as they were replacing the carpets. I scheduled a call with management to talk about this issue and their representative no showed to the meeting. read more

The management company Essex is very difficult to deal with. They have ridiculous terms and conditions. We applied to Solstice apartments and we charged an application fee and a holding deposit of $300. Usually holding deposit are good for at least 72 hours if not for a week. We had to cancel our application and the leasing agent refused to refund the holding deposit after 24 hours. They don't have a cancel button on the application form, won't receive our call after we submit the application and now tell us it's been over 24 hours, so we can't refund. I have seen other reviews where people complain about being overcharged by this management company and I can relate after this experience. TLDR: Absolutely ridiculous terms and terrible service. read more

This is a review for a tour I did at Solstice a couple months back. The building itself seems new and is very nice. Lots of amenities and if yo want to live in an apartment building, this might be a good fit for you (+3). The prices are a bit high for the area IMO as we were looking at other places too (-1). As other reviews have suggested they seem to be short-staffed since when I showed up for my original appointment/tour no one was in the office (-1). I called the main Essex properties line to reschedule for later and that time there were staff present in the office. The tour was useful and definitely shows all niceties they have -- I really liked the common kitchen with all the TVs, it would be great for watching sports while using the grills outside (+1). The staff was also helpful since I was in a rush to find a new apartment and agreed to expedite the move-in process if I chose Solstice, which was really nice (+1). Overall this seems like a really nice place to live if you don't mind living in an apartment and paying a premium for luxury living. I'd recommend reading some of the other reviews since they helped to inform me that Solstice might not be the right for me. Also, be sure to tour other places nearby to get an idea about prices and use them to negotiate your rent price. read more

Living here for 3 years and love this apartment for following reasons: Great location: very convenient for grocery shopping as target and Whole Foods are only 200 yards from the apartment. In addition, Murphy Street (with lots of great restaurants) and AMC, iMax, and Sunnyvale Caltrain station are all within the 200-yard radius. Fair price: The price is competitive compared to the neighboring apartments (Loft House and the flat). The amenities and hardwares are luxurious enough. Great Staffs: leasing officers are professional and the maintenance team responded to requests very quickly. There might be some shortcomings such as noise, but it is mild enough. During my 3 years of experience at Solstice, I suffered from noise from Feb to Aug 2020 when Uber was refurnishing their Sunnyvale office (neighboring Solstice). Besides that time period, it is quiet enough. Fire alarm was annoying, but it only occurred 1-2 times a year. The noise from Caltrain is extremely mild even though Solstice is super close to the train station, because in between Solstice and the train station there are two buildings blocking all the noise. read more

For what this place charges in rent, I would expect way better quality. The elevators are frequently either reserved or not responding with either no or a late email notification. When you live on the sixth floor, it's a sizable pain in the ass to find that out at the elevator when a simple email ahead of time would have allowed for alternate arrangements. Just today I went down to the pool and hot tub and it was cordoned off with caution tape. Absolutely no email notification ahead of time to let residents know. It would have not been an issue if there was a notification but very annoying when it's a surprise. I expect better communication from the management and better service for my dollar read more

1) 1 star for noise, we often got complains by our neighbor who live above our unit and thought we were knocking the ceiling for no reason. But unfortunately we didn't do it, and most of the time we were not home at all. So where is the noise coming from to drive the resident crazy? 2) 1 star for the move-out charge. Deposit isn't enough for the move-out cost, no matter how carefully you live there and how much clean the unit are when you move out. Also they will replace carpet every five years which is good for most of the resident. However if you happened to live there in the fifth year, then congratulations, you will cover partial of the replacement fee which is much higher than cleaning fee. I don't think this makes any sense, since you are not the person who should take responsibility for this replacement. 3) 3-4 stars for prompt maintenance. read more

It pains me that I have to post an online review, but I'm trying to attempt, yet again, to contact anybody at Essex, a $21B market cap company. For the last 5 days, the only person left to manage Solstice (ironically named "2018 Essex Community of the Year") has been Ariel Rodriguez. Ariel is a poor guy who's been hired 4 months ago and abandoned here to do the job that was handled by 2 people last year. Of course, Ariel has no decision power whatsoever, and can only email his unresponsive superiours. The photos you see attached to this review are just a small sample of the ones that I took upon moving into a 2 bed 2 bath unit, in an allegedly premium apartment. Judge by yourself if this is what this "community" is selling to prospective tenants. Unfortunately, pictures can't convey the unbearable curry-flavored breeze emanating from our kitchen cabinets every time we open them. What was offered to us was a ~$150 discount for the move-out cleaning fee, on the basis that the apartment was already dirty when we moved in. That's about a 0.25% discount over the lease span, and it wouldn't be enough to pay a third party deep cleaner vendor: in fact, Solstice's own maintenance agreed that there was nothing anyone could do to remove the smell. @Management: please talk to us, schedule an appointment, anything. I'll be happy to remove this review if we come to an understanding. Otherwise, I'll regrettably have to waste more time posting more photos on this and other review sites, and pay for ads to get my newly acquired site, solstice-sunnyvale.com, in front of your upper management and prospective tenants. I did notice that, when a fellow resident was found going door to door soliciting support against your upcoming IoT update of our locks, your after-hours response time was exemplary. My fiancé and I moved to Sunnyvale from Atlanta last January and we has no idea what to expect. Rent is high everywhere, and a lot of places are run down (at least from our perspective). Solstice at Sunnyvale was the first place we visited and I remember looking at my fiancé and saying something like "I don't think we're going to find anything better than that" but we wanted to look around.Needless to say, we've been here almost a year now, and there's no way we're moving. The location is perfect: 2 block walk to CalTrain, 1 block walk to Murphy Street (with an amazing local Farmer's Market every Saturday, great restaurants, and an excellent little coffee spot called the Bean Scene), 1 block walk to Target, and across El Camino Real there is a Safeway, Trader Joe's, PetCo, Sprouts, Pretty Kitty (for the ladies), and an In N Out not far. Basically, the rent may be high, but it's high everywhere in this area, and this apartment complex not only has an amazing location, the staff is courteous, fun, and friendly (Justin and Cisco in particular but we heart Cameron, Craig and the rest of the staff too). Very, very animal friendly, nice pool/hottub/gym/lounge area. Typical apartment noise to be expected, but nothing too obnoxious. We love it here :o) read more

My husband & I have been part of the Essex community for a few years and have lived at Solstice for over a year now. We have absolutely loved living here - our apartment is inward facing so noise has never been an issue besides the occasional noise/footsteps from the apartment above. If you are very sensitive to noisy neighbors, I'd recommend living on the top floor but it's been totally fine for us. The location is great & so convenient - I love that I can just walk downstairs & get myself coffee/food/groceries/a pedicure... The management team is wonderful! We have worked with Nikolas Mata from day 1 & he has been such a pleasure to work with - he is so warm & friendly & has always been around to help us with anything we need. Javier & the rest of the maintenance team are also wonderful! We've had a few maintenance requests & we've never had to wait more than 24 hours to have it actioned. I had a little over a week to search for and pick an apartment before moving cross country to CA and happily decided on Solstice for multiple reasons. Here are just a few - the units are brand new and offered stainless appliances, granite counters, central ac, in unit laundry, a good selection of floor plans along with a well decked out workout room, controlled access garage parking, pool and spas, grills, and modern wifi resident lounge areas. Having been spoiled by living in very walkable towns prior to moving to the Bay Area, I also love Solstice for its convenient location near restaurants, stores, grocery stores and even Caltrain, making it quite walkable for both grabbing a bite to eat or household necessities. After living here for several months, the most important positive aspect of all is the management and staff. I have lived in multiple apartment complexes across the US, and by far, they are top notch! Everyone is extremely attentive, approachable, and genuinely cares about their residents. read more

I lived here for approximately nine months before having to move to the east coast. I really loved it, so while I see the 1 star reviews, I've got to think there was an honest mistake or miscommunication at some point. Who knows. Anyhow, my stay there was great. The staff is professional and friendly. The grounds are always clean and it's in a very convenient location. Close to freeways, downtown sunnyvale, the gym, and supermarkets. What more can you ask for? :) Anyhow at some point in my life, I'll likely move back to the bay and I'll definitely be looking at his place again. My girlfriend and I stayed at Solstice for 14 months and it was just a wonderful experience. Having recently moved to the city, I appreciate even more what Solstice had to offer. The farmer's market 1 block away on Saturdays is hands-down what we'll miss the most. Healthy organic food at affordable prices - wonderful! Proximity to Caltrain and yet just far enough to not hear it at all is also a major plus. We were on the top floor, and apartment sound proofing is outstanding. I couldn't hear a thing from any side. I would like to also thank Justin at management in particular. He has been there since the day we moved in and has always gone above and beyond to make our experience with Solstice a perfect one. read more
