I'm fully convinced we'd be riding out the COVID-19 pandemic in a small NYC apartment for the…read moreduration - if we hadn't met John and Katie in February. The ThirdBLVD team was an incredible asset to us throughout the buying process. We knew John was the right agent for us within 3 minutes of our first conversation, because he really *listened* - asking clarifying questions and confidently integrating what we'd already shared about our preferences into his recommendations. John and Katie helped us broaden our parameters for neighborhoods, and made viewing appointments with super-quick turnarounds when we were able to fly to Chicago on short notice. They took the time to drive us around our target neighborhoods block by block, pointing out restaurants we might want to check out, which areas might experience too much train noise, and which types of facades were known to deteriorate quickly. They showed us a variety of property types so we could get a feel for all the options on the market, and they had an obvious depth of knowledge about construction processes and materials, neighborhood strengths and weaknesses, and reasonable timelines for each step of the process. When we found the place we wanted, they set achievable expectations for negotiations and secured us an accepted offer below asking. Then they had a whole network of contacts that sprang into action, with multiple recommendations for mortgage brokers, real estate attorneys, and inspectors, which saved us many hours of research as out-of-towners. And they stuck by us throughout the closing and move-in process, which was especially complicated given the pandemic. If you like straight talk with an open mind, this is your team. If you like being surrounded by people who are comfortable enough in their expertise to really listen to what you value, this is your team. If you want to wake up every morning thinking - "How in the world am I so lucky that I get to live here?" - this is your team. We can't recommend John and Katie more highly. We've gone from not being able to leave our NYC apartment in 40 days to having coffee on the balcony in the Chicago sunshine in total safety. Literally priceless.

Filthy building with stains and roaches. 2. Bathrooms are old and dirty and frequently run out of tp, soap and warm water. Tenants go out and buy it themselves. 3. One elevator runs all day at best. A lot of your precious time is wasted waiting on one elevator that often gets stuck or takes you on whatever floor IT wants. 4. Just plain dirty and management does not care, as these issues have been brought up before. Posting pics from the hall on our floor and the women's bathroom. STAY away!!!

However things have changed for the worse when it was taken over by a company called Interfaith Housing. The building is over run with bed bugs and instead of fixing the problem when it was first reported in Spring of 2018 it's August and for all practical purposes they have rendered my mothers apartment uninhabitable trying to manage the problem. It is fortunate my mom has a place to go many seniors don't. Her apartment was ransacked by the exterminator leaving a 89 year old woman with no where to even sit down let alone live. The marketing was spot on the drone footage of the community as well as the footage that was taken inside of the home really brought everything into focus so that a buyer could truly see the value in what they were purchasing, not just a rehab home or a home that needed a bit of fixing up but welcoming them into a community that has a lot to offer. Lets face it. You can put a house on a lot but it's all about location. Toni Spena was extremely professional with navigating this from start to close. This listing garnered over 100 showings with many questions and she was able to keep up with the volume of interest and ensure everyone that reached out received a return call or email with the information they were looking for Toni shared this with us via frequent status calls and emails. Toni's follow up skills and deep understand of the market and community throughout the NW corridor and here in Algonquin made the difference. She was able to cast that large net and our home closed 30k over the list price!!!!!!! Her business is trademarked as Talk to Toni and that rang true throughout this entire process. Please be aware this is coming from someone who was former Realtor and is now working in different facet of the industry. Thank You Toni Spena

He was able to accommodate to my schedule as I was ramping up work and had little free time to browse around. He also provided great information on the home-buying process as I was unfamiliar with Illinois law and just made sure I was fully aware of the process and had my best interest for me throughout the process.
