Deleted my 100% honest Yelp review. The few 5* Yelp review(s) are bogus. Our entire experience over 4+ years as a tenant leads us to believe this company doesn't exist. Judging by the vast majority of other Yelp reviews, we are one of most every client who were scammed by a ghost company that only exists in the cyber universe. Nobody ever answers their phone. The assigned Maintenance Supervisor screens every call to his voice-mail. Ridiculous junk fees are stacked onto each month's rent. FL DPR should investigate. This company is fraudulent. read more

Initially when I signed with this company back in 2015, I received excellent service. However, in the last two or three years services decline significantly. I eventually canceled the contract after being overcharged for moving a Tenant out of the property. They charged $3,495.. My property is under 2,000 square feet, and the invoice totaling $3,495 suggests that more than 10 people were working per day at a rate of $150/day over a two-day span. Exclude the bin cost, that is equivalent to 160 man hours (80 man hours per day). That level of staffing seems implausible for a property of that size and for the scope of work described--primarily moving belongings to the curb and subsequently to the trash bin. After months of emails going back back-and-forth, they refused to adjust that invoice to a reasonable amount. read more

They managed one of my investment properties and it was a complete nightmare. You have 17 different departments that would have to answer for any of your needs. One for billing, one for repairs, one for leasing, one for customer service etc.... You speak to a new person every time and they are hourly employees based out of another country. Yes, their door fee is great. $109/mo but they bring a new meaning to the word cheap. This is the biggest JOKE of a company. I promise you with all of my heart and soul..... DO NOT WORK WITH THEM. This company is temu property management. They lock you into a contract because and once you're locked in... you're stuck with the incompetence. This is THE WORST management company I have ever had to deal with. They do not respond in a timely manner to maintenance requests, they send out horrible contractors who do not actually fix anything and leave a mess in your house. We had to call back over and over to get them to approve sending someone out. One time they sent out a literal blind man to fix a plumbing issue. I don't mean like he seemed blind, I mean he told us he was blind, had a walking stick, and then said he was not able to do the work because he is blind. I am still not sure he was an actual plumber, I think they just sent someone from the office because we had not been able to use one of our bathrooms for over a week so they just needed to pretend like they were on it. You cannot reach anyone to get anything resolved. For example, one month, their rent ledger was incorrect on my account. You have to pay based on the ledger and they had the wrong rental amount listed (they were overcharging by 700+ dollars). Their system will not allow you to pay a different amount and I was not going to pay more than $700 over the monthly rent amount (which is already inflated by all their fees). So I kept calling and emailing, texting and chatting with their website chat, over and over to try and get it corrected so I could pay my rent on time. They responded via email after 5 PM on the last day to pay before it would be past due and told me they didn't see an issue. When I attempted to call them back, they were gone for the day which meant that there were late fees added the next day. It took me another day and finally someone one decided to actually look at what i was saying and got it resolved so I could pay and then we started the next process to get them to remove the late fee which took another 2 weeks for them to resolve. These are just a couple of the many many issues we had. RUN if you see a property managed by this company. It is not worth it. read more

I feel like a dodged a bullet by not renting with this company. while they're practices may be legal, they definitely feel predatory. I viewed a home on 3/16 and applied with a link that was sent to me after viewing on 3/18. on 3/20 I received an email stating there was multiple applications on the property and asked if I wanted to submit an offer (I have never had to make a bid on a rental) I felt like I had no choice at that point because the multiple applications were never disclosed to me when I initially applied and I was already out the application fees. 3/21 I was told the owner went with another bid. they offered to transfer my application to another property, not wanting to lose the money I already spent I agreed and asked to view the property (I also noticed this rental property had been on the market on Zillow since 2/07) on 3/21 I tried to view the property and the lockbox was on low battery and wouldn't give the key to view. I called and they said they would send someone out to replace the battery so we could view, after 3 days still nothing but regardless we already transferred our application. on 3/24 at 4pm i received an email stating that the new property I transferred my application to already has approved applications and if I would still like to move forward. (house on the market since 2/7 and you have approved applicants but they haven't moved in?) again it was not disclosed to me until after my application was transferred. I wasn't going to go through the bidding war again. it seems they keep applications open even if tenants are approved until they can get the highest bid on the rental. now I'm out $163 dollars and have to keep looking. My time and money has been wasted. which is precious to me right now as I'm relocating from a different part of the state. I do not recommend applying here, it's not worth it. while what they are doing is legal technically, it's in very poor taste and not transparent. potential applicants should be warned about other approved applications and possible bid wars before applying. judging by the rest of these reviews they are a poor company all around and I'm happy I did not get to sign a lease. I know I will not get my application fees refunded as it's plastered all over the application but if my review can save anyone else a headache and money I hope it does. Stay away. read more

This company is more interested in charging high prices to the owners instead of providing actual property management. I've been using them for 3 months, and I would have lost less money if I would have left my unit empty. One example is when I asked them to do inspections on the Dryer, water heater, and HVAC, instead of doing a 4 Point Inspection for $150, they used 3 different vendors that ended up charging me $750. I can't wait for my contract to expire. I would NOT use this company. Hopefully, you don't make the same mistake I did and use this company. read more

Property owners beware! This company is a total scam, do not hire them to manage your property or you will be sorry and especially do not use their "vendors" to do work. This company ripped me off for over five thousand dollars doing the worst work I have ever seen and then claiming it was up to "industry standard". I am now going to sue them which will cost me more than they ripped me off for but will be worth it for the way they treated me was horrible from the lies, missed appointments to now having to hire someone else to redo the work after they did it twice because the house looks worse than when they started. Went to pay my utility bill, which you have to keep in their name, and they want a $57 convenience fee! fk them. Went to the downtown office to discuss and they left me in downstairs lobby for 30 minute. Since I'm parked on a meter, I just had to leave without seeing anyone. Completely unresponsive to maintenance requests. Have contacted multiple times and through several different methods about a literal termite infestation in my rental house. You can't get a live person when you call, but I've sent emails, used the chat function on the app and submitted and followed up on maintenance requests through the maintenance portal. Even called the "emergency number" for maintenance and the mailbox was full. I wonder if the owner of the house knows they're letting a wood destroying organism eat their house rather than respond to a request? I certainly wouldn't want these people managing my property. read more

I can't speak for the other reviews, but I have found the folks at Specialized Property to be quite friendly and responsive. They have been my management company for over three years now. They have always worked with me for the very few situations I have needed them. I am both an owner and tenant. I have been at Shallot Drive going on a month and on the 18th day when I was denied access into the gate to the property I just leased I was told there was no record of me living here. Many of these good reviews are office staff trying to boost their name in a positive light. I was never approved by the HOA and that is along with the influx of damages that needs repair in this property. ALL THEY WANT IS MONEY THEY WERE ANOTHER BUSINESS NAME AND HAVE SINCE CHANGED.. Avoid leasing from this company. Upon our move in, we noted on our inspection sheet that the carpets were filthy and stained. Lily said she noted and explained that because we were moving in only 2 WEEKS after previous tenant they didn't have a chance to clean them so we cleaned them ourselves. Two weeks seems ample time to clean and freshen up a rental knowing you have new tenants moving in.  The apartment was not clean and hadn't been painted in years.  The outside had algae and dirty as well.  We made notes of all and during our 15 month lease they never addressed any of our concerns only to always blame the owner for no repairs, clogged and underperforming drains, AC constantly running creating $400++ electric bills, broken sliding doors, and windows, etc.. This company nickels and dimes you during the lease from charging you monthly for air filters that are never delivered and does not provide pest control or lawn service.  Needless to say, we vacated after our lease was fulfilled and properly cleaned the entire property according to their vacating sheet.  I made sure to take pictures and send them with my intent to vacate because I expected them to try to steal my deposit which is exactly what they did.  They sent me back half of my $1450.00 deposit ($725).  I disputed the return.   Lily passed me off to John who was short in response and rude after I explained what Lily had "documented" for me upon our lease agreement.  He basically once again blamed the owner for the miscellaneous fees. I should not have trusted Lily I guess to document but some of the things were only evident after move in.  John did say the owner agreed to refund me an additional $300 cleaning fee but I had to practically beg for it.  In the end, they took $425.00 from me and the sad part was I felt lucky to have only had that much stolen.  Unless, you check every item in the rental upon move in (windows, doors, locks, lightbulbs, vents, blinds, drains, AC units, etc..) don't trust them.  Also expect to be your own Maitenance person or pay for any request you make.  You will be charged to death from this company. read more

Do yourself a favor and find another company to work with! The units are NOT MOVE IN READY and may affect your health! There are additional charges that will be added every month to your rent. this company has poor customer service and no passion whatsoever to take care of the tenant. Door bells are not replaced because they are not a safety concern. That is just one example the list goes on... You can do better than this place and your money should be spent elsewhere. This company has place me in a home, with false information, infested rats. mice, roaches home, windows and screens bad, whole in my front door. Not a safe home 3/1 and I am not even able to us room because I fear of mice after seeing one my 3 rd day of being here. No garbage had to order from county. Said it was remodel my cabinet are 3 different colors, and oven did not work for over 3 weeks with bad service. Have had a company come 3 times and and do no labor. This is the worst rental company ever. I so much money already in 30 days than rent, not worth it posted it for 850 then became 895 for rent fees. I am going to the News with the way we have been treated as animals me and my neighbor as well. Who has whole in her walls from rats due to poor treatment of infestation of homes.
