Do not recommend. Services ate antiquated and CAMs are overloaded with multiple properties, causing poor performance.

I moved into a Progress Residential property in 2018. The oven never held the correct temperature,…read morethe refrigerator had a rusted out ice maker. None of these things were repaired the entire time I lived there. I was never late paying my rent even through the pandemic, but jusr as we were coming out of the pandemic they raised the remt $120. I felt that the price was excessive. I only recommend moving into the recently renovated properties. That way the appliances are newer and in better condition. Currently most homes in Las Vegas are woefully over priced taking full advantage of the housing shortage.

My wife and I moved into a progress residential house from Illinois sight unseen back in September…read moreof 2023. When we arrived the house was absolutely filthy, the yard was unkept, and we had roaches and bugs everywhere. Since then we requested services for many things to be repaired including but not limited to the following. In the three years we have not been able to keep open windows due to improper fitted screens which we were told would not be repaired due to it not being deemed necessary, the front door has a gap at the bottom, never closing entirely so it let's lizards and all kinds of bugs in freely, and I personally had to repair the latch on the back door to ensure our safety. We are finally at a financially secure place in our life to upgrade to a better property and we are being stopped by all of the red tape. I am the only income for our household and have been since we moved in. My wife's credit report has the same address since 2011 and the information on the report is from before we were married. I am absolutely disgusted with the lack of assistance or interest in helping us move as I have never been late on a payment nor have I  ever defaulted on any utility bills. They let us move in with old information but will not let us transfer properties. They are slum lord at best and have terrible communication.

FRAUD ALERT!!!! This…read morecompany is a FRAUD and the entire process was a SCAM!!!! October 17, 2025 - toured 118 E Bay Avenue, Longwood, FL 32750; filled out applications (2 @ $80.00 each) through appfolio October 18-19, 2025 - numerous calls from Audrey Lombardi with Rental Homes, LLC asking us to provide proof of income, copy of current lease, verification of landlord reference letters, etc. - Text sent to Audrey Lombardi requesting a copy of lease to review October 20, 2025 - 12:35 p.m. Call from Audrey Lombardi stating application was approved - 3:33 p.m. Email from Audrey Lombardi with Reservation Agreement and Fee Disclosure. Instructions stated Reservation Deposit in the amount of $2,040.00 required to be paid by cashier's check today, October 20, 2025 or earlier if possible to remove the listing from the market until October 22, 2025 (date lease was to be signed). Listing was never taken off the market. October 21, 2025 - 12:55 p.m. Email from Rental Homes LLC (appfolio) instructing to set up tenant portal to view lease. Agreeing to terms of service was required to view the lease. Upon reading the terms of service, I called Audrey Lombardi and told her I did not agree to the terms of service. She asked where I found terms of service. I told her it stated you had to agree in order to join the tenant portal. Her only response was, that was their policy in order to view the lease. I told her everything they were doing was backward. Their form stated I had to set up utilities 2 days before signing the lease, but Longwood Utilities requires a signed lease before starting service and Rental Homes LLC required the lease be electronically signed and brought to the walk through along with a cashier's check for $2,045.00. There was NO opportunity to cancel if something was wrong with the property discovered during the final walk through. I did finally agree to the tenant portal to view the lease, which was horrifying. Some highlights are listed below: Rental was "as is" condition; Rental Homes LLC makes no repairs Tenant pays rent through the portal plus a % of the rent to use the portal $195 move out fee $195 for a letter of reference $ 75 per maintenance request (tenant responsible to pay repair costs) $ 75 per maintenance determined by Rental Homes LLC (tenant also responsible to pay those repair costs) October 22, 2025 10:06 a.m. Text from Audrey Lombardi stating walk through scheduled for 5:30 p.m. 3:57 p.m. Text to Audrey: "See you at 5:30". 5:30 p.m. No one from Realty Homes LLC was at the property. We have It on videotape. Emails, Screenshots, Reservation Agreement, and Lease available upon request. Cathy Marie Perry cmfwfp2017@gmail.com

I personally love to work with John but everyone I have come into communication with has been so helpful and is always a pleased to help me. I never have anything bad to say and when I need a minor repair the Latchel team makes me feel important and comes out to fix it expediously. I have been renting with them since 2021 and hope to continue having such a great relationship with this management company as I don't plan on owning a home of my own any time in the future.

I've had to do multiple work orders on a malfunctioning refrigerator where I have had to throw away food. Waiting for a response back. It's not fair that I have to make multiple trips to the office and still not resolved. Now curtains is pulled down where the property manager is. Feels cold unlike before. Hopefully they can turn things around by better response time. Maintenance is on point. Just disappointing to see they were in a better direction and now appear to be going backwards.

Unfortunately, my experience with this management company has been disappointing. The biggest issue…read morehas been a consistent lack of communication, follow-through, and accountability when concerns are raised. It often feels like issues are passed from one person to another without anyone actually taking ownership or providing a clear resolution. Responses can be slow, inconsistent, or lacking altogether, which makes even simple situations far more frustrating than they need to be. A management company's responsibility goes beyond collecting rent and overseeing the property. Residents should feel heard, supported, and confident that legitimate concerns will be handled professionally. Based on my experience, that level of care has been noticeably lacking. I would recommend anyone considering a property managed by this company read recent resident reviews carefully and ask questions about how issues and complaints are handled before signing a lease.
