I moved into a Progress Residential property in 2018. The oven never held the correct temperature, the refrigerator had a rusted out ice maker. None of these things were repaired the entire time I lived there. I was never late paying my rent even through the pandemic, but jusr as we were coming out of the pandemic they raised the remt $120. I felt that the price was excessive. I only recommend moving into the recently renovated properties. That way the appliances are newer and in better condition. He has sent them many times in this tree still has not been professionally trimmed. It is causing problems onto my property being on electrical wires and dealing with all the dead branches and mess. "Incompetent and Unprofessional - Steer Clear!" I recently had a home inspection with Progress Residential, and it was a complete disaster. The inspector they sent seemed totally unqualified and missed a bunch of major problems. Reading online reviews, I realized this is a pattern with them. It seems like they don't care about doing a good job or making sure their inspectors know what they're doing. If you're looking for a home, DO NOT use Progress Residential. They're unprofessional, incompetent, and clearly don't care about their customers. Find a company that actually values its clients and does thorough work. 6-month update: I have had to put countless work orders in for various issues since moving into my home. I have had HVAC issues, bug infestations, plumbing issues, dishwasher replaced, and electrical issues, i have put in more than 30+ work orders up until this point. Since moving in I have made it known there were issues with the HVAC system. Here I am now being moved around from my home to a hotel until they can fix the issues. Their schedulers also thought that someone without an HVAC unit would also only need 1 night in a hotel room. So after one night in a hotel, they expected me to have my HVAC fixed and the house cooled down enough to go back.....in one day...... all while expecting me to call Alvarez plumbing and AC that same day to figure out the status of my maintenance issues and have them fix it....in one day...... you honestly can't make up the level of incompetence within this company. The only reason they only put me in a hotel room for 1 single night is because this company does whatever it can to cut costs and corners. They save money by actively screwing you and making your life worse. I have rented from alot of landlords/ companies through traveling alot and i have to say progress is single-handedly the worst company that have ever rented from. In the two years that I was in one of their homes, I could not even count how many times I have gone through emergency issues in the house like for example the AC not working and it is 80° in the house and it would take them over a month to even do anything about it and the issue never fully got resolved as well as other issues that came up over time we were always on our own with maintenance. The way they do their Scheduling's is terrible as well. It would be four months later and a random tech would come for the AC when I was having an issue with that problem months ago and was begging them to come then. I just feel they are super unorganized as a company and dont care for the homes in their portfolio at all just cashflow and low costs. When it was time for me to leave, they took my security deposit and put it towards fixing the AC and all the other stuff. I begged them to fix while I was there. I'm super happy to not be taken advantage of by them anymore and i wouldnt wish anyone to be renting from them. The wild ducks have more privileges the people. The company charges an $45 fee to email you an violation notice from the HOA. I recently got an HOA complaint for sod to be replaced and for the garage cans being on the side of the house. But the want to cans kept in the garage. Instead of them putting up an barrier to kept the cans out of sight same as where the ac is not protected by barrier. BUT, if you want to get the jist of it without reading the full review, RUN----don't walk---away from this company. The first time was in May and it damaged sheetrock, bedroom furniture, the flooring. It took someone FOUR days to come out....TEN hours later than when they said they would arrive. The water was cut off for two days, and then they came and tore the floor and left it like that for a month. It was a SAFETY HAZARD. There was hole in the floor!!! The second time it flooded was the end of June. It flooded the bathroom, the master bedroom, the back patio, the hall, and the other hall area where the guest bathroom is. Again, so much was ruined. Same exact thing happened. The new floor that they put down was completely ruined because they did not put tile down and instead put down an unmatching wood floor. UGH. This flood was SO BAD that we had to leave the house and stay somewhere else with NO reimbursement. They sent the same "genius in flip flops" who was completely rude, never talked to anyone in the home, but did manage to spend his whole time on the phone talking to some chick about getting her hair done. Is this a new standard of professionalism? I mean, come on! The floor was again ruined and our washer and dryer rusted because of the standing water. Do these people care? Yup, you guessed it! It flooded about a week and a half ago. After relentlessly calling with no response (to ask them not to send the same idiot out), two days later another guy came out. It was his recommendation that all of the pipes have to be redone in the house. He said that this was the THIRD house that day he had seen with the same issues. HOWEVER, Progress denied the proposal, and said that they will come fix the same pipe again. But, get this folks, we are now living in a house with black mold and , yup, those friendly little pests of the South, TERMITES!!!!! YAY! As of a week and a half ago, there is STILL no water. Nothing has been fixed, no one will answer our calls or return a call to the RIGHT PERSON, even after customer service put in the notes WHO needed to be contacted. They say they will call back in four hours. I wouldn't recommend holding my breath. This is UNHEALTHY and UNSANITARY. This is called FRAUD. We will be addressing it through other channels if this so-called company doesn't decide to step up and take care of business as they SHOULD. SO, folks, what have we learned? -Progress doesn't give a crap about their tenants. -Even though they rent out premium properties, they basically are forcing their tenants to live in sub-par conditions. -They won't call you back. -SOME of their vendors (plumbers, etc.) are idiots....and unprofessional as well. -They don't care if you live in unsanitary conditions as long as you pay your rent on time. -This a reoccurring problem with MANY of their properties. -You should take my advice: RUN, FOREST, RUN! read more

It took over a month to fix my AC that ran 24 hours a day due to a bad air handler and ducts that were not even connected and they refuse to reimburse me for $300 power bill that was incurred within that time. I haven't been able to use my shower in over a month due to their lack of service. I pay $2400/month in rent and they refuse to resolve the issue. There is mold and so much water damage inside the wall, the drywall is basically dust and the studs are literally rotting out of the wall. Extremely Poor Communication and Unfair Practices We applied for a home through Progress Residential, and our experience was incredibly frustrating. There was an error on one of the applications, which we communicated about immediately. Despite our efforts, we received no response. When we called, we were assured everything was fine and that we should expect an email the following day. Two days passed with no email, so we called again, only to find out they had given the house to someone else. Their communication is abysmal, and they enforce rigid rules about completing everything within 48 hours--but seem to have no problem delaying responses and letting that time expire. It feels like they either don't care about their applicants or are so unskilled that it costs people their time and their application fees. Either way, it's an unacceptable experience, and I wouldn't recommend them to anyone. They definitely milk the clock they designed on their terms to collect and keep application fees. read more

However, when working with their renewal and move out team I was directed to a website of resources which contained a move out checklist. This list states: Is there a cleaning fee? "There is a minimum $450 cleaning fee that will be assessed only if you do not provide receipts for professional carpet cleaning ***OR*** if the home is not left in clean condition. We've created a highly detailed cleaning checklist to help make sure you leave the home in top condition and maximize your security deposit refund." My friends rent through Progress and have several horror stories. Most recently, their fridge died. After a few days and calling around the clock just to speak to anyone from Progress, someone came and said they needed a new fridge. A few days later, another person came and dropped off a fridge and left it in their front yard. It sat on the porch for days until finally, after more rounds of calling and discussing a complaint with the BBB, they sent a single person to install the new (and significantly lesser value) fridge and remove the old one. That old fridge was left on curb for the neighborhood to deal with. If you enjoy being given the runaround and having maintenance issues go unaddressed for a while, they're for you. I have left maybe 3 reviews my whole life so take this for what it is. This company does not care about anyone. We were tenants with progress for a few years. We're were great tenants, rent was always paid on time, never late. Were took great care of the home, even put about $5000 worth of work in the front yard to make it look better than when we came. Never broken anything, house was always clean and neat (thanks to my wife). In the terms of great tenants we have always tried to mark every box. When we moved out we were going to stay with progress but we just could not find a home closer to work that they owned. After about 2 weeks post move out l, we received our breakdown sheet for our security deposit. They charged us $250 for a cleaning that we had already payed start of lease, mind you the house was left in immaculate shape. We spent 8 hours doing a deep clean the day our lease ended. They charged us $250 for damages (wall paint, scratches etc.) and another $150 to trow away a rack we forgot about in the shower. They don't even give you the option to fix anything. I will never rent from this company again. If this is how they treat the good tenants I would hate to see how they treat people that are ok tenants. If you want your full security deposit back they I would suggest never renting from this company. read more

This move was a nightmare and if you search the reviews you will see similar grievances from other clients. The 5 star reviews must be paid because if I could give a ZERO stars I would. Let me highlight the numerous issues that I encountered throughout the process. Firstly, the communication was severely lacking. Despite multiple attempts to reach out to your office for clarification and assistance, it was challenging to get a prompt response. The lack of communication made it difficult for me to obtain the necessary information regarding lease terms, required documentation, and move-in procedures. We were told if we pay our deposit within 7 days before our move in date that we could pay online. Our account was locked due to our leasing agent not updating our application as approved. Even though we were told we were approved and an email stating we were. After multiple times trying to reach someone including the leasing agent who said she was having issues with her phone and because of that we had to go back to the year of 2005 and drive here and there to get a money order to pay the deposit! My roommate and I even drove to the Progress Residential office a day before our move date, April 19th 2023 during business hours. We arrived at 12:30pm only to read a sign on the front door saying they were at an employee party and the office would open at 4pm. My roommate drove back to the office at 4pm and low and behold the office was not open. She sat in her car in front of the office crying because of all the stress we've been through. She happened to look up and see a gentleman wearing a Progress Residential shirt walking towards the office door. She quickly ran to him to give him our deposit. He took the check and told her he would make sure the right person received it. Again not professional but happy he was there to do that. Furthermore, upon arriving at the property on the agreed-upon date and mentioning the cleaning issues we saw during our walk through, I was shocked to discover that the home was not prepared for occupancy. The floors were dirty, with remnants of the construction debris. We had to mop the entire place before moving in items.The downstairs and master bathroom toilet were dirty with urine. The promised repairs to the fridge were not met, which was completely unacceptable given that I had signed the lease agreement well in advance. At this point we hate the fridge, not only because of the filtered water is not working, but also not providing clean ice. Additionally the size is far too small for a 5 bedroom house! Moreover, the leasing agent, who was supposed to be guiding and assisting me throughout the process, demonstrated a complete lack of professionalism. The agent Veronica, was frequently unavailable, unresponsive to inquiries, and seemed disinterested in addressing my concerns. This unprofessional behavior only exacerbated the frustration and difficulties I faced during the moving-in process.Please see attached photos. Lawn service which has not been here even once since we moved in and now living here a few months we've paid $200 of lawn service. The sprinkler system doesn't work (which is fine) but it should work. The smart home is only $17 a month but a fee that we are being charged for no reason because it doesn't work. Moving is undeniably one of life's most stressful experiences, and it becomes even more overwhelming when the rental company you're dealing with is highly unprofessional. When the home I applied for was almost ready to be seen I told my agent I would fly down from Texas to Florida to go see the property in person but was advised by him that it was not necessary because he will do a video call with me to show me the property. When the day of the video tour was near then he said it wouldn't be a video tour because they couldn't do it but that would send pre recorded videos. DON'T be fooled like I was. Videos are very low quality which is done on purpose so you don't see the details they don't want you to see. They also failed to send videos of the areas of the home that were ruined. Once I arrived to the property and saw the poor condition of it I reached out to the leasing agent but, guess what?... he never returned my call. Surprise surprise. I submitted a negative move in review and was contacted by someone who said they would help me but after waiting several days and not hearing anything back I reached out again and that's when she told me they wouldn't do anything. The home is "as is". Check out the email response below. DO NOT RENT OR LET THIS COMPANY MANAGE YOUR PROPERTY. They don't care about the tenants or the properties at all. I'm disgusted I did business with them and will not recommend ever to anyone. And don't be fooled by the answers you see to these reviews that make the company seems like they care. I even had customer service apologize for 40+ mins of wait time. All together every day I had 3-4 hour wait times and no email replies. I finally got in touch with someone named Veronica yesterday who transferred me to Val Miller whose voice message said they were still on holiday. I got in touch with a manager today as well who said my only option to not lose out on my $100 application fee and $250 holding fee was to apply to another house today despite a move in time and if I don't like that house, to pay an additional $250 transfer fee later. I am very disappointed with the lack of communication between your departments, the messy process of holding my place in the system. I applied hoping to discuss move-in times and paying for the move-in fees but the fact that I only got to talk with an agent through the company today on my application's move-in day was so chaotic. I really do think you all have lovely homes but seriously this experience was nerve-wracking. The manager said under the strict policy I could not have a refund despite no service. I was careful to observe the full move-out checklist upon vacating the rental property (owned by Progress Residential) in Sept of 2023. However I was still charged: $450 - For cleaning fees This was after having the house professionally cleaned, with the receipt left on the kitchen counter top to prove it. $1000 - For touchup paint Not only is this fee excessive, any fee at all would have been unnecessary, because any paint imperfections would be so minor as to be undetectable. There were other charges such as a broken cabinet, which also makes no sense, since all cabinets were left in perfect condition. While living at the property, we had to wait over 2 months for a technician to come out and fix the dishwasher. Upon move-in, the A/C did not work. Also the refrigerator needed to be completely replaced. I could go on. The point is, be warned when dealing with Progress Residential. These are predatory tactics. read more

WORST COMPANY EVER. Please listen to these reviews and do not rent from them. I am in my third year. Every time I call, I wait on hold an hour (I'm amazed I still have a job). Every time I call I get different information. They have squeezed every penny I have. They are heartless. I had to wait a month before I got a microwave that worked. I had guests overnight at my house and the air conditioning stopped working. I called for emergency maintenance to come out and they totally ignored the request. Pretty embarrassing to have two guests and 95 degree temps and no air and a place that doesn't care about trying to get you a window unit to use until they have time to look at it. nothing. On another note, they hired a sod company, didn't tell us, and then charged us $1,100 to pay for the service. Sod did die because the company they hired didn't do it correctly. My husband could have done a lot better job himself. But progress didn't care that we didn't request the service and didn't give us any payment options or arrangements. The grass was dead when we moved in they didn't care. It was like fighting with a brick wall. Am employee even told me that well if you can't pay this large fee that you didn't approve and you don't deserve, but we make you pay anyway and if you can't, then I guess you will be forced out and you can live on the streets. Should an employee tell you that!!!! Please there is not enough space or time to tell all the nightmares this company has caused us. Please do not support them. please do not rent from them. If I could give zero stars I would. Our relationship with Progress started out strong. They were quick to approve my application to rent a brand new townhome in Lutz, Florida. Our house that we lived in for the last year was beautiful and I would have considered living there forever had there been a fenced in yard for my dogs. Our neighbors were friendly (except for the HOA mole who thought he was some type of military general). We decided in Jan. that we would build a home and in June our build was complete. Per our contract we gave them proper notice and reviewed all of their move out literature/videos. Approximately one week prior to our move out, they required us to download an app which required us to take pics and submit them room by room (including exterior). This company also REQUIRES you to have a professional clean the house and carpet upon move out. If you do not have that done and provide receipt proof, their charge is $450.00 deducted from your security deposit. Honestly it would be cheaper to have them take out the $450 vs. hiring professional carpet cleaners and house cleaners. None the less, I did my part and had Stanley Steamer come in for the carpets. I, myself did the deep clean, and we painted it from top to bottom, re caulked around the tub and sinks, cleaned the garage floors, and even steamed out the dirt from the lip on the inside of the windows. The house was cleaner after we left than before we moved in. We submitted our move out pics on July 20 and our contract ended on July 21st. We paid for 21 days of rent, 21 days of pet rent, and 21 days of progress smart home. When it came to our final BILL, they deducted $450 for cleaning and $250 for paint touch up. When I asked for their proof on what was left dirty OR unpainted they refunded me that $700.00 and provided no evidence for their charge. I went back into the portal and then found that they deducted another day of rent because I completed their app on the 20th and not the 21st (despite me paying for 21 days). In the end, after several back and forth emails and calls, they are still deducting 122.00 from my final return deposit. I am patiently waiting for an explanation to their deduction but have had no luck in getting a response. Also, I have not seen a cent of our deposit yet and it has been over 15 days (Florida law gives 15 days). I OWE NOTHING. They charge ridiculous fees and want you to get a totally unreasonable amount of contents insurance. Been through hurricanes Irma and Ian, waited forever for roof repairs. Have an overflowing septic tank right now,been waiting over a week and now backing up into the house, BUT STILL NO RESPONSE! Just promises of a call from a subcontractor right away... Then, when you finally see a subcontractor, you can guarantee they hired an UNLICENCED, UNINSURED (Sure, but I have to get content insurance!) guy that does SUBPAR work. STAY AWAY!! read more

So Progress allowed my roommates and I to UNKNOWINGLY move in with a new ac unit that was set up to always have the emergency heat on. After two $800+ electric bills we called for a service check on where all this electric was coming from. When the guy came the first time I informed him the ac just never turned off no matter what we did on the thermostat, he said he'd be back to check it. Never came back until I had to call again and set another appointment, his "fix" was just unplugging it and telling us that Progress set it up wrong and to not tell them he fixed it because "he'd be fired." We also called in the holes in our kitchen floor from uneven foundation and that our kitchen counters were sinking. They sent workers over but unfortunately the roommates that were in the house didn't hear the doorbell when they rang, they called me however I was already at work and couldn't pick up the phone. Never heard back, got an email saying the service was closed. I've tried calling numerous times and I always get the "you have called outside out normal business hours" message YET I'm hours within them. I've emailed them and asked if someone would please come fix our kitchen floors but no answer and now I can't even put in a service order online?!?! Since when does my address not exist for this company? Our roof hasn't been reinspected since it got fixed over 4 months ago(so some Unknown reason to us again). AND none of our floor reach the trimming on our walls so there's one long hole all along the house just inviting critters in! Over it and over them. I moved into a home today and the work orders that the coordinator said would be completed before move-in were incomplete. The people I spoke to this morning treated me extremely poorly and felt I was lying about the situation, so I sent them the email where she clearly stated that the items would be taken care of. I moved into a house with a pool and paid for the maintenance of the pool this month, just to NOT be able to use the pool because it's eaten up with Algae and dirt..... The sink has grime all over it and it looks as though someone caught it on fire.............. NOT AT ALL the move-in I expected or the service you promote to have.... Some of your employees could use a serious refresher on how to talk to people in general. I called back this afternoon and spoke to Ron in Customer service, I will say WHAT A DIFFERENCE! Ron was great, he ACTUALLY listened & looked up the info on my account instead of blowing me off as a liar. RON should be training the rest of your staff and I have NOTHING bad to say about him at all. He was able to help me and let me know that they haven't addressed the pool situation yet, (still waiting on the manager that was suppose to call me after my 9 am orientation today to review) however, there is FINALLY a work order for the sink!! I am really glad I spoke to Ron, however, not all of the issues have been addressed. YOU expect me to pay all my fees and for the pool service prior to move-in. I EXPECT YOU to have the home ready to go, as stated, PRIOR to move-in. I even understand things happen, however, the service I have received is why I am providing a poor review.
