I would strongly caution others before working with this company. My experience over the past eight months has been extremely frustrating and costly. There are significant issues with communication, management, and coordination between the emergency management team and property managers, which ultimately resulted in expensive mistakes and delays. Unfortunately, repairs and installations were not completed properly and created additional problems that required further time and money to address. Overall, this has been a significantly stressful and expensive experience. I DO NOT RECOMMEND THIS COMPANY! As a landlord, they charged me lots of hidden fees buried in legal jargon in their contracts, charging tenants and landlords BOTH to renew leases, forced my tenants to pay for things I already pay them to do and claim to have "trusted vetted vendors" who pad estimates without even looking at the jobs. I hired their appliance repairman who tried to charge me $750 to repair a dryer which only needed an $18 fuse. The repairman went to the property but never pulled out the dryer to check what it needed. The owner attempts to make money any way he can from tenants with annual non-refundable pet fees and liability insurance which requires his own maintenance company to perform any repairs. Read your contract AND your tenants contract carefully and if you attempt to cancel your contract, they require you to pay management fees for any annual contract your tenant has signed assuring they get paid even when not managing the property any longer. The owner of Spectrum also owns the maintenance company "Turnkey" which he uses to provide maintenance services for the properties which to me is a conflict of interest. From the start this place has honestly not been excellent. There was clearly no inspection process here before you move into one of their units because my closet door fell off its hinges within the first week of living here, my roommates bathroom shower head has a leak, my toilet runs unless the handle is higher, we had to replace all the bulbs on our own because they were all so dim, and our mailbox was completely broken for weeks. All of these should have been addressed before we moved in. Within the first week we put in a work order to have all the above resolved. No one comes except after weeks for the mailbox. Eventually one handyman after 2+ weeks comes to get a quote for what he needs to do then come back once spectrum approves it. He never came back and they marked it as completed on the app, so I put it another request and it's not been 3+ weeks since that second time and still no one. We got a couple things fixed and paid with our own money because we couldn't wait any longer and asked to be refunded and they said no... Then our ac is out for 4 DAYS! It reaches 94 degrees - we are forced to find other accommodations during a work week. Now our lights are flickering for a month and they did send someone the next day, thankfully. Alfonso is the only kind and helpful one. Everyone else doesn't do anything and one girl was especially rude to my roommate and told her "you'll be fine" when our ac was out for days. Overall, this place is not proactive or reactive. Not excellent at all. read more

DO NOT RENT FROM THIS COMPANY!!!!! They left us without air conditioning for 3 days as it's not "considered an emergency." It was 94 degrees in our apartment and over 101 degrees outside. There is one lady at the front desk who is nasty and rude and told me "I didn't have a/c for four days just book a hotel you'll be okay," (not Marnie she's nice). These folks are neither proactive nor reactive. They seem as though a maintenance/service issue is a hassle and do not respond to service requests in a timely manner. We have followed up on a continued issue for a year now with no resolution. Very poorly run and poor service in multiple facets. They have shown no regard for a leak causing slip hazards as well as possible mold as the leak has gone uncorrected for about a year now. read more

Current tenant since 2019. Poor, very poor maintenance program with almost a month to fix the problem in homes, like two faucets leaking water @ tenant expenses the overcome bill of water(BOTH ARE STILL CONTINUING LEAKING TODAY 05/04/21). They forget real situation that need taking care right away like water heater leaking flooding every hour the garage and the wall house. Costumer services horrible, look like they are never in the office, you discuss over phone a situation, few minute later they email wrong lease agreement, take your time reading very well every papers that's they send you because their mistake can costs you money later or future plans, very disorganized, don't ever leave a voicemail because you never receive call back, email it pretty much same thing and them when they need signature or renew lease tons of emails. 99% of houses leases give you 5 days to pay rent due, they just give 3 days, and they require the payment with hurries, but when you have a home problems they take their time like if was dog's house. They should be more aware that we renters pay rent for a living property, not for something that's have problem and take 3 week to be fixed. As property management they got 0 or minus 0, lucky for them google require at least one star to leave a review. We not have any experience as home buyer but am pretty sure they will not be in my #realtor list if we buy home here is Jax. I am an owner of 2 properties managed by Spectrum. My previous property management company sold off their business to Spectrum and the service I've received so far is not near as good as it was with Real Estate Solutions. My rental income shows up 2 weeks later than it used to and so far the the ACH credit has yet to be correct. It keeps going to the wrong deposit account. One home's income should go to one bank account and the other home's income should go to a different bank account - its not that confusing but Spectrum can't seem to correct it! They recently said to check with MY bank. Clearly it's a glitch with their software. They also do not seem to be quick with estimates on repairs and improvements. So far pretty disappointed with this company. Oh and information from the old company was unable to be transferred to the new one on their "owner portal" (statements, invoices, etc). There's a lot of room for improvement. read more

If I could give a zero rating, I would. The property manager we dealt with, Caryn Thomas, has got to be one of the most condescending and difficult people that I've ever met! My first clue should have been our first meeting when I went to sign the lease. She told me very inappropriate things about her personal life that left a bad taste in my mouth. I tried to look past it because the condo was priced right, the location was great, and it was big enough for me and my children, but every conversation I had with her after that was face-cringing and so frustrating! Upon moving into the condo, it was dirty (I have pictures and e-mails to prove it). I made her aware of this and told her how unfair I felt it was considering I would be charged a fee to clean the condo upon vacating it. She had her "handyman" come, but he never fully rectified matters. Before we moved, I made sure to thoroughly clean the condo (I'm a clean freak) and left it in much better shape than when I moved in. In fact, anytime she and/or the owner visited, they commented profusely on how clean the condo was and how impressed they were with the upkeep. Anyway, sure enough, I was charged an exorbitant cleaning fee, and her rationale for that was (unbeknownst to me) my daughter had drawn a chalk donut on the outside patio cement. Are you kidding me?!? The A/C was completely replaced and the ducts were cleaned at that time late last year because it was killed by Hurricane Matthew back in October, yet she claimed the A/C was "filthy" and charged me for that, too. Mind you, I had also replaced the air filters faithfully, even placing a new one 2-3 days before we moved out. She even charged me for fluorescent light bulbs that were in the kitchen and the laundry room that she claimed were out. Both of those rooms were never brightly lit to me, but we could see just fine, and I had no idea that those lights were burned out. Both of those rooms were the same level of brightness from the time we moved in to the time we moved out. I had no reason to suspect that there were burned out lights. As I stated, she and the owner visited the condo on multiple occasions, and Caryn turned on every light and inspected every room. She never expressed any concerns to me at any time. When I got re-married, and my new husband moved into the condo, she made a snide comment to me about how frustrated she was with the owner because he wouldn't raise my rent. That was my last straw, and I knew I would not be renewing the lease. Thankfully we moved into a beautiful home, and we're very happy. I usually don't post reviews, but I had to post this so that others are aware and steer clear of this company. read more

Extremely unprofessional company, I broke my lease after watching repeated breaking of my downstairs neighbors & management ignores my complaints of feeling unsafe & did nothing to ensure my safety. Fabricated paperwork defending their decision to keep my security deposit. I have dates, lease agreement, & multiple police reports to prove my case. Happy to have parted ways. Caryn, the property manager, is VERY unprofessional; when communicating via email she uses text lingo!!. We had mold issues, among others, that was not properly addressed. The SOLE decision upon renewal was made based on how Caryn (mis)treated us, needless to say, we did NOT renew our lease. We had a bad feeling from the beginning, wish we would have trusted it then, but now we are going through the costly and time consuming process of looking for another home.
