My company was hired by Mr. Willie Smith of Rosebud to perform a job, and the work was completed exactly as requested. Once the job was finished, payment was deliberately withheld despite clear agreement on terms. Multiple attempts to collect payment and resolve the matter were ignored or dismissed. This is unacceptable and demonstrates a complete lack of professionalism, accountability, and integrity. I strongly warn other contractors and businesses to proceed with extreme caution when dealing with Mr. Smith or Rosebud Watson Property Management. Watson management took over my property since 2024 and since then they have raised the quarterly fees from $400.00 to now $525.00 and the service remains the same and if not worse than before. They're very unprofessional at the office and the lady who's in charge of my property Hillary Rothmore, is extremely biased and incompetent. October this year we were looking at rental homes and found one that Watson property management had on the market. Now- if you are looking at renting or buying right now- you know the market is hot! Like- couple days on the market hot. So we were excited to be the first to view this property and first to submit applications. Now- we don't live in debt, so John and I are the rarities- we don't have a long credit history. So our credit scores reflect that. Prior to John I had rented houses only. I am used to a background check and credit check to see if we pay our bills. This company- if you don't have a long credit history or a high enough credit score they deny you and tell you your options are to pay in advance the entire lease amount. I want you to absorb that- because we don't have debt and we pay everything out of pocket- in order to rent with them, we would have to cough up $18k plus the deposit to rent one of their homes. RENT- not buy. So, jokes on them- in several ways. Because a quick perusal of the majority of big rental agencies looked to have similar standards. So we looked to see if we could get pre-approved for a loan to buy instead of rent. Because we have liquid assets. Guess what? We got pre-approved for a great amount. So suck it Watson! And ironically enough- one of their realtors has a house on the market that we toured! It was overpriced- but when I saw that it was a Watson Realtor that was selling it- it was an automatic DQ. Bye Felicia. So be warned- if your credit is good enough to rent with them- just go buy! Any of their rentals- same neighborhoods will cost you less in monthly payments to buy! Oh- as mentioned in another review- they do not show you properties. You are responsible to drive to their office during very restricted hours, make a $40 cash deposit to retrieve the key for the property and tour it yourself and return the key to get your deposit back. The person listed as point of contact is joke to deal with- only texts and not fast on responses. Their only concern is, beside money, to fight the renters, parasiting the owners, inventing new rules against renters, forgetting to just praise the renters that pay their dues and keep watch actually for the property they occupy. Awful rental service. They don't care about you as a tenant, just your money. Hidden fees everywhere and once you let them know you're not resigning the lease, they treat you like trash. The houses may be listed at a good price but you will be adding at least $500/month on top of rent for lawn/maintenance/utilities that are not covered. Their HVAC guys have no clue what there doing after we told them what was wrong and have HVAC experience just said we're not use to Georgia heat and the we should set the thermostat 5 degrees below ambient temperature I don't know what's dumber the fact he said it or they really believe it. 5 visits and $3000 in part later they order the right parts that I suggested in the first place so now we wait some more they sure don't seam to get in any kind of hurry around here. read more

The worse Property management in Orlando. We moved out on Dec 6 today It Feb 1st they don't want to give our deposit back. We keep getting run around, that we had the address wrong, or may the mail delay for MLK day, but it in town mail it doesn't take 2 month for the mail to be sent back for a wrong address. We have called and email and talk to everyone at Oviedo office and our Property manager Tara Mason keep giving us excuses to why we haven't receive the check. We paid for everything we only want what is owed to us. I don't think that is fair. May be because we are black and they want us to act up so that they can take the money. They did NOTHING to rent my property for over two months, did not do the maintenance work that they said they would, did not market the property OR EVEN tell my HOA that they were the property managers. Bob K I am currently using Watson Management for our rental in Daytona Beach and they are the biggest SCAM going. I would not recommend this company to manage a dog house. They say that they have the right to call their handyman in for anything up to $150 without notifying us. Well it's just amazing that every time they call him in its just under, seems to me that someone is in bed with the handyman service. Can you imagine having a handyman wanting to charge $150 to put in 4 smoke detectors(battery operated),well that didn't happen. When they first started to manage the property someone knocked down our mailbox, well they called in the handyman I bet u can guess what that cost us. When my Father passed we were left with the task of taking care of houses that he was renting out. One of the properties was handled through Watson Management and we cannot tell you how great they are. They took all the burden of my Family during this hard time,, handled everything with the renters and are just really super people. We did not have to worry about anything. Watson Realty is trying to make a claim against our security deposit to repaint the interior of a property that we lived in for over six years. We have disputed it once and they lowered the charges from $565 to $200. We now have to take the time to dispute it again, and they will once more take a month to respond, but I am not giving up. They also tried to charge us over $150 to cut the grass on the original claim, after we mowed, hedged, edged, and weeded the day before we turned in our keys. They dropped those charges altogether, but it was completely fraudulent to begin with. Crooked bastards. My advice...DO NOT RENT FROM WATSON REALTY. read more

The company is very dishonest when you rent from them about lease terms and lease renewals. Transparency being a key term here. The company requires a two month notice whether you renew or not and then find it acceptable to charge additional fees because they agree to allow new tenants to move in weeks later when other people could have easily moved in much sooner. This is known and has happened to hundreds of renters with this location. They pressured us to resign a lease so that they could go out of the country to Italy on vacation even though we weren't comfortable with the renewal terms. read more

Had the misfortune of trying to use them to rent a property in marietta Jacksonville. They where the laziest most uninformed people I have ever dealt with in my 30 yrs of experience as an owner of several rental property's. Listing the property was a nightmare it took them over 2 weeks to sign an agreement they wouldn't show it for another 3 weeks and when I asked for an appraisal value (just signed a contract to sell ) they came up with a price 1/2 the value. Watson Rental is nothing but a money grab. They have no problem taking your money but if you need a repair, want to see pictures of your home, or any other status you might as well forget about it. I have been trying to have repairs made since early OCT, it December for god sake. Due to their lack of service I drove hundreds of miles to make repairs on my home after a storm. A year and a half later nothing has changed since Juan's post. This place is terrible, when did realtor mail in their jobs. This property management group still has you show yourself the home as long as you pick up the key by 3p and drop off $40 as collateral until you drop the key back off. They put the majority of their listings under Lisa Jones who is never available to answer a call, return a call much less to schedule a showing. If you are good with doing all the work while they collect the check give Lisa a call, just don't hold your breathe for a call back. read more

Possibly the highest concentration of dumb people on the planet. They have a fee generating scam that tricks applicants into applying for properties. When more than one applicant applies, they ONLY use the credit of the lesser applicant to establish rental criteria, making the credit pull (and fee) of the better credit applicant unnecessary- and a violation of Fair Credit Reporting Act. No one in this office, or even within the entire company has any business or common sense. Look at their ratings across the internet- there is a reason why no one likes them. Avoid this company at all costs- its a headache you don't want to put up with. If you do have to deal with them, then only put your best applicant on the application. If you have another applicant with less than stellar credit, then leave them off the application. I have an 800 plus credit score and a 6 figure salary and they denied me because of a co-applicants credit. You can claim they are "visiting" and there is not a damn thing Watson can do about it and they can not prevent you from having sleep over guests. Watson took my security deposit because my neighbor damaged the apartment complex balcony while moving out. After contacting them several times they basically called me a liar and said they had witnesses. Total BS. I kept my apartment in perfect condition and cleaned before I moved out. Reviewing Watson Property Management in Neptune Beach, FL. Negative experience from the start. The property manager showing the unit rushed and would not answer questions. The Zillow posting listed a fireplace however it was sealed and unusable. Turnover in the property management office, dealt with 3 different managers within one year's lease. Completed all items on move out cleaning list however did not receive a significant chunk of security deposit because it took 27 days to get the proposed amount so by the time it would take to refute the money was needed towards new lease. Three days in a row no one was there except the receptionist who offered to call me when they come in, but she admitted she hadn't seen them lately. It took DOZENS of phone calls and e-mails to address simple problems (e.g. weeds in the yard) that should have taken ONE phone call and follow-up action by Watson and ZERO effort by the owners. Wayne acted as listing agent for a year while we tried to sell the house and he NEVER went to check on the property, did NOTHING to sell the house, allowed tenants to TRASH the house, and gave us NO updates on the selling effort, even after MANY phone calls and e-mails. FAILED to provide timely, accurate final accounting when we no longer needed Watson's services. Arranged repairs & charged us AFTER we were no longer under contract--TWICE--and charged us for it MONTHS later!!! ABSOLUTELY HORRIBLE IN EVERY WAY AS PROPERTY MANAGERS, ADVOCATES, AND LISTING AGENTS. DO NOT USE FOR ANY SERVICES!!!!! I used the Watson Orlando/ Oviedo Branch. I went through 3 leases with them and was never late. I was getting bills in the $400 + range for 10 out of 12 months for my electric . When I moved I EVEN LEFT THEM A 1200 DOLLAR DEPOSIT .. I also had a basketball goal fall on our car causing over $500 in damage to a brand new vehicle because it was not installed properly. They are the absolute WORST company to deal with and LIED about damages that were there when we moved in. Instead of sending us a bill they sent it to collection and tried to hurt our credit. I would NEVER reccommend them to anyone. Infact I would reccomend you NEVER do business with these lying and unethical people. If it would not have cost more money and time than it was worth I would have taken them to court and sued them for their lies! RUN and find a more ethical company to deal with!! read more
