Potential buyers of our home used this inspection company to inspect our home and they were so unprofessional! They came UNANNOUNCED and just let themselves in. Considering we have teenaged girls in our home AND I was in the shower, an unknown male entering without notice was frightening and uncalled for! I wish that was the only problem, but the inspector also left dirt stains on our hardwood floor from shoes, even though we provided shoe covers and a sign to protect our floors. Another issue? We have a dog and the inspector left the front door wide open while he went to his car across the street! Pure genius! But the worst issue of all? The holes they drilled for the stucco inspection were either filled in terribly or not filled in AT ALL! We ended up having to pay another inspector to fill in the holes they missed. We've used several different home inspectors for about 10 homes over the past 3 years, and this was NEVER an issue for any of them! Appalling, unsafe, and unacceptable! Home sellers - beware! 0 Rating!!!! BEWARE OF THIS INSPECTION COMPANY! Unfortunately Spotlight was used by the buyers purchasing my elderly mother's home. THEY ARE VERY UNETHICAL. We did not read the reviews until they came back the second time and found our experience to be similar to other negative reviews here. They go into areas inspectors are not permitted to, they lie, they beat up the home owner to 'help out the buyer' to get the price down and cause a lot of unnecessary strife to all involved. For example, one plumbing pipe was said to be uneven, it was leveled and when they came back a second time they were clearing pushing up on it to make it not level again! My 81 y/o fail, sickly mother had to have a plumber, an electrician, a carpenter, the water company, HVAC, mold remediation, waterproofer, roofer, chimney, every vendor you could have, come in/out of her house (during Covid mind you-putting her at greater risk) to certify every b.s. items on their list was satisfied. Then when they came back a second time it was a different contact and they added new items to the list!!! Buyers were nearly scared off, and a ton of stress on my mother (and her wallet), our family and realtor. We heard similar stories from other vendors we used that Spotlight is also taking advantage during Covid to not have other people there to witness and discuss their findings. They should be reported the the better business bureau. DO NOT USE THIS COMPANY!!!! read more

Relo company hired Spotlight Home Inspection to test our stucco on our home. They recommended a full teardown of all stucco. Well, when we tore down the stucco, two full sides had no damage whatsoever - For example, one reading of "40" turned out to be dry and no damage! This continued around all sides of our home. The two side with more "damage" had minimal damage that could have been repaired with spot remediation very easily! Spotlight told me that one coat of elastomeric paint had a rating of 34. When we put on a second coat of paint, the rating dropped to 17. I called the manufacturer of the paint and got a reply from one of their chemical engineers. He stayed that they recommend 2 coats of paint for a rating of 32. Spotlight is telling people COMPLETELY FALSE INFORMATION! They don't even know what they are talking about! If you want the actual respond, please let me know and I will share with you! Then to make matters worse, we tore down all of the stucco and replace it with the complete James Hardie Plank siding system. Spotlight came back out to inspect that system. How does a "stucco specialist" now become a "James Hardie specialist"? I WILL NEVER USE OR RECOMMEND SPOTLIGHT, BILL DARE OR TYLER TO ANYONE!!! Very cocky and they don't know what they are talking about! I feel bad for Tyler as he learned his tricks from hands one days with Bill. Our realtor had a similar situation with Bill and Spotlight. He gave a similar "report" to one of her clients. When the client decided to get a second opinion, our realtor contacted Bill and his reply was, " I thought you wanted me to SCREW the Seller?" Well - at least he is consistent! I would not recommend Spotlight, Bill Dare, or anyone who works for him for any inspections EVER!!! read more

I hired Spotlight for an inspection of a newly constructed home in Fairmount, Philadelphia. Not only did they accomodate a very tight request for an appointment (1 week prior!) and then patiently work with me when I had to reschedule 3 times due to building delays, they were always extremely courteous and patient on the phone. My father (who has remodeled multiple homes) and I were blown away by the thoroughness of Miko, our inspector. He even brought a drone to inspect the roof and siding!!! He took his time, was patient with our questions, and left no crevice / corner of the house uninspected. I received an extremely thorough report with a convenient bulleted section to send the seller for my punch list and requests. The guys at Spotlight are lifesavers. My wife and I recently purchased a home with some extensive stucco issues that we thought, according to our first inspectors and the contractors who did the work, was fully remediated. Took only 3 days after settlement to find out that was untrue. When I tried to follow up with the contractor who did the work, I was told (without any proof) that the issue wasn't part of their original scope and it would take an exorbitant amount to fix. Without anyone to trust and the prospect of an excessive bill we weren't prepared for, I reached out to Spotlight for help. Bill and Tyler are knowledgeable, responsive, accessible and very easy to work with. They did a series of other tests and inspections, thoroughly documenting everything and reviewing the documentation we already had, to definitively conclude where the leaking was coming from and by consequence, whose poor craftsmanship was responsible for the issues. With evidence in hand, they negotiated with the contractors involved on our behalf to have the issues finally fixed and completed to standard and at no additional cost to us. I can't say enough how happy we have been with our experience working with Spotlight. If you are considering a home inspection company or need help with a messy real estate situation like mine, these guys are absolutely awesome and well worth it. read more

Buyers, sellers and real estate agents beware! Prospective buyers who were interested in our house were scared away by a truly incompetent and overly fear-mongering report generated by Spotlight inspection. As others have reported, I truly believe this company operates in bad faith particularly when you look at their stucco claims. Before anybody accuses this reviewer of sour grapes, I should mention that the house sold almost immediately after this deal fell through following a much more competent and reasonable inspection by another company. This review is created solely to protect other buyers, sellers and real estate agents, particularly with respect to the inspection of city houses, from using Spotlight as it is my opinion that they are unfamiliar with building practices in the city and that they operate in bad faith. With the recent "stucco-madness", (which is actually a lot more applicable to houses built in the suburbs than the city) it is my opinion that Spotlight is preying on people's fears and providing very expensive stucco inspections that have very questionable accuracy. During the inspection I could hear the inspector (Willy Dare) already condemning my stucco prior to even testing it, despite the fact that the stucco has been maintained meticulously and drylocked (elastomeric coating applied to help keep water out) and that there was no visual evidence of any kinds of issues (cracks, black mold, etc..). He claimed that drylocking only exacerbated issues, which is not even true, and again I would argue, just another way these guys operate in bad faith. I am relieved that the prospective buyers ended up opting not to perform the test with Spotlight since I have no doubts they would have "found something" whether or not anything was truly wrong and left my wall riddled with holes as has happened to others. Just to be clear: all of the fear-mongering claims these guys listed, were refuted by the next home inspector as well as an independent home inspector or were easily remedied. Many of their claims were simply false speculation, which could easily be proven incorrect. For example Willy Dare claimed there was a "hole" in my Saniflo toilet macerator and that sewer gases were leaking into the house and he condemned the model as poor quality. Had he bothered to check the model he would have seen that the "hole" is an accessory port that is used for an optional water alarm and that the toilet is actually one of Saniflo's top of the line models. Saniflo toilets are very common in City basements and the inspector only revealed his ignorance about this setup/model. Where I think Willy Dare showed his true colors though was a claim about the water pressure. During their inspection, because they are so "thorough" they unplugged everything in the garage and in doing so unplugged the water pressurizer (they unplugged and didn't bother plugging anything back in). City houses generally have poor water pressure so this device makes a DRAMATIC difference, particularly on the top floor. All of his water tests were therefore performed without the benefit of the water pressurizer. I immediately called their office and emailed saying that either they needed to come back out and re-test (as this was their error) or else not unfairly condemn the water pressure on the top floor. Not only did they not respond to my offer to re-test, sure enough the report came out a couple of days later and said the water pressure was very poor. I think that speaks volumes to the kind of company Spotlight is and is yet another example of a company that operates in bad faith. In closing I will say I found the home inspector, Willy Dare, to be smug and very unprofessional as others noted. I would say that he clearly thinks he knows a lot more than he actually does! He had his son doing some of the inspection as well which I feel is not very professional. The report was confusing, inaccurate, riddled with spelling mistakes and didn't even do the one thing any good report should: dollarize the repairs they were claiming. This results in a report that would scare all but the savviest of buyers. There are many good inspection options in the city and I would strongly advise that you use someone else. I also hope that at some point their "stucco inspections" are audited for accuracy. read more

Hired Spotlight to do an inspection of our Townhouse that was in the process of being built for a Pre-Drywall Inspection. Tyler was the Inspector, and when I showed up at the worksite, he was already there. He was quite friendly, and made the entire process, something of a learning experience for me, which I thanked him for. He told me the process that he does before we started. As we first walked around the exterior, I was impressed by the details that he was pointing out that needed attention. We then moved to the garage and into the first floor. There were no major problems with my Townhome, but there were a number of small things that were missed by the builder, some of which were important safety issues. Tyler took his time throughout the house and I appreciated the professional level at which he approached his work. When he was through with the interior, he sent a drone into the air to inspect the roof, and took pictures of it, which discovered areas that the house wrap had been torn away. That night he emailed me his report, and when I sent it to the Builder, he wrote back that everything Tyler had pointed out, he was going to fix. read more

Seller beware. A potential buyer of my home used this company to do a stucco inspection. Spotlight said there were soft spots but when I hired Fisher Brothers to do the remediation, they said there really wasn't any damage except for some discoloration of the sheathing edge. Remediation wasn't necessary so I'm out $4,500. Do not use this company. read more

Although they're perhaps better known for their stucco inspections, we used Spotlight for 2 home inspections this month on non-stucco homes. The first one uncovered so many issues that we backed out of the deal and found a different home. Jeff Arms was out inspector and walked us through every inch of the houses -- he crawled into every nook and cranny he could fit in and gave us both helpful information on ongoing maintenance of the homes, and of course identified problems large and small. I've had inspections on previous homes, but no one was EVER this thorough, professional and patient. He was easy to reach by email or phone with questions, got the report back quickly, and even arrived at the house early to climb on the roof -- the one place we didn't want to follow. I learned more about the new homes than I know about my own home from his wealth of knowledge. He even entertained all of my 10 year old's questions without batting an eye.
