I forgot to note that I have an egg sensitivity, and when I brought it up Katie and Olivia went above and beyond to find something delicious I could eat instead. The brewery is especially cozy in the wintertime, and we love that it fills up with both guests and locals. It was a great spot to play some board games and enjoy some good conversation. Hopkins is also well-positioned to enjoy everything Sperryville has to offer. With only a short drive to Shenandoah National Park and within walking distance of many adorable shops and restaurants, this is one of our favorite spots to spend a few days.

Our room was not like the photos (definitely not fully remodeled) or luxurious. The bathroom had new fixtures and vanity but the tub was still old and kind of grimy. The window screen in the bathroom was ancient and hard to open and there were some sort of seeds or insect eggs all over the windowsill there. There were also dead flies in the front window, which could have used a wipe down. We had a 2 queen room and one bad was extremely hard and one was very soft. There were only 3 pillows on each bed so someone only had 1 pillow - not ideal with kids. Two of the towels in the bathroom were nice and 2 were pretty raggedy and thin. The size of the room was fine (only room for 1 small table, no chairs) but there was no additional deadbolt or slide latch on the door and that didn't feel safe, especially after someone tried to put a code into our door at about 11:00 one night. This motel is somewhat cute, cozy and quiet but still seems a bit run down. However, after driving around Luray, I'd venture to say it's the nicest of the roadside motels we saw. It has beautiful views of the Shenandoah's and it's very convenient to town and the park. It wasn't awful but wasn't what we expected. The manager Judy was very nice when she called to confirm our reservation and when I let her know the room smelled smoky. Be aware that not all rooms look like the photo on the website.

Everything was provided in the kitchen, which was great as we like to cook. Though we enjoyed someone else making breakfast--it was incredibly yummy! Our favorite touch about this place was the movie room! We all curled up with some complimentary popcorn and watched a movie on Netflix. We'll have to come back in the warmer months to do some hiking and swimming in the pool.

There's a fully renovated bed and breakfast cottage with close to a commercial-grade kitchen, huge outdoor patios, an opulent master suite with a master shower that could fit ten people inside. In the basement, it is completely tricked out with a kegerator, cigar humidor, pool table, 80s free-play arcade, projector movie theater, darts, gym, hot shot basketball, and air hockey table. The cottage has a side expansion with more rooms and a pool complete with covered patio. Outside, there is a beautiful meadow and pond for having an outdoor wedding. Then there is an all-new construction barn that serves as a wedding reception venue. Our event had well over 100 guests plus there was room for dancing, a DJ booth, professional photo booth, buffet tables, and a full-service bar. There is even a little red covered bridge lit up at night for doing a sparkler run outside. It's the works.

Checking out and carrying everything (lots of infant supplies, stroller, etc.) down the stairs was difficult. Once again no concern from management/customer service when notified.

The bedrooms were on separate sides to give us some nice privacy. I loved the peaceful closed in porch and we used the fire pit outside at night. The bathrooms were nice and clean and I was surprised there was a washer and dryer if we needed! I also liked that it was dog friendly for an extra $20/night fee. That was pricey in my opinion but I can understand, as some people's dogs aren't well behaved. The only small things that weren't perfect, is that there was some kind of beeping by the fireplace so when we sat at the dining room table to eat or work on our laptops, it was kinda annoying and we couldn't figure out what it was from or how to stop it. Next, there wasn't anywhere to walk or go for a run right from the cabin. But there are trails nearby you can drive to and the views on the drives were pretty to see. We had a great weekend, there's so much stuff to do and explore in the area. This cabin was big for 2 people so if you have a group this is a good size. All the bedrooms are on different sides so there is a lot of privacy for each person or couple.

Simple things like Tupperware to save our meals was available for use during our stay. The hot tub was great, even with outside temperatures near 5F to 10F degrees. The cabin also had a nice flat screen wall mounted TV and a great stereo system (with iPhone capability mount). The interaction with the owner was always pleasant and simple. The kitchen utensils, cups, glasses, cookware and everything else, has not been replaced nor updated since 1984. You basically need to rent a uhaul and bring half of your kitchen, half of your linens, comforters, towels- just bring everything from home- DO NOT USE anything there. Drape the sofas, bedpost, use flip flops to shower, do not touch anything in shower, use disposable toilet seat cover. Just skip kitchen all together go out to eat. There are No lights on deck nor steps going down to lower deck; no lights on lower deck. So unless there's a full moon, you will basically need to bring flashlights, lanterns, solar lights, even a candle to light the way. The BBQ grill had used burnout charcoal from last renters. Couldn't open sliding doors facing the river at night because the screen doors are missing. The tv is BEHIND the sofa as if we have eyes behind our heads, and it is smaller than my computer screen. They offer streaming services- but when you open Netflix, they have created a profile with your name,in their streaming apps, without permission and it is impossible to log out of their streaming services in order to log into yours. So you are stuck with that. All 4 ceiling fans are very dirty, and with all the dust and dirt please don't forget your zyrtec. Bottom line for $145 - $165 per night, and having to haul everything that you will need- you are better off camping by the river, renting a cabin from another company or staying at a hotel. This people are riding on free natural views of the river and nature, while disgracefully renting out these cabins that are no better than camping under a bridge. DO NOT RENT FROM THEM; THEY OWN SEVERAL CABINS LIKE THIS ONE.

It goes without saying that most book cabins in the fall to sit outside on deck by fire pit, emphasized on ads, to "gaze at the stars". Fire pit, had no cover, and full of water and ashes. Electric Grill had been left plugged in, potential fire to forrest and lethal to bears. Many fees charged eg in addition to the advertised nightly fee, and the tax, there are nickel dime fees such as "Host fee", and "service fee", and on top of it, VRBO, in stealth like manner, adds a fee, after you agree and click on book. Different story. Story on hosts accomplishments and education which have little to do with Owner's current profession, a real estate agent. NO disclosure of such, which is believed to be a Real Estate Commission requirement. There is a reason the Commission has made disclosure necessary. Listing states, cameras in front. Later I noticed where it was stated, "two way audio". Upon unlocking front door, immediately, I told my wife, "this place smells smoke. Listing says no smoking. Wife came to front door and stated, just smells old, I dont think it is smoke" . This clearly was heard by host, and since then it was clear that the smell was from old , not changed sheets. Mountain/river view maybe when tree leaves have fallen. Sectional, had been removed and stored by Owner , not disclosed to renter. Sofa bed inoperative, and only after owner consultation and back breaking work, while at same time having the pleasure of having nose inches from yellowish sheets that appeared to have been on sofa bed and used by several guests. Deck , not as per photos, shaking when one walked on it. Lets, get to the tip of the iceberg. Below pics tell more than a story.
