    ZERO STARS. They evicted my elderly aunt after she had been a resident for over 10 years and had…read morefaithfully paid rent that entire time. She only fell behind after being hospitalized for an extended period. I emailed and spoke with John Paul Keith (manager) multiple times. I understood the eviction process had already started -- I was simply asking that my aunt's purse be held until she was discharged from the hospital so she could retrieve it herself. Despite those requests, he threw it away. Her purse contained her ID and credit cards, creating even more hardship for an elderly woman already dealing with serious medical issues. This was unnecessarily cruel and completely avoidable. A little compassion would have gone a long way.

I'll start from my day one move in date where our movers had to wait (and we had to pay more money) because they didn't prepare the apartment prior to the move in and had to replace all the carpet the day of our move in. Our master bedroom shower drain was clogged causing massive back up and slow drainage, and the maintenance took their time correcting that problem. Now on to the next reason this place is abysmal, as previous tenants have expressed there is a bug and rodent problem here. I have had mice, beetles and other vermin in my home, the pest control you can request and pay monthly for? Just one broken mouse trap and two glue traps in the laundry area and kitchen and zero follow up from that. We had several issues with our AC unit, needed a new washer and drying (which they gave us an old unit when they replaced the broken one). Our water heater had issues and the maintenance team gas lit us staying there was zero issues when one bathroom had zero hot water and the other bathrooms water temp was at 130 degrees at ALL SETTINGS it wasn't until we purchased our own water temp reader and called the EMERGENCY maintenance line and THREATENED TO REPORT THEM TO THE STATE OF VIRGINIA that they came out and corrected the problem as having unbearable water temperatures that are too hot or too cold is against code. Took them 4 trips into the apartment to address it. The real kicker was today as I have movers coming in and out of my home that I scheduled over a month ago and the property management decided yesterday at 5:46 PM to notify the tenants they would be power washing (which has never been done in the entirety of my residence here) John Paul Keith expressed that it was a courtesy to let the tenants know that chemical cleaner would be dripping from the floors above and effecting residents from entering or leaving their homes. He told me that they wouldn't work around me or my movers (after expressing they tried to work around us as best they could *they didn't make any attempt to*) I have rented at several other properties around the Northern Virginia area and this is by far the worst. The management here doesn't care about the well being or safety of those that reside here and that's apparent from other reviews. They package it as a safe gated community when the gates are constantly broken, residents get emails quarterly about car break ins and theft and you pay $30 a month for trash service that's just one man in a white truck literally throwing trash down the stairs, so you can see what you ate for dinner the previous night on your way to your car in the morning. Don't fall for the "luxury" aspect of this complex it's the ghetto with a weekly food truck.

Even after moving out, we received a long list of extra fees that seemed unreasonable. Communication with the management is very difficult. They are not willing to work with tenants or offer any flexibility, and it feels like they are always looking for ways to charge more money. Overall, the experience felt very stressful and unfair. I would recommend future tenants to read every detail very carefully and be prepared for many additional charges.

Management is rude and often ignores messages from residents not to mention you can never get a hold of anyone to speak to face to face. The General Manager doesn't even give out a direct email address to talk to her! 3. DIRT everywhere! In hallways, and floors not to mention there's trash being thrown all over the trash rooms! 4. Horrible security! Front doors are not very secure. Hardly any cameras anywhere! Security guard plays on his phone all night! 5.. Restricted dog breeds are all over the Community and I receive a unjustified and wrong notice regarding a potential pet in my apartment! 6. Residents are dirty, loud and management does t do anything to rectify the issue! 8. My shower had BLACK MOLD when I moved it and I clean my apartment regularly and is still an issue I'm having to this day! 9. My sink still has black stuff coming out of it as well as my toilet! 10. My washing machine and dryer are old as dirt! I only live here due to the proximity to work! AVOID AT ALL COSTS On a positive note, they do a good job at negotiating a rent increase but it's a struggle to even get that! You'd think that a tenant that's been here for 5 years and is in EXCELLENT STANDING wouldn't have to put up with ridiculous rent increases every year!!!!!

I…read morewas on the board at my previous condo for 18 years, I have been on my current condo board for eight years, and Home Perfection Contracting is the best and most professional contractor I have ever worked with. They tore off our old exterior stairs structure and siding, waterproofed the entire wall, and installed new siding and a stairs structure that is far superior to the old one. Their integrity and work quality are off the charts. The owner, Ahmad Khreshi, did thorough research before starting our well-planned project. I was impressed by his knowledge of current construction techniques and dedication to doing the job right. There were several problems that required Ahmad to think outside of the box, one being how to install siding under our existing power lines conduit which was mounted to the exterior wall at six different points. Several times, Ahmad's crew discovered water damage due to poor work by our developer. Ahmad was extremely flexible in adding repair of that damage into his work plan on top of the bid-upon work. Ahmad was kind and fair, listened to our concerns, answered our questions, kept us in the loop, worked with us on timing, and gave us a couple breaks. His crew was extremely professional and respectful, taking off their shoes when they had to come through the building and isolating interior work areas with plastic sheet dividers. When our project was completed, Ahmad send us the following. I've never worked with a contractor who followed up with an offer of help like this: "Remember, you can always reach out with any technical building related questions, in any trades. I'm more than happy to give advice and guidance on code matters or general best practices, even if you are hiring other people."

From start to finish Ahmad and his crew were fantastic. From the very beginning Ahmad provided the most thorough breakdown of what was to be expected, delivered and completed. There were never any surprises, he is one you can trust with your home and treats it as if it's his. He under promised and over delivered. Ahmad and his crew had a keen sense of attention to detail that made us very happy and left the neighbors extremely impressed. He was here everyday and was quick to respond if/when needed. Ahmad was extremely patient, knowledgeable and answered all of the many questions I had morning and night. The crew left the site clean and organized ready for the next day. They worked tirelessly morning and night and were extremely respectful and kind. He is honest and fair and produces fantastic work, something that is rare to come by these days. I will be using Ahmad for all our future Contracting needs! Thank you, Ahmad and crew!

However, the meal plan and all utilities (even cable) are included, and are truly value added. They have various floor plans to choose from. Some do mention the lack of diversity in the dining menus, but can attest they do rotate and listen to the residents regarding menu items, but you have to participate in the surveys and meetings they hold. The staff are caring and friendly. The offices are accessible to answer any questions and any paperwork is easily to file. Online updates and robocalls also inform residents of any acute issues or changes such as snow storm plans or electrical outages etc . Healthcare wise: On site flu/immunization drives along with on-site health care with adjoining CVS is a bonus! They even have a visiting dermatologist, audiologists, cardiologist, & podiatrist in addition to primary care physicians. You do have to sign up for their plan to access their on-site healthcare, but pricing is reasonable and the care is excellent! Shuttles also take you on campus and off to sites such as the grocery stores, Ft. Belvoir PX/commissary, and the metro for example. They have over 100 clubs, garden plots, putting green, golf simulator, on-site gym with pool & pickle ball, and multiple restaurants as well. They also have home health, on-site Physical Therapy, assisted living and dementia care available as the need arises. Though they do their best to keep you independent and active.
