My husband and I moved here a month ago and it's been nothing short of an excellent experience. Coming from a horrible apartment situation, the management staff has really made us feel cared for and heard. When we communicated what we wanted, they went above and beyond our expectations to really make us feel welcomed and at home. Jose and the rest of the office staff are exceptional! All maintenance requests we had were resolved very quickly, and Mr. Keith and his team are extremely friendly and helpful. We really appreciate that the management team is on top of keeping the community clean. We regularly see workers cleaning the common areas, building lobbies, etc as well as doing miscellaneous routine maintenance like repainting the parking lots and picnic tables. That shows us they care really do care about keeping up with the community. We really have loved making this community our home and plan to stay for the long term. read more

Management and leasing office people Andre and the manager Jennifer are liers and are very unprofessional, beginning of last month I went in looking for my first apartment home, so Andre took me to see the apartment they were nice people, and seem honest, or so I thought at the time. We went to see the apartment and we saw a lot of things that were bad with the apartment the fridge had mold in it, the dishwasher was disgusting, the kitchen cabinets were loose and th laundry door handle was broken, we pointed them out told him they needed to be changed, he said it will be taken all care of, almost 2 weeks later he said everything was done and the apartment was ready for move in, me trusting them, me and my wife payed everything signed the contract, and went to our apartment, to move in to our surprise nothing had been done nothing was fixed the leasing office didint even bother to check it before selling it, I feel scammed so we go back the next day return the keys and demand a new apartment, the manager Jennifer agreed we went to see a new one and needed to be finished still but we agreed with that one, told us it would be ready the following week. The move in day comes I go check to see if it was ready to my surprise again they tell me they can't give me that apartment that I have to stay with the old one or get a refund, by that time me and my wife were really fed up with the lies and our time being wasted we wanted our money back so we told them to refund our money, they manager said ok it'll take a little over a week, another week passed me and my wife looked at new places to move in, and I get a call from then telling me I can't get my money back that I was violating the contract when I never moved in because of there lies! read more

they have rude people working in the leasing office. Maintenance does not come in in a timely manner for water leaks. They have mold in the ceilings, rats and mice in the walls, roaches in apartments. They do not enforce people to have their dogs on leashes and they don't enforce people picking up after their pets. Children mess with peoples windows and patios on the ground level. Lots of violence & adults drinking at playgrounds after dark. People without parking passes park in the complex and they don't do anything about it. The tow company they have will refuse to come out. Security does not do their job at night they just go park and sleep. Cars get broken into at night because security is not doing their job. read more

DO NOT RENT HERE!!!! Absolutely the worst place I've ever lived at.. paying WAY TOO MUCH $$ for WAY too many problems.. save yourself!!!! Front doors to building locks you out completely (and everyone else) for HOURS and it seems to happen every other day. Complained to management NUMEROUS times about the front door to the building not being fixed and NO ONE will give me a call back. They keep saying "I'm sorry you're going through this" but will not fix the problem or simple enough, GIVE ME A CALL BACK for once!! I've missed 2 job interviews because of this and couldnt pay rent for 1 month and instead of calling me back like I asked, they added a whole $150 in ADDITION to $1500. And that's just 1 out of like 10 problems with this location.. Don't do it read more

Angie already mentioned the few good things about this apartment complex. First of all, gang violence. Neighbors that want you to feel intimidated. Drug deals at the playground by night, children playing on the broken-glass-riddled aftermath by day. These apartments are so poorly insulated you'll work yourself to the bone trying to afford the AC bill do you dong get heat stroke. My wall in the bedroom, the ENTIRE wall would move back and forth, unanchored. I pointed that out on June 6th, our move in day. It was fixed in late January this year. Our original maintenance request was only partially completed and had no follow up. The trash piles up beyond the garbage dumpsters and overflows into the parking lot around them. Residents throw trash everywhere. Needless to say, not on the recommended list if you respect yourself. read more

I have been living at this complex for over a year. This community is definitely NOT RECOMMENDED, especially for the price I was paying, at $1400 for a one bedroom. The physical apartment itself is average, but right when I moved in there were heating problems that took 3 weeks to resolve, and to give them credit, the maintenance team is responsive, and I was given a portable room heater during that period. However this doesn't excuse the fact that the apartment was not thoroughly tested before being handed to me. A significant negative about this complex, is the people (the residents). Loud and inconsiderate (crying babies at terrible hours who don't get looked after, people allowing their dogs to keep barking to no end, extremely loud karaoke music, loud thumping music, etc.), children playing around unattended in the middle of the roads, trash, shopping carts from the Fresh World across from the complex being transported over to the apartment and being left there on the lawns/common areas. Security is also very questionable. Two of my Amazon deliveries have been stolen/gone missing, and the leasing office said they cannot do much about it (no video camera monitoring in the stairwell areas) and that I could ship items to them at the leasing office instead of to my apartment. It is ridiculous I have to worry about such things in such a pricey apartment. The coded keypad entry to my building has been non-functional for at least five months, and I have seen maintenance people go in and out of the building several times, so I am sure they are aware of the issue. Other annoyances include: A mandatory $10 trash service fee on top of the rent (for a valet service that you have no choice to opt-out of), a convenience fee if you pay your rent electronically, which is higher if you pay with a credit/debit card as opposed to an e-check, regular intrusions into your apartment for pest control, regular spamming of business flyers placed on cars and door gaps, and limited parking spaces at a reasonable distance from my apartment after around 6 PM. If you come home late in your car, more than likely you have to park in a remote area of the complex and walk quite a bit till your apartment. Also, as I found out while signing my move-in form attached as a disclaimer, these apartments were apparently built before 1978 and contain lead paint. At the time I was told there is nothing to worry about because it gets tested regularly to be in compliance, but in my 1+ year I have never been notified of any lead inspection taking place. This point maybe important to you if you have little kids you plan to bring with you. The amenities are not that impressive. The tennis court is in terrible shape (there wasn't even a proper net the last time I checked), the basketball courts have been removed, and the gym contains only 6 basic cardio machines (3 treadmills, 1 stationary bike, 2 ellipticals), and nothing in terms weights. In other words, do NOT believe the pictures you see online touting the amenities of this complex. The only plus point of this apartment is that it is close to the VRE (a 10 minute walk) and Metro (a 10-12 minute drive depending on traffic) and shopping areas, however I STRONGLY recommend you find a shared house or look in a better area because this apartment is definitely not worth it for the price. read more

First of all. This building is not recommended at all. There is no safety in the building, people have stole my packages too many times, and every time I complained, the manager said that is nothing to do with this problem. There is no security camera in the hall stairs or the hall ways so we can see who is taking the packages. It is so ridiculous to live without security knowing that living in this area is very expensive. We pay almost $1550 for 1 bedroom apartment. second thing is that we can hear my neighbors noise. Third thing is that if somebody smokes in the building, everybody smells it knowing that smoking inside the building is not allowed. There is rats in the buildings. The maintenance have me waited 4 days for coming and fixing the problem. read more

First of all DO NOT MOVE HERE . Paper thin walls, floors ceilings and windows. You can hear absolutely everything no matter what building you live in. And your neighbors are absolutely rude and don't care about their noise and why should they , they are paying a high amount to live here . If it wasn't for the insane noise this place would be amazing. The staff is amazing and so nice and helpful and so is the maintenance. Also, this place is not insulated at all . Hallow walls with no insulation at all. The team will reply and say they will do something but they will absolutely never change the noise issue so don't believe it. There's absolutely nothing they can do! They would rather keep a tenant who's pushing everyone out than to get rid of the problem. Parents let their kids scream at the top of their lungs in the hallways. The hallways linger you can hear full conversations and everyone can hear your conversations no matter what room your in. I can hear the entry way door to the building open from any floor. The only thing that would make this place be worth living here is if they had cement floors and better insulated walls. I'm guessing they won't do this because it's a way they can save money, and just have their residents suffer from noise trauma. Best way to avoid all this is to not move here ! But if you love not being able to sleep or getting waken up to insanely massive amounts of noise and sound feel free to welcome yourself to Lerner Springfield Square. Best thing about this place is how kind and nice the staff are especially Shazia she tries all she can to do for her residents. read more

I will start by saying the inside of these apartments are pretty nice if you get a remodeled unit. In unit laundry is great, balconies are a good size and gas is free!!! These would be the reasons to give this place any stars at all. But it stops there. First of all my biggest complaint is the energy efficiency of our apartment. The sun hits our apartment from about 1pm to 5pm during which time it gets up to 87 degrees inside on a 91 degree day and lasts til 9pm. We had maintenance come here probably 20+ times in a little over a year. My electricity bills were in the $300s each month in the summers from desperately trying to get the temperature to a reasonable level. We got heat shields for the windows, multiple fans running throughout and thermostat set to 60F all day and all night. Until we threatened legal action in the event I were to suffer a flare of my medical condition or anything were to happen to the child in my womb did they change our AC unit. Slightly better still climbs to 80 and electricity bill is steadily at 200+... if you have children steer clear of the playground that backs to the railroad tracks. There are constantly drug dealers and people smoking pot. Also tons of broken bottles and broken glass all over. On weekends you're sure to see guys drinking in front of the buildings or by the parking lot. The parking lot..... lets hope you don't have a life after about 6pm or that you enjoy walking a few blocks to get home. There is not enough parking for all the cars. They do not enforce anything and will tell you at the main office they can't enforce the fact that people use their visitors passes as permanent passes -- due to the overcrowding in apartments. You'll see tons of MD plates and commercial vehicles in the lots with these passes. Bill the manager of this property is a joke you always wind up talking to his assistant managers -- which change pretty often. They have "security" but I've had better luck reaching non emergency or 911 when fights break out on holidays when groups of guys get drunk and can't handle themselves. There are codes on the doors but most of the time they are out of order. I guess it doesn't really matter since people sell food (or who's knows what else) out of their apartments so you'll see a bunch or random people come into your building to buy stuff. Also there is only ONE dumpster on the whole property for all the apartments which are most over their capacity. It's always overflowing and stinking up the place. I've witnessed lawn companies etc drop off their trash here. Surprisingly the fact many people throw their trash over the fence toward the railroads tracks doesn't reduce the overflow. EDIT ADD ON : I'm glad the Lerner team decided to respond to my comment so that I can make another point I forgot to make. Anytime we reached out to the company who owns these apartments we were told they could do nothing or that our concerns were to be taken up with our property management. So no, Lerner now is not the time to address my concerns. Not after I have moved out, after I spent more than a year worried about the living conditions of my "home" and spent ridiculous amounts of money and time trying to find solutions myself. read more

I have been talking to the office staff about serious issues in the apartment home I'm in. If I could send attachments I would show you what I'm talking about. I've gone to the office at Springfield square and personally explained to them the issues and they keep telling me that they need to file a report before the can fix anything and I am sure it does not take 6months to process a request to fix broken items that may cause serious damage to not only one apartment home but the surrounding homes too. I've gone to the several staff members and all they tell me is "go to the office and file a report" I'm tired of being ignored and tired if paying alot of money for a residential area that does not care for the people that live here read more

Firstly I will accept part of the responsibility for not looking at my apartment prior to moving in, just so that's out in the open. All of the issues I will list happened within the first week. To begin, I moved in and my garbage disposal didn't work, not a big deal. When I used the dish washer the sink backed up. The garbage disposal was fixed the next day. I turned on the oven and smoke billowed out of it and was rendered unusable by the first maintenance man. We were told it needed to be replaced. I sent my complaint Monday and no one came until Friday to fix it. The cabinets shelves were missing studs so the shelves aren't stable. One week from my move in I came home and my toilet wouldn't flush, that was fixed a few hours later. 3 days after I moved in a man claiming to be maintenance knocked on my door asking about the carpet in broken English. I later came to find out that he wasn't part of maintenance. I believe it was the previous tenant. The tenants above me sound as if they are going to fall through the floor and I have a perfect audio notification of every time they take a shower or flush the toilet. If you are planning on moving here be sure to get a walk through of the apartment that you will be inhabiting, if you do I'm sure you'll walk out just like I should've done. read more

I am currently a resident here and I just moved in July 2018. Once I got to the office the staff seems friendly enough. They have a model of a one bedroom apartment right in the office to look at and it was beautiful and I was excited. HOWEVER, once I moved into my apartment, my dream became a nightmare fast. THEY HAVE A ROACH PROBLEM. They did NOT tell me this in the very beginning.I woke up to roaches on my walls, couch, bathroom, sink and even my fridge and bed!!! Keep in mind I only moved in a WEEK once I noticed the problem with that. I had no food at all at the time. They have a pest control business basically on call that comes out once a week if you complain about it. I had to have my place serviced three times and they still kept coming until my building finally popped up on the building bug bombing list where they have about 3-4 building planned for spraying on rotation. The first time I told the office about the problem I was basically told to deal with it and just have it be sprayed. I had to get possible legal action to be taken serious. The second time they sprayed and the property manager went and plugged all the holes I had in my walls and pull back everything to find the hiding places. I went to the office a second time after work to check the status and the secondary manager was basically rude to me and tried to have it where I couldn't talk to the property manager and just kept reading the report like I didn't understand. This is all just the TIP OF THE ICEBERG. My apartment was not clean at all! On the day I was moving in they sent a cleaning lady to wipe everything down, my door threshold and lock was busted, paint on the carpet, JUST TOTAL TRASH. There was even gum under the sink and a Christmas ordainment in the kitchen! Flash forward about two months later, less bugs BUT STILL THERE and my light fixture was broken..TWICE. The walls are thin, so thin that I could hear mu neighbors VIBRATING alarm at 4-5 in the freaking morning! Kids acting like animals and leaving trash and food on the stairs along with screaming without any adult supervision. Please do your research, this place is loud, dirty and uncaring. I am already planning on moving again July. read more

If you are thinking about moving here PLEASE RECONSIDER. I am glad to have left the property. The apartments definitely have an extreme bug problem. The apartments have contractors come in about every two months or so to spray for bedbugs and/or pest. However this does no good, there was always roaches and/or other bugs. In addition if you don't allow the people into your apartment to spray and/or put traps there is a $125 fee attached for each occurrence. Ok also the apartments are extremely noisy with people coming in or out at all times, running up the stairs and slamming doors. Also good luck moving out, you are told one thing before you leave. But once you are gone, they already have it figured out how to take your security deposit, which is currently $500. Do yourself a favor and look at other apartments, you will thank me later. read more

Full disclosure: I'm another one of those individuals who just needed to move closer to a new job, and signed a lease without really giving the place a physical once-over. I wish that I had, or else I would have kept on looking. My main complaint isn't the unit itself, which seems to have been recently renovated and provides a lot of space and and updated fixtures and appliances. Nor is it the leasing office staff, who thus far have been courteous and responsive as one could ask. Maintenance requests were completed in a timely manner, and done right the first time. No, the major issue with this place is the noise, and the people who live here. I'm barely halfway through my year lease, and I've had to file multiple reports at the leasing office, and even get Fairfax finest involved on a few occasions. (For the record, I'm a socially active male in his mid-30s who likes to party as much as the next guy, but enough is enough.) The noise insulation in these old buildings is non-existent, so you can clearly hear everyone who comes and goes, and every conversation that takes place in the stairwells (which seems to be a gathering place for kids,) like it's right outside your door. If you have an upstairs neighbor, you can count on hearing every move that they make regardless of how quiet they try to be. (Which is not something my current upstairs neighbor seems to be concerned with, but I digress.) If you're trying to come home after a long days work to peace and quiet, seek life elsewhere. (I've lately started to have to sleep with earplugs in.) I've lived in Marine barracks, shipboard Navy berthing, and county jail, so I'm no stranger to the quirks of communal living. That being said, out of the many apartments I've leased in NoVA, this one is hands-down the loudest. Also, Fairfax police can regularly be seen rolling through the neighborhood. When I first moved in I was heading to the gym, (if you can call a few treadmills and elliptical machines in ill-repair a "gym",) and I was stopped by an officer looking for some kid or another on a warrant. It's not uncommon to catch people smoking cigarettes, playing loud music or loudly conversing in the stairwells like they own the place. A lot of large, extended families seem to cram into these units, (which turns parking into bad comedy after 5pm,) and I regularly see people who don't even live in the building bypass the door keypad (which is pretty useless as it's never functional,) to conduct whatever business they do. I say "business" as it's not uncommon to see people selling food, providing unlicensed day care and other things out of their units. Honestly, unless you have zero other options, I would avoid this apartment complex. It's just a bad neighborhood. I've already submitted my intent to vacate even though I still have months left on the contract, and am giving serious consideration to just biting the bullet and terminating early; it costs way too much to live here to have to put up with these things. I feel like the staff is doing the best they can with what they have, but as the old adage goes: "A polished turd is still a turd." read more

I agree with the rest of the reviews here. This is an awful place to live. Please look for another option to rent. They are very expensive for nothing. They even charge you for the light bulbs. It is dirty, only one trash compactor for more than ten buildings here. Office people dont care about anything and are always lying. i wont suggest this place to any one poor maintenance. you will keep waiting for months to get it done. and the all of sudden some one knock on your door saying its scheduled today. you will not be notified about any of the schedule, as the management staff expect you to dream of the schedule. they will charge you the penalty knowing its the management fault but still you have to pay. i have never seen such a greedy people. not hygienic, during summer no one even comes to treat the grass there will be bugs all around the place and what you can do is pray to god you don't get bit by any one it. read more

Within my 1st week I have spoken with 3 different leasing agents & 2 managers. My first 4 days were spent moving/unpacking without A/C working properly. 4 different maintenance staff visited my apt over the course of 4 days solely for the A/C which was nonfunctional in 100+ degree weather. Sunday afternoon after driving for 8 hours from out of state, I requested maintenance and was told we will send them right out. No one showed in 3 hours so on the follow up call the response was that there is only 1 person working on the weekend but we will have them out. When that one person came, they said it looks like it should be working but it isn't, I will come back tomorrow around noon and check. Nothing was done and noon the next day came without any call or follow up and still no A/C. On my second call I had the displeasure of speaking with someone in the office who lectured me on how heat rises because I am not on ground level and that it would be undoubtedly hotter in my unit. It would'nt have been so patronizing had I never lived in multi-level homes and other apartment buildings along with passing all of my science classes through collegiate level with honors to fail to understand this principle. What I did fail to understand was what the mechanics of heat rising in high temp weather had to do with a non-working A/C for a new tenant after a maintenance visit. They said the A/C was their #1 priority because of the heat and would have someone out that day to correct the issue. No one showed again when I called shortly after the person admitted that they had misheard the building # AND unit that I was making the request for. They were so busy in trying to respond to me with the physics of heat that the order had not even been put in properly for the correct service address, they also said due to the temp that I should turn the unit off until they arrive. More hours pass and still no call/show from maint. 4th call in to speak with someone else who said maint runs until the evening but did NOT see an order for my unit, proceeded to place me on hold, and promise me that regardless of the normal maintenance hours someone would be out today. Hours later 2 men show up late in the evening about the work order. They apologize for getting to it so late, look at the HVAC unit, and again do absolutely nothing. Their advice like the person on the phone was to turn the unit off and leave it until 11-12 the next day when they would return to work on it. The next day another maint man shows up extremely apologetic that a new tenant has been in this heat, moving without A/C, and immediately diagnoses that the HVAC unit is overheating from the kickup of dust and construction recently done. He proceeds to take the unit apart, use my bathroom and bedroom to run a hose out the window to clean and cool the unit. One of the previous maintenance staff comes back to assist with this work. It takes them all of 45 minutes to address the issue that could have been taken care of 3 days prior and promises to come out the following day to upgrade the analog thermostat to digital and replace the tubing/pipes in the HVAC unit to ensure it remains functional through the summer heat. That follow up does not happen and after initiating yet another call they show up out of breath and I am out of patience to afford another opportunity of broken promises. To add insult to injury my vehicle (not my moving truck) was towed within less than 36 hours of moving in. When I obtained my parking pass I specifically asked where does it need to be placed and does it need to be put in immediately? The reply was as long as it is visible and no you will be fine since you are moving in. After my vehicle is towed the answer changed to prominently displayed on the back window and towing occurs 24 hours. While waiting patiently on Maintenance my vehicle was towed the 2nd day on premises, an urgent care visit for heat exhaustion, and paying movers to assist in the heat due to the conditions. Attempts to address these concerns w/ mgmt. have gone w/o suitable consideration. read more
