+ Timely Inspection + Inspection Report readability - Overpriced. Paid premium price, expecting a certain completeness & thoroughness and Square House inspector missed several easy to spot issues with the property, failing to note these in the report. These oversights caused hardship on my end to resolve. - When we encountered issues with the house and shared with the inspector, he signaled Square House would help in several ways. They did not come through - delayed responses, no action. - Do not expect Square House to uncover deeper issues with the property you want to have inspected. The inspector we dealt with claimed doing fancy tests on the house but some of the more basic checks on key system were not performed. 2 stars overall and the other unearned stars are for the reasons above. Would not recommend Square House. There are many other inspection companies in Austin Metro that can perform a more complete inspection with higher standards. read more

Great experience on two different home inspections over the past two years from J Boden at Square House! Incredibly thorough and thoughtful inspection and clear communication back to us on what we were looking at. I didn't just get inspections, I got an education in how to better care for and maintain the house myself. When we used him two years ago, we were buying a house that we'd lived in as renters for 6 years. He noticed small details like a slightly wobbly toilet that we hadn't even noticed and taught what it likely meant. Sure enough, on his advice, we prioritized pulling up that flooring and repairing the damaged subfloor underneath that would've just kept deteriorating. Justin is my go to inspector. He's very experienced in a wide range of trades and committed enough to crawl into spaces I'd prefer to avoid. Its incredibly valuable to have the opinion of someone who is both observant, and good at communicating his findings in simple terms. I recommend Justin to family buying/selling or just looking for a punch list of preventative maintenance issues for homes they've lived in for years. Justin came through for us again. We had some mystery water staining on the ceiling of one of our closets as well as minor water damage to our hardwood floors in two of our bedrooms. We have had countless folks out to try to diagnose the source of the water to no avail. Responses have included shrugged shoulders, conjecture about our HVAC ductwork, a recommendation to build an elaborate concrete patio around the perimeter of our house, a wild goose chase to see if we have an aquifer beneath us (we don't), and a sales pitch to replace all of the flooring in our house (um, not gonna do that anytime soon and certainly not when we have an unaddressed water issue). We called Justin as a last-ditch effort to figure out the problem. He kindly squeezed us in two days later, arrived on time, and immediately identified the issues: a gap in the flashing by our furnace vent and poorly sealed windows. He charged us nothing for the visit and saved our home ownership sanity. We have repaired the flashing and are going to tackle windows next. Phew. read more

Ryan was great!!! The only time me and my husband could make the inspection work with our schedules was the weekend. Because Ryan only works weekdays, he offered to stay and wait for us after he had finished just so he could walk us through the whole inspection. Which was 2+ hours later! Ryan went above and beyond taking his time explaining everything! He even had to the report to us by the next morning. To all that say Square House is picky, y'all right. They are picky to a fault and exactly who you want in your corner when getting a home inspection. I used Yelps request a quote feature to schedule my home inspection and this place had the cheapest prices. Albeit, they were within $10 of their competitors. I almost didn't use them, but they went out of their way and came to my house on a Saturday to do it. I mean, man, that's dedication to a job. I paid $425 for my inspection I believe and I found it to be a great value. I saved over $5000 on my closing costs because of these guys. They not only made a detailed report with pictures, but highlighted the things that need to be done before I moved in. My experience was so friendly and seamless that I'm not sure I would even tell people to shop around. These guys know what they're doing and they do it well! read more

We went under contract on a Tuesday morning and had a weeklong option period. Naturally we scrambled to find an inspector who could come ASAP. We called four inspectors/companies, and Square House was the easiest and quickest to get in touch with. Kyle did our inspection on Thursday. He arrived at 8:30 and told us to come by around 11:00 to do a debrief with us and our realtor. Kyle's inspection was very thorough. As he went through it, he answered our questions and provided suggestions, i.e. which could be done by a handyman and which should be a tradesman/plumber/HVAC tech. Kyle was friendly, professional, and explained everything thoroughly. He sent the full report that evening. Finally, we sent the inspection report to a family member who used to be a contractor on home remodels to look over. The first thing he said was, "Damn! This guy is picky!" Picky is EXACTLY what you want in a home inspection. Going into a huge investment on a home, you want to know everything--the good, the bad, the scary. I was not able to have an inspection done by these folks because I had a limited time frame (not their fault), however they definitely deserve a 5 star review for being one of the ONLY inspection companies to ring me back and explain the difference between phase inspections and other inspections. The woman I spoke to on the phone was fabulously polite and patient with me. Their website also was laid out nicely and their prices were extremely fair for the Austin area. Ryan Jones from Square House did our home inspection at 1 PM on Saturday. He stayed on site for about three hours and at the end of the inspection walked me through a summary of what he had found pointing out a number of issues. Just six hours later I received a comprehensive 40 plus page report. Again, I need to point out this is a Saturday night. Ryan worked through the afternoon into the evening on a very thorough and detailed report. I might also add he was extremely friendly and personable. I recently worked with Ryan from Square House for two home inspections. The man is basically Sherlock Holmes, but for houses. For the first house we were under contract on, he found about 30k worth of work that would be needed to make the home safe and comfortable, so we were empowered to negotiate and ultimately walked away from that house. Ryan was friendly and personable and explained everything. I attended the inspection with my five year old son, and he was really great with him. After this positive experience, we requested Ryan again for the second house, which we ultimately bought. This house was in fantastic condition, but Ryan was able to detect an active roof leak. He didn't rest until he had tracked it down, searching on top of the roof and in the attic using his moisture meter and his thermal imaging camera. We were able to have the seller fix the problem before closing. We've now lived in the house for a month and no problems have appeared. I strongly recommend Square House, and Ryan specifically. My biggest piece of advice is definitely pay the extra bit for the thermal imaging service, that thing is magic. read more

Fadi was early to the house and got busy. It was new construction, and we didn't know much about the layout; he answered a ton of questions and volunteered info to help us feel more comfortable with the home. I called Square House on Tues afternoon for a STR (Short Term Rental) Inspection and they were the least expensive (out of 5 others that I was quoted) and were able to send out someone the next day. Kyle was the inspector. He arrived a few minutes prior to the appointment and was ready to work. He was very polite and respectful of property. He even covered his shoes before walking on carpet and asked for permission before entering certain rooms. He was quick, but also thorough in his inspection. For example, he found circuit breaker wires that were the wrong size. (Precision AC had replaced those circuit breakers about 5 years ago when they replaced my AC unit) read more

My wife and I hired Kyle Bainton and Square House to inspect a house we were set to buy in Cedar Park, TX. Even though he didn't find anything major, he found so many small things that would end up costing us thousands of dollars, we gave up on the house and still feel good about that decision today. We decided to look at new builds and didn't think we would really need an inspection, but decided to hire Kyle again. We were shocked that his report came back with so many items listed. However, we went through it with the builder and they fixed them all. Twice Kyle saved us from repairs that would have cost us a lot of money down the road. We had Justin come out to do our new home inspection and I couldn't be happier with his professionalism and friendliness. While we were purchasing a new build, we still wanted to be safe by getting a third-party inspection of the home, and Justin was knowledgeable of the community and the builder. He knew what issues to look for and even found a rather unusual issue that I know I would not have caught (nor would the "inspections" that the new home builders provide as part of their free incentives). He even showed personal interest and investment in seeing how this issue will be addressed by the builder to help with any future inspections. He met me on time at the property, introduced himself and got right to work. He checked the roof, all the crawl spaces and attics, did a thorough search of all the exteriors of the home including the wiring behind utility panels and breaker boxes. He explained what he was looking for with each check, good points about the home and how it was built, as well as any concerns -both those that would be issues that would need to be addressed by the seller as well as things to look out for in the future or useful information about the home such as what sprinkler zones correlated to what areas of the home or possible problem areas in the future. He brought a tablet computer so that he could take notes and photographs as he went, and there was a very quick turn around for the inspection report - along with said photographs of any areas of concern. Purchasing a home is not an easy decision and finding the right person to provide you with an unbiased, expert opinion is even more difficult. Fortunately for those of us in the Austin area, Square House exists and you can call Justin. I was in a situation where I absolutely loved a home and was worried that I might overlook some serious flaws and make the wrong choice. All those involved in the transaction were ready and willing to provide me with an inspector who I'm sure would say everything was peachy (as they were doing) but I wanted to bring in my own guy. I called Justin and am I ever grateful that I did. With Justin on the job, it feels like you have a good friend looking out for you and your best interests - EXACTLY WHAT YOU NEED. Justin quickly found all of the issues with this home and was able to explain them to me then give his professional opinion on whether or not they were severe. I would have to cite a similar experience to Martha's on 3/3/2017. Ryan Jones was able to come out on 1 day's notice for a quick closing. He was very professional and put our minds at ease immediately. He spent quite a bit of time on our prospective home. When he was finished he walked the home with us and pointed out everything that was safe to show us (excepting roof and more difficult crawl spaces). If he ever needed to use industry jargon he would quickly explain it to us in layman's terms. I was amazed at how thorough the inspection was. The report was extremely professional. The real proof is going to be in the years ahead (I doubt I'll come back to update this if I'm happy with the house years from now). Up to this point I'd have to say that Square House and, more specifically, Ryan Jones were an extremely positive experience. read more

Justin was very professional and flexible through-out. I provided a range of days, only a few days out from contacting him, that would work best for us and for the Realtor. He was able to acquiesce to our dates. He provided online means for me to sign the Home Inspection contract and pay for his services, but also offered the chance to sign and pay for same at the time of the inspection. He started in the morning and the Realtor and I agreed to meet him about 3.5 hours into the inspection. However, he contacted us about two hours in and said that we could show up a bit early if we wanted, as the house was in excellent condition and the inspection was moving along very smoothly. Any concerns that I might have had that the inspection was rushed, were completely assuaged once I saw his report. It was extremely thorough. Since there were no major issues to report, he had collected dozens of minor issues and noted which should be corrected and which, in his opinion, could just be left alone. He had photos and detailed locations of each. All in all, he was polite, confident, professional, and I would not hesitate to use his services again or recommend him to others. read more

Ryan is personable and nice which is great but boy does he know his inspections! He looked at a recently flipped house for me and found things that only a sleuth and knowledgeable expert would find - then wrote up a report that explained things easily enough for a novice like me to understand. I feel confident after this report that should I choose to move forward with the house, that I'd know what I was undertaking and what I should prepare to encounter. Responsive and professional. However key items were missed and other items were incorrectly flagged. We PAID for follow up inspections based on issues raised by Justin. It turns out that he was not correct in some assesments. He does not let the home owner participate in the inspection. ...so I could not ask questions. Worse, he could not locate certain items ...but did not ask me ....I was in the house. ...so he just made notes of things (in the final report) he had problems with but did not bother to ask. The report is cookie cutter. He cuts and pastes pre-written text into a form. This may be standard, I don't know. The problem is that some of the text did not make sense for our house and situation. So upon reading the report the word "Huh??" often entered my mind. Justin indicated that he promised his wife to not climb onto a second story roof. I'm pretty sure that is part of the job... I have seen some very good inspections/reports. This was not one of them. His is nice and the experience was easy. read more

In the process of trying to buy a house the other inspector we had used was unavailable. He had set the bar very high. Justin not only met but raised it. What he did that was unique was he provided energy efficiency information at a higher level of detail then other inspectors (we have bought several homes in the last few years). In addition, what is really efficient for the homeowner is how Justin structures the report. I used their service only because I saw the yelp reviews. However, it was hard to reach them to schedule an inspection. After they came to do the inspection, they simply sent me a inspection report and then disappeared. I tried to reach them to ask for some details on the problems they found in the house but it is hard to reach them. After I reached them, they said they did not mark the places that had problems on my windows because there were so many of them and they also did not remember where the problems were ... It was a one year old house and the blinds on the window cannot be that bad ... Anyways, i wont recommend this company. read more

Justin rocks. Here's why: Justin will scare you senseless about whatever property it is you're about to buy. He will not hold back when it comes to telling you what's wrong with the house. After he's sufficiently terrified you, he tells you what's "red" (ie. an urgent fix) and what can wait. Thanks to Justin, I feel like I'm going into my purchase of a 1950s bungalow with both eyes wide open. After looking at reviews on Yelp and Angie's List, I narrowed it down to three home inspectors. Square House was at the top of my list. Justin was very prompt in responding to our inquiry, and we scheduled an inspection for three days later. We met him at the end of the inspection, and he calmly went through everything in the report, and then helped us to prioritize the most important fixes. He was very knowledgeable and thorough. We were amazed he even got on the second floor roof to take pictures of the chimney/flashing! This was an excellent way to get familiar with our new home, and make sure we got the property for a fair price.
