I stayed in the Courtyard room. The ceiling made such loud creaking sounds when the people above me walked around at 5am that it woke me up. The AC cannot be turned off from within the room and it was freezing all night. I can hear the TV from the people above me all night. And the sink and bathroom are really inconveniently set up. I tried to switch rooms and they said they had two empty rooms for that night but wanted to charge me $50 extra. What kind of place does that?

A treat left by the staff to celebrate our anniversary.

Stayed here for our 5 year anniversary. It was incredible to spend the night at the oldest inn in Florida! It sits within the oldest neighborhood in the city, full of gorgeous streets, old trees and beautiful architecture from the 1700s. They offered complementary drinks and dessert the night we arrived, and the next morning we enjoyed the daily rotating menu of breakfast items that were hot and delicious. The staff were very kind and accommodating. The room was clean, neat and full of anything you may need during your stay. Thank y'all for the hospitality!!

It has taken me months to write this review. My husband and I stayed at St. Francis Inn in June 2023. We had gotten married in November 2022, but our honeymoon then was cut short by a hurricane, so we booked to come to St. Augustine in the summer. When June came around, I was almost 9 weeks pregnant! We looked at our trip to St. Francis as a little babymoon. We stayed in the Balcony Room and absolutely loved it. The staff was very kind, friendly, and hospitable. They had brought us champagne since we said it was our honeymoon, and once they realized I was pregnant they brought up some sparkling cider. Breakfast and snacks throughout the day were delicious. We loved the courtyard, our balcony, the closeness to downtown, the history of the inn, and the cats. Overall it was a very warm place that felt like home. Early in the morning on our third day there, I felt immense pain and realized I was having a miscarriage. I stayed at the inn for a few hours before my husband called an ambulance. I was feeling so weak, depleted, and in pain. Paramedics came and took me downstairs and to the ambulance in one of those interesting wheelchairs that can go down steps. My husband and I were devastated and decided to drive home that day. When we got back to the inn a few hours later, the staff was very tender and sympathetic when we told them we would be checking out early. Without us asking, they refunded us for the night that we wouldn't be staying, even though I had read that no refunds could be issued. Though I expect that most people would never want to return to where they miscarried, we felt so supported in the inn that my husband and I discussed on our drive home that we would come back one day, with our future children. Thank you to the staff. Your sympathy was truly appreciated.

My love surprised me with a mid-week get away to the St. Francis Inn during Covid. When he showed me the place on line, I was excited. He let me choose the room (The Overlook) and then made the reservations. When we got to the actual location, I was so excited. I've been on just about every walking tour of St. Augustine, Haunted or not and they ALWAYS stop at this location, and here I was getting to stay! Color me very VERY happy. The staff was very pleasant, warm and friendly. Everyone wore a mask our entire stay. If you didn't have one, there were ones at the desk for your use (In baggies, single use, of course) Our room was on the third floor, it over looks both St. George St and the St. Francis Park so it can be a busy corner, but it wasn't terrible. At night we could hear a train in the distance and to us, that was quite quaint. The Overlook Room is large and spacious, with a kingsize bed, a large seating area, a wardrobe with robes, microwave and fridge, as well as a Jacuzzi tub and shower. It's a very well appointed room and the bed is VERY comfortable, though the pillows were a bit lumpy (I'm picky, which is why I bring my own). Every morning we were there, there was a delicious breakfast complete with espresso if you wanted it, the hot portion served to you while you helped yourself to the cold, fresh fruit and delicious baked goods. I can tell you that I did not go hungry. Every evening was a social hour, but in the time of covid, it was more a pick up your boxed desserts, which were amazing each night, along with some wine or soda, and either crudites or a small meat and cheese plate. Again, you didn't go hungry at night. One of the things I really enjoyed about the place was that they offered bikes to ride, which saved the wear and tear on my feet. We rode our bikes into the Ancient city, locked them, did our exploration and then rode home, it was such a better use of our time! The pool looked delightful, but we didn't use it on this stay. So, the Inn is rumored to be haunted, did we experience anything? Yes, we did. We heard what sounded like footsteps across the window wall that over looked the park and we experienced what felt like a cat jumping on the bed each night. Supernatural? I don't know, but those were our experiences. Would we come back? YES! This place is welcoming and warm, they're doing everything right during Covid, and they're just warm people.

I just wanted to brag about St. Francis Inn. My husband and I just had our wedding at the Inn 1/6/24. It was a beautiful day and a wonderful experience. Make sure you speak to Mary if you are looking for a quaint wedding venue or a beautiful place to elope. My daughter and I spent the day getting our hair and makeup done in one of the rooms. We stayed in Lily's room, but we love this place so we have stayed at nearly all the rooms. The Cottage is our favorite. The breakfast and happy hour are great! Just remember that if you are out on the town for dinner you remind them to hold your dessert for when you get back.

We stayed at the beach cottage belonging to the St. Francis Inn. It was beautiful and roomy and clean; it was three houses down from the beach. You really can't see the beach from the front porch but you can hear it and it's just a short walk over the dunes. It's located on B St. in Saint Augustine Beach. There are probably 10 bars and restaurants within a two block radius. We visited several of them! My favorite part of being here was curling up with my puppy in a quilt in the chilly breeze listening to the ocean and reading my book. 20$ a day pet fee but that included some pup treats and water bowls for both dogs. We were also able to go back to the main inn several times for some snacks, cookies, and we needed some printing done for a contract. They were more than happy to help. Plan ahead! Because this place books up quickly.

I will say to those concerned over safety due to Covid the inn is amazing! I did not have many conversations with the staff as I would like. I plan on returning and staying in a different room. We stayed in the cottage. The cottage is good option for families. Old houses makes noises ... do not put anyone loud upstairs! The inn is easy walking distance to attractions, shopping, and restaurants. The inn offers wonderful options for all! My family is already talking about another trip. !!

When it's chilly and dessert hour is happening

This is our go to stay place when visiting St. Augustine. We visit every 3 months for the last 3 years. It is one of the priciest places in town but well worth it. The staff is super welcoming, personable, and goes above and beyond. Elle has been our #1 since the moment we checked in 9/2015. The breakfast is so delicious. The social hour is awesome. The sheets on the beds are super comfy. The amenities are great and are worth every penny if you take advantage of all of them.

Intimate, romantic, relaxed, pampered...supercute!!!! I am not sure if I have many more words to describe this B&B! Four thumbs up! From the moment I step out of our car and onto their naturally landscaped path to the inn; from the moment I see that lush courtyard full of local flora; even from the moment I saw that perfect shade of red on the door, matching chairs and porch swing, I knew I had stepped into a wonderful place. The inn has been lovingly restored to that antiquey, comforting style, but it is not at all cheesy or frou-frou. We started our stay at the inn with their social hour complete with complimentary wine and beer. After a short stroll to downtown for the Castillo de San Marcos followed by dinner by the bay, we came back to find dessert waiting for us! They even provide a basket of snacks and more fresh teas for the evening. The next morning, the gourmet breakfast was so yummy and filling! We had a buffet of five cheese strata, pancakes, fresh fruit salad (they even cut the big grapes in half!), cereals, yogurt, juices and coffee....oh my! The staff could not be more friendly and helpful. They made sure every detail was taken care of for our stay. There is even alcohol wipes on the phone! Who thinks of that??? St. Francis Inn did! You should never rush through here. Do stay at least an extra night so you can feel the best hospitality any inn can offer. One note, Lily's Room has a claw foot "tub shower". The shower is a bit small, there are rooms with more modern showers and jacuzzi tubs.

This place was so charming. I had wanted to stay here for some time so when my guy booked us a room here on a whim I was estatic. Unfortunately the main inn was booked so we received a room across the little brick street in a separate building. This did not diminish our stay at all. We had a very nice room in the back of the building with a private balcony. Our room had a comfy queen size bed...a large bathroom with a 2 person jacuzzi tub..and a welcome decanter of sherry. We were shown around including the full shared kitchen in the next room over. My guy had ordered a bottle of champagne to be there at check in and since we arrived late we were surprised it wasn't there. When we mentioned it the night desk girl went immediately to get it...ice it down..and gave it to us complimentary. That's what the service here is like. Complimentary bottle water at the front desk..complimentary bike rentals..discounts to many attractions..breakfast is included as well as happy hour snacks and non alcoholic drinks..others for pirchase. Even though the inn was sold out each night when we got in we were the only ones in the small but nice pool for our midnight swims. It's in a great location at the edge of all the spots to see so it makes it a great home base. My only complaint was since there was a suite below us a family of 8 or more constantly congregated downstairs...smoking..drinking and talking at all hours from early morning ruining out quite private balcony experience to late evening making us trip over them to get in the front door. You can take the person out of Wal mart but.....well u know how it goes. Really we loved this spot. Yes it's a little price but when u consider all the amenities it's well worth it!

We had the best time celebrating my daughter's birthday here. We stayed in the Elizabeth Suite, and it was adorable!!! Parking was free and located across the street, which was so convenient. They had iced tea waiting for us and even gifted my daughter a small bottle of champagne to toast her 21st birthday!!! We had complimentary wine and beer at the 5 pm social hour, followed by making s'mores at the firepit at 7 pm!!! We purchased the paranormal package, and they scheduled our walking ghost tour at 8 pm, complete with matching t-shirts. They had dessert and snacks waiting for us when we returned, and we enjoyed a fantastic breakfast from 7:30-9:30 am with all the specialty coffees made to order. Ask about the complimentary tickets to the St. Augustine Lighthouse and the Lincolnville African American Museum; they are both unique and treasured experiences!!! These are beautiful memories that we will cherish. Overall, it was a fantastic experience, and I highly recommend it!!!

Bed & Breakfasts are my favorite things because they are like staying in a fashionable grandmother's well-decorated home. I love the uniqueness of each room. This was the first Bed & Breakfast I've ever stayed, my family planned a vacation in St. Augustine and be stayed in two of their rooms for a week. We stayed in Lily's Room (definitely recommend for the best chance of a true St. Augustine experience) and Elizabeth's Suite. The staff was very friendly and welcoming which is important when staying in such a small and intimate accommodation. The breakfast was unique and delicious, served buffet-style in a cute, well-set dining room. They had their own private parking as well as a limo service complimentary to guests that took you places you wished to go downtown (not sure if it's still available but they had it when I stayed here several years ago). They have a cute courtyard which is a great place to relax and get some fresh air. They also have a sitting room with a fire place with many comfy chairs gathered around complimentary drinks and snacks. One evening, several guests gathered in that room and had great conversation, bonding over each of our paranormal and other interesting experiences in each persons life. It was nice how a welcoming and quaint inn can bring strangers together like that. I hope to stay here again in the future the next time I plan a few days in St. Augustine. read more

My husband and I stayed there for our honeymoon and loved it! The staff were friendly, the complimentary breakfast was delicious and the atmosphere was very quaint. We stayed above the garage area, as that is supposed to be the most private. My husband hates staying in hotels due to sounds from other guests but we had no problems at all here. After arriving, we learned that there are ghosts that visit certain rooms but not ours. Well, that was not the case as something sat on our bed and tugged at the sheets. It wasn't scary, but definitely unexpected. Speaking of the sheets, we loved how soft and comfortable they were. And when we found out that they sell them in the gift shop, we were sold! Parking and driving down the small streets in a large truck was difficult and not ideal, but it was away from the crowds and quiet so we don't mine. Definitely coming back again! read more

We pull onto this quiet brick road. Tucked away at the corner is the St. Francis Inn. Free parking is across the street shaded by beautiful trees. We walk in and it has a quaint cozy feel. For a part of our honeymoon we stayed in Emily's room at first we were taken to the wrong room so our chocolates, champagne and basket were brought to us later on. It wasn't in our room when we got there. Which kinda took away the feeling of it. Our room had a balcony which was really nice because it made the room more open. The food was excellent. This is not your ordinary hotel, box of cereal and a cold hard-boiled egg kinda breakfast. Everyday there was something new fresh warm and delicious. Even in the afternoon and night there was a display of food. After taking our complimentary bikes out for the day, we would come back to a new refreshing fruit/cucumber/mint infused water and there was always something delicious to snack on. We really enjoyed ourselves. We will pick a different room next time but we will return. read more

My favorite place to stay in St. Augustine. Friendly, helpful staff. Beautiful, antique-filled rooms. Tasty breakfasts (and afternoon/evening snacks). Free parking lot a couple of blocks from the epicenter of St. Augustine's historic district. I stay here for Christmas/New Years just about every year. As good as a B&B can get. read more

This was great compared to other B&Bs in st augustine! The chef was wonderful with different dishes every morning complete with mimosas and bloody marys, expresso, lattes and more. Cookies and desserts from 7-9 and a happy hour from 5-7. We stayed in (the courtyard) one of the cheapest rooms but it was cute, cozy and had a fireplace. It had a clawfoot tub but the bathroom was so small- don't even think of getting more than one person in there! The employees were very nice and interested in you having a wonderful experience. It was a very nice, relaxing place with no loud music at 2 am like with some other Downtown b&bs. read more

We loved our stay at St Francis Inn! I can't say enough great things! The location was perfect and we could walk to everything! Perfect spot for taking in the Nights of Lights and exploring St Augustine!We stayed two nights in the Cottage. We are a family of 3 and we brought our golden retriever. Our dog was welcomed with a doggy bowl and some treats and a personalized welcome note with her name! The cottage was a full sized apartment with two bedrooms a full kitchen and a living room with fireplace. The accommodations were clean and comfortable. The Inn followed proper social distancing guidelines and masks were required inside at all times. We only ate breakfast one morning during our stay since we had an early departure our last day, but it was very good! They had a breakfast station with a spinach egg scramble, blueberry French toast and sausage along with other types of continental breakfast foods. They offered bloody Mary's, mimosas and cappuccinos and lattes as well. There were signs posted in the breakfast room that masks were required at breakfast station and in building unless seated and eating. There were two people serving the breakfast with masks on. This helped to prevent guests from having their hands in the food, which I appreciated. I was a little annoyed that I saw two different guests approach the breakfast station and start touching condiments and other continental items while not wearing a mask. I also saw a man get up from his table and approach the woman serving the food at the station without a mask. He got really close to her (and the food) and I saw her step back. Unfortunately the man did not pick up the social cue and remained in the woman's space without a mask on. I really wish people would be a bit more aware and respectful of personal space and shared food spaces! Especially if they want to continue to enjoy vacations in st Augustine and places like bed and breakfasts during a pandemic! We are grateful to have found a mini vacation spot in Florida since so many places across the country are currently shut down. It's not too much to ask people to wear a mask! Thank you St Francis Inn for providing us a safe and beautiful get away during these difficult times. We really needed it and thoroughly enjoyed it! Oh and we loved the daily dessert boxes we received each evening along with the home made cookies and social hour with beer and wine! We even enjoyed playing a game of Yahtzee one rainy afternoon. Wonderful, Wonderfull Inn. I highly recommend this B & B. They catered to our every need, and more! Rooms very, very clean and updated to modern plumbing and all, but still has the charm and period furniture of the circa 1791 building. Between the happy hour, dessert hours and breakfast everyday, we enjoyed returning to this Inn. They catered to my spouse's dietary needs easily. Very close to town, easy walk, and ample free parking. I cannot compliment the friendly staff enough. We even had a free decanter of sherry in our room, upon arrival. read more

My husband and I visited the St. Francis Inn B&B on 9/23/16 to celebrate our anniversary. We had such an amazing time, we are already trying to figure out when we can go back (and wish we'd stayed longer)! The staff was extremely helpful and friendly from the moment we arrived until the moment we left. We loved the set up of the room and the overall site and felt everything was very comfortable. There was a great happy hour the afternoon we arrived and it was so nice to have a drink or two and some delicious snacks before going to dinner later that night. Breakfast the next morning was plentiful and delicious. I'm pretty sure we went back for seconds. Then, when we checked out on Saturday, we were even still able to use the bicycles for the afternoon (which was great considering the heat)! Overall, we were very pleased with our stay and can't wait to go back. :) read more

By far the best experience of a bed and breakfast ever!! The staff goes above and beyond to make sure you have everything you need! And so much food! They have happy hour a few hours after check in with complementary snacks and wine. Then a few hours later they have dessert and s'mores. We enjoyed hour massages in the privacy of our own room which were amazing!! The breakfast is fresh and so much variety with cereals and even mimosas and Bloody Mary if you choose to drink! Highly recommend a stay here even if it's for one night! And a massage read more

By far the best bed and breakfast in St Augustine. The staff is amazing and they are very military friendly, offering the government per firm rate to individuals traveling on official business during the week. Their breakfast spread is very good and they offer a happy hour and snacks for late night munching. It is a short walk from the shops and restaurants downtown. I won't stay anywhere else when I'm in town. read more

I have not been here in 32 years. It's humbling to come back here with kids of my own. Super soft sheets. Breakfast is included. (NOT powered eggs!) Beach bikes are here to use. Great food nearby. Kids love the pool and petting the cat. read more

We stayed at the beach bungalow. Nothing like the pictures posted! The kitchen cabinets were falling apart, when taking a shower the water ran thru the side walls and out the back wall. The room was never cleaned in three days stay. The windows were duct taped and a dried snake was in the air conditioner, and yes it was 6 miles from the Inn, and after eating breakfast went to use the bathroom and there was a line of 4 people waiting to use the one bathroom. We tried being polite about the issues we encountered but were blown off ! PLACE IS A DUMP !!!!!!!! read more

Our second time at the St Francis Inn in the last 6 months. This is the only B and B that my wife and I ever stayed in but I don't know how another one could be any better. St. Francis Inn B&B is nice and quite and is located nicely to where you can see a lot of St. Augustine on foot. Now, first of all, if you like all of the modern amenities, this place ain't for you. As it is in a very historic home. The TV's were very small and the bathroom door in my room was about 5'9" high. But if you're looking to just relax and catch a bit of that old town St. Augustine charm this place is perfect. Some of the things I like include free parking, as this is rare in St. Augustine, so that is nice. They have free refreshments all day long, (including alcohol) and of course breakfast every morning. I really enjoyed the stay here and would absolutely stay here again. read more

I have been to the St. Francis Inn twice and loved both stays!! First was 3 year ago when my now husband proposed. Our second trip was over 4th of July weekend this year. The staff was so accommodating and friendly (especially Elle; we had the most interaction with her and she is truly the sweetest woman). The breakfast is so delicious and fresh; nothing at all like a hotel continental breakfast. Happy hour munchies and wine were also wonderful. We have stayed in the main building and the one across the street and love them both; we didn't prefer one over the other. The rooms and the Inn are so charming and beautiful. The sherry in the room is a nice touch as well. We walked to bars and restaurants which made our experience more fun. All in all, we love this place and can't wait for our next visit. read more

This place is absolutely gorgeous. Every dime spent for the rooms is given right back to you. The sherry is delicious. The homemade breakfast and little treats is amazing. Their hospitality is also incredible. We had to get two different rooms due to the one we wanted being booked the first night. As long as all our stuff was packed they offered to move everything for us, so when we finished breakfast we just went on our way. When we were done we came back to get our new key and bam we were set up easy peasy in a new room. I will say the only drawback for us was we are pretty young. I being 22 and my fiancé 21, when we walked into social hour to see how everything was we were immediately met with a bunch of senior eyes. It was a bit overwhelming. We felt slightly judged by the other guests and very out of place. However I have no regrets with staying in at St Francis. Lots of the older folk did warm up to us and they were such lovely people. So many amenities and service it's a crime not to stay here read more

Super friendly staff and authentic getaway place with a lot of history! The Inn is a 5 minute walk to the heart of St Augustine so we were close to all the city has to offer yet it was peaceful and serene to return in the evening for happy hour and dessert. We stayed in the Garden Hideaway room which offers a very secluded experience and the garden sitting area is beautifully landscaped, it has a well kept but old world garden feel. The staff and owner were super helpful with advice about best restaurants and attractions. Every meal we had was a feast thanks to their advice. For an adventure I highly recommend talking one of their bicycles for a spin. We rode to the lighthouse and around town, these old Schwinn bikes are a must! read more

we had a great time all the staff was so nice. The breakfast buffet was really great its served all morning and you can make your own mimosa or bloody mary. serveral choices of coffee too. the complimentary happy hour was nice also. the amenities are very generous. the room was at a nice cool temp and the bed was very comfortable the shower was a little difficult you have to realize this building is historic so the bathroom isn't going to be glamorous. I cant wait to come back ive been to 4 other b and b this one is definitely my favorite. read more

First timer to the area and to a bed and breakfast. Very cozy and quiet neighborhood. Walking distance to the town where there are plentiful bars, restaurants, museums, shops and live entertainment. The front staff was very nice explaining things in the area to do and gave us free tickets to the lighthouse. She explained there was a "social hour" with complementary drinks and hors d'oeuvres. There is water, cups, ice 24/7. Coffee and teas throughout the day. Complementary hot breakfast. A mimosa and Bloody Mary bar. And snacks overnight! Upon check in the front desk personnel walked us to our room and showed us everything to make sure it was to our liking. The room was vintage and charismatic but had wifi, tv and mini fridge. The bathroom had a large jacuzzi tub/ shower. There was a pool and outdoor seating. We only stayed for one night and since this was our first time to the area we spent little time at the inn and was not able to utilize all the amenities offered. They also had free bikes for use and umbrellas if need be. The room was also stocked with sherry which we did not touch due to being out on the town. Bed was huge and comfortable. Check in was at 3 and out at noon. Definitely would recommend! read more

Such a cute little spot and beautiful grounds! The staff was friendly and engaging, food was excellent, the rooms were clean... definitely would visit again!! It's less than a mile from all the St George street restaurants and shops but far enough away that it's nice and quiet. read more

Just left the St Francis Inn. We spent Christmas in St Augustine and had an incredible time. The Inn was wonderful and the inn keeper and staff could not have been more accommodating. Bed was very comfortable and our rooms were very clean. Breakfast each morning was incredible. Evening snacks and drinks in the garden around the fire pit. Dessert at 8:00 with coffee or tea in the garden. We will for sure go there again. read more

My husband and I stayed here for the first time on 11/30/18. We come to St. Augustine every year for a weekend getaway and stay at a different B&B each time. The St. Francis Inn was very romantic and very intimate. The staff was super friendly and the breakfast was the best by far. The complimentary Sherry in our room was just what we needed after our drive. We stayed in The Courtyard room and the only complaint I have is that I wish the rope they place across the swing at night would stay there until at least 10:00 am. My husband and I work nights and like to sleep in and on Saturday morning a lady sat in the swing which is located right beside our bed and talked on her phone for about 30 minutes. I guess the other guests don't realize that they are that close to our bed when they sit in the swing. We did have a few odd things occur in our room while we were there, but we didn't mind. I definitely want to come back and experience other rooms in the future. read more

Best bed and breakfast we have ever stayed at. My husband and I stayed here for a week in Margaret's Room. From the care of the staff, the gourmet breakfast, the clean and comfortable room, not to mention the amazing bathroom, Everything was on point. Our favorite part was the fact that they have a beach property where you can park so close to the beach. They also have a shed with a refrigerator and ice cold water bottles, and they also have towels, a shower, bathroom, and chairs. I was so impressed with every single part of this Inn. I would highly recommend this inn to everyone! read more

We have stayed two times at St. Francis Inn. A Bed and Breakfast doesn't get better than this. The Inn has so much charm and history. We never had a complaint about anything. Very conveniently located within walking distance of most St. Augustine attractions (Oldest House, Lightner Museum, the Fort, etc). Both times we stayed at rooms in the Wilson House, across the street from the actual Inn. Although the Wilson House is not supposed to be "haunted", we did have some strange experiences. But this has actually enhanced our fondness for the St. Francis Inn and we will definitely plan to stay here the next time we visit St. Augustine. read more

This Bed and Breakfast was surly an experience. It is the perfect place to go if you want to experience St Augustine in all of its historic glory. If you want to be amazed by old fashioned streets and a home that feels stuck in the past, this is the place to go. Its a beautiful little spot and could even be romantic. Now if you are looking for a solid nights sleep in a cool and comfy bed with a great sleeping atmosphere, I would not recommend this BandB. Also if you are a large person, either overly muscular and tall or obese.... this may not be the place for you. Aside from sleep and the size this place is awesome. Cynthia and Nancy were my favorite employees they kept the breakfast area in perfect condition and helped us with a few request. Very close to down town and a fun location to stay with free parking. read more

With fresh fruit, bread board, juice, and coffee, there was more than enough to eat. They also hosted a social for the guests but the timing didn't work out for us to attend. It was quite the spread when we peaked in one night. We really enjoyed eating our breakfast outside on the large porch. The first day it was raining but we were covered so not an issue. The second day it was sunny and clear. Beautiful views of the water. The staff was fantastic and took care of all of our needs. Great stay!

Unfortunately, the property did not fully meet the expectations those images created. As Florida residents, we understand the recent cold weather likely impacted landscaping and outdoor upkeep. However, the courtyard and exterior areas appeared noticeably more worn and less maintained than what is currently advertised online. Unfortunately, we booked this specific room for the courtyard charm we saw in the posted pictures. Updating the photos or refreshing the outdoor spaces would help future guests have a more accurate understanding of the property's current condition. There were certainly positive aspects to our stay. The location was excellent, the included parking was convenient, and every staff member we encountered was kind and welcoming. That said, at approximately $375 per night, we anticipated a higher level of overall quality in the accommodations, amenities, and breakfast experience. While the room itself was comfortable enough, it lacked the charm, attention to detail, and elevated feel we expected at this price point. Breakfast was also disappointing; we only chose to participate one of the two mornings because the selection felt quite basic. In a destination like St. Augustine, we expected a more memorable and refined hospitality experience. The toiletries also felt below the standard we anticipated for a property in this category. The shampoo and body wash were small sample-sized bottles that did not feel particularly premium or thoughtfully curated. Additionally, we experienced an issue with the tub jets during our first night. The jets repeatedly turned on by themselves, and we had to troubleshoot the wall switches multiple times to stop them, which became frustrating and disruptive. Overall, it felt as though the premium pricing was driven primarily by the location rather than the full guest experience. We have stayed at similarly priced bed-and-breakfast properties in Savannah and found the room quality, amenities, and dining experience there to be significantly more impressive. I genuinely wanted to love this property and had hoped it might become an annual anniversary destination for us, which makes this disappointment even more unfortunate. We came here to see a concert at the AMP outside of town. Being that the rates at nearby hotels were more than I was willing to spend, I looked at local B&B's, and this one fit the bill between it's local and downhome aesthetic, breakfast being included with gluten-free options for my wife, and a relaxing bathtub for my wife to soak and relax. Eva was fantastic in ensuring we had everything we needed. She is an absolute gem who made us feel at home and welcome. She helped us with some concerns and requests. With a house that has been in existence since 1853, as indicated by the plaque by the front door, this has the historical aesthetic and the comfort to match. The lobby area has some lovely velvet sofas shared with the dining area, where you can have either white or red wine or water, for example. The porch is also nice for a glass of wine, people-watching, and enjoying life as it passes by. Food-wise, they served breakfast if you're able to get to the lobby before 9:45 PM. Technically, the kitchen is open till 10 AM, but don't push your luck. But it's nice to have some coffee and breakfast, whether it's eggs and French toast soufflé or whatever is on the menu, and then you're off for your day. If you are gluten-free, make sure you mention it in advance so they can accommodate you. Our room was lovely, with a comfortable four-poster king-sized bed, a classy dresser, and nightstands. No closet, but there are knobs for hanging up shirts, pants, and dresses if you have clothes hangers. I liked the complimentary dark chocolate when we arrived as well. The room we had for our stay had a hot tub and a shower with multiple showerheads. Once you figure out how to use both, it is heaven. It allowed us to live our best lives. My wife enjoyed the tub immensely, then, after the fact, enjoyed the bathrobe. I liked that the toilet was in a separate room from the sink and shower/hot tub, especially, if you need to go and it goes sideways. The outdoor patio is also nice if you want an afternoon drink, fenced off from the street, especially if you want to smoke a cigar. We have already booked for a concert we are attending in July. And that date will not be the last time we book at the B&B. It is grand.

Parking spots are very small, the rooms which have been "updated" are small, grey and do not match any of the pictures from any of the hotel booking sites or even their own website

Walking distance to everything we wanted to see, and a short drive to St. Augustine beach (which has good parking) for when we were ready to do some beach time. The crown jewel of the Bed and Breakfast is the BREAKFAST!!! Made fresh daily onsite, with ingredients they go out and get the night before (they called ahead to see if we had any dietary restrictions). Unfortunately, what I thought would be a dream vacation quickly turned into a complete nightmare. My husband and I live about two hours away from St. Augustine, and since we had a night off, we decided to book a one-night getaway. I searched online and found what looked like a completely relaxing, dream room: the Palm South room. I felt comfortable booking directly through their website because the policy explicitly noted that payment was not due until we arrived on the property. We were so excited at the thought of a quick getaway where we could just relax in our own private, in-room jetted tub. A few minutes into our drive to the hotel, the nightmare began. We received a call from the owner demanding payment. I thought this was odd since the website stated payment was due upon arrival, but since we were already on our way, I paid over the phone. A few minutes after that, while still driving, my husband received a text message giving us the access code to a different room: "Palm North." The room they forced us into was $30 cheaper and did not have a jetted tub. Figuring it was a simple mistake, we called the owner. He informed us that they switched our room because the water heater for the Palm South room was broken. When we explained that we only booked that specific room for the in-room jetted tub, he told us we could still stay in it, but the water would be cold! He did not offer any compensation or a discount for the forced downgrade. When I asked him to please just reverse the charges since the advertised room was unavailable, the owner flatly refused. He claimed he had offered us two different rooms--neglecting to mention that one was cheaper and the other was broken! Since we were almost there, we decided to drive to the property to speak with someone in person. When we arrived, the property was completely deserted. The owner refused to answer his phone, leaving us with no choice but to call the local police for assistance in resolving the theft. Even the police could not reach him. He had gotten exactly what he wanted: our money for a room that wasn't functional or as advertised. We ultimately left and had to book a room elsewhere with working hot water and a much nicer owner. We are now relying on our bank to dispute and reverse the fraudulent charges. What started as a beautiful dream turned into an absolute nightmare. I learned a very hard lesson and will never book directly through a website with a small property like this again. Avoid this place at all costs. **Edited to add that I filed a report to yhe BBB and a secondary complaint with the Florida Attorney General (the Department of Legal Affairs). I saw that this had happened to many other people and its NOT RIGHT!!

At check-in, we were basically told that, it's your problem because we used a third-party ("reservationdesk.com"). FINALLY, a week later, we finally got our receipt. Marin House said that they could not even give us a receipt because we went through a third-party. So, one week later, I see that we were charged for three nights, even though we checked out after the first night. ReservationDesk.com said that they contacted Marin House, who told them that since we checked out after the first night, it was against their B&B POLICY, and they are refusing to refund FOR THE TWO NIGHTS THAT WE WERE NOT EVEN THERE!!!!! EVEN THOUGH WE WERE LIED TO ABOUT THE ROOM. Sandy, the owner, got her britches into a big bunch because we were singing, and our choice of language apparently offended the geriatric crowd there.... SO, FOR ONE NIGHT, SANDY @ MARIN HOUSE IS CHARGING US OVER $1,500.00‼‼‼. THIEVES. THIEVES. THIEVES. STAY AWAY FROM THESE THIEVES.

What a beautiful old Inn. Very clean, very homie place to be. The Innkeepers, cooks, clerks were all very nice and accommodating. We had a small dog with us and all was well. Enjoyed the food, wine and all. We will return soon. read more
