We entrusted Stars and Stripes with managing our home while we were overseas for two years. That was a serious mistake. During that time, the tenants destroyed our house, and Stars and Stripes ( RYAN STUBBINGS ) failed to properly manage, inspect, or protect our property. By the time we returned, the damage was extensive and far beyond normal wear and tear. When you hire a property management company, you expect regular oversight, accountability, and protection of your investment--especially when you are out of the country and unable to monitor things yourself. Stars and Stripes did not meet those responsibilities. If you are considering this company to manage your home, particularly if you will be away or relying on them heavily, I strongly recommend looking elsewhere. read more

I hired Stars and Stripes Homes, Inc. to manage my personal property, and I can confidently say this was one of the worst decisions I've ever made as a homeowner. The experience was unethical, dishonest, unprofessional, and completely disorganized from day one. I originally chose this company because I'm a U.S. military veteran, and their name suggested values like integrity, accountability, and respect. That assumption turned out to be meaningless. There was absolutely nothing about how this company operates that reflects those principles. The problems were endless: · I did NOT receive required tax documents (1099s) by January 31st, which is unacceptable and caused unnecessary stress and follow-up on my end. · I was charged excessively high procurement fees, yet the tenants they placed paid late and/or in installments, completely defeating the purpose of those fees. · They charged both pet fees AND pet deposits, which felt excessive and poorly explained. · I was explicitly told there would be no cleaning fee, only to be hit with one at the last minute anyway -- and to make it worse, the cleaning job was so poorly done it had to be redone. · Despite all these fees, the property was still returned with tenant-caused damage that was not adequately addressed. · I was overcharged the management fee, caught it myself, and then had to go back and forth with them just to get my own money returned. The lack of organization and oversight was astonishing. Records were sloppy, explanations changed depending on who you spoke to, and there was zero accountability. I felt like I had to audit every statement just to protect myself. This company does not operate with transparency or professionalism, and as a homeowner, I felt consistently misled and nickel-and-dimed while receiving subpar service at best. I would not recommend Stars and Stripes Homes, Inc. to my worst enemy. If you value your property, your finances, or your sanity, stay far away. There are far better -- and far more ethical -- property management companies in Colorado! read more

I am a neighbor a property that was managed by Stars & Stripes Homes. During the past two years, two separate tenants disrupted the tranquility of this quiet neighborhood. Specifically: -Police visited this property no less than six times, resulting in at least two arrests and a drug overdose. This is six more visits than in the last 28 years. -The previous tenant accidentally shot himself. -Suspicious activity at night. People coming and going, loading cars and trucks in the middle of the night. Yelling, car alarms going off early in the morning. -Blocking neighbors driveways. -Throwing beer cans in their neighbors yards. -Not taking care of yard. Grass is dead in front and back yards. -Broken sprinklers that were not repaired. Throughout this time, I and the other neighbors kept the property manager informed, with little to no response or action. They no longer manage this property, which should say something. I suggest additional research before using this company. read more

The experience with Thuy and the team at Stars and Stripes was incredibly positive, from finding a place, to moving in, and then extending and then finally moving out. They were very helpful and accessible with all issues and challenges (and there weren't many), and their online portal made it easy for us to interact in normal business issues. While reading through some of the reviews on the different sites, I have to reread some things that are very negative because throughout twelve years of Stars & Stripes managing our home, we have had zero issues. As landlords, we actually control what the property managers can and can't do within the law. It is our responsibility to question the condition of our property if there is lack of communication. The three property managers (Mike Giallanza, Ty Wickline, & Thuy Beinert) we worked with were knowledgeable about the market and upkeep so that our home remained highly desirable. Every time there was an issue, I was notified first, unless it was an emergency, and the management company handled the repair per my instructions. I HIGHLY recommend Stars & Stripes. I'd like to especially thank Thuy Beinert for her expertise and care in helping us sell the property when we were ready. She handled everything from start to finish. Within 60 days of listing the property, we closed from 1600 miles away thanks to Thuy and her team. She put in many hours answering my many questions, probably twice. I had the pleasure of working with Justin for past few years. At first he was managing my property since I lived out of state. Recently I decided to sell the house and I didn't even need to look around for a listing agent since I knew Justin would do a great job, just like he has been doing the past few years. He answered all my questions and was always available( since I live in a different state, I had to sign all the papers with a notary and during the signing process I had a question about a specific form. MILITARY...VETERANS & ALL MY CIVILIAN BROTHERS AND SISTERS....PLEASE BE AWARE... This is my AWFUL experience with Stars and Stripes.  While on Active Duty in 2013, I received orders to PCS/move. I hired Stars and Stripes to maintain my property/condo as a rental while I was away.    I came upon Stars & Stripes when I learned that the business was ran by X military so it gave me a since of good security that things would be done properly. Early this year... I put my condo on the market to later find out that there has been a water leak from my kitchen going into my crawlspace but the worse is yet to come...There was mold growing in it as well. Yuk!!  When I addressed this issue to the Property Manager (to include pictures) I asked about the justification on how it was missed and if I would be compensated for the Restoration clean up of $3056?  I was basically told that they weren't responsible for the crawlspace (which is not included in my HOA) and it wasn't part of their management agreement to include that they weren't required to do a walk through, and that they just have made it a common practice to conduct one periodically.  ( Right from Manager's/ email) Say what??? I found this response very despicable and disturbing.   ...PLEASE LOOK AROUND...   Don't trust in a business that gives  you responses like this. 8 year of wasted business but a lesson learned. This was a great rental experience. We worked with agent Justin Sadler and we couldn't have been more pleased. Excellent communication and customer service. I recommend you use the cleaning lady (Suzy) and carpet cleaning service he recommends (Jerry, he hates stains) when vacating the property. They're hard work will almost assure you get your deposit back ~ obviously you have to be a great tenant as well. Wow. I am so surprised to see the other reviews seen below. I had an outstanding experience as a tenant with Stars & Stripes. Our property manager Bob was always available and very quick to address issues. Repairs were done quickly and correctly, the heater went out while we lived in the home and it was repaired right away without question. The office is clean and the staff is friendly and knowledgeable. Had we not moved out of state and bought a home we would have continued to rent from Stars and Stripes. The home we lived in was clean and move in ready when we arrived. The rent was fair and the lease agreements typical. All in all a great experience, I would personally recommend Bob and his team to other renters. As long as you take care of their property they take care of you! read more

These comments below are surprising. I have had nothing but amazing customer service. Everytime I enter the office, they are so kind. My property manager, Lahai S, is amazing at his job. He is very nice and always on point when we need him. He always fixes our problems for us in a very time manner. He calls back immediately and texts back immediately. He got us a plumber at a very early time on a Saturday morning. He also has a great maintenance team- his handy man is AWESOME! We are blessed to have such a great and concerned property manager. We rented from Stars and Stripes and had a great experience. We paid our rent on time, had good communication, etc. with our property manager so maybe that is why we had a good experience with them. We worked with Bob and he was always friendly, took care of getting things repaired when needed, etc. We had no problem getting our full deposit back no questions asked because we left the house in good condition when we left. I had to leave CO over 3 years ago and I was unable to sell my home due to the housing market. I shopped around and finally hired Stars & Stripes to manage the property. The three years (and two tenants) went well. I always received my rent proceeds on time and any items that required maintenance were explained and repaired without incident. About two months ago we decided it was finally time to try to sell the house again, and we made an arrangement with our property manager (Bob Osterheldt) to function as our real estate agent. Bob took care of everything including working out the arrangements with the current tenants to vacate ahead of schedule. We closed on the house today and I couldn't be happier with the service we received. The closing went smoothly and on schedule. I would highly recommend Stars & Stripes to anyone who is looking for a property manager, or to sell a property. In fact, based on the repairs that were done to my home over the past 3 years, I would also recommend them if you are a renter looking for a home. To my knowledge, every issue brought to their attention by my tenants was rectified in a quick and professional manner. Thank you Stars & Stripes, and especially Bob, for making my experience as a long distance landlord and seller as free from stress as possible. These guys are TERRIBLE!!!! It's the biggest group of incompetents that I've ever seen. Beware! They are really good at providing professional service to get you to sign a lease and become a tenant and then all there customer service becomes completely non-existent after that. After you sign, you will get nothing but excuses or the implication that you are to blame for the failure of the appliance or the maintenance request issue. It's impossible to get a maintenance request processed and scheduled on a timely basis, even in a state of emergency. You used to have to print out an online form and then scan and fax it in. Then it would be scheduled, but good luck trying to find or get any information about the status of your request, especially if you have to be on the property while the work is being done. Now, at least you can submit an online request form and a maintenance guy will get back with you. Then they come over and tell you that there is nothing that you can do and you have to talk to your property manager to get your request prioritized above other tenants. The property manager that I've worked with has ZERO follow through. Very nice and polite, but that doesn't do me a bit of good when my appliances don't work or the plumbing isn't functioning. Especially in our crazy weather. I've have 4 major issues in the year that I've used this company and 3 have all taken over a week to resolve and one request was completely ignored. If you do decide to rent with this agency, please read your contract carefully. I don't know if it was my particular contract but this agency passes on a lot a responsibility to the tenant that normally the landlord is responsible for. You can avoid a lot of headaches or conflict if you address this before you sign, not after. Update: Due to lack of response to maintenance requests I have looked into filing a complaint with the Better Business Bureau regarding Stars and Strips. Six complaints have been filed with the BBB and only one was resolved to the satisfaction of the complainant. Seems like these guys do what ever they want and keep their A++ BBB rating!! read more

If I could give no stars I would. I was an owner of a home and used Stars and Stripes to rent our home out. Our property manager was incompetent and lazy and I had to micro-manage the entire year. They have a oh well no big deal attitude and nothing gets done in a timely manner. repairs were to be done on my house before I closed on the sale of it but guess what they weren't and I was told they were. Biggest waste of money I have ever spent. Find someone else cause this company doesn't give a crap about anyone once the contract is signed....all talk and no action. read more

I was a long time tenant at a property when the owners switched from Bergan Realty to this company. It was fine except when I had to contact them. I bought a new house (yay me!) and had to break my lease. I felt they dragged their heels in getting the place rented. (I mean in this market?! Come on!) I had to contact them about the status of the place. Only once did they contact me- to let me know they lost my forwarding address for my deposit. Incompetent. I can only hope they are cheaper than the other company I mentioned before, as that is the only explanation I can see for someone choosing to do business with this company. I'm not a deadbeat. I paid two months of rent for a place at which I longer lived because I believe in keeping my commitments. I found them to be rude and unhelpful and (I can't say it enough) incompetent. I would have hoped they would have displayed a lot better customer service. I did just buy this house after all, and I hope to rent it myself one day. I will not be using this company to do so. Nor would I recommend their services to any of my homeowner friends. A management company is a great idea- just not this one. read more

Since I didn't live in Colorado, I was thankful they made all the transactions easy to do long distance. All were very courteous and cheerful. Stars and Stripes Homes is great for the home owner and AWFUL for renters. If you are looking for a house to rent, LOOK SOMEWHERE ELSE!!! They are very demanding - watch out for their FOURTEEN PAGE LEASE - and will hold you responsible for everything including problems with the property before you move in. They ignore maintenance requests for months and even trying to get the property manager to help you only results in being told how stupid you are. They even ignore dangerous problems with the properties - electrical, sewer back ups and water leaks. read more

Recently looked at a house to rent managed by this group. We were very interested in the house and filled out an online ap literally in the driveway of the house after looking at the unit late in the evening which the broker asked us to fill out - the cost was $50. The next morning, I received an email from the broker informing me that they were going with someone who could move immediately and didn't have a pet (we were also able to move immediately) My issue here is not that we didn't get it, it's the fact that they likely had multiple people send in $50 applications but I'm not sure why they are charging this. Why this little company would charge someone $50 to tell them "sorry" based on criteria other than credit, etc is a bit shady to me (I also own a rental and charge if I need to run a background or credit check - but I do not charge to ask a couple of basic questions, if the owner was biased against pets, why wouldn't that be stated BEFORE the $50 app fee?. I'm sure they received several apps - why wouldn't you decide who "sounds" best and then charge that person $50 for your official app fee? You didn't check credit or anything else on me yet you took my fee only to call back and say no to me because I listed a 20# dog? Seems a bit crooked. Wouldn't use these guys for my own rental nor would I recommend them! read more

TERRIBLE, AWFUL, HORRIBLE company! Do not rent one of their properties. They have listings in great locations with reasonable prices, but do not let this fool you. When you start dealing with the management company, it is NOT worth it! We upgraded our apartment with new towel bars, outlet covers, a shower head, etc. and we were charged for it at move-out. We were charged for our pool key that we left on the table when we moved out. We got confirmation from management on painting a couple of walls in there and was charged $500 for this! Outrageous! When we complained, they told us that we should have gotten this in writing, even though we spoke directly to the managers to begin with. I understand there are fees when you break your lease, but WE were the ones who leased the apartment to someone. They did absolutely no work. The lease break addendum stated they would start advertising your apartment on their website and on third party sites (Zillow, etc.) within 24 hours of paying the break fee. I looked at the website two weeks later and nothing was ever posted! They were not advertising our apartment at all. I ended up finding someone to rent the apartment luckily, and they took over two weeks to let them know if they were approved or not. They did not contact us to let us know what to do with the keys, when they would be walking the apartment, etc. Very unorganized and you will not get your security deposit back most likely! read more

I was a tenant for 2 years. I loved the home but hated the service provided by Mike G. When I moved in, the house was filthy. Spiderwebs everywhere. He said he would send someone to come clean it but that never happened. I found a picture from the previous tenants and tons of dust under the fridge (proving it hadn't been thoroughly cleaned.) I cleaned it myself and let it go. When i moved out, I cleaned the entire house, and he had the nerve to charge me to have someone clean it because I didnt leave it in the move in condition. My pilot light went out during winter and it took him 2 days to get someone out to look at it. The summers were brutal with a non-functional A/C. The A/C leaked freon the entire 2 years I rented. He sent someone out to do maintenance work on the A/C 3 times but they never fixed it and Mike didnt do anything about it. I was required to water the lawn (which was nothing but weeds) and rack up my water bill. I moved when they hiked up the rent by $200. Not worth it. read more
