We first hired Steel Rhino Property Inspections to inspect an older house we were hoping to buy. We knew the house needed some minor repairs but wanted a "professional eye" to assess the home for hidden damage. Our general inspector Matt W. painstakingly inspected every area of the home from the attic to the cracked driveway, turning on vents, looking under eaves, climbing on the roof, and checking window seals. Within 2 hours of completing his inspection, he provided a detailed, written report of his findings with a lot of standard photos and thermal imaging photos. With his report came peace of mind that the house we were buying was a great find with no hidden damage that could later prove to be costly. Matt was detail oriented, and alerted us of both immediate safety issues and preventative measures to take in order to prevent issues in the future. He was more than willing to take the time to make sure we understood his report to the fullest. Patrick J. performed our sewer inspection, and his professionalism and commitment to his clients is top notch! He did a camera inspection and also shared the video to support his findings and recommendations. Black mold missed on inspection. Given a clean bill of health. Evident on the back of cabinets at the time of inspection in late 2018 (see pic). Owner discovered in early 2019 months after moving in. The rehab project cost was over $40,000. Displaced for three months from the house and the kitchen was completely gutted and rebuilt. I messaged Steel Rhino and asked for consideration on the cost of the inspection but, was denied any consideration by ownership. All else went well but, considering the cost and inconvenience I think it would be remiss of me to not share my disappointment with other prospective customers. read more

I wouldn't recommend them to anyone. Our buyers hired them to inspect when they purchased a home from us this summer and we came home to a mess. During the inspection, the condensate drain line for our AC was kicked away from the drain where it belongs and wedged underneath our deep freeze. We had the AC off when we left, but they left it running full blast because they were doing a radon test. The result was a puddle under our deep freeze that was just starting to seep into our drywall. I'm so glad we got back when we did or it could have been a disaster. A few hours after we got home, the HVAC started making an awful noise. When we went down to inspect, we found that the cover had not been put back on properly and it had jammed the filter down into the fan. It was easily fixed with a new filter and proper closure, but it made us wonder what kind of "inspectors" our buyers had hired. On the report, they mentioned that the HVAC cover was faulty (not if you know what you're doing). They also said some other crazy things ( like a not functional door that was "nailed shut" - um... you mean the regular door with a security bar that my 9 year old can operate?). It felt like they weren't super competent or paying attention at all. Anyway, it was weird. And to reframe it from the buyer's perspective it made us very skeptical and hard to work with as sellers when it came to negotiating the inspection resolution. The only reason they get 2 stars is they didn't ruin our sale, so it could have been worse. read more

There is a lot to know about a house before you buy one. I was pleased with the service. My inspector, Austin arrived on time and he seemed prepared The inspection was at least 3 hours long. . He had a lot of gadgets to gather readings and scans of various things. I had a set of questions that he was happy to find answers to. The report arrived within a few days, is long, full of photos, some parts are a little repetitive but it is well organized. Wish they had also done a sprinkler systems check... but that is not included in the visual inspection service. I didn't know that till I got the report. It was a good professional experience. This inspection company is not thorough and does not take responsibility for their actions. After moving in, I had a few issues with my sprinklers, including some rather large holes in the main water lines coming out of the house. The previous owners told me that they hadn't turned on the sprinklers yet this year, and the first time they were turned on was AFTER we had moved in. When I called Steel Rhino to explain the situation, Johnathan said that he had checked the sprinklers and everything was working just fine. He tried to blame the colder temperatures and said that the pipes likely froze after we moved in and that would account for the holes in the water lines. I researched the temperatures and it never got colder than 35 degrees after the inspection. Johnathan then tried to tell me that the sprinklers were running when he drove up the house to do the inspection. He said he never turns valves on or off during inspections, and since the previous owners had left the system off all year, there is no way that the sprinklers could have been running during his inspection. This company does not stand behind their work and does not take responsibility for their mistakes. I didn't ask for a reimbursement or a refund, I only wanted them to inform them about what they had missed during their inspection. Their reaction to my call was defensive and full of excuses. Save yourself the hassle and find another inspection company to look over your future home. read more

Do not use this company when buying a home. The inspectors scam you. The inspector spent a total of 30 minutes doing the inspection for a two bedroom Townhome and said everything passed with flying colors. Only after closing and moving in, did I find one major break/ repair after the other including inside electrical issues and a completely broken beyond repair AC unit which was documented as working perfectly. I filed a complaint with the BBB because the manager of the company wouldn't return my phone calls. The only other option was to sue the inspector and after replacing an ac unit and repairing faulty electrical in the house, I couldn't afford to waste my time any more. Please do not use this company - it will save you in the long run. read more

Justin Rose was the inspector who practically red tagged every single thing in our house. Steel Rhino came as a recommendation from my realtor. I called the Friday before Thanksgiving needing an inspection the week of Thanksgiving. They were very accommodating. The lady I booked with was very nice and explained everything. Carl came out and did my inspection. He did a great job...yes he was very through but as a homebuyer I definitely didn't want him to miss anything. I would rate this company a 0 if possible - and I want to be sure to post this on both of their pages. Similar to another review on here, this company cost us the sale of our house and our contract on the house we were buying. Harold's inspection on a 1500 sq. ft. house took 4.5 hours. Initially, I was happy he was being thorough for his clients. This family was so excited about moving into our house, and even commented that morning that they were in love with the place. However, 30 minutes after the inspection ended, we were informed that they felt the house had "overwhelming issues" and did not want to proceed with the sale. Some items Harold noted: 1) "The roof was 12+ years old and would need to be replaced immediately" (The roof was replaced 2 years ago which we provided paperwork for; it's in excellent condition, so much so that the inspector for our new buyers noted it was "like new.") 2) "The house needs to be painted on the exterior" -- Yep, we had that done two weeks ago. Two weeks to the day, actually. 3) "Significant water damage to ceiling" -- There is a spot (1 sq ft) where the popcorn was scraped by the previous owner. We've had this verified in our own inspection two years ago as well as independently that there was no water damage here, but that they must have started to scrape the ceiling and quit. There is no proof of any water damage. He didn't do an infrared screening or anything to prove it beyond "it's there." 4) Structural issues (notched joists) which he recommended be "sistered immediately" - First, he is not a structural engineer and cannot/should not provide any structural solutions. We were so anxious upon reading this that we had an engineer come out (to the tune of a $200 bill) and claim that the inspector was a moron and there was no evidence of any issues with any joists or structural problems. 5) "Appliances in kitchen were 10+ years old and should be replaced immediately" -- Well, we bought all of them - fridge, stove, and dishwasher - in July 2015 brand new, actually. They are stainless, high-end, and in perfect condition. We even had the owner's manuals in a folder on our kitchen island clearly marked for him and the buyers to see. I'm not even sure they made appliances that looked like them 10yrs ago. And my personal favorite... 6) "The addition in the back was clearly built without a permit." Okay, so first, the addition was built two years after the house was, over 30 years ago. We have a verification of the permit, which we had to have for our FHA loan two years ago. He never asked for the permit, our buyers never questioned it (or even noticed), and there is no indication it's an addition. These are just a few of the issues present in his inspection. I can appreciate thorough inspections (and clearly this company is hit or miss in that regard) but most of what he noted was either personal settings (the heat we have our water set to) or outrageously minor details. He also took time in his 96-page report (!!!) to mention things like "dirty sink" and "dirty smudge on tile." Seriously. Aside from contacting him, I made it clear to our realtor that even if it meant losing another bid, I would not let this man back into my home. In a house we've taken above and beyond care of, it was disheartening to see so many glaring mistakes on his part. Just like someone else noted - he was friendly and said it "went great" as he was leaving, but this is clearly a front. I cannot give this company - or this inspector - enough bad reviews. The worst part is that it cost our buyers what they dubbed their "dream home." We were under contract again the next day, but they missed out on a great house due to Harold's negligence. I wouldn't recommend this to my worse enemy. read more

These guys gave me bad information on my home inspection. First I was told I needed a new sewer line. So the seller had their own inspection done which showed it was fine. Not knowing who to believe, we had the city take a look and they determined the sewer line is fine, unlike what Steel Rhino said. That there was a red flag, but I made the mistake of trusting my realtor's opinion and stuck with Steel Rhino. Within a week of moving in I had several major issues come up that should have been caught on inspection. My first week in the house I had to call a plumber to service my hot water heater. Along with that, my fence fell over because of rotten posts. According to Austin, the plumber I hired doesn't know what he is talking about and the fence posts were fine and they just happened to rot and fall with in a month of his inspection. Instead of helping me he just argued with me, very poor customer service very poor company. Play it safe and find another company. read more

DO NOT USE! Buyers of our townhome used them. The inspector took over an hour after their 3-hour time window (in a 1600sq ft townhome with an hoa that covers roof, sewer and most things outside), broke multiple things in my house and then wrote it in the report (that included things like a DIRTY OVEN) and left BLOOD on my closet door that is now so broken we have to replace it completely. He scared our buyers away with a 93 PAGE REPORT that had nothing of interest on it. Things like "loose cabinet door" and "dirty fireplace and oven" and left our house in rough shape. Did I mention the blood on my closet door? Because there was blood on my closet door. Completely disgusted and horrified. Do not use this company. read more

This company is a joke. I am a seller. David came out for the buyer. Said there was mold in our attic, leaks in the bathroom and structural issues. The buyer cancelled the contract the same day and gave us the report. My husband and I were petrified, we've only lived in the home for 2 years, what could have happened? So we called a structural engineer, plumber and 2 mold specialists. None of these professionals could find anything he noted. The biggest joke? The 'mold' he noted in the report was SPACKLE. We just had Flash Floods and they couldn't find anything that even resembled mold or moisture. As a real estate investor, believe me when I say - Mold companies ALWAYS find mold to get you to pay to remediate it. So if they say there's nothing there, there isn't. I'm dumbfounded that this happened and pray we don't loose money on this house since we have to go back on the marked because of their incompetence. I buy and sell a lot of real estate and I've rarely encountered a company as grossly incompetent. read more
