Jose came out, took a look and noted the sealed tiles but explained that the cracked tile is not the source of the leaking. He pointed out that while the cracked tile is part of the problem, the main source is the second story draining water directly into a gap between the tiles. He was very professional, friendly and great at explaining what the root cause of our leak was and his plan to fix it. Total opposite from the previous contractor! They came out next business day and fixed the roof. They were very thorough and clean. My mom would go up stairs and take a look through the window from her room and would tell me how great of a job they were doing. They even cleaned our gutters (which were in much need of cleaning and pleasant surprise). We received photos of his initial assessment and photos of the work that was done (before, during and after). Some photos we received are attached. It was nice to see what was happening during the job. Our roof looks great, and we have peace of mind knowing it was repaired with care and quality workmanship.
