First, I want to recognize Alex and our customer manager. They made us feel valued even after we became homeowners, which we truly appreciated. Their professionalism and continued support made us feel like we were still important to them after the sale. Unfortunately, our experience with the construction team, particularly Mike, was the complete opposite. During our move-in walkthrough, Mike rushed us through the inspection, saying he had other appointments and needed to hurry. We didn't feel we were given enough time to properly inspect our home. He also dismissed several legitimate concerns and even made light of some of the issues we raised. We had to repeatedly insist that many items be documented before they were finally added to the list. In contrast, the other construction managers we interacted with were much more professional, patient, and genuinely cared about resolving our concerns. Even after the walkthrough, it took three separate service visits to complete many of the repairs. After moving in, we submitted two warranty requests during our first week. Nearly a month later, they still had not been fully resolved. We also had a thermostat issue where Mike told us he had already contacted the HVAC contractor. When I called the contractor myself, I learned they had not even received the request until about two weeks after we submitted it. I ultimately had to coordinate much of the resolution myself, which should not have been necessary. While we like our home overall, we've also noticed that the paint finish and some of the woodwork don't seem to match the quality we expected in a new construction home. There are also areas where Risewell could improve customer satisfaction, such as allowing small customization requests, using elongated toilets instead of round ones, and installing higher-quality fixtures in the highest trim packages. We enjoy our new home, but the move-in and warranty process was far more stressful than it should have been. I hope Risewell continues to improve its construction quality and warranty experience, as the sales team set a much higher standard than what we experienced after closing.

Today, my agent and I went to a showing after texting Susan, to see a home in the San Dimas area. Susan okayed the viewing, and after viewing the home, I was sold on signing up for the property. After the viewing my agent tried contacting Susan multiple times via email/phone/text as she was not responsive for multiple hours. I had my paper work ready to send, but was on hold for hours. We then receive a call back (after work hours), to say that the home was actually sold today... No explanation, just that it was sold without telling us anything or updating us. So in short: I wasted my entire day for this viewing that I liked, and did not receive any updates on it at all. It was basically a tease for me to enjoy the home, but then tell me "sorry for not responding to anything, but the house is gone". Awful agent, awful experience, and overall an awful professional experience that led to me wasting my day/energy. If they have a property to view, consider it gone without you knowing it, and that they will not respond to you.

I assumed I'd be meeting her at their office, and upon arrival, I was "greeted" by a rude lady at the reception desk who kept grabbing the papers in my hand and asking what I was there for. She made me put all the keys in one of their envelopes and made me write my name, number, and property address on there. Fine, that makes sense I guess. I rushed over to the house like a maniac and ran up to the door only to see her taking her sweet time to finish up her business in her car. She doesn't even greet me or introduce herself, I've never even met her before, but that's my stupidity to think they had the manners for that. She walked around our carpeted house with her shoes on criticizing me of how dirty we are. We're pretty clean people and we did a pretty good job with taking care of that place, sorry we actually LIVED there and it's not cleaner than before we moved in. She said that the carpets were new when we moved in when we know for a fact from our landlord (and have pictures for proof) that it was not spotless and had a layer of dust on top due to its two year vacancy. Get your facts straight. I left feeling angry and insulted, there's no reason for anyone to talk to you and treat you the way they do. ESPECIALLY for real estate agents. It's no wonder this place has such poor reviews. They don't even deserve that one star. If I knew how to contact their management to file a formal complaint, I would. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My husband had one interaction with David, and Amber had a brief call after coming across the listing online, not realizing it was the same property we had already submitted for. The call was simply to confirm whether pricing was negotiable before moving forward. Once any overlap was realized, our agent was immediately informed. There was no attempt to bypass anyone. This review reflects our experience. It is meant for others to understand what we encountered, not for ongoing arguments. We do not see any basis for involving attorneys over a simple review based on our experience, especially while being called dishonest and accused of things that are not accurate. This could have been resolved through a direct conversation, which we would have welcomed, and David had previously stated we were free to share our experience. Their handling of this complex was highly unprofessional, hypocritical, and deceitful. They completely deleted my original June 2025 maintenance ticket for flooring repairs to wipe their hands of it. Because they erased the paper trail, I had to formally re-submit the ticket in March 2026 (Request #224755-1) specifically to document their erasure of my original 10-month-old request. Furthermore, they completely ignored a formal request for a reasonable accommodation. On top of neglecting tenant rights, there was an extreme double standard regarding property rules. While management would text tenants threatening them not to barbecue, the manager herself would illegally operate a barbecue on-site, creating safety and smoke hazards. They also regularly authorized towing tenant and visitor cars without providing the legally required proper warnings. While they no longer manage our complex, I am posting this review with documentation so future renters know exactly how dismissive and toxic this management team is.
