What I wrote close to a legal-adult age gap ago (#1) still largely holds true, with a few notable…read moreexceptions: construction never truly finished as the place is perpetually under it; it no longer resembles what it was for the last decade and is more updated and spacious than ever. In fact, the multi year transformation that its currently undergoing makes it less of a traditional mall and more of a mini city that has spawned into a mixed-use commercial district. Their use of natural lighting all throughout the space makes it an ideal place for a photo in any corner. In addition to the space, many stores have stepped in with a good number that are high-end to appease all of the new money coming into the city of Richmond. It has become a leisurely destination for families and teenagers as folks roam the mall from corner to corner. One of the most significant transformations has been their food court, which has been dubbed the DiningTERRACE and features a number of food and drink spots. The only downside has been the mediocrity of most spots, which has plenty of room for improvement. Parking is also a mess, especially during the weekend. Folks are constantly competing for space and camping out has become a necessity during their busiest times. As many skyscrapers have been built nearby and it's proximity to the metro rail, this place will only serve to be busier as time goes on. ____________ (#1) 18 years has flown by.

It's definitely not as good as Muji Japan and much more expensive so didn't actually pickup anything. The Lululemon was a little chaotic and they charge $2 for a bag?? Overall the mall has an outlet mall vibe with it being so large and semi-deserted but it does have a good selection of stores to peruse if you're stuck indoors due to rain.

The mall is a long boomerang shape with food court in middle, Bass Pro at one end, the other end has Funland and restaurants outside the West entrance. Lots of families come here however only the middle washroom by the rood court has family room. The washrooms at either end don't have family rooms which I thought was interesting as they advertised the mall as family oriented. You would have thought that they will have at least one family room at each end too. The men's washroom has a counter to change diaper but no padding/baby change table so bring a foldable change mat. There is an enclosed play area for babies to crawl/run around and a stroller area to leave your stroller. It is near the Marshalls/The Children's Place stores, west of food court. Good place to just walk around.

It does have anchor tenants at all sides, so remember where you come in from. What I appreciate about this mall is the prices at the food court. I'm not sure if there is an agreement or something, but most of the food operators have at least a couple of items under $10, making it very affordable. Some even sell coffee or tea at under $2. You do see many elderly Asians here, maybe that's why there is cheaper options? They do occupy the tables at the food court chatting for a long period of time. Think of this as another version of Timmies, but with more food options. I was told the T&T here is the largest and it is busy at all hours. The parking area near it is always full. Park elsewhere where it has more empty spots. I like this Asian mini mart (Smart Save) where you can get many food stuff from Asia that are not available in T&T. There is also Langley Farm Market here which has nice produce. There are also Daiso, Dollarama, JYSK, Forum home appliances, etc here. Interesting mix of tenants. Crowded on weekends especially when there are special events in the atrium. It's like a typical mall you will see in Asia, packed with families.
