It's definitely not as good as Muji Japan and much more expensive so didn't actually pickup anything. The Lululemon was a little chaotic and they charge $2 for a bag?? Overall the mall has an outlet mall vibe with it being so large and semi-deserted but it does have a good selection of stores to peruse if you're stuck indoors due to rain. read more

Long mall with lots of stores and parking. The deals are good as most are 30% off. When there is a sale, the deal is better. The mall is a long boomerang shape with food court in middle, Bass Pro at one end, the other end has Funland and restaurants outside the West entrance. Lots of families come here however only the middle washroom by the rood court has family room. The washrooms at either end don't have family rooms which I thought was interesting as they advertised the mall as family oriented. You would have thought that they will have at least one family room at each end too. The men's washroom has a counter to change diaper but no padding/baby change table so bring a foldable change mat. There is an enclosed play area for babies to crawl/run around and a stroller area to leave your stroller. It is near the Marshalls/The Children's Place stores, west of food court. It feels very polished, fancy with a huge variety of stores and places to eat, including Purdy's Chocolate (they have a wall dedicated to vegan candy), a cute train ride, and Dream Box .. where you can explore games in virtual reality. read more

I've only been here once but I am pretty impressed. It is not close to my place but it's easy enough to get to. (by car) There are lots of shops here, it's huge. Lots of shops, lots of places to eat. Lots of outlets and some not. You can get some pretty good deals at the outlets. read more

I LOVE THIS MALL!!! It is just so so busy. I feel like there needs to be clear signage in the main walk ways for people to walk on the right side of the hallway because it's super hard to get thru the mall because everyone is everywhere. My hubby and me decided to spend the afternoon visiting Tsawwassen Mills. Yes... got reason to make a trip to Delta. It's a huge mall - bright, airy and spacious with interesting decorations. In addition, there are a lot of seating areas through out the mall. There were some empty shops. When we walked in the store, the staffs didn't bother to greet us. Seriously? Suburban mall doesn't require customer service or they don't care potential customer? We didn't find anything to buy but good for a walk. read more

Passed of as an outlet but its just a huge Mall. Nothing really out of this world except the sheer concentration of shops and commercial places. I would definitely come here in January to check out after Xmas winter clearance prices. Gotta be some good deals. Adidas shop had excellent deals as did some other sports shops. But 90% were just selling regular priced items. Its a cool place to come and spend on a Rainy Day if you have money to spend or you are a shopoholic. Also looks like the Food court has not entered the 21 st century in terms of sustainability. Places still use styrofoam. No obligation to use biodegradable. read more

After procrastinating for a while finally ventured out Tsawwassen to see the mall. Was impressed, lots of stores with a selection of regular and outlet stores, clean, new and spacious. Food fair had a nice selection and plenty of seating. The First Nations art throughout the mall was beautiful. We went on a weekday so not sure what the weekend is like, but on a weekday parking was plentiful and mall not crowded at all. There is a Tesla Supercharger Station near Bass Pro, handy for the electric vehicle folk. Definitely will return, only negative is it is in the middle of nowhere, though the strip mall across the road has even more stores like Walmart to make it a day expedition! read more

After hearing all the hype about the newest mall in town, and waiting until the war zone went away (it took people over 4h to leave the mall on the opening weekend), it was time to see what the mall was all about. Parking is plentiful, but not sure what sort of genius decided that 3 road entrances to the entire mall is sufficient for 6000 spaces. There are also culverts and other landscape features between the aisles. Something to keep in mind when walking to and from one's car. This mall is big. Really big. To be honest, too freaking big. The good thing about the corridor layout is that it's essentially a giant crooked rectangle, without "arms". What this means is that the entire mall can be cleaned out by doing a "lap". I tried measuring the distance, and it's just under 2km to walk a full loop. Mall walkers rejoice. The interior is split into 6 (ie 2x3) distinct "sections", each with a different theme. Besides the cool art unique to each section, it also makes it easier to remember where one parked. Special mention for the food court. This is one of the nicest I've ever seen. About as large as the (new) Richmond Centre one, but with a more relaxed atmosphere. As for the stores, this mall is more like a factory outlet than a conventional shopping centre. The stores are more like warehouses, and they're huge, with very wide frontages. Rent must be cheap here. I'm guessing that they'll start reducing the frontages as more retailers sign up. The main store here that is worth a look is Bass Pro Shops. Besides their huge selection of outdoor equipment and guns (not too many shops around town), they did a very good job on the interior. Special mention to the "sky" section with the birds flying overhead (probably inspired by Eaton Centre in Toronto). The aquarium by the mall entrance to this store is also worth a look, though a sturgeon died there not long after opening. Hopefully they treat the fish better now. The other store everyone is talking about is Saks Off 5th. This is the only location in town, and therefore may justify a visit. As for the pricing of the goods, it's competitive with McArthur Glen. In other words, decent but honestly nothing special. I walked around the entire place and left empty handed. Nothing really stuck out. Maybe it's intentional, but the other glaring omission I noticed was that there were no electronics stores in here at all. It was pretty much all clothing. It might be worth a (single) visit to check out the interior and architecture, but as a factory outlet, this place is unfortunately rather mediocre. Maybe it'll improve with time. read more

Been here twice already! First time I came with my friend and second time I got here via free shuttle bus. I would give 2 stars, however shuttle bus service was great. Plus staff gave me a complimentary gift for everyone and candies on our way to Tsawassen. Nothing special just like last time I visited. Big clean mall to go shopping. Winners at this location had lot better selections than Metrotown I find (so much stuff for clearance section too!). Marshalls was not bad. Customer service provide guests for charging their phones and beverage station if you get thirsty. And even check their Ipad to find places near Delta, perfect for tourists! Won't come back for awhile. Miniso will open at Tsawassen which is similar to Daiso. That's something I very much look forward to. For folks without cars use shuttle service it's great. They have 2 buses on the way back to downtown /River Rock at 2:30 & 5:30. read more

Clean and amazing mall with most impressive food court options! I was lured in here by the Lululemon outlet and other stores I like to peruse while on the Canadian side of the border. Fortunately I had to walk through the food court to get to all of the stores I was interested in visiting. I was so impressed with the options that I will have to make it a point to come here during meal hours at some point. This mall is massive!! I'm sure it's a great place to get a workout in just walking around on days it's too cold to do so outside! Parking abounds and customer service here is amazing! read more

The mall is huge. Lots of parking. As of today March 21, 2017, its only half completed. The mall is split into two parts. One part indoor and the other outdoor. Which is splitted into two by a road. The crowd has died off couple months after its opening. This place is not an outlet. It is big but don't expect to find deals here. You won't find any. Its the same as going to Metrotown or any other mall. There are a total of 6 entrances in the covered indoor mall. Decor is interesting. Very spacious to walk in. I did find a sweater for my dad and that was it. I spent about 2 hours walking inside. Don't think I will come again. This is one of those things you just do once or visit once. read more

The mall is spacious, huge. I like the wide walkways and the different designs depicting different themes at the various wings. It is a mix of contemporary and Aboriginal artworks and sculptures lining the passageways. It is not an outlet mall even though it has Saks Off 5th and a few outlet shops. Majority is the typical stores you can find in the Lower Mainland, and the prices are comparable to those in the city area. We were there on a Monday night and it was fairly quiet. We did not see many restaurants except for the food court, as well as the one inside or next to Bass Pro Shop. Bass Pro Shop is pretty awesome and has a huge range of stuff for outdoor activities - hunting, fishing, camping, etc. There are a few specialty stores such as the Christmas shop and the hot sauce shop which can be interesting. Parking can be a nightmare due to only 2 entrances/exits and you need to go through the big round to get out. They do have daily shuttle from Tsawwassen Ferry Terminal, which does not seem to cater to people from the lower mainland though. This reminds me of an outlet mall in the USA except it is not exactly an outlet mall. Not that accessible to the public for now, unless you drive. The bus service looks like a joke for now as you need to take it from either South Delta or Bridgeport. Hopefully it will get better over time. read more

Nothing to write home about, but I'm glad there's now a big mall in Delta. Most of the well known brands and stores are there so you should be able to find something. The most impressive store is the Bass Pro Shops. The ceiling and fish tank kept my young daughter entertained for over half an hour. read more

A suburban community with a feel of a rural atmosphere.30 minute drive from my place,busy because it was just open recently,well huge parking lot though but still busy,Big place clean showcasing a lot of interesting structures,.there's a lot of choices when it comes to foods. I wasnt able to check out all the stores but i noticed few good ones aswell,I spent most of my time at Saks fifth avenue,marshalls and dollarama i actually went there to check out the place and not to shop but human nature i spent and bought things i dont really need. There is this place with a huge aquarium right after the store entrance not really sure if its called bass to shop anyways this is the best attraction for me,very Canadian design and decors,the huge aquarium houses mostly salmon the ceiling was like real sky with birds and clouds and the surrounding they have stuffed animals bear and wild goats,inside this store they had few random wooden chairs with a salmon design i called it the salmon selfie chair because i noted a lot taking pictures on it.i was one of them hahahahhaha...this store is specializes in camping gears,fishing gaudgets etc... We ate at the food court at Umi,we had japanese snacks,theres a lot of choices but we got the one with the shorter line up at that moment,,not bad. Well, it's certainly better than that sheet hole in metrotown. However I think this mall should be demolished and a huge casino be built to rival the Tulalip Casino north of Seattle. Anyways, the prices are grossly inflated. Don't be fooled by the discounts offered. Mall is nice though. Has a USA feel to it. Saks is busy. Mall lacks hand sanitizers. Cleaning crews are an unhappy miserable bunch. WiFi is flaky for iOS. Hard to connect. Poor Fido and Rogers reception in the mall. The hunting outdoor store is really cool. Bring your man here while you're shopping. He'll never get bored. I don't recommend ordering any food from the food court. Most of the staff don't give a hoot about customer service. The Asian employees at the crepe place have no enthusiasm, they didn't care at all that most of the items were gone or unavailable. It's like you should be fortunate enough they exist, not the other way around. The shuttle from downtown is a nice touch but the distance is ridiculous. read more

Tsawwassen Mills is a huge outlet mall, but it's not your typical discounted brands shopping center. I didn't do too much shopping since the sales tax is much lower in America, but I did splurge on some holiday weekend sales (Remembrance Day) or on brands I don't see often (or at all) in the US. I ended up making a few purchases at the Off Fifth Ave discount store (which I never do in the US), the Face Shop (before now, I'd only seen this shop in Asia!), and my friend's favorite clothing store RW & Co. There were several brands I usually shop at in America that I didn't see, which is fine since I can get those at a better price there. The food court had plenty of options, but for some reason, all I wanted was New York Fries, because as a visiting American... I had to get poutine, although "New York" Fries threw me off. There is a HUGE Bass Pro Shops Outdoor World inside. Like, what is this doing here, it looks like you need to purchase a ticket for admission (but you don't). The indigenous architecture and artwork at Tsawwassen Mills is unique and beautiful, which is what makes it stand out among the different shopping outlets I've been to. My vacation hosts mentioned that this outlet mall has provided plenty of job opportunities for indigenous peoples of BC, which I found to be a great way to create jobs for those in need. Overall, it's an okay mall. It's very sprawled out though it's essentially a big loop. The Gap store has some crazy good deals sometimes and Bass Pro Shop is a bit of an adventure in itself. Although some of the stores brand themselves as outlet stores, the deals are just okay though they're still probably more worth your buck than driving all the way to the Seattle Premium Outlets. This is a stunning shoppers paradise where you can get designer items for 50-70% off retail price! There is a daily free shuttle to the mall at 10 am and 12:30pm from Canada Place which was the deciding factor in visiting this outlet mall. The selections here is superb. If you like your typical mall retail stores, this place is for you. Visited Michael Kors which had unbelievable prices- Id say out of all the stores I visited Michael kors had the best discounts that day. Got a couple of tops for under $80. On top of the discounted prices there were good promotions going on too. The crowd was minimal on a Saturday (meaning no lineups at the til) which was a pleasant surprise. Other than that there is the typical mall style food court, with seats aplenty. Cozy sofas are everywhere for the bored chaperones :P read more

I'm going to say TW is a solid 3.5 stars in my book. Since I live right across the street from TW, I've come here a fair amount of times now. I've seen this mall get built from the ground up, so it's really cool to see how successful it has become. They call themselves an outlet store, but I'd say only a handful of their stores are really an outlet. But, they still have a good selection of stores - aritzia, banana republic, Calvin Klein, to name a few. They even have the more budget friendly stores like forever 21, h&m, and dynamite. They've got a massive food court. They have your typical mall food - KFC, California sushi, Bourbon St. grill, A&W and more. Trust me when I say that everyone can find something they like in this food court. As long as you're into the fast food scene. There are plenty of tables and lounge-like areas so that you can relax from all the shopping. Or it's a great place where the hubby can hang out while waiting. I've seen it happen more than once ;) What really makes this mall stand out to me is the beautiful indigenous, BC architecture. There are large art pieces at each entrance representing the indigenous culture. This mall is really large and very spread out. So if you get lost, make sure to pay attention to the exit numbers, to keep track of where you are. You won't be able to miss the large entrance/exit numbers. TW adds more options and diversity in the Tsawwassen area, so it's no doubt a great addition. It's been extremely convenient for me because if I need to quickly grab something from the mall, it's right there! read more

This mall has an okay number of stores to browse. There are a lot of big name stores, but is lacking in designer brands. The food court has decent food options. Parking usually is not an issue. Though out of the way if you are coming from Vancouver, this outlet mall is usually quiet and a lot less busy compared to other outlets, therefore making it a lot easier for you to find your size in clothes and shoes! There are still empty units inside the mall, making you wonder if the current occupied units are getting enough business to survive out here by the ferry terminal Word about the female bathrooms by the food court: i had to go into 5 different stalls (out of 8-10 available) before finding one that had toilet paper. It's a big mall considering the square meter of that area/space. There's quite a few stores but the layout of the mall is quite interesting. Only one floor and some are more like outlets and some are just regular stores. Lots of parking but sometimes it's still hard finding a parking space. Some picnic tables and umbrellas outside. Friendly staff for the most part but quite slow especially considering the amount of customers. The style there are either simple, old fashion, or kinda odd. Decent place to kill time and sometimes you'll just find what you're looking for, but no guarantee. Not my usual shopping spot or styles, but I did get some really simple, solid colour dresses for a good price. read more

I love Tsawwassen Mills. Probably because every time I come here, I'm able to leave with something! I think that's because it's a newer mall (despite being a few years old already) so the staff tries to keep all the stores super organized, neat and tidy. I love how the individuals stores themselves are quite large, so it makes searching for items on the rack easier. I don't feel squished between clothes. Throughout the mall there are many places to sit and relax, and they're all designed differently which is cool!! Found tons of great deals don't know what people are talking about not cheap that's crazy I bought $500 worth of stuff in two trips crazy cheap! Food court has a very nice varied selection and not the typical food chains which is really nice, lots of super comfy seating areas to hang out in not so crowded you can't relax. More stores to eventually come I think. Other grumpy reviews are overly negative because they expected too much, many outlet malls in the US are not really outlet stores unless you drive to one that is literally one hour into the middle of nowhere with nothing around because of the cheap rent and are usually outdoor malls. These type of indoor malls closer to towns have higher rent and regular shops and real food courts not just one Dairy Queen and a couple other restaurants like real grungy outlet malls. Keep in mind low budget retail like target fails in Canada because of many import/distribution reasons and pricing differences and low profit margins with minimal demand from small populations. read more

On a rainy day i decided to meet a friend in the mall thinking that we will do window shopping. I ended up buying stuff because the stores were having good deals yesterday which was feb 19th ( no boxing day or anything) Everything is very new and clean n there were not many shoppers . Interesting art pieces around n the layout fascinates you as u think u were just here when its actually the other side of mall . [Retail Therapy] Decided to pop by after work on Black Friday. My first impression was a medium sized mall meshed with an outlet. It's essentially a 200-store mall peppered with random stores being outlets. Everything is still new and shiny with ample parking and the usual amenities. The food court is large but is comprised primarily of fast food. There's also a few restaurants on the outside that open later. I found the store selection was excellent for someone in my early 30s. All the notables were there in the form of outlets - nike, adidas, banana, CK, etc. There's a good number of rarer ones like Saks off 5th, DSW, and the Outdoor store. For some reason, I had expected it to be an open air mall but was glad to find out it was entirely indoors. After all, it is November. I can see myself coming here only occasionally due to the distance. read more

We have an emotional therapy animal when we visited the mall this weekend and the security guard drove us out of the mall saying that animals are not allowed. We indicated that we have an emotional support animal and yet he still escorted us out. Your website needs to clarify your policy on animals in the mall. We are extremely unimpressed with the information disparity between the website, your guests' reviews and security policy. We were also unimpressed with the unprofessional demeanour your security guard showed us when he escorted us out of the mall. I guess this place to perfect to find a descent shoes whatever runner or dress shoes is. I will come back again to find Christmas party pumps. So many choices! That was my first impression. What I liked about this mall is structure. I often get lost in Metrotown but here is so simple. Easy to find where you want to go. The number of washroom is limited despite of huge building. Inside of Winners, there is washroom and anyone can use it. I had stopped at Tim Horton at 7:20pm (mall closes at 9pm) and they already closed their kitchen. Only drink and limited leftover donuts were avairable. But they still put paper board menu on counter. I had complained if you can't prepare, don't put them. Cashier boy said sorry but he didn't clear what I mean. I was so disappointed with it. read more
