Our inspector, Angel, arrived early for the house inspection, throughly explained things to us during the inspection, gave us recommendations from his experience throughout, and had the final inspection report back to us in under 24 hours. However, his assessment of the roof and chimney was done via a drone, so the roofer ultimately found more issues than initially thought when they climbed onto the roof to assess. Additionally, there are other limitations to their assessment such as if there's any furniture/belongings blocking items at the time (e.g. the washer could not be assessed because the seller had left clothes in it). Both these things, however, wouldn't be unique to Stone Inspections, but just an issue with the inspection process overall. Josh, as a certified mold assessor, was also able to help ease our concerns about potential mold/mildew. Our radon tests were picked up on Monday, as the lab is closed over the weekend, and brought directly to the lab, so that we were able to get the results later that evening. Lisa, the business manager, was also very responsive and helpful. She was understanding of the tight timeline the sellers were on, and thus, we were on. She was transparent about what availability she had and tried to work with us. She was also able to provide some referrals to contractors so that we could get estimates on repairs/replacements we needed. Everyone at Stone Inspections has been pleasant to work with during my husband and my process to buy our first home. Would recommend & use again should we need another house inspection. read more

They inspected our duplex, both sides, front and back yards. Extremely thorough and knowledgeable. We listed all of the deficiencies cited in the report and gave to seller. Seller agreed to make the corrections. Second time using their service, will not hesitate to use them again. read more

I retained Joshua to inspect the condo I bought 6 weeks ago on City Island on the glowing recommendation of my realtor -- they used to be NYC policemen together and they remain friends. Joshua has many positive online reviews, and he's clearly a super nice guy, so it pains me to write this review. He was punctual on his visit and on his report, and he took his time in explaining everything to me, which I appreciated. But seeing how many unexpected repairs I'm now having to undertake, the seemingly endless expenses I'm facing post-closing, I feel I have to warn you. Let's start with the furnace, which Joshua estimated was "about 10 years old". The unit is actually 26 years old (!!!) and obviously struggling. No doubt I'll have to replace it soon (Est cost: $8,000-$10,000). Joshua was never able to figure out where the HVAC filters get replaced, nor did he bring to my attention the poorly-routed ductwork that was causing the master bedroom to be about 25 degrees hotter than the living room downstairs. (To create a separate comfort zone in the master bedroom I've so far paid: $3,000. I have yet to tackle the issue in the other rooms). Then there's the hot water heater. Joshua said the hot water heater had sufficient capacity for a 2 bathroom unit and appeared to be in good condition ... but I have yet to take a full hot shower. The water starts out hot, but no matter how quickly I shower, the water is invariably cold by the time I'm done. I will need to replace that hot water heater. (Est cost: $1,000+). The refrigerator often sounds like a clan of Harleys, and the ice maker doesn't work--neither of which Joshua caught. (New counter-depth fridge cost: approx. $2,500-$3,000). Nor did he catch that the gas range is downright dangerous - the knobs don't click into place, and when one is slightly off-center, it emits gas. I've had to call Con Edison twice to report a powerful smell of gas. (Cost of new gas range: $1,300). Joshua was going to skip inspecting the electric panel because there was a piece of furniture in front of it. I had to insist and move the furniture out of the way. The electric panel is not something you want your inspector to skip, it's pretty important. He did finally look at the panel, but he missed the whole wall of electric outlets that go dark when you flick on the light switch. (So far I've paid the electrician $400.) Similarly, he failed to test the washer/dryer because there were clothes inside. (Seriously?) Only later did I discover the powerful smell of mold in the washer, the completely melted rubber molding, and the missing valves for both the hot & cold water faucets behind the W/D. (Estimated cost of buying a new W/D, plus repair the valves: $3,500). He did point out the poor condition of my Windows - many have condensation between the panes, discoloration, broken cranks, they don't open or worse, don't close again once you open. These were included in his report. But he did not fully uncover the extent of the problem: there are active water leaks in the living room when it rains, as the wood around the windows is completely rotted; he made no mention of that. (Cost of replacing most the windows in the condo: $23,000!). I've also discovered that the front door is in equally bad condition, it does little to keep out the draft (who knew a front door costs over $10,000 installed!?!?). And on & on. Joshua did a barely perfunctory inspection of my new condo, he missed many malfunctioning items, and his report was vague. Had I hired a true professional inspector, I probably would not have purchased this condo (or I would have at least negotiated a much price better). I cannot in good conscience recommend him. Plus, I learned this lesson the hard way: DO NOT GET YOUR INSPECTOR FROM YOUR REALTOR! The realtor's agenda is not the same as the buyer's. read more

They inspected the house i am buying. They did not communicate with me directly before or during the process which ended up creating a miss-understanding on the price. It seems they didn't trust my willingness to pay and decided not to take the well water sample at the time of the inspection, which the subsequent delay on analysis. I was totally unaware of this situation, I in fact, tried to pay during the inspection but couldn't find the way. As soon as i got to work after the inspection, I called them and set up the payment totally unaware of the fact that the water sample hadn't been taken. I won't use them again, the report was good but i didn't learn anything about the house during the inspection, which is the hole point of why you take the time off to be there while it happens. read more

She went out of her way to make sure I understood the entire process. Lisa and Josh are the best! Other than this team being extremely efficient and communicative, they were friendly and informative. We put an offer in on a home and we were being excited after seeing how many things were actually wrong with us, Josh saved us from what could've been an extreme nightmare.
