Especially for a New Build We hired Keith to perform a full inspection on our new build spec home, and I can confidently say it was one of the best decisions we made during this process. Do I need to even say more than Keith has 105 five star reviews on google? I looked through a lot of different companies, and none had all five stars. We were considering a home that the sellers disclosure had absolutely no information on it. Everything was checked unknown. I wanted a really thorough review to make sure we knew what we were getting into. I picked Keith because of his great reviews, the fact he did termite inspections as well, and thermal imaging. I text Keith and he was available right away. I asked if my Uncle could observe the inspection so he could see what he could help us fix. Keith said yes right away. My uncle called after the inspection and told me what a great, thorough job he did. He said Keith gave him practical advice and tips about his findings, and left no spot of the house unchecked. Our realtor also remarked on how thorough he was, and added him onto her list of vendors to recommend. Keith recorded a video of his findings and included this at no cost. This was so helpful since we were not present at the inspection. He also said we could call and go over the findings, with any questions. The termite inspection was included in the price of the home inspection. This was so amazing, as the last time I bought a house I had to hire a separate termite and a separate inspector. And both combine cost more than Keith's inspection. The thermal imaging I think is a must have. Very reasonable rate on that. He also does zip line measuring of your foundation. He saved us quite a bit of money on a structural engineer coming out. He was able to take measurements of our foundation in all the rooms, and we can use this for future comparisons. This was a reasonable rate as well. It was definitely nice that Keith is a one stop shop, and offered so many services. Keith's report came back, of course, very thorough. It was 60 pages and also included links of helpful tips for being a homeowner. My last inspection report on my prior home was 38 pages. This shows you how much more time and effort he spends. Keith was also very reasonsive when we had questions or concerns. He made himself available to us when we needed him. You can't beat Keith's customer service, work ethic, and quality. He also has his own web portal set up where your report is housed, and you can pay online. This was very helpful. He also had the key fob like my realtor and was able to gain access to the property when my realtor could not make it on time. This was so helpful as I needed the inspection soon, and we didn't have to worry about coordinating everyone's schedule. Look no further for a home inspection. I researched a lot of companies and read a lot of reviews before I selected him, and I know I made the right choice. read more

We've hired this business twice due to how thorough and meticulous about finding possible trouble areas and have actually caught possible fire hazards since he uses a heat infrared device on the entire house. His inspection last for 4 hours but worth every hour and definitely every dollar spent. If you want to know how safe the house is you are purchasing, this is the company for the job! I recommend them over everyone because a lot of companies don't even use thermal imaging.. With the way builders throw together houses these days, it's better to get your monies worth and get this company to perform your inspection!! read more

I contracted Keith Boggs, from Stonebriar Property Inspections, for a home property inspection for a house that my wife and I are in the process of buying. I was very impressed with both the attention to detail and the level of service that was delivered. He identified little things I wouldn't have even noticed for months after being in my home...like a very dim temperature readout on the digital display of the oven when "in use". While we waited for my RE agent to meet, us, he took me through the highlights of the findings from his inspection which included the pool and the electrical panels. He also provided some great advice on things that were not problems but that we might want to address once we moved in. The digital report that we received was thorough and easy to follow. I contracted Keith Boggs 4-5 days in advance with signed contract with his company , but was contacted at last minute from him to change the date/time. After all last minute surprises and hassles, scheduled at his convenience time/day - but to surprise- Keith and his company didn't show up for inspection- and that too with no Communication/notification. I Waited for him/team for 2 hrs at the property on road- tried contacting him on phone/msgs- but no response. At last- i was forced to schedule some other inspector after lot of trouble from Keith. Really disgusting and frustrating experience from StoneBriar Property home inspection, and couldn't believe such a unprofessional and unethical response . They shouldn't have committed for a service, if they feel- they wouldn't be able to perform/service- causing trouble to their clients. Very thorough and detailed with his work. I was very satisfied with the inspection he did.

There were problems with this guy from the word go. He scheduled my appointment for a day he was out of the country. Doh! Email communications were garbled; I think he was dictating and not reading before sending. This required several clarifications. My due diligence included checking reviews and verifying licensure. I gave him a detailed list of known issues and items that I and wanted checked. I noted what had already been inspected recently. I arrived at the house in the evening to find that the front door pushed open before I could fully insert the key. (I had left deadbolt on; he obviously didn't reset it and didn't latch the door). The utility door was not relocked. He left bathroom heaters on (they either worked minimally or were shorted), left the oven on, pulled cords for appliances and didn't replace them (washer & my laptop went out--connected; no power). Thanks (NOT!), Keith I confronted him about the front door not being secured and all he had was excuses ("these things never happen to me") until I called him on his denial and lack of responsibility, and told him to man up. He wants payment by PayPal --without issuing an invoice. PayPal? Really??? What is this, an Ebay garage business? Finally, he ensured that I had 5 copies of his invoice and agreed to accepting a check. The report contained lots of pictures to document what I had already noted. He seems to think a long report is a good report. As a professional writer, I can tell you it's about getting to the point and being thorough. He did neither. Bottom line: go elsewhere if you want responsible, professional service. The guy was sloppy about scheduling, communication, and record keeping. Inattentive to detail. What I received was far less than good service. I'd call it mediocre to poor. 1 star read more

Great job Keith, thanks for everything!! **Update** 20 Dec 2011 Upon moving into the house after the inspection, water in the master shower area pooled up and was slow to drain. 2nd day in the house master toilet was flushed and master bathroom completely flooded. A plumber was called used a snake and found paper towels flushed down the toilet by the previous owner or their hired cleaners to be the culprit of the slow draining shower and overflowing toilet. Water got into the walls so water removal specialist had to be called. $1368 later all is well but was unexpected after 2nd day in the house. Not saying inspector could've known about the paper towels but the slow draining shower and water leaking from vanity area faucets should've been caught. Also went to try the range to cook for the first time after unpacking and discovered that it's not even heating. No blown fuses and no tripped breakers. Obviously something this simple should've been caught by the inspector but wasn't as no one has tried turning it on until now and the inspector should've been the last to touch it. Very unhappy and at the very least feel that the price i paid for the inspection should be refunded. read more
