I am embarrassed as to how long I let it drag on, but due to busyness and trust, I applied for a mortgage at Guaranteed rate and believed that my loan would be completed in a timely manner. I have documentation of the communications I've had with Guaranteed, the ball being dropped, and after 12 months of delays and repeated requests for documentation I had previously sent, since November 2015, I realized that starting over would be much more expedient. I needed to find someone else. Because Guaranteed is so large, I always believed them when told we will close soon. I thought, why start the process over, closing the loan is imminent. I was referred to Stonehaven Mortgage by a title company and my real estate attorney.  I had never heard of Stonehaven, but the title company stated that Stonehaven might be a smaller lender than the larger companies, but I was promised they had the best rates, no fees on their loans and the most important to me at this point, that they were the fastest lender to get a loan completed.    Guaranteed assured me I would have a new lock on October 26th. I suspected I'd never hear back from them. And I still haven't. I called Kyle Ernst at Stonehaven on October 24th.  That same day, I had signed initial disclosures on my computer.    The appraiser came out 2 days later (which Stonehaven paid for) and the appraisal came in on Friday the same week.    I'm writing this review today, November 8th and my loan was completed on November 3rd and we closed, this evening, on November 8th.  I'm confused on 2 things: 1. How could Guaranteed Rate not be able to get an easy loan done in 12 months when Stonehaven could do it in 2 weeks? My first conversation with Kyle was exactly 15 days before today's closing, and he received my documentation 13 days before closing. 2.  How in the world could Stonehaven provide me with a better rate with no fees AND have my loan completed in literally 8 business days!!!  October 24th start date and November 3rd completed loan date - 8 business days.   I never would believe that any lender could remotely come close to what I just experienced with Stonehaven, especially after my ridiculous experience with Guaranteed. After shopping around and going into several big box banks, I was referred to Kyle from a friend of mine who works in real estate. Kyle walked me through the steps in the buying process on an initial phone call, we sent him our simple paper work, and we were pre-approved within a day. Our loan process was straight forward (simple W-2, good credit) so the required documents were far less than others may encounter. At every step in the process Kyle checked in personally and made sure we had all documents we needed to sign and submit. It was great to have someone so reachable for questions. Kyle will work hard to get you the best rate possible, reaching out to advise you as you move forward in the process. When I was purchasing, rates had started to rise sharply in the month or so leading up to our close. I highly recommend StoneHaven Mortgage ! I worked with Adam and Kyle at the end of 2016 to refinance my mortgage. It was a good rate at the time and I was happy with the loan and the service. Adam told me if the rates dropped within 6 months he would refinance my home again for ZERO cost to me. At the time I thought that is nice for him to say but did not expect that to actually happen. As it turned out Adam did call me 4 months later rates had improved and he was offering a ZERO cost refinance of my mortgage.
