Not everyone can afford a home in Mission Hills, but there's another way to make Mission Hills home. Mission Hills Commons couldn't be better located. It's not the newest kid on the block, as it were, but many of us don't want those kids anyway. Big windows, in-unit washer/dryer, elevator, underground parking, all appliances, a small gym, security gates plus it's well suited for anyone who wants to walk out the door and get where they're going. But that's just the building. You can take a tour and decide if it suits you. What we really love is the property management team. Vicki, has been the Community Manager for 7+ years and has her finger on the pulse of the entire operation. Always with a smile, but also with a genuine interest in making sure residents' issues get resolved when they arise. In our first six months here, we've been amazed at how quickly our questions have been answered and how efficiently the inevitable move-in issues were handled. Then there's Carlos, the on-site Maintenance Supervisor. Everyone loves Carlos. He responds fast, assesses the situation, communicates every step of the way, and gets the job done. We've had a few things here and there that needed fixing, and every one of them was taken care of the same day. He can fix almost anything, and if he can't, he already has the vendors lined up to tackle the problem. No hedging. No stalling. He just gets it done. Together, Vicki and Carlos manage the 50+ units and the surrounding common areas. You can tell they're a team - and a damn good one at that. We love living here. If you want urban quiet, this is for you. If you want management that actually listens and responds, this is for you. And if you end up making Mission Hills Commons your home, let us know if we were right about Vicki and Carlos.

This place has truly gone downhill. When I moved in three years ago, the staff was friendly and…read morewelcoming. Although the apartments were old, the rent prices were good. Now they don't even treat you with respect. The thing with old houses is that they are prone to having problems, no matter how much you try to refurbish them. In my three years here, I faced a pest infestation in which little bugs crawled into the apartment through cracks in the sliding doors. Weeks when my windows were sealed and taped shut because the landlord wanted to repaint the entire neighborhood. And when a hole was literally drilled into the wall of my apartment by mistake because the staff wanted to reinstall new stairs on the exterior of the walls. I tolerated all of it. On Monday, 3/9/2026, at 2pm, a notice to enter my apartment was posted at my door and sent to my email. Apparently, they spotted leaks in the pipes and would need to enter my apartment to fix the issue. According to the California statute, they are required to give a 24-hour notice in advance for maintenance work and to enter your dwelling. The work is to start at 8:30 AM the next day. Not even a full 24 hours later. And wouldn't you know it, I was woken up early in the morning by the manager banging loudly on my door, trying to come into my apartment, despite having posted a notice on my door stating this was an unacceptable practice. The landlord was argumentative and unapologetic about the whole ordeal. When I said, "If you're not going to treat your tenants with respect and like people with lives and a schedule, I'm not going to stay living here anymore," she responded with, " So what? I don't care!" Following the emergency repair work, a hole of approximately one square foot was left exposed on the exterior of the building for an extended period, from approximately March 10, 2026, until April 9, 2026. The issue was not addressed until after I complained to property staff on April 8, 2026, regarding the lack of attention to the exposed opening, which appeared to directly expose portions of the apartment's floorboard or structural area. The delayed response raised serious concerns about the property's attentiveness to maintenance conditions that could affect the safety, security, and habitability of the unit. I was also caught off guard and angered by the manner in which management addressed the source of the plumbing issue. When I raised the possibility of compensation after the March 9 incident, Ms. Carrillo implied that damage to the bathtub, which may have contributed to the leak, was caused by me. I found this implication inappropriate and unprofessional. I have prior documentation from my move-in records showing that damage to the tub existed at the time I took possession of the unit. As a result, the suggestion that I caused the damage was not only unsupported, but also deeply frustrating given the documented condition of the apartment at move-in. Taken together, these incidents reflect a broader pattern of poor communication, inadequate notice, lack of transparency, and insufficient attentiveness to residents' rights and living conditions. My peace and quiet enjoyment of the premises were disrupted with little regard for my personal schedule, responsibilities, or right to privacy in my dwelling. The people who own and work on this property don't respect their tenants anymore and only care about taking your rent money. They see the people of this neighborhood as obstacles that need to be moved out of the way asap so they can finish their jobs crudely and efficiently. Now home doesn't even feel like home, somewhere you feel safe and secure. I will not be renewing my lease.

Yes, it's centrally located but that does come with congestion & all day traffic noise from the Blvd. My unit backs to the alley so there's also dump trucks, barking dogs, bums picking thru trash, cars driving thru, random people talking in the alley & shopping carts rattling over the potholes. Tonights treat...2 straight hours of live mariachi from a party at the house across the alley. In addition to all this, the complex is currently under renovation, so from 7:30am to about 3pm Mon-Fri there is drilling, hammering & scraping. If you aren't home during the day, great! If you work from home, it's a challenge & VERY distracting. I know it's temporary, but I wish I had been told beforehand. I've been here 2-3 weeks & cops have been called twice. Once for a late night domestic disturbance & again for a neighbor that was found dead. Watching a body being loading into a van isn't a welcoming site for any new tenant:( I'm sure it was all a random coincidence/fluke this all happen RIGHT when I moved in , but still sucked & was very off putting. That being said, there is an after hour patrol to call for any issue that arise (safety or noise) Apt is advertised with off street parking, but you'll be added to a lengthy wait list. Don't expect to get off that list anytime soon. I asked a neighbor & they'd been on the list for several MONTHS. You will be parking on the busy Blvd & if you get home late at night, you will be doing some walking back to the complex. Rose, the property manager seems VERY nice & responsive to emails. I've never met her in person due to their Covid restrictions/limited office hours. I also was not able to physically walk thru the unit until AFTER I signed the lease. Something I probably won't do again. The maintenance guys are also quick to respond. I had an issue with the contractors blasting music during the day, even after I asked them to turn it down. Put in a maintenance request & the issue was taken care of quickly. Overall, I would not recommend living here if you desire peace & quiet & the convenience of immediate off street parking. The units living room/kitchen has a bit of an off lay out. It's cozy & not much counter space.. You'll need to be creative with storage. It is…read morean old property, and it shows -- for example, old plumbing, old washers/dryers, needs some fresh paint here and there. However, for the price, it has *tons* of character, and given the location in the heart of downtown, it's a decent value. The units are large and open and really interesting with lofts and open concepts. What is GREAT about this property is the management -- specifically Shalom! When I have a problem she listens. And if she can possibly fix it, she does so, immediately. She respects the tenants and makes us feel heard. For example, my fridge recently stopped working. I have rented for *many* years, and had it been any other property manager I've had over the years, they would have tried to nickel and dime me and make me go away. They probably would have tried to convince me that my 15 year old fridge was actually new, told me to adjust the temperature and come back in a few days. Meanwhile, all of my food would be spoiling. Shalom however listened to me, asked me to send her a photo of the fridge, confirmed "yup, it's over the hill old," and simply ordered me a brand new one within the hour. Period. No bullshit, no bureaucracy. She's fantastic. Shalom really cares about her tenants. There have been several instances like that now where I expected to go in and have to "do battle" with the landlord, but she just listened, said "yep, that's a problem, I'm sorry you have to deal with that," and "I'll get it fixed. Are you available today?" I have rented for decades now, and it is rare to find property management like this. Yes, the property is older and occasionally there are some issues. But with her looking after everything, I know we are well taken care of. She's a gem.

Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted.

Absolutely the Worst Living Experience I've Had in 7+ Years…read more I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. And don't be surprised if the party never stops, the trash piles up, and management turns a blind eye -- every time.
