I've never been issued a lease violation, no neighbors have come forward with any direct complaints, and no one has ever found anything in my unit. Still, they continue to make baseless assumptions and treat me like a problem instead of a resident. What makes it worse is the complete lack of fairness and consistency. As my lease is coming to an end, the same management team that has spent the last two years harassing me is now reaching out to ask me to renew my lease yet they refuse to allow me to transfer to a different available unit in the building. I was told that if I want a different apartment, I would have to move out entirely and reapply like a brand-new tenant. No flexibility, no appreciation for being a two-year resident. Just a cold "no" with zero willingness to work with me. That makes no sense, especially after fulfilling my lease and paying rent on time for two years. This kind of treatment feels incredibly unfair and discriminatory. The management's behavior shows they don't care about long-term tenants, only control and convenience for themselves. The apartments themselves might be decent, but the way the leasing office treats people especially long-term tenants is unacceptable. I hope a supervisor or someone higher up sees this and reaches out to help fix this situation. I should be able to transfer to an available unit without being forced out.

We signed lease and payed deposit only to show up on day one with moving truck from 500 miles away to a unit with an overwhelming smell of cigarettes. The manager named "Jericho" tried so hard to convince us the prior tenant who lived there for 9 years was not a smoker and the smell was "wood" although he was unable to name the source. I firmly believe he would lie about other things. In addition, the microwave is installed 8" higher than industry standard making unsafe conditions for my 21 year old daughter at 5'1" tall. Oh, and the water in the shower just trickles out making it impossible to use. So when I reached out to the community Manager, Victor, with my concerns hoping to move to the same unit on a lower floor 3 days ago, my texts were ignored. What a terrible management team. Shame on me for not doing more research on this unethical group of people trying to falsely promote these units that are not fit for human living conditions. I even took a trip down to county records to pull maps of the property and surrounding areas to show how Sleepy Hollow corporate management was responsible for cleaning up that camp as it DIRECTLY impacted my health and safety. At first I got the run-around, then I was gaslit. It took a second letter in which I threatened to involve governmental agencies for them to do what should have been a minimum requirement according to local laws and the terms in my lease. It was an unbelievable experience from start to finish, and when they tried to make me into a "bad guy" by making stuff up about me personally (eg. claiming I laughed during a meeting when I was as serious as a heart attack), that's when I knew it was time for me to leave this dump and their amateur management behind. I could go on with non-stop plumbing issues, car break-ins and other maintenance snafus, along with the fact that no one gets all of their deposit back, but I am long gone from there and this is my final bit of closure. When they tried to shut me up during the homeless camp fire fiasco, one of the managers said to me, "Maybe the Sleepy Hollow is not the place for you." Well, they got one thing right at least. Again, it was the worst place I have ever lived in San Diego. I'm surprised I put up with it for 3 years. So glad I am gone!

I don't feel safe here. it costs $2500 a month for a one bedroom apartment if you aren't on Section 8, and you will be paying to live in squalor. it is filthy, unsafe, and you cannot trust your neighbors. for $30,000 a year?? its uninhabitable.

Complex is surprisingly clean bc Sylvia and Jose on the cleaning team do a great job. Head of Security George is a beast when it comes to patrolling the entire property and keeping things locked down. The building's safe and quiet, people keep to themselves, but there's sometimes this one dog with an annoying sound that barks, which you can mute by closing windows. Overall it's a nice, clean, and safe complex to experience downtown SD.

Having rented from three other apartments across California, this apartment was simply not worth the price or the headache. My biggest disappointment was the move-out process. After moving out, I was charged nearly $700 in cleaning, carpet cleaning, drywall repair, and other fees. Before moving out, I was told by the leasing staff that as long as I cleaned my apartment, I would not be charged the hefty cleaning fees. Upon moving out, I thoroughly cleaned the apartment and documented its condition with extensive dated photos and videos, which I shared with management as an email. I never received a response to that documentation. After receiving my final statement, I repeatedly requested clarification regarding how these charges were determined, including how the $75.33 accelerated rent charge was calculated, what specifically warranted the $210 janitorial cleaning charge and $250 carpet cleaning charge, and why I was held responsible for drywall damage that I had previously discussed with a staff member as apparent water damage. I had also previously contacted management regarding the water damage assessment and never received an update. Management eventually provided an inspection checklist and a handful of photographs showing various areas of my apartment, but it was unclear what specifically in those photographs demonstrated that cleaning or repair was necessary. I could not determine from the photographs what warranted the $210 janitorial cleaning charge or $250 carpet cleaning charge, and my specific questions about how these amounts were calculated were never answered. Instead, I was told only that the documents "substantiate the charges" and that the charges were valid under the lease agreement. Simply stating that the lease permits charges does not explain why these particular charges were assessed, what work was performed, or how the amounts were calculated. I even requested management review and referenced California Civil Code § 1950.5, but I still never received a substantive response. I was not asking for the charges to be removed. I was asking for transparency regarding how they were determined. Beyond the move-out experience, there were several ongoing issues throughout my two years here: 1. Elevators: The elevators were frequently out of service. When they were working, it was not uncommon to encounter animal urine or spilled liquids inside the elevators that remained for extended periods before being cleaned. 2. Safety concerns: The building relies on an access code, meaning anyone with the code can enter the building. During my residency, there were multiple occasions when police had to enter the building because unauthorized individuals had trespassed. 3. Sewage leaks and garage conditions: There were recurring sewage leaks in the parking garage. The garage would smell strongly of sewage, compounded by the smell of animal feces. I also spoke with another resident who told me that their vehicle's exterior was damaged as a result of one of these leaks. 4. No window screens: The apartment windows do not have screens, making it very easy for bugs and insects to enter the apartment. Overall, my experience at 13th & Market, specifically the billing department, left me feeling that the level of communication, maintenance, accountability, and transparency did not match what I expected for the price of living here. I can't speak about experience without mentioning Elaine. Elaine is what keeps Strauss running in tip-top shape- she knows all the residents by name (and their pets!), she looks out for the cleanliness and safety of residents at every opportunity, and she is someone you can trust to answer pretty much any question you have. Why should you pick Strauss over every other apartment building in the Bankers Hill/Hillcrest area? Because they don't have Elaine. The building has some nice amenities including a small gym, and honestly it was not not needing to pay for a membership elsewhere. There are also several bus routes nearby, so if you're a bus commuter like me, this location was great! And close proximity to Balboa Park just cannot be beat. Every neighbor we met was delightful, and if you didn't want to hear your neighbors, I swear not one time did we hear anyone through the walls. You would forget you even had neighbors. All in all, Strauss was so good to us and we even still miss it. Book a tour and have one conversation with Elaine, I think you'll be sold!!

You'd think that should be the easy part but there's places where I couldn't even contact anyone. Everything has been a breeze from moving in to living here for almost a year now. Elaine does an amazing job keeping us in the loop when it comes to anything going on in the building or in the neighborhood so we always know if there's anything we need to be aware of or prepared for. When it comes to maintenance requests Martin is always very timely and on top of it whether it be something simple like changing a lightbulb or fixing/replacing appliances. Yaneli is constantly making sure the building is clean and smelling amazing in all the common areas. Overall living at Strauss has been great. I love the neighborhood, I really appreciate the staff and all the residents I've met or bumped into are very nice and respectful. Highly recommended!

In the midst of everything, Little Italy, the waterfront. If you have a higher floor the views are stunning. The units are simple but nice, good ventilation with windows front and back, good use of space, ours had a cute little fireplace that gave off some nice heat in the wintertime. The pool deck is totally a resort. Nobody's perfect, there were a few months of jacuzzi heat problems and elevator problems, but they were eventually resolved. The corporate policies will nickel and dime your move-out to make sure you don't get your relatively modest security deposit back, but that's just corporate finance in America. Overall, as nice as the place was, it was the staff here that made it a home. Can't say enough about Lynn at the front desk, she always made an effort to be personable. Sarah in the office, so responsive, professional, and kind. Julie, Jose, Forest, Jack, Cristina, Jorge with ABM, so many great people who work here made our life here pleasant.

Throughout my tenancy, I never caused any issues and was never late on a payment. However, after moving out, I was charged for numerous items that I felt were unnecessary and unreasonable. What was most frustrating was that many of these charges could have been discussed and resolved fairly, but instead I ended up paying several thousand dollars in additional fees. Ruining food, and costing her more in laundry/electricity due to having to consistently keep paper towels or cloth towels in front of it to sop up the water!! Oh, but was it repaired???? NO!!! It took her 5 damn months to get anyone to do anything about it, at which time it was finally replaced!!!! The folding doors never stay on the tracks and have fallen on us TWICE!!! When maintenance was here one day during one of my visits, I asked him to fix the door and was told "it wasn't his job"!! I said "you're a man, you can't just fix it"? He did put it back on the track, but it never stayed. They have signs to "clean up after your dog" but you go to grab a dog poop bag and there isn't any!!! I was here to assist my daughter during a high stress time in her life for five weeks, and the "amenities " were closed the entire time!!!!! FIVE WEEKS!!!! The elevators stink no matter which one you use, you can't get hot water (I think I could pee warmer), and the noise level is ridiculous including the fire alarm going off nearly weekly for months!!! How in the world can anyone justify this as livable????? And there's been three management changes in the year and a half my daughter has lived here and they've all been rude, condescending, and unaccommodating!!! The current manager treated me as if I was a child when instructing me how to use the key to unlock the front door of the building so I "don't destroy his door"!!!! At the end of the day, 625 would just be another downtown building if it weren't for the community--and that community starts with the staff. From the leasing agents and managers to maintenance and the cleaning crew, the staff has been exceptional throughout my entire time there. Consistently professional, responsive, and kind, they truly set the tone for the building and make it feel like a place where people care. The building itself is spectacular. Walking through the entrance, you immediately feel the elegance and grandeur of this historic property. The balance of industrial elements--exposed brick, ducts, and steel staircases--with marble finishes and soaring ceilings genuinely elevates your quality of life. The gym is well-equipped with everything you need, and the lounge offers multiple spaces that can easily accommodate several events at once. It's also a pet-friendly building with regular community events. While some of these can feel more like quantity over quality, the book club is a clear exception and a true highlight. I met great people there and made friendships I expect to keep for life. There are a few things worth noting for prospective residents. Noise can be significant if you live on the lower floors, particularly on the west side of the building. My biggest criticism, however, is the parking situation with LAZ Parking, which is a separate entity. Trash often overflowed, stairwells were sometimes littered (occasionally with human excrement), and my car was hit while parked--only to be told the cameras didn't capture it. On another occasion, an open spot was changed to reserved overnight, resulting in my car being towed. There are also pockets around the building with unhoused individuals. The trolley area can feel overwhelmed at times, and the urban camping near the Red Cross has grown significantly. That said, the location is fantastic. There's an abundance of great food, walkable activities, and hidden gems nearby--from Seaport Village to Little Italy, plus countless spots to grab a cocktail or explore downtown. Overall, I truly loved my experience at 625 Broadway. It was my home for many years, and I'm deeply grateful for the staff and the community that made it special. I left with lasting friendships and a lot of good memories--and that says a great deal about a place.
