I rented a studio apartment at Stream Belmont for a little more than a year. The location was pretty good, close to QFC in North Broadway, Capitol Hill, but very noisy - leaf blowers and trash trucks are constantly making terrible noise. The view of the Space Needle from the 6th floor was great. I was relatively happy with the experience, the original staff were great and seemed to be very invested in trying to create a welcoming, social environment for everybody who lived there. Unfortunately, as with most of these corporate-style apartments, the move-out experience seems to be a key profit generator for the companies running them, and despite only very normal wear and tear to the apartment, Pacific Crest and the newest member of the Stream Belmont staff are trying to keep my deposit AND charge me additional fees for "painting", which is not legal by Seattle/WA landlord/tenant law, which means I have to jump through hoops to force them to get my deposit back. This tactic is extremely frustrating, since this is not a legal reason for keeping my deposit, but the effort necessary to force getting it back might be more of a pain than the $200+ is worth for many people. read more

Live here if you want to: 1. Pay the same price as similar buildings but with a lot fewer amenities 2. Spend a lot of your time waiting for the single extremely slow elevator (good luck if there is a move-in or move-out, which seem frequent because no one wants to stay! And management almost never lets you know ahead of time) 3. Deal with part-time management. I'll start out by saying that I lived in my unit for more than two years. While living there I would have reviewed it as 4-5 stars - it was well maintained, quiet, appliances worked and the location cannot be beat. My problems with the management began when I moved out. You will not get your deposit back, plain and simple. I spent days cleaning my unit while moving all furniture out of the space, and did so to the best of my ability. Despite this - they informed me that they required a cleaning and painting service to come through, no exceptions, and that those fees would be pulled from my deposit. This came out to around $300, including ~$50 for "carpet cleaning" when the only carpet in the unit was the bedroom, where 90% of the floor was covered by my bed during my stay and yet I still had cleaned it before move out. They will not budge on these fees. I had hung some shelves on the walls, and asked if they would prefer me to fill the holes and paint myself. I was told their preference was actually that I not do that extra work, but what they didn't tell me was they would charge me the painting fee for the entire unit to cover the measly 6 screw holes. Lastly - they apparently have a "wear and tear" policy that is completely different than any other place I have lived. In my experience, wear and tear usually refers to the standard damage/mess that will naturally always occur when someone lives in a unit for an extended time. This usually adds up over time to equate to some amount of "credit," where both parties understand it can't be avoided and won't be charged for said damage. That is not how this building works. They'll throw on an additional fee that is calculated as a certain $ amount for every month you lived there, and they'll charge you that fee out of your deposit. As someone who lived there for almost two and a half years - this charge was around $150. It was an unfortunate ending to what was a great tenancy. Felt like they take advantage of you, no matter how long you lived there and how good of a tenant you may have been. read more

We lived in Stream Belmont for less than a year. Although our physical apartment was beautiful with a spectacular view, located near everything, our experience with the management left much to be desired. Had we known this would be our experience, we would have looked elsewhere for an apartment. For the price, you can get better. My biggest complaint is with how they handled our moving out. We purchased a home before our lease was up, so we had about three months of overlap between the apartment and our new home. Management offered us a spectacular deal - they'd put the apartment on the market and if someone moved in during the three months (before our lease was up), we wouldn't incur any penalty fees from ending the lease early. All we'd have to do is turn in our keys and pay rent like normal until they found someone or the lease ran out - whichever came earlier. They assured us they'd find someone to move in early super easily. Sounds too good to be true, right? Right. We are confident one of two things happened: either they just didn't put the apartment on the market and it sat there unoccupied, us still paying rent but NOT having keys or access at all OR they lied to us and moved someone in during this period - therefore collecting 2x the rent (from us and from the new tenant). Either way, it's incredibly shady and disappointing. Had we known this would be the situation, we would have subleased our place so we could have at least saved a bit of money. But we trusted them on their word, which was a huge mistake on our part. My next complaint was the security of the place. We had 4+ packages stolen from the secure lobby, which is absolutely unacceptable for the amount of money we paid for rent. In addition, my car window was smashed while parked in the SECURE parking garage I shelled out $200/month for. Keep in mind, I had NOTHING valuable in my car and nothing was tampered with - just a crazy person who got in and wanted to smash something, I guess. Silly me thought that if I was paying that much for a secure parking spot, my car would be safe. Luckily this incident happened close to the time we were deciding to move, so I only had to live in fear for a few weeks longer. But it made me feel so violated and incredibly unsafe. When we filed a police report about the car, they asked the office for security footage. We were absolutely appalled to find out that the "security cameras" they had in the lobby and other locations WERE ALL FOR SHOW! They were non-functional! They only had one camera that worked and it was pointed toward the front door to the building. Absolutely unacceptable, especially considering 1) how much money we paid and 2) the fact that we had already complained formally multiple times about THEFT of packages. I updated my Yelp review because I have lived here a while longer and have found more things disappointing. The location of the building is nice, everything is kept clean and free coffee is offered in the lobby. The management is nice and promptly helps with issues. The apartment complexes are nice although relatively fragile. Several of our appliances have broken or failed to work well in the short time that we have lived here, our dishwasher is terrible at cleaning dishes and our washing machine seems to fail at getting our clothes clean. We have contacted maintenance about some of the issues, but often they take too long to get filled and there have been times several people have come in to fix the same problem and haven't. I have also been woken up for random inspections with hardly any warning which is very uncomfortable. It would be much nicer if they came back instead of barged in, no respect for peoples privacy. The biggest complaint is the cost of rent, although this makes some sense in Seattle, it seems as though the cost goes up several hundred dollars each year, indefinitely. There are no amenities and the cost of extra storage or a parking spot is exorbitantly high. Pretty soon the only people left in Seattle will be millionaires. Although Stream Belmont can't help this much, the quality of services has gotten somewhat worse and there have been no added value of living here as prices go up. We will be sad to leave the neighborhood as the location is wonderful and in close proximity to parks, the library, and fun things to do in the city. read more

He let me know all my options and really pushed forward to help make a reality out of what I thought was impossible. Beautiful is beautiful and views are some of the best I've seen to date. Rosetta the manager was awesome. She ensured that tenants were satisfied and always had the time to address tenant issues. Unfortunately, she is no longer overseeing this building. The building itself is well kept, clean and has a weekly cleaning crew and grounds caretaker to ensure its maintenance. The management answered requests without much delay. Relatively quiet and neighbors too. All in all this building suits my living needs. PS- close proximity to restaurants, library, Volunteer Park, and supermarkets. read more

I enjoy living at Stream Belmont for a number of reasons, so I'll go into detail about each one. First, the units themselves are awesome, modern, spacious, and breathe well with even small square footage. The high ceilings are about 12ft I think, so even as a tall guy I can jump up and down, do aerobics, you name it. Appliances are all modern and stainless steel, and work great. Even the washer and dryer are nice and new, whereas some other places on capitol hill you have to pay extra! Noise insulation is top notch, and I don't hear anything most of the time. I also think nobody can hear us because we've had lots of people over to celebrate and be merry, and had no complaints. Second, The location itself is a gemstone. So close to everything, jobs downtown, shops and activities, places to go out and get wasted within walking distance, venues, pizza, pho, you name it. You don't have to drive but I still do because I'm a spoiled brat. hahaha. The best part is, despite being so close to everything, you still get this nice tucked away feeling over on Belmont ave where it's never very loud, there's beautiful trees, and a nice little park next door. Third, property management rocks. Joe is friendly, I am sad to see Rosetta go though because she was super nice too! They even have fun little social events every now and then for the building. Great place to live in almost every way. Cons? hmmmm. Sometimes my girlfriend gets scared because creepy people yelling in the park, but that is very rare. Lived here for 2 years. Though the location is close to everything the apartments are very overpriced for the amenities offered. Rosetta was the property manager and was awesome. New management is ok. Pros: Apartment and appliances are modern looking. Close to everything as it is just 2 blocks from Broadway. Cons: No GYM, No Lounge, Noise insulation is bad; Can hear people walking above you. Rent keeps increasing at every renewal, lease period flexibility keeps decreasing. My husband and I recently moved to Seattle. We drove from Miami, Fl. to Seattle in four days. Anyone that has ever done this knows the challenges that come with that. Before arriving I had e-mailed several properties and got some responses back. Rosetta Walton-Shields , who is the Property Manager at Stream Belmont wrote me one of the most nicest email. Upon my arrival, I had planned to visit several locations so that I could make an informed decision as to where I wanted to live. My first visit was at Stream Belmont, there I met Rosetta in person. Right away I felt that I wanted to live there. After meeting Rosetta, who was so friendly and professional at the same time. She made sure that all our questions where answered. We were so pleased that at that moment we applied for an apartment and chose not to look anywhere else. It has been a month and I do not regret making that decision. We love living here. The building is kept extremely clean and inviting. The apartments are modern and well put together. Last but not least, the staff is amazing. I had such a great experience from the time I signed on until now. Rosetta helped me view and sign for my place the same day! It's been almost a year since living here and I honestly have no complaints. Joe has been very efficient with emails and maintenance will call back within the hour. I really can't complain about the location because it's close to Broadway, walking distance to Pike/Pine where most of the bars and restaurants are located; otherwise it's a $5 Uber. The rooftop has one of the best views, always open to view and show off! Street parking is limited for guests but I am paying extra for a spot in the garage and there has never been a garage door issue which is a plus! I would recommend Stream Belmont to anyone looking to live in Capital Hill! read more

During that time the building has been clean, staff have been friendly and extremely helpful, and I have enjoyed my time here. I have been living at Stream Belmont for six months and am very pleased with my experience. When I first toured the property and decided on a particular unit, there was a miscommunication between myself and the staff when it came to the dates of my lease. Luckily, the staff was very accommodating and worked diligently to ensure I could move in as soon as possible. The apartment finishes are modern and high-quality, and the lobby and hallways are always clean and quiet. The roof has a stunning view and is super peaceful. The floors are a bit thin and I can sometimes hear my upstairs neighbor bustling about, but that just comes with living in an apartment building. The location of this apartment is perfect as it is nestled on a quiet corner surrounded by other apartment buildings, but it is also just minutes away from Broadway. I've lived here with my boyfriend for 6 months now, and we love it. The units are modern and most have a balcony/outdoor space. Property management is very friendly and they're pretty much always available in their office. They also always address any maintenance issues/concerns quickly. There's a common rooftop which has amazing views, and it never feels crowded even though it's small. Also, the parking garage is extremely tight, but that's expected for any city parking garage. Additionally, the location can't be beat. Just a couple minutes walk away from the library, QFC, and plenty of bars/restaurants along North Broadway. There's hardly ever street noise - just some noise from people in the park next door sometimes. Overall, we love Stream Belmont and are happy we chose to live here! read more

As my first "apartment in the city" living experience, I have been nothing but pleased with Stream Belmont. I moved to Seattle from a sleepy town in the deep south and everything about living here has made my transition just that much easier. Management: Starting with leasing my unit through Ms. Rosetta, to getting help with deliveries and maintenance requests from Joe, management has been responsive, efficient and just plain friendly. Amenities: The rooftop has a wonderful view. The lobby has coffee, and seats to wait for Uber. Mail is sometimes delivered to your door, depending on the carrier. Packages not delivered to your door that don't fit in the package lockers below the mailboxes are left in the lobby. At first, I found this concerning, but now I find it a comforting sign that the building is safe and secure and home to lots of honest folks. Unit: I'm in a studio and despite the small footprint, I don't feel cramped at all. The tall ceilings and big picture window do wonders. Storage is plentiful. The closet is huge even with the stacked washer and dryer located inside. The bathroom vanity has cabinets and drawers, which helps to keep everything organized. I even have empty shelves in the kitchen cabinets. Location: Though just a rock's throw away from busy Broadway, I find Belmont Ave to be peaceful. It's not too removed from activity though, which make late night runs to QFC feel safe. It's one block uphill to QFC, which means downhill to carry your groceries home. The light rail is a 5 minute walk away, and so are many bus stops. I've been here for 6 months and originally walked to most places but now that winter is here, I'm happy to be so close to the light rail and major bus routes. My only teensy, tiny criticism is that the balcony floors are not a solid material. They're metal grating which you can see through to everyone below and above. It makes hanging out on the balcony more of a public affair than I'd sometimes prefer. read more

I don't think I could be happier living anywhere else in Seattle. Stream Belmont is near everything on Cap Hill - great bars, QFC, Seattle Public Library - and has a view of Mt. Rainier, downtown Seattle, Elliott Bay and the Space Needle from the roof. The only reason I give them four instead of five stars is because Pacific Crest Real Estate needs to get their act together. I previously lived in another one of their apartments and they were always slow to respond (if they ever responded), and would not notify us when someone was coming in to do maintenance. We only received a note on the door that someone had been in there, and as a result my roommate had an electric razor stolen. When we contacted Pacific Crest about this, all they did was apologize and say that the maintenance guy from that day was no longer working for them. Additionally, when trying to move into Stream, my move-in date was pushed back three times for reasons I had to pry out of them. I don't want to go into details, but since I had paid a non-refundable $400 deposit on the place, I was stuck waiting three months for it to be ready and this created quite an assortment of hassles for me. Rosetta, who was the manager at the time, promised to ask Pacific Crest for any sort of compensation to make it up to me but nothing ever came of it. At any rate, Rosetta has since left the company, and Joe has been very helpful so far. TL;DR - Stream Belmont is awesome. Pacific Crest Real Estate, not so great. read more

Great location, outrageous rent cost and horrible management. If I could give it zero stars I would.

I lived in Stream Belmont for almost two years, but had to move out abruptly and unexpectedly due to a hot water issue that persisted for almost 4 weeks. Pros: 1. Location. The location of this apartment is perfect; two blocks from Broadway and QFC, a short walk from Pike/Pine and walk or quick Uber from downtown. It is also located in a quieter part of Capitol Hill, which was a major reason why I chose to live here. 2. Style: The building has a nice modern look and feel to it as it is only ~3 years old. Cons: 1. Management. This is easily the worst part about living at Stream Belmont. When I first moved in, Rosetta was the property manager and was fantastic. She was very attentive to all inquiries and made her residents feel appreciated and welcome. That said, the building was transitioned to new management in 2016 and the living experience was very poor since that transition. Management is not as responsive nor as clear in responding and addressing issues. There were several issues related to elevator maintenance, bike theft, and hot water that were managed very poorly. In particular, the entire building did not have hot water for several consecutive days and several apartments (mine included) did not have consistent hot water for almost 4 weeks. In addition to not addressing the issue in a timely manner, management did not make me (nor other residents) feel as though this issue was urgent. When crisis strikes, Stream Belmont management is not prepared to react quickly and appropriately. This was why I chose to break my lease and move out. 2. Cost. Rent has increased dramatically over the past three years. Obviously, this is consistent with the increased cost of living in Seattle and Capitol Hill, but typically increased cost of living comes with improve amenities and/or a better customer experience. Unfortunately, increased rent came with deterioration in amenities. 3. Amenities. The amenities of this building appear good on the surface but are actually very poor. The floors and walls are very thin; while this is a very quiet area of the neighborhood, I was still able to hear street noise from several blocks away. Also, I heard every single step my upstairs neighbor took within their unit. When you move into an apartment in Capitol Hill, you accept some level of noise, but this building is very poorly built and insulated to protect from outside and inside noise. 4. Move-Out Cost. This process always shows the true color of the building and management; are they reasonable or is this a way to bill disgruntled customers as they choose to move out of the building? Stream Belmont makes every effort to ensure their disgruntled customers leaving the community are billed $500+ during move out. Unless you plan to live here the rest of your life, be wary of this move out cost. Overall, it is disappointing that I had to move out of this building, as I fell in love with the building, the neighborhood, and management when I first moved in. However, since management has changed, so has the living experience. If you read other Yelp reviews, you will find that several residents had similar issues in the past several months and moved out as a result. I do not recommend Stream Belmont. read more

I really liked the apartment, it had both great view from the roof and it was located in the heart of Capitol Hill. Don't get me wrong, I am not posting this review about the building itself but i wanted to share my fair share experience with the management during my short stay in the building. I have never dealt with rude and unprofessional staff than Pacific Crestre Real Estate: My newly couch happens to have bed bugs and I mentioned to them that in the office a month prior of my move-out. No one came for inspection or anything until 4 days prior of my move-out where they kept calling back and forth about hiring a professional team to come and take the couch. I mentioned to the management that I can take care of the couch myself and have it removed by the end of the day. Well apparently the upper management didn't like the idea that I remove my own couch out the apartment due to infestation fear of the building. When I explained that I will have all the tools needed to get the couch out of the building safely by the end of the day; it appears they didn't like the idea and they had the audacity to come to my unit knocking very hard on the door and yelling my name out in the hall like a little child without any prior appointment or notice. I am very disappointed in how the management treats it residence. I highly suggest you find another neighbor building to lease with. Avoid this nonensense treatment level at all cost. read more

I've lived at Stream Belmont for more than two years. It's a great place but unfortunately the experience turned sour when moving out. First, the location is awesome. It's located in the quiet part of Capitol Hill, a few blocks down from Broadway, where all the action happens (restaurants, bars, shops, etc.). The neighborhood is quiet and clean and within walking distance from grocery store QFC. Unless you commute to work you can conveniently live here without car. If you have a car, a private parking spot is recommended as finding street parking is challenging. The Stream Belmont building is pretty new - I was one of the first tenants - and thus still felt new, but unfortunately the choice of materials is poor and I expect this place to feel run down within a couple of years. For example the wooden window sills have been attached with a nail gun with the little holes filled with wood filler. When the sills get in contact with water the wood filler absorbs it, expands and cracks the area around it. This is just one example of how cheap construction and poor materials result in quick wear. This is probably also how the sealing/floor were (not) insulated resulting in hearing every step from my upstairs neighbors. I could even hear them pull up/down the shades. Let's discuss cost. Overall, this place is really expensive and Stream Belmont took every opportunity to raise rent. This is their good right, but it quickly gets unaffordable. Negotiating is impossible. Whether you are a good tenant, always pay in time, have been with them for a long time etc. are no good arguments. This place is there to make as much money possible. Utilities averaged at $50/month (regardless of usage) for a studio from which sewage took the largest part (again, regardless of usage). There is also a service fee of $3/month for being able to pay utilities. Internet is provided by Wave and their plans start at $60/month (no, it doesn't go up over time like Comcast). Management is okay, but fairly unresponsive. It often took several days and several reminders to get an email replied to. In relation to the cost, amenities are disappointing. No communal space, no gym, no guest parking etc. What is great is the roof top area which is nicely furnished, has a BBQ and all this with a stunning view of downtown. Unfortunately it was not possible to reserve the roof top space, so forget about throwing a birthday party there, or take the risk of colliding with someone else's event. Because of an issue with a person sleeping over at the roof top, the doors automatically locked at 11pm, so forget about enjoying that great view after 11pm... No aurora borealis or falling stars for you! Although overall Stream Belmont is a great place if you can afford it, moving out of the place left a sour taste. I always kept the place in pristine condition and even after the apartment was positively inspected I got charged $225 after I moved out, for no good reason: $125 for cleaning plus $100 for painting. It took several emails to get any details around the $225 charge and their responses were really lame. Although previously I was advised not to bother cleaning - which I extensively did - and pay $80 for their cleaning service, I was charged $125. When asking for a detailed description of the cleaning they came up with "exhaust fan in kitchen and bathroom" which is a typical trick landlords use to charge extra. I would be okay paying $80 for this (the cost to clean the whole apartment). Instead they went a step further and charged me $125. The $100 for painting was another joke and took again a lot of communication to get more details about. Apparently they had to repaint the whole apartment! I understand that's standard procedure when preparing a place for a new tenant, but there was absolutely no reason to charge me for that as the walls were in perfect condition and everything else would fall under normal wear and tear. Also, during inspection nothing was mentioned about having to paint the walls. Summarized, it's clear this place only cares about money and it was absolutely disgusting how I was treated towards the end. I was planning on going to small claims court, but decided to let it go, because it's a waste of time. I would advise you to organize a move-out inspection before your last day, so you can take care of all the little details and don't get hit with a $225 *fine*. Also, make sure you get clear feedback after inspection so that they can't come up with anything after you've left. Lastly, I was offered $25 for a (positive) review on Yelp which I politely declined. read more

I've lived in this building for 3 years, and my experience has been great. Pros: location that is walkable to everything, yet far enough away from the craziness. Awesome rooftop in the summer. And in general staff and neighbors are very friendly. Cons: Really the only thing that had been a big inconvenience was neighbors partying late into the night. If your window faces east, you are backed up against another building which creates an alley-like situation. One person in particular likes to party with windows open and/or on the patio and it seriously sounds like they are inside my apartment. And parking/construction/$$$$$ all the usual Capitol Hill "cons", but you'd find that anywhere. All in all a happy place to live. read more

Stream Belmont is perfectly located on a quite street two blocks from lots of amenities. The balconies overlooking the Olympics and Puget Sound are amazing. Unfortunately, the management company is terrible. Two months into my lease, an issue came up and customer service from higher management was awful. Despite the location & perks, I was ready to find a new place. Then a new building manager named Rosetta started and she has made ALL the difference. I have renewed my lease twice though I never planned to after the negative experience with higher management and I did so because of Rosetta. She is so personable, genuine, and exceptionally client oriented that she completely turned around my experience and I'd recommend living here. read more
