I'm a first time home buyer and had a disastrous experience with ANOTHER "inspector" who cancelled at the last minute which proved to be divine intervention from God!! On short notice (2 hours) Ron was able to talk with me, explain his process and come out to a house I was interested in buying. He made me feel at ease, even allowed me to walk around with him at times and explained any issues he found. I was able to ask questions and he answered honestly. He was soooo thorough. I needed a quick turnaround so I wouldn't lose my due diligence money and mannnn did he deliver. I was able to utilize his very detailed report and pictures to uncover issues that the seller was trying to hide and negotiate a better price that suited my budget. He has all of the up to date technology that helped him to see on the roof, determine if water damage was present and even scope the sewer line. I felt so confident after having him there. He was soooo professional and thorough! His prices were comparable to others I surveyed, maybe even better bc he offered a warranty and offered a good deal if I needed more tests. The best money that I've spent for this peace of mind. He was also very responsive. Anytime I texted, called or emailed with a concern, he was always right there. I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.
