Read their BBB complaint and how they handle business when things go wrong. If they miss something - especially a really big problem, they will turn their cheeks. They will remind you that you signed a contract that says "you cannot hold them liable if they are negligent during your home inspection." Do not be fooled by good reviews. Stay away. My inspection was performed by Alyssa Bills on 5/23/21. They ask that you are NOT there during the inspection and now I see why -- because nothing is truly being done and your money is being stolen by this company who talk about God on their website. Don't let that fool you. She only listed 1 thing as a priority repair on my report. I moved on 6/16/21 and my roof leaked on 6/19/21. While a tech was sent to my house to work my dishwasher on 7/5/21, it was discovered that a pipe was leaking in the basement, one of my water heaters was not only broken, but the pipes on it were loose. We have it on video. She never caught that all the gas pipes were loose from the water heater. The igniter was broken and we were running on one water heater the entire time. None were mentioned on the report. Then days later, my master shower started leaking into my kitchen ceiling. When plumbers looked at it it was reported to be cracked - a $8,000 repair. Chris suggested fixing it with a proxy and thank God I did not listen to him and I had a plumber open the drywall to look. Come to find out the bottom of the shower was cracked as well. Since it's fiber glass it has to fully be replaced. Two plumbers said they won't touch it. It needs to be remolded. 4 remodeling companies said the same. They said how did the inspector not catch that your shower was cracked - it was too obvious. They saw it within 5 minutes of looking at the shower. One was shock Chris suggested a Bandaid (proxy) because had we not open the drywall we would have had mold. My realtor talked to her plumber and he said the same. I have not been able to use my master shower since moving in and today is 10/1/21. If she had listed that the top was cracked I would have at least walked away from the house or ask the owner to fix the problem or ask to have a plumber look that the shower prior to closing. I lost out on all of these options. We have 5 kids and 1 has autism and needs a lot of therapy - who can afford to fix a shower, after buying a house, and taking care of a very demanding child who has tons of different therapies. Recently we had to fix a leak under my kitchen sink from a faucet and broken garbage disposal. The plumber told me there was a previous leak under the sink. Again, not mentioned on her report. He asked if that was not mentioned on my inspection and I said no and he was in disbelief. They have not offered to help. They do not care. So many things were not listed. Thousands of dollars put into a house and we have only lived there for three months. They want me to sign a document to get a refund. I finally saw the document but it is a documents that states that I can post a negative review if I get my refund or they can sue me. By law, you cannot slap a lawsuit on a consumer or is giving a truthful review. Stay away. They will bring up that you signed a contract that doesn't hold them liable for negligence. Read your contract and don't trust these people. You would think they were insured for big mistakes like this. My realtor said she will never recommend them moving forward because she saw how they left us stranded. This is the wording on the contract they wanted me to sign claiming it was for insurance purposes - on paragraph 5: I will make no public statements of any kind pertaining to the inspector or the inspection, except pursuant to a subpoena or as required by law. I will remove any comments I have posted about the inspection or the inspector from any online website, and refrain from ever making any such comments. if I breach the terms of paragraph 5, I agree to pay your reasonable attorney's fees and costs incurred in any related legal action. read more

We selected Discovery as our inspector due to the high number of good reviews and because the owner is a fellow veteran. Unfortunately, our experience was a costly disappointment. On 8/30/2018 my husband and I engaged Discovery Inspections to perform an inspection for a home with a contract signed on 8/25/2018. The inspection was performed on 8/30 at 7am. The report was received on 8/30 at 5:40 PM. On 9/1 we emailed Discovery with a list of our initial concerns about the report - primarily roofing, electrical, HVAC and pool related. Emails went back and forth on 9/2. With no resolution to our issues, on 9/4 (10/15 days into the contract due diligence period) we escalated the issue to the Discovery Inspection Manager and called third-party inspectors to take a second look at the roof, HVAC, pool and electrical. We received an email from the Inspection Manager on 9/5 that he was still researching our issues. We finally spoke with the owner of Discovery on 9/7 ( Day 13/15 days into the contract due diligence period. During the 9/7 call with the Owner from Discovery, he offered to reimburse us the cost of the third party inspections. At no time in any discussions or emails with Discovery was an offer made to re-inspect the property. At no time during the discussion with the Discovery owner did he stipulate any conditions on the refund of the additional inspections. On 9/13 we received an email from Discovery stating "attached is release form that needs to be signed prior to your refund. Once the release form is signed and returned to Discovery Inspections, we will then process the refund. " We did not sign the release nor did we ever receive the promised refund. On 9/27 we closed on the property and entered the home for the first time since the inspection. OMG! We found several very expensive issues (water damage and wood rot to wood ceilings, HVAC components running on extension cords, signs of significant water intrusion, etc) estimated at more than $10K that had not been caught by the inspection. On 9/28 we documented the issues and notified the Inspection Manager at Discovery via email. No response received. On 10/10 we followed up with the Inspection Manager at Discovery. We were promised a call by the end of the day. We did not receive the call. On 10/11 I called Discovery and requested to speak with the owner. On 10/12 the owner finally called me to discuss the issues and asked what I wanted. We explained due to the sheer number (18 of which 14 are major/costly/safety issues) of inspection deficiencies we required Discovery to honor the 200% no questions asked guarantee advertised on the Discovery.Com website. "We feel so strongly that you'll be satisfied with our inspection service and our inspection report, we offer therefore a 200% guarantee. Here's our promise: you will be fully satisfied with our performance at the end of the inspection, or we will refund your purchase and pay our competition to conduct a second inspection." On 9/17 the Discovery owner, Inspection Manager and original Inspector visited our home to see first hand all of the issues. At the conclusion of the visit an offer to reimburse the inspection cost but not the extra roofing, HVAC and pool inspections we had to order because we could not get a timely answer from them was made. The owner agreed there were deficiencies in the original inspection. We again requested Discovery to honor the 200% guarantee on their website. They refused. As of this date, the guarantee is still on the website. There are no stipulations or qualifications concerning the guarantee anywhere on the website. The contract we signed stipulated (#6) any issues or claims we had against the inspector be brought to Discovery within 14 days. We notified Discovery within 1 day of receiving the report and again within 1 day of the second group of concerns found when we closed on the home. Discovery never made any offer or attempt to re-inspect and indeed it was not until the contract due diligence day 13/15 that we even got to speak with the owner concerning our original concerns! read more

Quick update to my review of Discovery Inspections. After I notified them of the leaking roof vent seals, and other issues I was concerned about, theyre inspection manager came out to inspect the house. He apologized for the missed items, inspected areas of the house I had questions about, and paid for the repair of one of the damaged roof vent seals.(I had already replaced the other two damaged seals). I appreciated him doing that, although I am still dissapointed that these items weren't caught during the initial inspection. We could have had these issues addressed during the negotiating process of purchasing the house, and avoided this whole thing. read more

First off the report seemed nicely laid out with photos but the problem is first the inspector mistook laminate counter tops for granite. He failed to inspect the heat pumps and the heat did not work. But most of all he failed to identify the notorious ATLAS CHALET roof which I now have to pay for and that is a full strip and replace as you can't put a 2nd course over this roof. I see people giving good reviews of this company but thats based on the things that were found not on the things that were missed. read more

I paid this company to do an inspection on a home I was purchasing in Newnan GA. I lived in IL. so I could not be present during the inspection.I entered into a contract to buy the house based on the inspection. Things the inspector missed are as follows. 1. Garage door opener doesnt work 2. He stated my cheap laminate counter tops are granite so he missed the big heat blister. 3. Cloths dryer doesn't work 4. Severe water damage outside shower in master bath but he did find the missing grout in shower. I was informed that I had a inspection warranty and after being forced to jump through hoops by Warranty Management, LLC to provide quotes for each individual repair EVERY SINGLE CLAIM WAS DENIED. We were very happy with Gary's work as our home inspector! His office staff was friendly when I set up the appointment. When he did the inspection, he was very thorough. He walked through the inspection with us and answered questions we had about the house and his findings. He gave recommendations on how to fix the issues he found. He also gave us great advice on home maintenance and ways that we could make the home more energy efficient. He quickly sent us an electronic version of the home inspection report that was very easy to read. The report included pictures of the home and specific pictures for each issue found. They also gave us a hard copy version of the home inspection report with full color photos. The hard copy version included two gifts for us: a set of mailing labels with a picture of our home and a very helpful book of home maintenance advice. This was the third time we used this company and it was not a charm. Inspector failed to find a water heater that was replaced 4 weeks after their inspection where water had calcified on the tank's exterior, a door bell that did not work, shelving that was not attached to the walls correctly, an intercom system that did not work, etc etc. Repeated calls did not illicit one response from the company. Wow so disappointed. I heard great review about this company but did Becky miss the mark on my son's home. I had hope to have a speedy resolution to the problems with her inspection. Windows that did not open sink that has no water hooked up to it. Exposed wires over the air conditioner have gotten mis-information, a no-show on Becky's part this evening but they did send someone to open my son's windows . They have a recourse but it is all smoke and mirrors. I do not know about the other inspectors but have had a personal experience of the un- professional behavior of my inspector. read more
