My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn't until July 9--26 days later--that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it--we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere. If you are looking for a reliable, professional property management team that actually follows through on what they say, PMI is the way to go. Dusty Lambert

I felt several charges were assigned…read moreto us without adequately considering whether the issues predated our tenancy or were simply normal wear and tear. Nestwell ultimately charged us $585 for tenant responsibility, including: Removing an porch bench (there when we move in) - $15 Replacing a "broken" (not broken?) doorbell and removing hooks - $85 Swapping an incorrect privacy lock - $65 Removing carpet remnants (this carpet was apart of the unit?) and tacks from the stairs - $50 Replacing broken bedroom blinds (Also not broken??) $105 Repairing a damaged window screen - $60 Removing adhesive hooks and tape - $30 Disposing of trash/debris (there was no trash??) $40 Blowing debris from the garage (?... we swept when we left) - $40 Vacuuming HVAC duct (Also cleaned when we left) - $60 Replacing burned-out light bulbs - $35 My disappointment is with the move-out inspection process itself. It felt like our disputes were dismissed without supporting photos or documentation explaining why certain items were determined to be tenant responsibility. A more transparent process, with detailed move-in and move-out photos and evidence supporting disputed charges would go a long way toward building trust with tenants. I hope Nestwell continues to improve the transparency and fairness of its move-out inspections.

The problems started on move-in day when the keys were not even ready for us, which should have been the first red flag. From that point on, the management and communication have been consistently disorganized. Over the past several months we've had to deal with duplicate billing cycles, unexplained charges, and ongoing confusion around utilities, even though our lease clearly states that tenants are responsible for setting up and paying their own utility accounts -- which we did. Despite bringing these issues to their attention, responses have been slow, unclear, or nonexistent. Trying to get someone who actually understands the account history has been nearly impossible. Calls go nowhere, emails take a long time to get responses (if at all), and the billing issues continue to create unnecessary stress. When you're paying thousands of dollars in rent every month, the expectation is basic professionalism, accurate billing, and responsive communication. Unfortunately, our experience with HomeRiver Group has fallen far short of that. If you're considering renting through them, I strongly recommend documenting everything and carefully reviewing every charge. This situation should not have been this difficult to resolve.

What was illegal to me is when they falsely advertised and made us live in unlivable conditions. And I'm just going to be honest here to what home river group in Salt Lake City did to me and my family. On the rental application it listed air conditioning, we looked at the unit and it even had an air conditioning/ heat temperature thing to set. We were under the impression it worked. Then summer time came around and the unit got to 80-90 degrees inside. That summer hit more than 100 degrees outside. My 10 month year old baby was overheating every night in her bed. She would be drenched and I actually had health concerns to the environment they put us in. I should have called the health department. It took them MONTHS just to get "evaporative coolers" I contacted them SO MANY times and told them what was happening yet they never cared about us. They brought 2 water coolers acting like that would cool down the unit at all. It didn't. And I told them it didn't but they thought it was legal so they don't care if we are living in unlivable conditions. So I bought my own portable A/C asking to reimbursed so it could be kind of cool in one room and they wouldn't reimburse the $350 I spent on it just to be cooled down. I know they were using us and lying to us. They would hang up the phone on me when I called as I am talking. They wouldn't return my emails. As landlords these guys don't care about your safety. They wouldn't help us at all. Then when we moved out, they still fronted it had A/C and upped the rent 200 more dollars haha. I wanted to take them to small claims court because of the very wrongful and unlivable situation they put us in w no remorse. Yet I don't have enough money to get it all started. So I thought I would at least be honest so people know they are shady landlords and think twice before trusting this SCAM Oh yeah not to mention they also had rats in the balcony storage area... and I also dealt w leaks. And struggled for weeks to get a mail key. Gonna attach some pictures to show facts on how hot my unit was. I definitely feel so hurt by these dishonest people.
