Needless to say, the unidentified items cost a me a few thousand dollars to address. Mold levels were greatly exagerrated and some moisture issues were completely wrong. False positive readings of a moisture meter necessitated us taking down an entire wall that turned out to be bone dry. Pipes give moisture meters bad readings, Air Quality knew or should have known this. Our ductwork , according to the A/C, was the finest installation he'd ever seen. Air Quality led us to believe it was a toxic waste dump. DONT TRUST THESE PEOPLE. Facts : Mr Baranzani spent 4 hours in our house Mr Baranzani left us his business card Mr Branzani did not return our calls. Moisture meters do NOT detect mold. Moisture meters are inaccurate when walls have metal studs, nails, and wires. We were NOT advised of potential inaccuracies. We acted on his findings and needlessly spends hundreds of dollars demolishing a wall and now have to repair it. Mr Baranzani took dozens of pictures of his moisture meter readings in front of walls with metal pipes showing excessively high readings. Had we acted on his guesswork, we would be out thousands of dollars. The "possibility" of moisture is a worthless generalization. New Facts : 'Readings can vary" They didnt vary at the time of the inspection. This is what lawyers call " the appearance of impropriety"

He assured me that the repair, including the anchors he installed, would support the weight of the clothing and items normally stored in the closet. Unfortunately, only about a week after the repair was completed, the entire system failed again and collapsed. The shelving and clothing ended up on the floor, creating a significant mess and forcing us to empty the closet once more. When I contacted him, he stated that the anchors he installed had held and that the real issue was that I needed an entirely new closet system. However, this was not what I was told when the repair was performed. Had I been advised from the outset that the existing system could not be safely supported or that a replacement was necessary, I would have appreciated that honesty and made a different decision. What is most disappointing is that despite the repair failing after only a week, he refused to return and evaluate the situation without charging an additional service fee. I understand that not every repair is guaranteed forever. However, when a repair fails within days and the customer relied on the handyman's representation that it would support the intended load, I believe standing behind the work and at least reassessing the situation is reasonable. Based on my experience, I cannot recommend this service. **UPDATE: With respect to Mike's response, many of the implications are categorically false, namely, that what is remaining of my closet is still usable and "hanging". The anchors screws, and brackets have bent and are misshaped. He also indicated fixed my toilet for "free" when, in fact, he actually exacerbated the issue and spent no more than a minute looking at the toilet and twisting the float and fill valve. So the contention that he was being generous with his time is unfounded. With respect to the text messages he's alluding to, admittedly, he did indicate he did not warranty his work, but also claimed "I'll also say this, I've never hung any shelving in somebody's called me back later and said that it came down". Moreover, "I can tell you that it's gonna go in with anchors at hold 220 pounds each and there's probably gonna be three or four so outside of that hopefully it lasts a long time". That said, given the estimated weight of the closet was no more than 150 pounds, that was less than 35% of its intended total weight, which should've held it without incident. Moreover, it's only been one week as opposed to two since he performed the job Finally, the mere fact that he wouldn't return to audit the job or two provide structured guidance and repair onsite as a gesture of Goodwill is woefully inadequate.

There was no mention whether the GFI outlets were inspected or not After moving in we found an electric outlet that was not functional 2. One of the outside backyard light was broken, almost falling off the wall that was not mentioned in the report 3. 2 faucets in the primary bathroom were loose, our handyman said it was broken, need to be replaced. 4. They made a lot of blanket recommendations, without differentiating whether they should be done now vs down the road. Yet, the above mentioned deficiencies were overlooked. They also used the phrase "visually inspected only" a lot, then added "recommend having inspected by a licensed plumber or electrician or AC specialist " etc. Another oft repeated statement was "unknown, not inspected, consult seller" Overall, below average, better not using them.
