this appraiser did not appraise our house correctly. we remodeled it and doubled the size with permits. Rather than driving by the house or requesting information, the appraiser just appraised it off the tax records which have not yet been updated since we remodeled. When I explained this to them, they said I just have to talk to the lender and wouldn't take any steps to correct it. so we paid for a meaningless appraisal. This appraiser needs to go back to school, relearn, and recertify how the appraisals are done. He does not see a home that is updated and a home that is not updated I guess he may have never seen one updated, so do not know the difference. In my case, he did not even see the rental comparison made of offers that did include HOA and those that did not include HOA. All in all, it shows he is good at filling out forms, but it should stop right there. Total nonsense appraisal. I would find other experienced appraisers a lot of time wasted because they compared apples with oranges. BAD JOB go back to school instead of wasting peoples money and time. read more

This may be due to Covid issues, but this review is for an appraisal that was related to a refi and of course there are deadlines like most situations. The poor review is for two major reasons. First the initial appointment was scheduled out - way out - and that would have been far too late for the rate lock. So a reschedule was required and this delayed the appraisal Second, the appraiser after having this request for appraisal for 3 weeks only asked my renter for their rental information at the very end of the process. I've never had an appraiser request this information - how is it related to the value of the home?? This too delayed the final appraisal and appeared to be just another delaying tactic imo. The value of the appraisal matches what redfin states the home is worth and it only took the appraiser 5 weeks to come up with his number! (sarcasm). Fortuneately, my loan broker extended the rate lock 2x to accomodate the slowness of this person's work. read more

I was extremely impressed with Danny, our appraiser. He emailed us with suggested times (all within a few days), we responded, and he arrived exactly on time. As per his request, I turned on all of the lights and opened the doors to our various rooms and the garage. After he finished working outside, he came into the house and took pictures, asked a few questions and he was finished within thirty minutes. If you are looking for cash out refi, be very very careful with this company. We purchased a property at the beginning of the year and spent about $200K remodeling, when they came out for the appraisal, they came out exact the same value as the appraisal we did when we purchased the property. We wasted all the money for the refi application and failed the refi. remember this is year 2021 and the house price has gone up a lot over the past 6 months. read more

The appraiser didn't know what he was doing and wouldn't admit he was wrong! He didn't have the proper knowledge to complete the appraisal accurately. The house down the street was appraised at $650,000 and was only 1650 square feet. Our house is updated , 3150 square feet, and he appraised it at $705,000. How is this possible? He originally appraised it at $664,000 and we had to rebuttal him twice. Obviously this appraiser needs more training! I'm fully expecting Suntender Valuations will pass this information to this appraiser and contact me after this is done. read more

I had an appraisal of my condo done and the appraiser did not get the square footage of the unit correctly by making it smaller than what it was. Also, used comparable sales that were not similar to the subject property or were not even in the same building even though there were units that sold in the same building recently. The appraiser for our property for a recent mortgage refinancing from Suntender Valuations was great. He was very professional, noticed we didn't wear shoes in the house and took off his shoes and even put on footies over his socks, measured the property without going with just the dimensions of the floor plan only. He was thorough and did a good valuation of our property, despite the rapid changes in the Covid-induced housing price fluctuations. He answered the many questions I had patiently and with satisfactory completeness. Despite that not many properties are on the market in our neighborhood, he looked into the comps carefully and gave us a favorable valuation. Finally verdict time. Recently acquired a house and lender used this company. A guy came out and made a note of the roof. Roof was not leaking as far as inspection was concerned it was just somewhat old and damaged on the perimeters. Yet my lender made a big deal out of this and in the end I had to spent a fortunate in order to get this house. I could've saved at least 7000 if it had not been this guy's appraisal report. read more

If I could give 0 stars I would. The appraiser included an old photo of the backyard that was taken before we purchased the home. He pulled the photo off of the Internet. The photo shows a boarded up window on the house and a terribly neglected backyard. After we bought the house we completely replaced the hardscape, painted and replaced windows. These improvements were not reflected in the appraisal. The comps used were not comparable to our house. The appraiser did a lazy job. I am very unsatisfied. read more

Rayne Chen is pretty unprofessional and make sure you avoid him if possible. First he just came with only a message that we haven't agree on the time but he insisted to come anyway. His appraisal was unbelievable 1) use the trade happened half a year ago and ignore recent sold 2) use the sold price for a house with less lot size and more than 40% living space than ours as a comparable sell 3) neglect several trades near our place within 5 mins' walking distance but only use low price ones. read more

The company sent a guy who called himself "I am appraiser Chen" to evaluate our house in Los Gatos. He hardly completed his sentence coherently and I was already suspicious of his ability. It took him 5 days (Sat to Wed) to send us the report and his report showed our house reduced 20% value, compared to another appraisal of our house 6 months ago in which the market price in our area was lower than current market approximately 2%. We called him to review his report and he refused! Not sure if he understood our request or he couldn't understand the English? Sad! We look forward if the company could re-send another competent to re-do "appraiser Chen" evaluation. read more

If your loan company is going to use Suntender Valuations's appraisal, please say NO. The main problem that I have encountered is that the appraiser from Suntender Valuations measures the property living area wrong! Over 200 sqft are missing! (We have double-checked with other appraisal company and confirmed the number is wrong. Also, we have measured it by ourselves. The number is obviously wrong.) When buying a house, the property living area is one of the most important keys to evaluate the value of the house. The incorrect measurement is unacceptable. It is quite disappointing to see it happened on a 14-years-old appraisal company. read more
