Ok. This is the 3rd appraisal I used, but this is my 1st time I think I need to leave something here. The appraiser came late, over 1 hour, I did not remember I paid for someone to cost me extra hours here. In 2021, southern Cal's real estate market skyrocketed, we gave our near 10 offers, and finally landed one. We have a quick chat with the appraiser and he said he acknowledged this. After 5 days(our first two appraisals took 1 and 2 days), he gave out an a price 100k lower than our offer. When our agent reached out, he was condescending AF, he said we are stupid enough to pay for that one. He was originally going to give it 200k lower. This loser got to learn some manners. We just had an appraisal with this company. We purchased our home half year ago and did a whole house makeover. When the appraiser came he did a very quick measurement of the house, inside out. Not bother to ask any questions about the remodel we've done. Looks like the number of rooms and square feet are only considerations for him. When we got the report the estimate value is DOWN! Do not use this company as the valuation is highly inaccurate. The appraiser failed to use the most recent comp that was similar in size and condition and instead, used a comp that is pending with a much lower listing price when everything is going above asking in the area. This led to an inaccurate valuation of the home and that in itself led me to believe the competence level is very questionable. I will avoid this company at all cost. read more

I am a first time home owner, call me stupid idk but i have never seen or heard of a house with no attic. They goofed up on the appraisal with my solar. The report read "Solar panel was leased, it is not popular in the neighborhood...". My solar is owned, paid fully. And...there are dozens of solar in my neighborhood, every other home here as a Solar. I am surrounded by three houses with solar panels. This shoddy appraisal caused delay in refinance, my lock expires in a few hours and the lender is now charging $ to lock the rates. These folks should pay attention to details! read more

Bad service. Always pick the lower price property to compare. Sometimes, they even pick the townhouses like property with only 1500 sqft lot size and tri-levlel houses to compare with my single family house with over 4800 sqft lot. If you need appraisal, please try your best to avoid this unprofessional company. Purchasing a property with mortgage. The appraiser (Ryan Wayne Dodson) used old data points (~10 months old) and incorrect sold price (371k vs 317k) as comps, resulting in about 20% less than current market value. I seriously question their professionalism and I will stay away from using their service again. Sincere words to the business owner and appraiser: apparently you are not interested in doing this job and you are not passionate enough to keep up with it. Life is short, dont waste your life and career on something you hate doing. Do something to make your life meaningful, at the same time bring less trouble to other people, make the world a better place. Otherwise I sincerely hope you got serviced by someone as good as yourself, with incorrect info and outdated comps in the appraisal report when you are taking a loan. But i guess it would be difficult to find someone this low standard in the business other than you. read more

Took 5 weeks from the moment they charged my credit card to get my appraisal report, with many many phone calls in between. The first appraiser they sent never showed up for the appointment, and when we informed the company about it, they moved at snail's pace (if they moved at all). They told me that they will track the appraiser and get back to me, but never got back. It took another two weeks and many unreturned calls to make them send a second appraiser, which they said would be rush appraisal paid by them, but it actually wasn't a rush appraisal. It took another week to get the report. In the end, we got the report very very late into the process. We missed out on locking a lower mortgage rate because of their delay, and it cost us thousands of dollars in the end. Very unprofessional company. read more

The appraiser added an addendum at the end of the appraisal and when I was about the sign the conditions was corrected and the appraiser needed to come back to inspect it and said her family got covid and couldnt come back till after jan 2-3, when she was asked if she could use a photo with proof that issue was corrected and said no then she changes her story and said she couldnt come back because she was actually on vacation. The re inspection was suppose to be $150 normal price for re inspection then the company billed $200. when asked why the increased.
