    I have used Rock Solid Home Inspections numerous times in the past and never had an issue until…read morethis transaction. Unfortunately, this experience was frustrating for both me and my buyer from start to finish. The original four-point inspection contained multiple errors that required correction. Inspector Justin incorrectly identified and reversed the interior and exterior electrical panels on the report. I had to personally speak with Vito and provide a prior inspection report showing the correct panel locations before this error was acknowledged and corrected. The larger issue involved a Bryant electrical panel that was marked as "unsatisfactory" on the four-point inspection. The inspection report did not identify any defective wiring, unsafe conditions, overheating, arcing, or other deficiencies with the panel itself. Instead, the concern appeared to be based solely on the panel brand and a statement that Bryant panels are "reputed" to have a higher rate of failure. Through numerous emails, phone calls, and text messages, Vito confirmed that the Bryant panel concern was a separate "inspector judgment issue." We were initially advised that a licensed electrician's written statement confirming the panel had no issues would be sufficient. We obtained that documentation, only to later be told that an electrician would need to physically inspect the panel and provide another report before any reconsideration would occur. This resulted in an additional $200 expense for our mutual client. We also spoke with insurance professionals who reviewed the situation and stated they had never denied coverage solely because a home contained a Bryant electrical panel. However, because the inspector checked the "unsatisfactory" box on the four-point inspection, the report was automatically flagged as unacceptable for insurance purposes. In other words, it was not the panel brand itself causing the issue--it was the inspector's opinion reflected on the insurance form. What was most concerning was the lack of documentation supporting the unsatisfactory designation. Neither the four-point inspection nor the home inspection report identified a specific defect, significant deficiency, or condition indicating the panel was near the end of its service life. We also consulted with other home inspectors who stated they had never failed a four-point inspection solely because a home contained a Bryant electrical panel. During this process, Steven J. Baum, President of the company, responded to our concerns and stated that "Vito has already begun a coaching plan and quality control with Justin." While I appreciated the response, it reinforced concerns about the accuracy and judgment used during this inspection. To make matters worse, the four-point inspection had to be revised and resubmitted four separate times before the information was finally corrected. This created unnecessary delays, confusion, and additional costs for everyone involved. At no point was I asking anyone to alter or falsify a report. My request was simply to remove what appeared to be an opinion-based determination from an insurance-related document when there was no documented defect to support it. As real estate professionals, our responsibility is to protect our clients and ensure inspection reports are accurate, objective, and supported by observable facts. I am sharing this review so that homebuyers, sellers, insurance professionals, and fellow real estate agents can make informed decisions. Inspection reports have significant consequences for insurance eligibility and real estate transactions. Accuracy, consistency, and objective reporting should always be the standard.
