I am a landlord and had a Tenant move out of a 2-bed, 1.5 bath home in Hesperia after the tenant had been living there for 30 years; so I had a lot of work to do. I contacted Francisco for cleaning, painting and popcorn removal; which came out beautiful. I received the Vinyl Plank floors and Ceiling Fans (I hadn't hired anyone yet but had shipped to the house) and Francisco said he could do the floors and fans also. What luck finding him, as he did the entire house/project with minimal supervision, he handled it all took a lot of stress off me. The House came out beautiful. Besides Electrical, his plumbing skills are great and he installed a new double-sink vanity in the master bath; it was previously 1 sink, so the plumbing needed changing. He also did the Closet Doors, the Faux Wood Blinds and changed all the outlets and more.  Francisco provided a couple soft suggestions and he was absolutely right!.  He genuinely saw the modern, updated, though renter and budget friendly theme I was going for and it seems he was genuinely helping me get my theme right, in a budget friendly manner, not simply expand his workload.  After the tub was refinished, new double vanity, new lighting, and large mirrors, he said "do you really want to put these shower doors back on (from the 80s) and he was right, the new shower doors which he gave me a great price to install, made the entire bath look new, modernized and updated.  He also mentioned the inexpensive Panel closet sliding doors, which really was needed and they did update the bedrooms a bit at a good price and look very nice.  His work was beautiful,he did clean up, he knows what he is doing, and I will definitely hire him again.  Actually, I did hire him again (I had to replace a water heater).  One thing to consider, if you are in a timeline, get an exact completion date. The project took about 3 weeks longer, than I anticipated, but it was worth it as the price and Francisco himself being great to work with and handling it with minimal supervision. I was kind of expecting to have to work with someone with an abrasive personality, like I normally have to, but Francisco was open and receptive to all of my ideas, not offering any criticisms or unwanted suggestions. It feels nice to have a vision that a professional is willing to execute for you, and Francisco really went above and beyond to get everything done. Even with the inevitable hurdles that came up he always worked to get the vision done without compromising anything. The way he responded to issues was smooth and he didn't present the issues in a way that was complicated for me to decide on. Very straightforward. I will admit I didn't have a strict time schedule or budget. For the entire list of services and parts bought along the way, it did get expensive. However, the results are a testament to that. While the final total hurt the pockets a little bit, never did I feel as if Francisco was charging more than his work warranted. With some quick research, the prices he charged were on par with what you'd find from a professional handyman. In general, it was nice to have a trustworthy person work on so much of our home. The wooden trim around my house as well as the wooden borders encompassing three front windows was far overdue for a fresh paint job. Francisco and son were very deliberate and attentive throughout each step of the process to scrape down the wood, fill in cracks, apply primer and of course add the new paint using rollers. As the project proceeded and the wood was stripped down, he brought to my attention some wood rot that likely originated from years of vulnerability to heavy rains where the roof empties most of its runoff. He was very reasonable in his estimate that would add to the original material and labor cost which involved removing three old long boards, then painting and installing three lengths of new lumber. Contracted with company for a vinyl floor job. Contractor knew I'd have family for Thanksgiving and would need to be done by then. First day he arrivd without help and shared he'd had family drama. This continued thruout. In addition he works 9-3 or 4 at latest. But starts later as well. This is a piece per payment job so it's up to him until it gets further into our schedule as planned. Major problems were disrespect for personnel property. Garbage was thrown on my clean laundry. I offered a garbage bag Came home finding my eyeglasses and jewelry left on floor. Finally, on the 27th when they weren't done, he needed liquid nails from Home Depot. By then my family was here. I'd already picked up the transition and wraparound without a truck. But the liquid nails required me taking children down to get his supplies. I was told he'd go but then he wouldn't get done. Day before Thanksgiving.
