This was an old house on the Northside of town that had been there since the early 1930s. When I called for a verbal report, prior to closing on the property they transferred me to a gentleman that told me everything was just fine. I asked are there any issues with silt or something I should look at in the report? Is there anything I need to be concerned about. He told me no, no silt no issues. I told him I was buying the property so I want to make sure before I close on the property there are no issues. I'm a marketing major, not a geologist. After I closed on the property, I send the report to my architects. A few months later they dig in the report and tell me the soil is bad. It's terrible. I will require a more expensive slab. The guy that gave me the report failed to tell me anything. If you get a report from here, make sure you have someone read it that understands bc they aren't helpful. They just tell you what they think you want to hear. Had he told me the soil is not great, I'll need to spend more on the foundation or dig out 2 ft of soil and replace, they would have done what I paid them to do. They just don't care is how I feel now. Had they told me this I would have gone back to the seller and asked for more off the asking price. This is why I hired them. They didn't deliver the best verbal report, so don't expect more than the report from them. Maybe they don't feel they have to explain anything to a woman.
