Charges for everything even if it is out of your hands. She drives around and takes pictures of cars, and she leaves passive aggressive notes on doors. Our neighbor tracked dirt in on his shoes and left us a note on our door with dirt folded up in it and said if it happens again they will fine us...even though they KNEW it wasn't us. Cracks in the walls everywhere. The window was leaking. All they did was come in and paint over the cracks caused by rain. The shower had bubbling paint and black mold. Safe to say, I am glad they raised our rent because we actually went a bought a house because of it. Beware of Leona...she doesn't care about anything but money.

We were passed around to 3 different leasing agents and all of them were very rude to us. We were told that we can do a final walk through of our unit a week before our move in date and when that day came, we were told our unit wasn't ready and that they "usually don't tell people that". When we asked if our unit would be ready before our move in date, the leasing agent said "it should be but I'm not sure". It was like pulling teeth just to get a for sure answer. The week of our move in date, we were told that our unit would not be ready until 2pm on our move in date (still no final walk through). The unit ended up being ready by 9am on our move in date, but when we did a walk through we found so many things wrong with the apartment. There is a crack in the wall above the bedroom window that is the entire length of the window, there's a crack in the corner of the window, a crack in the ceiling, the toilet paper holder is loose, paint chipping in the bathtub, and holes in the living room window screen. Also, one of the screens in the living room window was wide open. We took pictures and documented it. Fortunately, our parents were able to fix the toilet paper holder and we pulled the window screen over to close, but we shouldn't have had to do any of that. We were sold on an updated unit that is move in ready (and it was VERY expensive to get in this place). During the documentation process of what needs fixing, the leasing agent was very rude to us, making comments like "well a lot of that stuff is cosmetic" and "if you guys still have a lot to fill out, you can do it in the business office. I have to finish my work". Also, we never received our mail keys when we turned in our document of what needs fixing (they "hold them for ransom" until you turn in that document). Fast forward to our first night here, our bathtub was clogged and we had to pull out a large clump of hair from the drain (neither one of us had showered yet). This was very frustrating as we had already been through a lot and just wanted to shower and relax. Also, there was a pile of dog poop in front of our living room window that my dad had to pick up and throw away. Overall, this has been a VERY frustrating process. This place takes your money FAST and does very little to resolve issues. We are glad that this is only a 12 month lease and are already looking forward to moving out. All pictures of our issues have been included and maintenance requests have been submitted.

I still remember both her & Adriana showing me units - accommodating my schedule - I didn't get off work until late, & I appreciated them working with me. They were both amazing & I settled on a unit Diane had showed me. Any maintenance request I had was handled quickly - their team was very friendly! I appreciated the laundry room being very tidy, being able to pay rent online, as well as making maintenance requests. Despite being close to a hospital, it was very quiet & peaceful. On occasion I'd hear the garbage truck or landscaping but that's to be expected. I loved my open kitchen, large bathroom, bedroom, & large walk in closet. I was sad being unable to stay as changing jobs again would require me to move yet again. When the time came, I wasn't happy about leaving - I loved my unit & the staff here. Even when my move date was a day past intended, Diane was really great working with me. If you're in need of an apartment in the Joliet area, I highly recommend this place. Thank you so much again. Please don't mistake that as a good thing - the housing market sucked and management literally trapped us there. The four years I was there - I grew bitter. Bitter, because I see plenty of cars in the parking lot that violate the rules of being in the parking lot (flat tires, zero suspension, expired plates by YEARS, etc.) that did not get ticketed or towed. Yet, of course our vehicles did not get exceptions. Bitter, because I had cats and paid exorbitant fees to have live with us at the complex, only to be told upon exiting that those fees covered absolutely nothing and we should have left the patch of carpet they tore up (since they had an accident by the door and marked it) and were going to be charged $300 to cover it. Bitter, because we pay for the gym and pool year round, despite weights being stolen, machines not working, and the pool being opened later than promised. Bitter, because we didn't have a consistent staff member to talk to for our first two years there due to employee turnover. Bitter, because we'd meet the neighbors and they'd talk about how the girl that sits at the pool is a hooker for weed and her boyfriend likes it - what kind of community is this?? Bitter, because we paid for water usage split for the whole building, so if your neighbors are taking long showers, tough luck! Bitter, because the trash removal fee was tacked on to our bill every month rather than included in the base rent - that, among other fees, mean the base rent isn't actually what you will ever pay. If you want to live in a place where they don't care to communicate issues, don't care to double check their spelling and grammar when they do communicate, and do the absolute bare minimum to fix things, this is the place for you. If you want to be taken advantage of since it is a low-cost of living area, please rent with The Birches. Oh, and they do offer incentives to review, so please take those positive reviews with a grain of salt. :)

Property management hires lawn care services that will be mowing the lawn at 6:45-7:45 am so if you like to sleep in or work the night shift be prepared. Sleeping here is minimal.Kids will be popping fireworks from 9pm-1am. Random homeless people walk around the parking lot checking cars that are left open. If you want to live like your homeless this is the perfect spot because you won't get any sleep.
