Parking space is horrible people have multiple vehicles and they never move so there's never any parking. People throw garbage and trash everywhere and don't even try to put it in the garbage dumpster it's disgusting. Stray cats running everywhere but they're worried about if you're inside dog is fixed and has updated shot records. Toys bicycle and baby strollers are thrown everywhere throughout the grounds but they're worried if you have a small 4-in potted plant on your doorstep due to fire codes so they say. In fact the parking people park in your assigned spot you tell management and you do absolutely nothing about it. The laundry rooms are absolutely filthy. People working their cars and tear them apart not caring who's parked next to them or what is parked next to them but again they're worried about potted plants on your doorstep. This place looks nice from the outside and when you visit but after living here for a few months it's an absolute joke. read more

Mixed feelings living here. We rented for a year. PROS: a nice quiet complex. Never any noise issues and honestly it's so peaceful during the day. CONS: finding parking is the WORST!!! Lots of break ins. Cops showed up at our door at 3AM because someone tried to steal my bf's motorcycle. We moved out for a couple reasons. First reason being, I was 37 weeks pregnant and also had a toddler and the people below us were smoking weed and the smell was coming into our apartment, we complained the office sent a notice of no weed smoking that's it. I gave birth, it still smelled like weed. Told the office, they came and put air freshener in my apartment... STILL stunk... told them again and nothing. My point is, they literally did NOTHING to help. Also, they raised our rent just a year after we lived there. The office girls are so rude also. read more

This review will be long, but I believe it will be worth the read. I want to touch on all bases, and leave a fully thorough review. I have to leave a 2 star because honestly this place wasn't all bad.I lived in #313 BAD: WATERBUG ROACHES. I've never lived with them before, never experienced them or anything until living here. I was so anxious and ready to move out of my small space due to me being 3 months shy of birthing another baby. I signed my lease before viewing my actual unit, or reading the reviews (only read the good ones on apartments.com) That was about 10 days before moving in. Then I decided to just look at the reviews everywhere else, and my god, I was so ready to stay where I was. I asked about the bug reviews & was told there had been no prior complaints in my unit & that they had pest control spray & blah blah. Moving in was okay, but within the first week there it was a huge dead bug in the master bathroom . I called the office quick and demand they come and get it. I was freaking out. I was pregnant, and home alone. They came in a hurry, picked it up and I left. I was so scared that I would leave every single day that my fiancé wasn't there & sit in my car until It was time for him and my oldest to come home. I reached out to legal aid to see my options & was it legal to move someone in knowing they had roaches. I was informed that they can allow me to break my lease if they wanted to, but it's up to them and as long as they had pest control available they were doing what was legal. Speaking to the office about it was easy, no problems, but also no solution other than signing up to have my apartment sprayed. Breaking the lease was an option but the financial responsibility falls on you until someone rents out the place . (Who has money like that?) I was miserable my whole pregnancy having to sit in my car. Pest control came and sprayed the following Thursday & I signed up again the next week & he told me he can't spray every week because it's not safe & it also lasts longer than a week. He told me to look up some information to ease my mind. It honestly helped finding out they were outside bugs just finding their way in, but that didn't stop them. I found a total of 5 over 7-8 months . I was finally feeling okay. Speeding up to this summer. I signed a 12 month lease, so here we are approaching the hot days, and we are in quarantine because of covid so I'm in the house everyday with a 4 year old and a crawling baby . Seriously, I have seen a fuckin bug almost every day from April-June. Enough is enough. My lease ended the end of may, and before that I was already applying for a new place to live. I literally cannot take it. It is disgusting and ridiculous to have to subject yourself & family to this! I understand they come with the territory of Tracy, but OUTSIDE. Something has to be done more than spraying . I'm scared to put my baby down on the floor at this point. my 4 year old has seen one & freaking out because she doesn't understand . Then having to lie to her and call them a different name so she doesn't go telling people we have roaches. The shit is just out of control & literally has had my anxiety up since living here. Oh, and the icing on the cake was when i seen 2 of those damn things crawling up the wall. I have not slept in my room or bed in 2-3 months, or used the master bedroom bathroom in over 6 since I seen them mostly back there! As for the apartment living besides the bugs: it's quiet , and a honest nice area to raise your family. I've enjoyed my neighbors for the most part and it seems like on my side every one just minds their business and does their own thing. The office staff has been nice and helpful, so I really have no complaints about them personally. Whenever I called, they answered and responded quickly & never unprofessionally. The Maintenance men were absolutely great . Each and every time I called, they came and fixed things with ease . Yes, you are only assigned one parking space no matter how many cars or adults in your household but in my area parking wasn't really that bad. Even parking on the street wasn't such a big deal, because I didn't ever have to walk far since I'm located pretty much in the front. The place definitely needs to be updated on the inside. The kitchen is out of date. The cabinets, & appliances don't match & just are old. The windows are very cheap so with any rain, the moisture gets on the inside and creates mold around the windows. I had to put towels on the edges so the water didn't build up and run down to other places. The master bedroom is a nice size, but the second room is tiny but that's a personal preference. Make sure you see YOUR unit before singing the lease. I learned my lesson!I now obsess over reviews which could help or hurt me, I know. But believe me, when you see multiple BUG complaint reviews, don't think "oh that's just in one apartment, or maybe it's just because of them" NO, believe that shit. read more

Terrible parking if you have more than 1 car or you're expecting a visitor. . Roach infested. . Vehicles get vandalized and broken into. MY BIGGEST ISSUE: Management harasses you on what you have in your patio and on what decorations you have outside your unit or IN YOUR WINDOWS during the holidays. Even though crime is high in the area you also get harassed about having security cameras designed to protect your family since security is garbage. I believe they only let you place one at the bottom of your window (where it won't capture anything). The laundry room is tiny and can't ever accommodate the vast amount of tenants, laundry machines break often and take weeks to months for repairs. read more

We have rented here since July 2016 and despite being an apt. complex, there is the feel of living in a family oriented community of homes. Staff is generally great to deal with personally, so my 2-star issue with customer service has nothing to do with the staff, but the policies of the office/complex itself. If you have a good tenant who makes a clerical error on one check where the numerical amount is correct but the long-hand amount is not correct and it is delivered the night of the 5th due to a holiday weekend, you should not charge them a late fee! An honest mistake by a good tenant who replaced the check with the correction same day error was brought to her attention should not be rewarded with a late fee unless their was a habitual occurrence. This is irritating when the tenant is renting a 2 bedroom 2 bath apt. that she cannot fully enjoy the comforts of because the outdated bath push stopper that I complained about and was "fixed" still does not work so I can only take showers instead of my favorite Avon bubble baths! The outlets in both bathrooms have never worked so I blow dry my hair in the kitchen! One of the worst things to deal with is the lazy/incompetent grounds/gardening people [NOT REFERRING TO THE AWESOME MAINTENANCE GUYS WHO DO THEIR BEST TO BE PROMPT AND ATTENTIVE] who blow leaves on to the doorway and leave cut tree branches all over your patio. Parking is a problem when you have visitors. The community is clearly geared towards family, so the property should have taken into account during the planning stage that families should have at least 2 parking spaces available. Basically, more to the owners/management - you are in a people business. Give your staff the authority to use their judgment even if they have to request approval on a case-by-case basis to remedy certain situations in a good tenant-friendly manner. Why risk losing a good tenant at the end of their lease based on bad customer relations? P.S. The Xfininty event - although we did not attend, was a good community event you should have more of (not just to promote services) - especially in the summer. Consider once a month pool/picnic events. This would be great for families with kids to meet when they otherwise would not and find carpools or kids that could walk to and from school together. read more

Called them to fix a outlet in my place 4 times and it never got fixed. So I lived there for 2 years with no working outlets in the master bedroom. Stubborn ass neighbors who reverse park old ass cars into open spaces. Got family's of 8 living in some apartments. Just a mess. I wanted to give 4.5 stars, but looks like it's all or nothing. Overall a pretty positive impression of the place. Quiet neighborhood, great location, and close to most amenities one would need. Spacious for the price as well as an extremely friendly staff. We've only been here a few months and our leasing agent Yesenia seems to remember us quite well. Making the office a very welcoming environment. (I can't say that about many other places we've lived) I have only one qualm and one observation. Observation: there seems to be large groups of teens that hang out somewhat late at night in the area. Nothing scary or worrisome because they keep to themselves, but also expected in such a large community. The walk ways are pretty lit but there could be potential for something to arise. Qualm: parking is pretty rough. We end up having to park across the street from the entrance to the community. Sometimes as far as the next neighborhood over. I get it, there is limited parking. Just the only thing that gets to me. Outside of that, pretty good start to our relationship and I hope to keep it that way. read more

Aw the Nostalgia! I lived here for two years and really enjoyed it. I love the area it is in, south Tracy is really peaceful and well kept. The apartments are located in a quiet neighborhood that is close to grocery stores, restaurants and gas stations. There is also an elementary school about a 1/2 mile down the road. These apartments have been here forever but are well managed and still look great. The unit I moved into was freshly painted, had new carpet put in and had resealed counter tops. The atmosphere outside is also nice -- there is a little creek outside the apartments with a bridge to get in. Always loved that. The staff is really nice, they always remembered us and asked how we were doing when we came in to pay the rent. If I ever had a problem, the management/maintenance took care of it in a timely manner. They even agreed to send maintenance to my apt when I thought I left my flat iron on - woops! Tenants are provided one designated covered space per apartment. If you have more than one car the uncovered spaces are first come first serve. Unfortunately, they do not allow tenants to purchase more than one spot. There is not a playground or play area for kids but I would say that the atmosphere is kid friendly. There is also a pool and spa. I always saw families using the pool, the spa wasn't kept up as well and I rarely saw it being used. There are small laundromats scattered around the apartments and a few centrally located large ones. The small laundromats usually had two washers and dryers and the large ones had about 15 of each. The prices to wash and dry were a little higher than most commercial laundromats but obviously these are much more convenient. I always did all my laundry at the apartment complex. The only gripe I have is that I moved in on a low income agreement. I felt like I was getting a good deal but it seemed like every 6 months they raised the rent. After living there for a couple years I ended up paying about $100 more on monthly rent than what I started at. Not sure if that is typical or not. As a previous tenant, I would definitely recommend taking a peek at these apartments if you are looking to rent in Tracy. read more

TERRIBLE. Stole our deposit and charged us an additional $550 and sent us to collections. We fought it because we got the home professionally clean (kitchen, bathroom, carpets, walls, etc.) deep cleaned to ensure we surpassed the standard cleaning and we get hit with 'when we removed the carpets, we noticed pet stains therefore we are charging for whole home carpet replacement and to repaint the apartment." 1. WE DON'T HAVE A PET, NEVER had a pet in our home. 2. The carpet was NEVER replaced when we first moved it the carpet was over 2 tenants old. I have proof of this our move in contract states prof. cleaned on 2/2015 not replaced or new (it must've been stains from previous tenants), they only replaced it because it was old there were no stains, tears or anything. 3. The 'statement receipts' they provided were over 4-5 years old! Not in compliance with ( Section 59.18.280) Ridiculous. We later found out they used the money over $1100 to remodel a 890 sq ft apartment. SUCH disbelief to see this affecting my credit now. You guys are thieves. NEVER RENT FROM HERE. BEWARE. Filing a lawsuit against you guys. ALSO, got our car broken into 3 times being parked inside complex and packages stolen. Worst place to rent from. read more

I have truly loved my stay here and have never regretted choosing Sycamore Village for my home. The office staff and maintenance crew are wonderful!! The apartments very fine from inside and the service not bad. The main problem is the parking lots, each unit have 2 cars or more and only one assigned parking spot, uncovered parking spots are first come first serve and some people never move their cars from uncovered areas, many cars seem like they're abandoned AND THE MANAGEMENT DOING NOTHING TO HELP. So if you own more than a car you're not gonna be happy with the parking drama. Btw the street is always full after 7pm, so no chance to park there if you come home late. Been here for about 4 months now and love the complex. Office is really quick to fix any little issues we've had. Only major complaint I have is the parking! Very frustrating to come home and have to drive around in circles trying to find a spot to park because we only get 1 designated spot and they park their maintenance golf carts in open spots that we could be parking in, kinda frustrating but we've loved living here so far. Office was 0 help, they claim there is "night security" which is false advertisement. So I spoke to a lady there the day before, she was nice. She told me what to bring and what time they opended ect and so I get there and this Sabrina girl is so rude. ugh.... rude I dont do. Lived here recently for one year. First couple months was ok. After noticed little bugs in the kitchen. Pest control came about 3 times. Never got resolved. Horrible customer service and horrible rude tenants. They raise your rent btw after one year. Another huge problem is there parking. You are given one covered the rest is like a dog eat dog. There is absolutely no parking. People park on the "fire lane curb" and your car gets towed. Tenants fight with you over parking and management does nothing about it. My boyfriend and I were on the hunt for a new home from living in Livermore and we found this diamond in the rough. Now some of you have your own opinions but here's the thing, YOUR home is what you make of it. Now some of the inside of the apartment may need fixing up but 90% is great. Think about it, they aren't gonna make you move out of your home in order to update one or two things when most people here have huge families. It'll happen one move at a time. The staff here are SUPER AWESOME. They are friendly, relatable and definitely set your mood towards this establishment. The maintenance people are very attentive and fix the problems in a timely manner. Our neighbors for the most part are quiet but there are some nights where our younger neighbors upstairs that like to stomp around and slam doors like there's no tomorrow. The laundry room is usually busy on Saturday and Sunday mornings but pretty good for the rest of the day. The parking is lacking a bit if you show up after 5:30pm due to people who like to leave their NON-OP cars in open spaces 365 days a year. But I only had a problem with not finding a spot maybe three times. read more

I am a previous tenant, and the only positive comment I have is this place is spotless, the property is kept cleaned by the ladies and maintenance people that keep up with this place. However, my low review is based on the customer service received in the office. They are rude and unaware of how to treat their tenants. After having a complaint about a minor leak in our bathroom, I asked to talk to management and spoke to Jessica who had no urgency to get our problem resolved right away. The attitude I received was unprofessional and simply uncalled for, as she made it seem like it was not her problem and took 2 weeks to get someone to come and fix it. Not to mention, every time I came in the office the girls were talking about personal matters in front of tenants which is also unprofessional. I lived here for 8 long years.first of all the apartments are saturated with cars, you have to park your car across the street out of the apartment complex , there is tons of cats! They allowed people to rent with dogs and there was always dog poop everywhere.The staff are rude, unperfessional,they target certain tenants and they make it impossible for you to live there comfortable . They would tag my car that was operable and registered but yet not tag cars around the area that would have flat tires, the leaf blowers come every week and dirty your cars ! The maintenence guys are horrible, even work while drinking.Cars have got broken into.no more security at night. This is a nice area but the main issue is there is way too many animals especially cats that go on your car scratch your paint job and cats that go inside your car and even the hood and get stuck and is a hassel there are fleas and cats around at all times especially stray cats! Cant wait to be out of here. fuck this place all over more then once, after my upstairs neighbors a/c breaks through my ceiling in a lower unit i went a week with a hole in my ceiling rendering my bedroom unusable. upon telling them of the issue i was told it would take 3days to repair nope didnt happen. secondly ive lived here two months and this has happened 3 of my four door handles including my main door handle have fallen off, to not be repaired btw! thirdly before signing our contract wd were. told no worries about parking we have more then plenty, now for the last three weeks in a row theres never an empty spot after 5pm, however theres plenty of room in front of each apt. which could ve used but we were told the exhaust from our vehicles kills the lawn, mind you its tree bark! so finally onto my last point after coming home on a sat. at 6pm no spots so parked in front of my home went looking every 45 minutes to no evail which i fell asleep at 330 this am, woke up to move my car at 7 and they had had it towed so, fuck this place gonna cost me 400 to get my car out, and they dont do it on sundays so have to wait till monday now i get to lose 400 plus a day of work, rent at your own risk read more

Nice place but rent was just raised $150 per month ( $235 in a 13 months) after I moved in. Can't afford those increases. I have been living here for almost 1 year. I got a notice on my door that my rent was being raised $75/month which in my opinion is a lot for what you get. My apartment has old carpet and you can tell that one portion has been patched because it is not the same density in the living room than the dining area. The cabinets in the kitchen and bathroom are made out of press wood. Never been updated. There is no pressure in the shower so it takes forever to rinse out you hair and the bathtub drain is very slow and always clogged and now my garbage disposal is clogged too so my sink if filed with residue and water. Don't expect double pane windows cause there are none. Some tenants have up to 4 cars and use the visitors parking which makes it very hard for my visitors to park near my apartment. No place for kids to play so they play in the parking area so you have to leave your windows closed otherwise you can't hear yourself think...as for the cost of PG&E it's very expensive for some reason. It's costing me around $80/month for a 1 bedroom apt. Obviously, I'm not happy with the raise I got because I don't think they can justify it. It's not like they decided to update my apartment or anything like that...it is still the same old place I moved in a year ago. They recently updated the laundry room....I didn't notice any changes other that they just repainted the room and apparently changed the washer&dryer but they did raised the price per load!!!! Although, there are some positive about living here... it is close to I-5 and stores...conveniently located close to grocery stores, Starbucks, ACE train, gas station etc etc.... Staff is very friendly and they do recognize you and remember your name each time you go in the office. I enjoyed living here at first, when I moved in our rent was 1050 a month for a 2 bedroom, about 1 1/2 year ago. Just last week we got a notice on our door stated that rent is going up to 1480.00 a month when they just increased it not long ago... it's crazy how they keep raising the rent but the apartments look the same from inside, as they were built in the 80's, they have done minor updates here and there. The PARKING is a big issue...it reminds me of my college years, having to keep driving around for a parking and if you come home late after 5pm, you will not find a parking, there are days when we have to leave our 2nd car at my parents house, which is so inconvenient, just because there is no parking in the whole apartment complex. We have had our car broken into, and cause a lot of damage and office staff was not able to do anything, instead they said oh the security guard was on duty, I have been here for almost 2 years and I have never seen the security guard ever, even when we take a late night walk around the apartment complex. We don't think the apartments are worth the price for what they are charging for rent. read more

Overall, we had a good experience and only had a few problems. The rent is a little high and on the rise. I spoke to a few neighbors who were disappointed because it seemed like there policies are moving towards pushing people out as soon as they can. The office staff is friendly and helpful unless you have a complaint. Complaints are mostly dismissed with corporate policy being the go to counter argument. There is no element of human understanding. There is no security and we felt a little unsafe after two car windows were smashed in the parking lot close to our apartment. There should be a security presence for the prices they charge. The police man said there wasn't much they could do and also mentioned a robbery through one of the side windows in their living rooms. Forget your deposit. We left our place after one year and it was in good shape and relatively clean. Almost all of the deposit was taken for what seems to be mandatory painting and cleaning. The fees are not very transparent up front, but they will give you a confusing document with what little remains of your security deposit. The general cleaning fee is $195. Even if it is spotless, they will apparently charge you $90 for wipe cleaning. Forget trying to understand their painting fees (can you imagine how much painting is required after 1 year?) they charged $190 for who knows what, which apparently looks like a good deal based on the vendor price sheet they will provide with the return, but I highly doubt it was required. They also charged fees for a two bedroom apartment even though we had a one bedroom apartment. The refund was processed through Davidson Homes in Walnut Creek. We had much better experiences with deposits elsewhere. It is what it is. Housing in NorCal is silly and I hope it changes in the future. read more

I suggest don't live here unless you want to complain all the time and end up moving out after a few months. There is constant noise, no parking, tree limbs and pine cones to fall over, when you make a complaint they will give you the run around and basically say its not their issue. There are tons of weed smokers so you will smell pot as you walk throughout the buildings. The cats pee on your windows and anything left out on the patio. You hear them fighting at all hours of the early morning. The rent goes up and up until you leave because that's what they want a vacant unit so they can gouge the next person and say that's its the market for the area. Do yourself a favor and rent a house even if you have to get a couple of room mates. The a/c is so noisy when it comes on. The power goes out often not sure why. They are constantly doing maintenance of some sort so you will hear hammering and sawing at like 7 am til about 3 pm. The washers and dryers are new but they don't work half the time. You hear the firetruck all the time and you never get used to it. The girls give attitude big time if you try to make them do their job which is to create a workorder. They will pretend you never called and ask when did you call and who did you speak to. Your fridge or dishwasher will go out at least once while you are here. The mail man delivers mail to the wrong apt every time. You get your neighbors mail and they get yours. NO kidding! The ridiculous landskeepers blow junk all over the place including your patio and car and yes its your issue after that. There are many vacant units right now waiting for victims to rent them so when you come here be prepared to spend an additional $200 a month for rent increases. Run...run..run! read more
