This is NOT the place to move if you're looking for a younger aged party vibe, but it is perfect for a business person or quiet young family. You can hear a pin drop (or cell phone text alert) from across the community, if you're outside in the evenings! SO quiet! Management and staff are exceptional, and they even take care of the small things such as burnt out light bulbs. We feel very safe here, and love the security patrol. The school is great, and we have never had an issue with parking. I can't wait for the new, huge, shopping center to go in across the street! Such an exciting, growing community to be a part of! This is the perfect place for my family to call home while we're waiting for our house to sell. I love it SO much here, that I think we will buy a house in this same Edgewood community next year.

I DO NOT recommend this apartment complex…read more I leased a 2-bedroom apartment from 1/28/24 to 1/31/25, and while my experience living there was fine, what happened after I moved out was extremely concerning. I moved out on 1/31/25, ensuring the apartment was thoroughly cleaned and documenting everything with a time-stamped video of the walls, cabinets, bathrooms, and all areas--knowing how apartment complexes can be when it comes to final charges. On 2/11, I received my final bill, which was poorly documented. Not only did they keep my $600 deposit, but they also charged me an additional $1,000 for painting and cleaning fees--charges I knew were completely unjustified based on the condition I left my unit in. On 3/7 at 11 AM, I visited the office and spoke with a blonde staff member, requesting the vendor receipt for the charges--something they are legally required to provide. She claimed she had no access to my account to provide any receipts, which immediately raised concerns. I then showed her California Civil Code 1950.5 (photo attached), which outlines this requirement. She responded by saying she would pass my information to their district manager, Keisha, and I left my number for follow-up. By 3/8, after not hearing back, I called again. The same staff member asked if I was disputing the charges, to which I said yes, given the evidence I had. Again, she said Keisha would call me. On 3/10, I finally received two invoices via email--but they looked completely fraudulent. There was no itemized breakdown of labor hours, material costs, or detailed charges. The invoices appeared AI-generated, with no real business information. I called the listed phone number--it was invalid. I searched the provided email--it wasn't linked to any active account. I emailed Keisha, raising my concerns about this "vendor." The next day, I called her directly, and she admitted that even she couldn't verify the business, saying, "Yeah, I'm really sorry--we're trying to figure out the point of contact. I called the number too, and it's not working. Our maintenance manager deals with the vendors, so we're trying to get in touch." This was now a major red flag--they were charging me (and likely other tenants) for services from a company they had no actual contact with. I requested photos of my apartment to see what "damage" they were supposedly charging for. Keisha sent them, and I pointed out that I had video proof of the exact areas she claimed required painting. The only mark was a small, washable bit of green marker--not remotely close to warranting a $1,000 painting charge. Digging further, I still couldn't find this company online. I reverse-searched their logo, and what I found was shocking (photos attached). I emailed Keisha again--no response. On 3/14 at 12:10 PM, I called her and left a voicemail. Minutes later, at 12:13 PM, I called Silvergate's office, and Keisha finally answered. I asked her to follow up, and she admitted she had called Modesto County, where the vendor was supposedly based. She said the business wasn't showing up because "they didn't pay their fees." That wasn't good enough. I personally called Modesto County and was told that while the business does exist, it is inactive--meaning this apartment complex was illegally using an unlicensed vendor and charging tenants for their services. When I confronted Keisha about this, she completely changed her tone, asking, "What can I do to make this go away?" and saying, "I'm so sorry, we will look into it." I made it clear: I wanted my bill corrected to $0, as it never should have been there in the first place. This complex knowingly sent out fraudulent documents and attempted to scam me out of money they had no legal right to charge. If you are currently renting here--DOCUMENT EVERYTHING. Take photos and videos before moving out, demand receipts for any charges, and question every fee because I can only imagine how many tenants they've done this to.

These are the main reasons I've enjoyed living here. Unfortunately, there have also been some significant downsides. One ongoing issue has been spiders. Despite regular cleaning, I've experienced what feels like a persistent spider problem throughout my time here. My biggest concern, however, has been with management and communication. For the first five months, I had no issues with rent. Then, on June 3, I received an email titled "Final Grace Period Reminder - Rent Payment Due Today." This immediately concerned me because my rent had already been paid on June 1. I called the office simply seeking clarity that my payment had been received. During my conversation with Debbie, I felt that my concern was not fully understood. She repeatedly referred me to the language in the email stating, "If you have already paid your rent, please disregard this notice." I explained that I understood the email's wording but was calling for reassurance that my payment had posted correctly. The conversation became frustrating as we ended up talking over one another. Debbie explained that some residents had requested reminder emails and that she had taken the time to send them out. However, I found it confusing that residents who had already paid also received a "Final Grace Period Reminder." At the end of the call, I asked Debbie to verify my rent had been paid. She confirmed that the ledger showed my rent as paid. This conversation took place on June 3 at approximately 11:05 a.m. The following day, June 4, my partner discovered that the rent payment had been returned by the bank and that our account had been charged both an NSF fee and a late fee. When my partner contacted the office to explain the situation and ask whether the fees could be waived, Debbie stated that the fees would remain. We were told we could submit payment that day either in person or through the drop box. However, she also stated that she would not be available to accept payment after 5:00 p.m. because she is leaving early. Later that same day, Debbie called me at approximately 3:56 p.m. to discuss the situation. I appreciated that she took the time to reach out directly, explain what had happened, and answer any questions I still had. During our conversation, we both came to the conclusion that this was simply an unfortunate timing issue. She explained that tenants are typically notified by their bank that a payment has been returned before the office receives notification, which helped clarify the sequence of events. She also clarified that the NSF and late fees were automatically generated by the payment system and were not manually added by management. While that did not make the situation any less frustrating, I appreciated the transparency and explanation. I also appreciated hearing that management will no longer be sending mass rent reminder emails, as they created confusion for tenants who had already paid their rent. While the situation was frustrating in the moment, I want to acknowledge Debbie for following up and taking the time to address my concerns. Overall, the property has many positive qualities, including its location, amenities, parking, community atmosphere, and apartment layouts. The residents pay luxury prices to live here but are treated like a problem vs a resident. Pool/ hot tub should be open till midnight, not 10pm. I actually found the property through a Google search while living overseas, which could have been stressful, but the leasing team made it incredibly easy. Diane was my first point of contact and she was phenomenal. She was knowledgeable, responsive, and went above and beyond by taking a video of the exact apartment I was interested in. That level of care and transparency immediately gave me confidence in my decision. Shortly after moving in, I had two vehicles delivered while I was out of state in Texas picking up my dog. Faye stepped in without hesitation, received both vehicles, and parked them safely, one of them being a stick shift, which deserves extra appreciation. That kind of support is rare and speaks volumes about the team. The property itself is easily the nicest place to live in the Tri-Valley. The downtown Livermore location is unbeatable, the amenities are top-tier, and the apartments are modern and well maintained. Diane and Faye were always quick to respond whenever I had questions, Todd (the property manager) was outstanding, and the maintenance team was consistently professional and efficient. In the first unit, the floors were paper thin and my upstairs neighbor kept waking me up. There was almost no natural light because a tree blocked the view. I emailed about it for a month, before management said a transfer might be possible, but it would cost $3,100 plus $250 more per month, including $50 (additional) for parking and about $200 extra in rent. I used the last of my savings to transfer for the sake of my health. The new unit has 8 HVAC units directly above the bedroom - I wasn't made aware of this prior to my moving in, and I wasn't allowed to tour the new unit either. The vibrations are so strong they rattle the walls and ceiling, and not even AirPods Pro ANC block them. They go off anywhere from once an hour to constantly, and because there are 8 of them, they all make different, unpredictable noises. Some sound like slow deep bass that can be felt in the bones while others make rapid whirring noises like a washing machine. It is impossible to sleep - I have been sleeping in my car since I moved here. I paid a $3100 transfer fee and am now paying $2600 a month to sleep in my car. I've submitted numerous normal and emergency maintenance requests and contacted management repeatedly about this issue. I have documented many recordings of the noise, including timestamps and proof of volumes above habitable levels, and have provided them upon request. Maintenance agreed that the vibrations and noise are unusual, and the layout of having 8 HVACs on one unit was strange, and they've tried a couple different fixes - unfortunately, none of which have worked. The sleep deprivation has made me sick on multiple occasions, and I have been in the ER. Management is now asking me to pay a lease break fee to leave, despite the hazardous situation and clear health impact. I have explained that I cannot afford this and have tried to follow up repeatedly, but I have not received a response in over a week and cannot reach anyone by phone, through email, or in person. I think Simone and Xiena are genuinely friendly people who try their best to communicate with renters, but management as a whole is very difficult to reach. This experience has caused me so much anxiety and deteriorated my mental and physical health.
